Crown Building penthouse may be in contract for $180M, beating NYC record by $80M

Another Billionaire’s Row sky mansion–this one with a piano lounge, two kitchens, a wraparound terrace, and two swimming pools spread out over five stories at 730 Fifth Avenue–is on its way to record-smashing glory, according to The Real Deal. Sources say an unknown buyer has spoken for the 12,536-square-foot residence in the actual crown of the Crown Building, to the tune of $180 million. If the sale closes, it will be the New York City’s most expensive sale ever at $14,358 per foot (also a record), surpassing Michael Dell’s $100.5 million penthouse atop Extell Development’s One57.

6sqft previously reported on the impossibly nutty spread on floors 22-26 of the condo development from developer Michael Shvo and Russian billionaire Vladislav Doronin, who bought the non-retail parts of the building in 2015 in an effort to convert the office space into an ultraluxurious hotel and residence.

The first floor of the sprawling penthouse will have the piano lounge and gallery, as well as a wraparound terrace and outdoor pool. The next floor features a dining room and family room. Four bedrooms and a game room will be found on the third floor. Floor plans for the fourth floor show a master suite spanning the entirety of that level. According to the plans, the fifth and top floor will include a pool, steam room, and lounge.

Like everything else in NYC, the Crown Building record might not hold for long: Units are said to be in contract that could top even a towering $180 million sale at the Crown. Hedge funder Ken Griffin is reportedly the buyer of $200 million-plus penthouse at Vornado Realty Trust’s 220 Central Park South. A 23,000-square-foot penthouse at 220 Central Park South is asking $11,000 per foot.

Meanwhile, back at the Crown Building, an 83-key luxury hotel with a three-story spa, a members-only lounge, a jazz club and cigar bar and two restaurants will start on the fourth floor. Above the hotel, 20 luxury condominiums known as Aman New York Residences will start on the 11th floor.

The building’s condos will reportedly start at $5.9 million for a one-bedroom, $26.6 million for a three-bedroom and $58.3 million for a four-bedroom. Filed plans also show a proposed five studios located on the 15th floor. Amenities accessible to residents and hotel guests include a 22,000-square-foot spa with an 80-foot indoor swimming pool.

High-end jeweler Bulgari signed a 15-year lease in the ground-floor retail space in 2015, setting a new city rent record at approximately $5,500 per square foot. Peter Marino revamped the retail space with marble doorways, a white Lasa marble mosaic on the floor, and an intricate gold façade inspired by a 1930s-era Bulgari bracelet.
