New renderings revealed for Daniel Libeskind’s affordable senior housing building in Bed-Stuy

Just a few weeks ago, 6sqft reported that starchitect Daniel Libeskind's first New York City building to rise from the ground up would be a 197-unit affordable senior housing project planned for Site 2 of the Sumner Houses in Bed-Stuy. Now Studio Libeskind has released three new renderings of the 10-story building-to-be, showing more of its an angular white-colored facade done in the firm’s signature un-orthogonal style (h/t Dezeen).

Six things you didn’t know about Arthur Avenue and Bronx Little Italy

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. The Bronx's Belmont community can date its history all the way back to 1792, when French tobacconist Pierre Abraham Lorillard opened the Lorillard Snuff Mill as the first tobacco firm in the country, and possibly the world. European influences continued to proliferate in the area, and at the turn of the 19th century, flocks of Italian immigrants moved to Belmont to take jobs in the newly opened Botanical Gardens and Bronx Zoo. By 1913, the neighborhood was referred to as the Italian "colonies" in the Bronx. Today, Belmont's main artery, Arthur Avenue, still thrives as a bustling Italian center, with countless restaurants, pastry shops, butchers, and more. But there's a lot more to Belmont than just spaghetti and cannoli. From the origins of a pasta shop's sign that's now featured on Broadway to a Neapolitan restaurant that was born in Cairo, Egypt, the Belmont BID shares six secrets of this saucy neighborhood.

Leather floors and a catwalk are just the beginning at this $7M Tribeca loft

The listing for this sprawling and spectacular loft at 44 Laight Street in Tribeca is loaded with hyperbole, but in this case we can pretty much see why. We're not sure if it's a "mysterious nexus of art, history, whimsy and amazing craftsmanship where to think of living there was to reduce the miraculous to the mundane," but as far as loft condos go, it's a pretty fly pad. Governor Cuomo looking to give the state control of Penn Station area

Less than one week before the state's deadline to adopt its budget, Governor Andrew Cuomo proposed the “New York Pennsylvania Station Area Redevelopment Project,” a state-controlled development area around Penn Station. In the constant one-upmanship between Cuomo and Mayor Bill de Blasio, this would give Cuomo control over one of Manhattan’s top name-brand landmarks, according to a draft proposal acquired by Politico.

Daniel Libeskind’s first New York City building may be affordable senior housing in Bed-Stuy

Though he has called New York home for decades, noted Polish-American architect Daniel Libeskind has yet to see a NYC building to completion. But it appears that may soon change, as CityRealty reports that his first ground-up building will be a 197-unit affordable housing project on Site 2 of the Sumner Houses in Bed-Stuy. A January press release announcing the selection of the project’s developers credits Studio Daniel Libeskind as the designer of the 10-story building-to-be, and a rendering shows an angular white-colored building done in the firm’s signature un-orthogonal style.

Crown Building penthouse may be in contract for $180M, beating NYC record by $80M

Another Billionaire's Row sky mansion–this one with a piano lounge, two kitchens, a wraparound terrace, and two swimming pools spread out over five stories at 730 Fifth Avenue–is on its way to record-smashing glory, according to The Real Deal. Sources say an unknown buyer has spoken for the 12,536-square-foot residence in the actual crown of the Crown Building, to the tune of $180 million. If the sale closes, it will be the New York City's most expensive sale ever at $14,358 per foot (also a record), surpassing Michael Dell's $100.5 million penthouse atop Extell Development’s One57.

NYC developments get smart: A look at the latest residential building technologies

In a refreshingly non-"Black Mirror" way, many NYC residential developments are taking advantage of new technologies, like keyless door entry systems and digital concierges, not to replace humans but rather enhance them. These building technologies are making residents’ lives easier while prioritizing the importance of face-to-face interaction. According to a joint cnet/Coldwell Banker survey, “81 percent of current smart-home device owners say they would be more willing to buy a home with connected tech in place.” Clearly, developers got that message. Our 1,600sqft: The owners of NYC’s oldest dog boutique mix classic styles on Central Park West

When Mark Drendel and Chad Conway met on Fire Island 21 years ago, they didn't know that they'd one day claim ownership of "the world’s only Dog Lifestyle brand." Despite the wild success of Canine Styles, also the oldest dog emporium in New York City, this couple remains down-to-earth and grounded in their family, which includes their high school-aged son, 13-year-old border terrier Katie, and year-old miniature schnauzer Izzy. But of course, their home, located in the Art Deco Central Park West building The Century, is just as fashionable as their business. They describe Canine Styles as having "a flair for traditional, classic but up-to-date design," which holds true for their recently renovated apartment, too. Mark and Chad's basic design concept was wanting guests to not be completely sure what city or era they're in. By mixing the space's Art Deco bones with their modern art collection, contemporary furnishings, and antiques spanning from the 18th century to the 1960s, they've created a uniquely stylish space. 6sqft recently took a tour and chatted with this lovely couple about the history and future of Canine Styles, what a normal day at home looks like, and their thoughts on raising a family (human or four-legged!) in NYC.

‘Silence of the Lambs’ director Jonathan Demme’s longtime Central Park West co-op sells for $2.4M

Acclaimed filmmaker Jonathan Demme, who won an Academy Award for directing "The Silence of the Lambs," passed away in April. For at least 30 years prior, he resided at the grand Emery Roth-designed Central Park West co-op the Alden. According to city records, his longtime Upper West Side home has now sold for $2.4 million, after just 13 days on the market.

The long-awaited Bayonne boom: Transit options, adaptive reuse, and affordability

Bayonne, located on the southern peninsula of New Jersey’s Gold Coast, is ripe for a construction boom. That being said, it has been awaiting this boom for over 18 years - since the light rail system was installed. As Newport and Jersey City’s markets are on fire, Bayonne hopes that development momentum is headed their way. But with its Hudson River location, city views, access to Manhattan via light rail and the PATH (it is about 30 minutes to take the light rail to the PATH to the World Trade Center), Bayonne has taken its future into its own hands and massively revised its master plan for the first time since 2000. Bayonne considers its proximity to New York City and lower prices its greatest assets. The average home sales are around $400,000 versus $800,000 in Jersey City. The new master plan aims to transform Bayonne into a walkable, bikeable, mixed-use community with densely settled areas (which they call “transit villages”) around the light rail stations. The town’s 22nd Street Light Rail stop connects residents to the rest of the Gold Coast and PATH trains running to Manhattan. Bayonne City Planner Suzanne Mack is quoted as saying, “Our assets are our charm and home life...We’ve moved from being an industrial giant, an oil tank farm basically, into more of a bedroom community with a lot of community resources.”

How NYC’s 2012 Olympic Village would have transformed the Queens waterfront

With the 2018 Olympic Winter Games in PyeongChang, South Korea kicking off in just two days, we can't help but think what an incredible 17 days it would have been if they were here in New York City (logistical concerns aside). The city came closest in 2004 when it was chosen by the International Olympic Committee (IOC) as one of the five finalists to host the 2012 Olympics. London, Paris, Moscow and Madrid were the other four. Splashy renderings planted 27 venues across all five boroughs, New Jersey and Long Island, but the winning, and perhaps most eye-catching, proposal was the Olympic Village in Long Island City's Hunter's Point South by Thom Mayne's Morphosis.

Trump dumps Soho hotel after glitzy launch and 11-year slump

New York City has never, barring perhaps a short stretch of the go-go '80s, been Trump country. But the Trump Organization's high-profile Midtown properties blend with the area's flow of international money and glamour-seeking tourists. Much further downtown, the Trump Soho condominium/hotel at 246 Spring Street has been at best a minor embarrassment in the neighborhood since the ambitious announcement of its birth on Donald J. Trump's TV show "The Apprentice" 11 years ago. Now, what was launched as "an awe-inspiring masterpiece," is being severed from the Trump fold, the New York Times reports. In addition to poor economic performance, the 46-story luxury hotel has attracted opposition from locals since its arrival, protests during Trump's candidacy and scrutiny after the election due to its ties to a Russian dealmaker.

Where I Work: Inside the plaster and mural studios at Evergreene Architectural Arts

6sqft’s new series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we’re touring the Industry City space of Evergreene Architectural Arts, one of the nation's foremost restoration and conservation firms.  On Monday evening, the Historic Districts Council will present their 29th annual Landmarks Lion Award to Jeff Greene of EverGreene Architectural Arts, one of the nation's foremost experts in specialty contracting for both traditional and new, innovative techniques for restoring and conserving murals, ornamental plaster, and decorative finishes. "Jeff has been pivotal in restoring some of New York City’s most beloved landmarks to their proper glory," said HDC’s executive director Simeon Bankoff. And indeed, this is true; their commissions include the recent restoration of the New York Public Library’s Rose Reading Room, Brooklyn's Loew’s Kings Theater, the Eldridge Street Synagogue, and the McKim, Mead and White-designed University Club, where the event will be held, and this only scratches the surface of their hundreds of projects throughout the country. In anticipation of Jeff's recognition, 6sqft was given a behind-the-scenes tour of EverGreene's new office and studios in Industry City, where the firm's master artisans were hard at work painting murals, casting plaster moldings, and researching the history of several upcoming projects. We also spoke with Jeff himself about what inspired him to get into the field ("I ate the crayons before marking the walls," he says), how preservation has changed since he started the firm in 1978, and what some of his favorite projects have been.

How Fifth Avenue bigwigs kept New York City from getting a new address system

Finding addresses on most of Manhattan's streets and avenues is a pretty easy task in most places. Cross streets make sense thanks to the decimal system-based numbering that began in 1861, when each street block between two major avenues was assigned a set of 100 numbers. And we have this nifty algorithm for avenues, right? It all works...except when it doesn't. And we've spent centuries trying to tame the city into an easy equation. But there are always outliers–and we always wonder why. If you look on the address algorithm chart, Fifth Avenue doesn't fit easily into the "all" category. This is nothing new: According to The New York Times, in 1940 the Avenue of legend nixed a plan to renumber avenue addresses throughout the city because its wealthy business bigwigs didn't want to have to change their letterhead.
