The Bronx Is Getting a New Mixed-Use High-Rise Near Yankee Stadium

Brooklyn and Queens have been flush with new condos and rental developments lately, now it's time for the Bronx to get in on the action. Local developer M. Melnick & Co. has begun construction of a mixed-income, 17-story residential and commercial high rise at 810 River Avenue that will be the area's first since it was rezoned in 2009. The company dates back to 1934 and has proven to be reliable builders of multi-family, senior, supportive and mixed-use housing developments around the city.

New Yorker Spotlight: Lori Pailet of Aquaskills on Teaching Water-Fearing Adults to Swim

Like many who work in the Financial District, Lori Pailet heads to work before the sun is up. But instead of jumping into an early meeting at an investment bank or law office, Lori meets her clients poolside for a morning dip. As the owner and director of Aquaskills, she spends her days helping New Yorkers reach their aquatic potential. A former artist and designer, Lori has been sharing her passion for swimming since Aquaskills was founded in the early 2000s. She is driven by a desire to help individuals engage safely and happily with the water. Through her hard work and determination, the school has become a go-to for all walks of life looking to learn to swim for the first time, or refine their technique. Along with a team of trained instructors, Lori offers a wide range of classes and lessons depending on skill level, but specializes in adults who either have aquaphobia or who never even learned to dog paddle. Lori was even featured in a NY Times piece last summer about aquaphobia, the story following drummer Attis Clopton as he overcame his fear of water. We spoke with Lori to find out more on her own journey into the pool, and how she approaches those learning to swim for the first time.

Map of ‘Subway Deserts’ Shows Outer Boroughs Left High and Dry

Though we may already know there are places in NYC that we can't easily get to, transit data junkie Chris Whong lays it all out on a map that points out the city's lesser-served regions, at least by underground means. The interactive map shows all NYC land areas more than 500 meters (about .3 miles) from one of the city’s 468 subway stations–that’s about two avenue blocks or six or seven shorter street blocks (around a seven-minute walk) according to Google maps. A big blue dot blots out this radius surrounding the station; everything outside the dot, well, you’re hoofing it (or taking a bus, car or rickshaw).

This five-story townhouse at 50 East 64th Street between Madison and Park Avenues is available for rent, fully furnished, for five weeks only, from August 1 to September 7. The asking rent for that time is $25,000; according to the listing, it's "about half what this house would rent for on a conventional one year basis." Within its 6,000 square feet are 14 rooms and 1,500 square feet of outdoor space on three levels.  The recently-renovated home is as grand as it gets without going too far over the top; it's Upper East Side style sans velvet and chintz, opulence without clutter–though a wealth of decorator flourishes make it clear the interiors didn’t get this way by accident.

New Yorker Spotlight: Author Julia Pierpont on Her Debut Novel and Coming of Age in NYC

One of the many books published this summer is Julia Pierpont's "Among the Ten Thousand Things." Her debut novel tells the story of an Upper West Side family–parents Jack and Deb and kids Simon and Kay–following the discovery of infidelity. Published earlier this month by Random House, it's received plenty of praise, including a rave review in the New York Times. Julia, who is in her late 20s, grew up on the Upper West Side and currently resides in Brooklyn. She went a few blocks north to attend Barnard College and then went downtown to to NYU's M.F.A. program, where she began writing the book. The story is peppered with lines New Yorkers will relate to, especially anyone who spent their childhood in Manhattan. "There were things you learned early, growing up in the city, and there things you learned late, or not at all," she writes, exploring the idea of what city kids gain, but also what they lack in comparison to their suburban counterparts. Then there are her descriptions. One line that seems particularly fitting given the temperature reads, "Central air seemed the greatest of suburban luxuries. It was like living inside a Duane Reade." Before she did a reading in Oxford, Mississippi, we spoke with Julia to find out about her life in New York and what role it played in "Among the Ten Thousand Things."

My 1,000sqft: Tour an Interior Designer’s Classic Greenwich Village Apartment and Terrace

Sylvia Jacobson used to walk around Greenwich Village's winding, leafy streets, admiring the old buildings and dreaming that one day she'd live in the picturesque neighborhood. Rare UES Townhouse Addition Coming to Fifth Avenue’s Museum Mile

New buildings along Fifth Avenue on the Upper East Side are hard to come by, but a rare development prospect may be in the works for a small site on a dormant stretch of the avenue in Carnegie Hill. Building permits filed yesterday detail the construction of a five-story residential addition atop an existing eight-story, 30-foot-wide townhouse at 1143 Fifth Avenue, between 95th and 96th Streets. The brick and limestone building designed by J.E.R. Carpenter, was erected in 1923, and up until recently, housed staffers of the French Embassy. Last June, the 16,000-square-foot, seven-unit property was unloaded by the French government for $36.4 million and picked up by a buyer listed as 1143 5th Ave LLC.

Tribeca’s 45 Park Place Site Cleared to Make Way for Slender 660-Foot Skyscraper

The site of a SOMA Architects-designed Tribeca skyscraper has finally been cleared, signaling that groundwork and construction of the slender 38-story tower may soon be before us. The 12,000-square-foot lot at 45 Park Place owned by El Gamal's SoHo Properties, was formerly three battered pre-war buildings, two of which were a downtown outpost of Burlington Coat Factory. The upcoming as-of-right project will total approximately 135,000 gross square feet and contain 50 condominiums, a public plaza, and a museum designed by French architect Jean Nouvel. A 2010 iteration of the project involving an Islamic cultural center became encircled in controversy due its proximity the World Trade Center site. But now with legal hurdles cleared, the site fully assembled, and city approvals in place, the glass and steel skyscraper is poised to move forward.

6sqft Behind the Scenes: Take a Tour of MakerBot’s New 3D Printer Factory in Brooklyn

MakerBot has officially opened its brand new factory in Industry City in Brooklyn's Sunset Park. The 170,000-square-foot space spans three floors, with the main production lines on the third floor of the building. The new location is four times larger than the company's previous Industry City location and will allow the company to double its production of 3D printers. This is far cry from the garage it started out in nearly two and a half years ago. MakerBot kicked off the opening of its new locale yesterday with a ribbon-cutting ceremony that featured MakerBot CEO Jonathan Jaglom and Brooklyn Borough President Eric Adams. We were on the scene to capture this latest milestone for the 3D printer company.

Oftentimes renting in Brooklyn means cramming into a modest apartment with roommates or building out a loft bed in a former warehouse space. You don't typically think of sharing a massive three-story townhouse. But this historic home at 851 Park Place in Crown Heights is now on the rental market for $11,000 a month. There are eight bedrooms total (!), plenty of well-kept historic details, and extra spaces like a library and card room. Not a bad way to rent in Brooklyn.

Brand New Photos for Bay Ridge’s Gingerbread House, Now Back on the Market for $11M

Bay Ridge's infamous Gingerbread House at 8220 Narrows Avenue is making headlines again. The incredible freestanding home is back on the market after a few different attempts to sell. As Curbed pointed out, the Arts and Crafts home was first asking $12 million in 2009, then the price was lowered a few times, then it was put on the rental market for $26,000 a month. (The broker tells us that it's only officially been on the market for around two years over a six-year period while the owners did renovations.) Now it's back again with brand new photos showing off its extravagant interior, alongside a price tag of $10.999 million. As the broker told us, "The overall market in Brooklyn is strong, particularly in Bay Ridge, which has become the new hot spot as buyers move south - this is an ideal time to put the house back on the market." We got our hands on the previously-unpublished new images, so take a look and decide if this is finally the time this special house will sell.

SCDA’s Switchback Skyscraper Launches Teaser Site and Clears Its Midtown East Lot

Last November, 6sqft brought you news that a 29-unit boutique condominium would rise at the edge of Billionaires' Row, in that somewhat ambiguous zone occupied by Bloomingdale's and Bloomberg LLP. Now, the high-end development's teaser site has launched, which showcases a handful of images of the tower's common spaces, and we took a trip to the site to get a first look at the construction progress. Just last month, the two 4- and 6-story office buildings occupying the site at 116-118 East 59th Street were cleared, and recent Department of Buildings filings reveal that the envisioned $330 million tower will stand exactly 500 feet tall, making it spot-on-the-mark of what we (and other bean-counters) officially deem a skyscraper.

From Clipper Ships to Condos: Construction Begins on 161 Maiden Lane at the Seaport

Site excavation has begun on a sleek condominium tower set to erupt into the forefront of one of Manhattan's most iconic and historical vistas. Developed by Brooklyn-based Fortis Property Group, a 5,000-square-foot site at 161 Maiden Lane is slated to give way to a 150,000 square-foot tower positioned to become downtown's first residential skyscraper directly fronting the East River. Earlier this month, Curbed (via Fredrik Ecklund's Instagram) revealed the project's official name of "One Seaport" and that it will rise 60 stories. Whether that number reflects actual floors or phantom Trump floors remains to be seen, but permits filed with the Department of Buildings last summer detail a 51-story, 640-foot glass prism designed by Goldstein Hill & West Architects (GHWA). Either way, given the project's location, small lot size and lack of height limitations, One Seaport promises to be a new marker in the downtown skyline that will provide its lucky residents with spectacular views of the bridges, Brooklyn, and beyond.

INTERVIEW: Historian Francis Morrone on the Changing City, Modern Architecture and Why He Loves the ’50s

For the man who knows seemingly everything about New York City history, look no further than Francis Morrone. Francis is an architectural historian best known for his writings and walking tours of New York. Of his 11 books, he wrote the actual guidebook to New York City architecture—aptly titled "The Architectural Guidebook to New York City"—as well as the "Guide to New York City Urban Landscapes," "An Architectural Guidebook to Brooklyn," and "10 Architectural Walks In Manhattan." For six and a half years, Francis served as an art and architecture critic for the New York Sun, and he now teaches architectural and urban history at the New York University School of Professional Studies. As for walking tours, Francis was named by Travel + Leisure magazine as one of the 13 best tour guides in the world. You can catch his various tours, which sell out quickly and cover everything from "Midtown Manhattan's Side Streets" to the "Architecture and Changing Lifestyles in Greenwich Village," through the Municipal Art Society. We caught up with Francis recently after he published a much buzzed-about article for the Daily News entitled, "No, New York City Is Not Losing Its Soul," to talk about his life and work in the city, his opinions on modern architecture and development, and his favorite time period of New York City history.

New Video Reveals How SHoP’s 626 First Avenue Will Dance into Midtown’s East River Skyline

SHoP Architects' copper-clad fraternal pair of towers is finally rising along the East River, and a handful of newly uncovered images and a fly-through video reassure us that this dancing couple will be the boldest addition to the East River skyline in decades. Developed by Michael Stern's JDS Development Group, the nearly one-million-square-foot project, now known by its address 626 First Avenue, will contain a whopping 800 rental units, placing it in the league of other recent mega-rental developments such as Two Trees' Mercedes House (864 units), Silverstein's River Place (921 rentals), and Moinian's Sky (1,175 units). Like these others, JDS is promising to provide an extravagant amenity package that they claim "will set a new benchmark for rental developments."

New Yorker Spotlight: Doug Steinberg Keeps the Doors Open at 110-Year-Old New York Central Art Supply

In 1905, Benjamin Steinberg opened up a store on Third Avenue between 10th and 11th Streets. Little did he know then that one day artists like Willem de Kooning would walk through its doors. For the last 110 years, New York Central Art Supply has served the needs of New York's amateur and professional artists. Three generations of the Steinberg family have supplied paper, paints, brushes, and canvases to everyone from first-year art students to Keith Haring. And over the last year, Doug Steinberg, Benjamin's great-grandson, has taken a more active role at New York Central, planning for the store's future. While Doug never formally joined the family business (he currently owns and runs his own company), New York Central has been a constant in his life. He says he's worked there "on and off since I was born," and has a deep appreciation for what his great-grandfather started and his father Steve grew in the '60s and '70s. We recently spoke with Doug to learn about New York Central's rich history, why so many well-known artists purchased and continue to purchase supplies here, and how the store is preparing for its 21st century evolution.

Construction Update: Extell’s Controversial 800-Foot Tower Ready to Rise at 250 South Street

After being slapped with a partial stop-work order about three weeks ago for causing a local street to sink, Extell's Lower East Side mega-development at 250 South Street appears to be back on track. A recent visit to the site shows that piles for the building are again being driven into the bedrock. However, it appears excavation will continue to be an arduous journey since most of the parcel sits on landfill and is only a few feet above street level. Since its reveal last year, the tower has been met with intense public outrage due to its unprecedented height for the mid-rise neighborhood. The building was first reported to be 68 stories, then 71 stories, then 56 stories, and now the latest filing with the Department of Buildings has a revised height pinned again at 68 stories, or 800 feet at its highest floor. To put that in perspective, the neighboring Manhattan Bridge is only 330 feet tall, and just 170 feet at its roadway—meaning the building will be nearly five times the height of the bridge's road deck.

My 425sqft: Tour a Bubbly Packaging Designer’s Boerum Hill Studio Filled with Eclectic Finds

When we heard that freelance packaging designer Amy Sprague has traveled to 25 countries, we assumed her apartment would be filled to the brim with souvenirs from far-off places including Morocco, Germany, Cambodia, Australia, and Japan. We thought this would be even more true when we learned of her love for antiquing. But the charming Boerum Hill studio is perfectly edited, providing just the right amount of eclectic touches, while still maintaining the feeling of a calm oasis. This is especially true of her lovely outdoor space, where a canopy of trees provides a serene escape from bustling Brooklyn. Amy lived for several years in the Gramercy neighborhood of Manhattan, but after dividing her time in 2013 and 2014 between New York and Offenbach, Germany (a small city outside Frankfurt), she decided to make the move across the East River. We recently visited Amy at her 425-square-foot studio and saw that her apartment's decor is just as fun and bubbly as she is. Get to Know Chinatown Through These Iconic Cultural, Gastronomic and Architectural Spots

Back in March, we took a look at how Chinatown is predicted to undergo rapid changes within the next decade, transforming it into another haven for hipsters and real estate developers. As of right now, these changes are hard to see–luxury condos like Hester Gardens stand alone among the array of colorful shops and signs covered in Chinese characters. My 800sqft: A Cute Design Couple Fill Their Ridgewood Railroad Apartment with Whimsy

Our ongoing series “My sqft” checks out the homes of 6sqft’s friends, family and fellow New Yorkers across all the boroughs. Our latest interior adventure brings us to Ridgewood, Queens. Want your home to be featured here? Get in touch!  Few neighborhoods have gotten as much buzz in the past year as Ridgewood. Considered the next frontier for cool kids getting priced out of hip areas like Williamsburg and Bushwick, Ridgewood sits at the top of NYC's list of ones to watch. But even with all the hoopla, how many of you actually know someone who lives off this stretch of the L? In our latest installment of My sqft, we meet Sean and Liz, a couple of Greenpoint expats who've made their way into a beautiful, historic brick construction along a peaceful block in the heart of this up-and-comer. Living large in a very bright and airy 800-square-foot railroad apartment, these two really don't face the same space challenges that plague the rest of us New Yorkers, and as such they've found the freedom to infuse their space with lots of personality (toy bunnies, illustrations of "nerd weapons" and quirky art from across the globe) and all the furniture they've collected over the last decade (lots of covetable mid-century modern pieces and antiques). Jump ahead to meet this perky pair and see how they've created that perfect old-meets-new-meets-endearing balance that we all strive for but pretty much have no clue how to make happen in our own homes.
