These apartments were located in the northernmost of the ODA-designed glassy towers. Now, a second lottery has come online (20 percent of the development's 857 units are affordable) for 121 low-income apartments at the southern piece of the complex. These residences are reserved for households earning 60 percent of the area median income and range from $867/month studios to $1,123/month two-bedrooms.

Designs sought for two new waterfront parks in Inwood

Mayor Bill de Blasio's administration is seeking ideas for two new waterfront parks in Inwood, as first reported by Curbed. The city's Economic Development Corporation released a request for proposals on Monday for a consultant or team to design a pair of parks along the Harlem River in the Manhattan neighborhood. The plan falls under the Inwood rezoning, which was approved last August and intends to deliver $200 million in public investments. During the process, stakeholders pushed for new open space and upgraded parks to be included in the rezoning, as the waterfront remains inaccessible to many in the community.

City releases Gowanus rezoning draft with a focus on waterfront resiliency

The Department of City Planning on Wednesday released a draft of its plan to rezone Gowanus as a way to bring more affordable housing, jobs, and community resources to the Brooklyn neighborhood. In the works for nearly three years, the proposal includes a waterfront access plan that creates public walkways centered around the canal, as well as builds a more resilient shoreline.

173-unit project planned for the Greenpoint waterfront moves forward

New permits were filed this month for a 14-story development on the Greenpoint waterfront, a residential project 6sqft first reported on over two years ago. According to the documents filed with the city's Department of Buildings, 173 units are planned for the Brooklyn development at 53 Huron Street, which faces the East River and stretches a block to West Street (h/t YIMBY).

See the waterfront site in Long Island City where Amazon will bring its new mixed-use campus

Amazon officially announced on Tuesday its plan to bring its second headquarters to Long Island City, following a 14-month long contest among hundreds of cities across the country. The company will also open a second new headquarters in Arlington, Virginia, with each location expected to house 25,000 new employees; Nashville will become home to Amazon's "Operations Center of Excellence," equipped for 5,000 full-time jobs. In Queens, Amazon intends to construct the mixed-use complex across both public and private sites that sit along the East River, in an area known as Anable Basin. Although the HQ2 project still must undergo a public and environmental review, as well as a possible rezoning, the tech company said it will receive over $1.7 billion in incentives from New York State for its project, which is expected to cost over $3.6 billion, and has the potential for another $1.3 billion "as-of-right" benefits from New York City.

Waterfront Access Map makes it easier for New Yorkers to get to the shoreline

Fresh off the news that the city will invest over $250 million to connect and green 32 miles of Manhattan waterfront, it's become easier for New Yorkers to access the existing waterfront spaces open to the public. The Department of City Planning has just released the Waterfront Access Map, a tool to help you find one of the 200 open spaces situated along the city’s 520 miles of shoreline. It was released to mark the 25th anniversary of a 1993 zoning change that mandated public access to the city’s shoreline whenever a waterfront property is redeveloped.

City will spend $250M+ connecting and greening 32 miles of Manhattan waterfront

The NYCEDC, the NYC Parks department and NYC DOT announced today the results of a study on how to close the 32-mile loop of the Manhattan Waterfront Greenway along with plans to invest over $250 million to get the project started in Inwood, Harlem, East Harlem and Midtown. The Manhattan Waterfront Greenway announcement outlines a strategy for connecting open waterfront spaces that total over 1,000 acres that will add about 15 acres of quality open space and integrate the Greenway into surrounding neighborhoods.

Public waterfront space to be part of massive Long Island City Innovation Center project

Developer TF Cornerstone has released new details about public open space slated to be part of the proposed project spanning over 1.5 million square feet at 44th Drive on city-owned land along the Long Island City waterfront, LICpost reports. Known as the Long Island City Innovation Center, the proposed massive city-led development, which will need zoning changes in order to move forward, includes office, retail, and manufacturing space and two high-rise residential towers with over 1,000 units, 25 percent of which would be affordable. The latest news concerns the acre of publicly accessible open space that is also part of the controversial development. According to TF Cornerstone, this open space will become a waterfront park with a focus on resiliency and sustainability.

Bay Ridge may not be on your list of top Brooklyn 'nabes, and that's exactly why it's such a peaceful enclave for those in the know. After living in a cramped West Village apartment, Daniel Saponaro and Kyle Hutchison set four must-haves in a new place to live--a bright and spacious home, green streets, proximity to transit, and great nearby restaurants. They found all of this and more in a beautiful pre-war apartment building on Bay Ridge's waterfront Shore Road. When they rented their 1,000-square-foot home in 2008, the couple always had a renovation in their back of their minds, and two years ago, when they were given the opportunity to purchase, these makeover dreams became a reality. Daniel, a fashion designer and women's clothing company owner, knew that it would take some work to sell his husband, a VP at a higher education consulting firm, on some of his remodeling ideas, from knocking down walls to coming up with creative ways to display their contemporary art and pottery collections. With the help of online decorating service Modsy, Daniel and Kyle created their perfect slice of serenity and learned a bit about their styles on the way. PHOTOS: Phase two of Hunter’s Point South Park officially opens on the LIC waterfront

Photo © 6sqft The Hunter's Point South Park extension officially opened Wednesday, over three years after construction began at the Long Island City site. The second phase adds 5.5 acres south to the existing park, which currently has a basketball court, playground, two dog-runs, and a volleyball sand pit. The city's Economic Development Corporation and Department of Parks and Recreation developed the project, which measures 11-acres from 50th Avenue to Newton Creek on the East River. At the ribbon-cutting ceremony, local officials and community members gathered to celebrate the project's opening. "This is a beautiful park," State Sen. Michael Gianaris said. "Enough to make our friends across in Manhattan look over and be jealous that they don't have anything as beautiful on their side of the River."

First look at the latest huge residential project proposed for Greenpoint’s waterfront

On the site immediately south of the former Greenpoint Terminal Market, which was destroyed in a massive fire in 2006, three high-rise buildings are planned, containing hundreds of apartments. As of now, Halcyon Management Group has filed permits for a 19-story, 234-unit tower at 29 West Street, a 14-story, 92-unit tower at 37 West Street and a 33-story, 410-unit tower at 65 Private Drive. CityRealty recently uncovered the first renderings of the Brooklyn project, which show a total of four towers, with two 400-foot towers overlooking the East River, and two smaller buildings situated further inland. SLCE Architects is listed as the architect of record for the three buildings filed.

Renderings of 321 Wythe via ND Architecture & Design A newly constructed mixed-use building located near the Williamsburg Bridge has launched a lottery for 39 middle-income apartments. Built on the site of a former parking lot and single-story church, the 19-story tower at 321 Wythe Avenue includes 130 rental units, two floors of amenities, and an adjacent healthcare facility. Notably, because developer Watermark Capital Group is leasing the property from Saints Peter and Paul Church, certain activities "not in line with Catholicism" will be prohibited, DNAinfo reported in 2015. This includes a ban on things related to abortion, birth control, euthanasia, pornography, and stem-cell research. Despite these strange stipulations, the ND Architecture-designed tower does sit in a prime location, just steps from a host of bars, coffee shops, restaurants and the Williamsburg waterfront. Qualifying New Yorkers earning 130 percent of the area median income can apply for the available 17, $1,999/month one-bedrooms and the 22 $2,399/month two-bedrooms.

Lottery opens for six middle-income apartments near the Greenpoint waterfront

Just two blocks inland from Newton Creek and right near hot spots like the Brooklyn Ice Cream Company, Saint Vitus Bar, and Milk & Roses, a stretch of Box Street is transforming from its industrial past to a more modern, residential block. At 56 Box Street, a new six-story rental, new Greenpoint tenants started moving in last August, and now a middle-income lottery has launched for six of the units, $2,253/month one-bedrooms and $2,716/month two-bedrooms. The market-rate units go from $2,650/month one-bedrooms to $3,300/month two-bedrooms. So while this isn't the deal of the century, there are still some savings to be had in an up-and-coming 'hood.

Lin Manuel Miranda, the creator of the musical phenom Hamilton, tweeted in January that he changed three lyrics for the show’s London opening: John Adams, the Potomac River and Weehawken. According to Miranda, those words were too specific to America. According to Broadway Buzz, “Burr's proposal of a duel in ‘Your Obedient Servant’ now specifically points to New Jersey rather than the town of Weehawken. The Broadway lyric "Weehawken, dawn, guns drawn" has become ‘New Jersey, dawn, guns drawn.’” In July 1804, Alexander Hamilton was mortally wounded during a duel with Aaron Burr in Weehawken and died the following day in New York City. Tragically, Hamilton’s son was killed on the same spot three years earlier. One of the plaques in Alexander Hamilton Park describes many of the other unknown “duelists” who “all came to Weehawken to defend their honor according to the custom of the day. Located on the Hudson River, Weehawken does have a very “American” history but it should be highlighted, not diminished. REVEALED: New renderings of Domino Sugar Factory’s waterfront park and esplanade

Almost a year to date since the first renderings were revealed for Domino Park, the 11-acre park and waterfront esplanade that will anchor the three-million-square-foot Williamsburg mega-development at the Domino Sugar Factory site, a new batch of views has been released by developer Two Trees, and they showcase everything from an urban "beach" to a better look at how preserved artifacts from the historic factory will be incorporated throughout. Designed by James Corner Field Operations (of the High Line fame), the park is scheduled to open this summer, ahead of most of the buildings.

$165M sale of South Bronx waterfront site is the borough’s priciest development deal ever

Somerset Partners and Chetrit Group have sold their massive South Bronx waterfront site to Brookfield Properties for $165 million, the priciest transaction for a development in the Bronx on record. As the New York Post reported, the project includes two sites on either side of the Third Avenue Bridge. At 2401 Third Avenue, original plans called for a 25-story standalone tower and a 25-story and 16-story building rising from an eight-story base. Developers also planned to bring three 24-story buildings and a 22-story building on top of a six - and seven-story base at the second site at 101 Lincoln Avenue.
