My 3,400sqft: How an extensive renovation revived this eclectic, century-old Ditmas Park home

Advertising professional Stephanie Berman went into a design consultation with designer Fauzia Khanani, of Studio Fōr, simply seeking advice on decor for her Ditmas Park home. “I figured that Fauzia might help me choose a few new throw pillows and maybe a rug or two," Stephanie told us, "but once we sat down to talk, I realized that soft furnishings were not going to do it." After the free two-hour session, won through a silent auction at work, Stephanie and her husband Drummond concluded they actually wanted a full renovation of their century-old home, where their family has lived for over a decade. Through an in-depth collaboration with Fauzia, the Bermans' home was refreshed with brightly painted walls, Mid-century modern touches, eclectic elements, and, of course, new throw pillows. For this project, the first in the neighborhood for Studio Fōr, Fauzia told us: "We wanted to add some modernity to the house but also be respectful of the original design and context."

Despite city-wide ban, Amazon wants to put a rooftop helipad on its NYC HQ

On the heels of news that Amazon has chosen Long Island City, Queens for one of its two new headquarters, making the promise of 25,000 new jobs a hopefully-someday reality, comes the fine print request that the company would like a helipad for its new East River waterfront HQ, please. Slate reports that the request appears deep in a 32-page memorandum of understanding with the city and state.

10 of NYC’s most impressive Terra-cotta buildings

Terra-cotta, Latin for "fired earth," is an ancient building material, made of baked clay, first used throughout early civilizations in Greece, Egypt, China the Indus Valley. In more modern times, architects realized that "fired earth" actually acts as a fire-deterrent. In the age of the skyscraper, terra-cotta became a sought-after fire-proof skin for the steel skeletons of New York’s tallest buildings. In the early part of the 20th century, the City’s most iconic structures were decked out in terracotta. You’ll find terra-cotta on famous facades from the Flatiron to the Plaza, but the material often flies under the radar of pedestrians and architecture buffs alike because it can mimic other materials, like cast-iron or carved wood. Now, this long-underappreciated material is getting its due. On October 24th, the Historic Districts Council will present its annual Landmarks Lion Award to the terra-cotta firms Boston Valley Terra Cotta and Gladding, McBean, which work to keep terra-cotta alive worldwide, and to the preservation organization Friends of Terra Cotta, which has worked to preserve New York’s architectural terra-cotta since 1981. The ceremony will take place at Grand Central’s Oyster Bar, under the magnificent Guastavino terra-cotta ceiling recently restored by Boston Valley Terra Cotta. Archtober 2018: Top 10 NYC events and program highlights

Archtober is New York City’s annual month-long architecture and design festival of tours, lectures, films, and exhibitions taking place during October when a full calendar of events turns a focus on the importance of architecture and design. Cuomo reveals new LIRR entrance and public plaza at Penn Station

Rendering via the Governor's office At a well-timed press event this morning, Governor Cuomo touted the state's $100 billion building program, the largest in the nation, and said if elected for another term, he'd increase that commitment to $150 billion. Among the many airport redesigns and the subway emergency plan, perhaps no project is more dear to Cuomo's heart than that of Penn Station. And after a tour of the Moynihan Train Hall, on budget and on track to open by the end of 2020, the Governor announced that the dire safety, security, and circulation situation at Penn Station cannot wait two more years. While construction wraps up at the LIRR and Amtrak's future home, the state will build a new LIRR facility in the existing Penn Station. The proposal will double access to the trains with new entrances and an enlarged concourse and will create a permanent public plaza at 33rd Street and 7th Avenue.

NYC pet laws and the legal loophole that may let your furry friend stay despite a ‘no pets’ rule

As long as Fido’s not a ferret, of course. You may not know this, but you could be able to keep a pet in a “no pets” apartment–legally. New York City's Pet Law, established in 1983, may actually override your landlord’s kibosh on your kitty or pup, as long as certain criteria are met. Your pet can't be one of the many, many critters on the city's "banned" list, which includes the aforementioned ferrets, pot-bellied pigs, most snakes, hedgehogs, and squirrels.

The best affordable and student-friendly off-campus neighborhoods in NYC

If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. And if you're like most students, you’ll be looking for an apartment far from downtown that strikes the right balance between affordability, commutability, and access to services. To help you make the smartest decision possible, 6sqft has compiled a list of affordable, student-friendly neighborhoods in Manhattan and Brooklyn. By New York City standards, all of these are both safe (e.g., reported fewer than 1.5447 crimes per 1000 people in June 2018) and within reach (e.g., on average, three-bedroom units can still be rented for less than $5,000 per month). Using July 2018 City Realty data on average neighborhood rents, we've broken down how much you’ll pay on average to live in a three-bedroom shared unit in each of these neighborhoods. Our 2,500sqft: New homeowners Mark and Lauren take us inside their relaxed Bed-Stuy brownstone

The Upper West Side to Bed-Stuy may seem like a big jump, but Mark Macias and Lauren DeGregory haven't looked back. Last August, the lovely couple bought a renovated brownstone in the 'hood, upgrading from a one-bedroom apartment to a three-story 1890 house complete with a rental apartment, owner's duplex, and, best of all, rear deck and backyard. Having a warm, comfortable home was especially vital to the couple because of their schedules. Though he runs his own PR firm, Mark spent their first year as homeowners finishing up his play about Elvis Presley, "The King, The Final Hours." And Lauren's life sciences consulting job keeps her traveling and living out of a suitcase for most of the work week. 6sqft recently paid Mark and Lauren (and their dog Einstein!) a visit, got a tour of their pretty home, and learned a bit more about their new lives as homeowners.

Deal struck to fund discounted MetroCards for low-income New Yorkers

Image by Ged Carroll on Flickr Reduced-fare MetroCards may soon become a reality for low-income straphangers, as Mayor Bill de Blasio and the City Council have reached a deal Wednesday to provide roughly $100 million in funding to the program. The mayor's agreement with Speaker Corey Johnson, who has been one of the most vocal supporters of a Fair Fares program, means the city would fully subsidize the cost of providing half-price MetroCards to New Yorkers who fall below the federal poverty line, or a household income of $25,000 for a family of four. Nearly 800,000 New Yorkers could benefit from the discounted fares. Under the tentative deal, the city would allocate $106 million in its upcoming budget, which would pay for six months of the program beginning in January, according to the New York Times.

My 720sqft: A food and wine specialist serves up her retro, girly Jersey City studio

When Moira Sedgwick opens the door, everything about her--her outfit, personality, smile--is just as bubbly and colorful as her apartment. The top floor of a brownstone in Jersey City's Paulus Hook neighborhood, the 720-square-foot alcove studio is a mix of retro and mid-century finds (think 1950s red leather dining chairs and a collection of vintage Pyrex and milk glass) and girly accents (pink curtains with pompoms, floral silk pillows). Though Moira is passionate about the culinary and wine worlds--she produces national Food & Wine events for No Kid Hungry, in addition to growing her personal culinary talent management business--her other great love is interior design, which is quite apparent after touring her home that she describes as "unique, funky, and uber comfortable." The final frontier of history and hip: Developments and amenities shaping the Lower East Side

Our 900sqft: Native New Yorkers Aria and John open up their retro, colorful Harlem home

When asked to sum up the aesthetic of their Harlem apartment in a few words, Aria and John Chiaraviglio chose "inviting, unique, open, retro and fun," and after a recent visit to the full-floor brownstone home, we couldn't agree more. Aria, a Doctoral student in Child Psychology, and John, Vice President of the Financial Intelligence Unit of a major bank, both grew up in NYC--she in Tribeca and he on the Upper East Side. Republican tax bill cuts critical funding for the MTA, report says

If Congress passes the GOP-backed tax reform bill this week, the already-beleaguered Metropolitan Transportation Authority will find itself in even more financial trouble, says a joint study released by transit advocacy groups Riders Alliance and the Tri-State Transportation Campaign on Sunday. The legislation adds $1.46 trillion in debt by providing the wealthiest Americans and corporations with tax cuts. As amNY reported, the tax plan would jeopardize the financing of major projects from the MTA like expanding the Second Avenue subway and even everyday operations. The MTA relies on federal funds to pay for about 23 percent of capital needs.

Former IRT Powerhouse on West 59th Street, once the world’s largest, gets landmark status

This morning, the Landmarks Preservation Commission (LPC) designated the former IRT Powerhouse (now the Con Ed Powerhouse) at 12th Avenue and 59th Street an official New York City landmark. The Beaux-Arts style building, designed in 1904 by McKim, Mead & White, is considered a remarkable example of the style applied to a utilitarian building. It was bestowed with such grandeur to convince the public to embrace the subway, a newly-created transportation option at the time. The monumental building not only powered the city's the first subway line but upon completion 111 years ago it was the largest powerhouse in the world.

Cracking open the stories of NYC’s most historic bars

With rising rents and ever-changing commercial drags, New Yorkers can take comfort that the city still holds classic bar haunts, some of which have been serving booze for over 100 years. Some watering holes, like the Financial District's Fraunces Tavern, played a crucial role in major historic events. In this installment, Orestes Gonzalez shares his series "Dark Sandy," photos he took five years ago when lower Manhattan lost power during Hurricane Sandy. I had to get over there and experience this dark phenomenon with my camera," says Orestes Gonzalez of his series of photographs taken the night Hurricane Sandy hit New York City. As we now approach the fifth anniversary of the Superstorm, the photos are a reminder of how far we've come, and in some cases, how much work still needs to be done. In fact, 20% of the 12,713 families who enrolled in the city's Build it Back program are still waiting for construction to wrap up or for a property buyout. But despite some of the post-storm issues, in the wake of the disaster, Orestes remembers the "sense of camaraderie" he experienced during those dark times, a trait that New Yorkers have come to be known for.

Former MTA official suggests a surcharge on rents to pay for transit maintenance

Although it’s obvious New York City’s subway system remains in desperate need of repair, it’s less clear how these renovations, and the required infrastructure maintenance, will be funded. During a “Fixing Mass Transit” event hosted by Crain’s, a former official with the Metropolitan Transportation Authority, Michael Horodniceanu, suggested creating a “transit-maintenance district.” By adding a $1.50 charge to the core business district’s $60-to $70-per-square-foot rents, more than a billion dollars could be raised for transit upkeep, Horodniceanu said (h/t Crain's).

De Blasio unveils five-point plan to reduce congestion on NYC’s busiest streets

Mayor Bill de Blasio announced on Sunday a five-point plan designed to ease congestion in the city’s busiest neighborhoods. The program, called “Clear Lanes,” includes a series of initiatives like creating new moving lanes in Midtown, clearing curbs during rush hour and expanding NYPD enforcement of block-the-box violations. Beginning in January, in addition to the heavily congested Midtown, rush-hour deliveries will be banned during a six-month test run on Roosevelt Avenue in Queens and Flatbush Avenue in Brooklyn (h/t New York Times).

A 1934 engineer’s plan fills in the Hudson River for traffic and housing

In mid-20th century America–particularly in New York City–a roaring economy emboldened by our ascendant international stature filled many a scholar of public infrastructure with eagerness to execute grand ideas. This proposal to drain the East River to alleviate traffic congestion, for example. Another ambitious but unrealized plan–one that would make it a lot easier to get to New Jersey–was championed in 1934 by one Norman Sper, "noted publicist and engineering scholar," as detailed in Modern Mechanix magazine. In order to address New York City’s traffic and housing problems, Sper proposed that if we were to "plug up the Hudson river at both ends of Manhattan,” and dam and fill the resulting space, the ten square miles gained would provide land to build thousands of additional buildings, as well as to add streets and twice the number of avenues to alleviate an increasingly menacing gridlock.

Lottery opens for 74 affordable units at new Downtown Brooklyn rental, from $947/month

At the beginning of the year, Downtown Brooklyn's new 26-story rental tower at 210 Livingston Street, best known for having its own subway entrance, topped out, and it's now accepting applications for the 20 percent of units reserved as affordable housing. These 74 brand-new apartments are set aside for those earning 60 percent of the area median income and range from $947/month studios to $1,230/month two-bedrooms. In addition to the super-convenient location, all tenants will have access to an impressive suite of amenities (though many will require an additional fee), including a courtyard, 15th-floor landscaped terrace, roof deck with grills and a sun deck, lounge, game room, business center, laundry room, fitness center, and an underground parking garage.

Bus station beneath Javits Center proposed in new plan to fix cross-Hudson commuter hell

As the "summer of hell" days of emergency repairs to Penn Station's rail system roll by, the Regional Plan Association, a nonprofit transportation advocacy group, is intent on tackling the transit system's biggest messes; specifically, the association warned that “public transportation across the Hudson River is in crisis,” and is in the process of updating its regional plan to address that issue and other transportation snarls. Among the group's suggestions: building a terminal for intercity buses underneath the Jacob K. Javits center on Manhattan's West Side, the New York Times reports.

$2.75 congestion fee proposed for cars entering Manhattan south of 60th Street

Image via Pexels Advocacy group Move NY has suggested that the city impose a congestion charge on motorists driving on Manhattan's most crowded streets. Similar proposals haven't fared well in the state legislature–but the group cites a 1957 state law that says cities with a population of over a million can toll their own roadways and bridges. The Wall Street Journal reports that Move NY will offer the City Council's transportation committee a new proposal today under which the city would impose a $2.75 charge on automobiles entering Manhattan's central business district below 60th Street. The fee for trucks would be higher; for-hire vehicles including taxis would pay a congestion surcharge based on trips within the zone.

East Village micro-maisonette has all the quirks and loads of charm for $500K

Lovers of half-legal, barely livable but totally adorable East Village boltholes, step right this way. This two-story hideaway at 121 East 10th Street, tucked into the Saint Mark's Historic District, is a short walk from all of your favorite things to do, and also in a pretty building–one that's apparently filled with adorable East Village boho duplex caves–on an absolutely gorgeous street. Optimism remains for Hudson River tunnel project despite threat of Trump cuts

As 6sqft reported recently, President Trump may include two major New York transportation projects in his proposed budget cuts, including the Gateway Program that would build a new train tunnel under the Hudson River and a program which extends the Second Avenue subway in Manhattan to East Harlem. The Gateway Program, which would add a much-needed second rail tunnel beneath the Hudson River and upgrade aging rail infrastructure in New York and New Jersey, has been relying on the federal government for half of its estimated $24 billion cost. WNYC reports that even if the funding is pulled, the agency may look to funding from a public-private partnership.
