In March, Extell Development's supertall on Billionaires' Row became the tallest residential tower in the world, surpassing the 1,396-foot-tall 432 Park Avenue. Now, ahead of Central Park Tower's official topping out scheduled this summer, the developers have released new renderings of its exclusive amenity space, including the indoor pool and full-service lobby. And a handful of the building's 179 residences will be listed for the first time next week, ranging from a two-bedroom for $6.9 million to a five-bedroom for $63 million.

David Adjaye’s first NYC skyscraper in FiDi tops out at 800 feet

Construction at 130 William Street, starchitect David Adjaye’s first skyscraper in New York City, topped out at 800 feet this week. The 66-story tower is making its mark on the Financial District with its hand-cast façade featuring large-scale arched windows and bronze detailing. When complete, it will house 242 residences ranging from $1,300,000 for a one-bedroom to $20,000,000 for a four-bedroom, full-floor penthouse. According to developer Lightstone, there was enormous interest in the units as soon as sales launched less than a year ago, and the tower has since become one of the city’s best-selling condos.

FXCollaborative’s skinny FiDi school-condo tower reveals new looks and launches sales

Sales at Trinity Place Holding’s new condominium tower at 77 Greenwich Street have officially launched, and a new batch of renderings are offering us a look inside the elegant residences. Designed by FXCollaborative, the 42-story high-rise will comprise 90 residential units on top of a new public elementary school. Though it hasn’t topped out yet, the finished building will hit 500 feet in height. The residences begin on the 15th floor and will feature sprawling river views with prices starting at $1,780,000 for a one-bedroom unit.

This Sunday, Village Preservation will hold its 21st annual Spring Benefit House Tour. As this year also marks the 50th anniversary of the designation of the Greenwich Village Historic District, all the homes and the reception site are landmarked structures located within the district. The tour is the main annual fundraiser for Village Preservation, allowing us to conduct hundreds of educational programs throughout the year and work to protect the irreplaceable history and architecture of Greenwich Village, the East Village, and Noho. The addresses of the homes are kept secret to all but ticket buyers, and until the tour. City can open a homeless shelter on Billionaires’ Row, judge rules

A judge on Monday approved the city's plan to open a homeless shelter near Manhattan's Billionaires' Row neighborhood. Manhattan Supreme Court Judge Alexander Tisch dismissed the lawsuit from the West 58th Street Coalition, a group of residents who claimed the shelter would have "an enormous impact on our densely populated, narrow, high-pedestrian-traffic street." The ruling comes more than a year after Mayor Bill de Blasio first announced plans to open a shelter for 140 single men at the converted Park Savoy hotel, located next to One57, a supertall with a penthouse that sold for $100 million in 2015.

Yankees legend David Cone relists Greenwich Village apartment for a reduced $9.9M

Former Yankee pitcher and current commentator David Cone—known for the perfect game he threw in 1999—has just relisted his Greenwich Village apartment at 160 West 12th Street for a slightly reduced $9,900,000, the New York Post reports. Cone scored the four-bedroom pad back in 2016 for $8,130,000 and first listed it in 2017 for $10,500,000. The 2,818-square-foot, floor-through unit is part of the amenity-filled Greenwich Lane, a redevelopment of the historic St. Vincent's Hospital Campus designed by FXCollaborative.

Extell’s 720-foot Brooklyn Point tops out, becomes tallest tower in borough

Brooklyn Point, Extell’s first outer-borough tower rising at 138 Willoughby Street officially topped out this week at 720 feet, and the views from near the top are even more incredible than expected. The 68-story high-rise designed by Kohn Pedersen Fox will contain 458 luxury units, ranging from studios to three-bedrooms, starting at $850,000 and reaching over $4 million. On track to be completed by 2020, it’ll be Brooklyn's tallest building (at least until the 1,000-foot building planned for 9 DeKalb Avenue rises) and boast the highest outdoor infinity pool in the western hemisphere.

New renderings of Pritzker Prize-winning architect Álvaro Siza's first United States building were revealed this week, stirring up interest before the Hell's Kitchen tower launches sales this fall. Currently under construction just off 11th Avenue, 611 West 56th Street will reach 37 stories and contain 80 condo units, ranging from one- to three-bedrooms, and penthouses. In addition to the fresh images of the limestone tower, developers Sumaida + Khurana and LENY also released a teaser website for the project.

This Hotel des Artistes apartment has a surprising claim to fame: it was the home of Italian actor Rudolph Valentino’s mistress, while Valentino—who was known as the "Great Lover" of the 1920s for his roles in romantic dramas—lived next door. To facilitate their liaisons, a secret passage linking the two apartments was created, though it’s not clear from the listing if current residents will have access to it. There’s still plenty to love about the one-bedroom co-op at 1 West 67th Street, which features a double-height living room, original oak floors, and an upstairs bedroom with a Juliette balcony overlooking the living area. Now that Hudson Yards has finally moved from construction site to New York City’s newest neighborhood, it may appear to be a made-in-New York City development. In actual fact, Hudson Yards took its blueprint from a similar neighborhood in Tokyo known as Roppongi Hills, which broke ground in the 1990s and officially opened in 2003. While there are a few notable differences—you won’t find any rice paddies on the roofs of Hudson Yards’ new buildings, for one—the similarities are striking. But in many respects, this is no surprise—New York- and London-based architectural firm, KPF, played a hand in the design of both developments.

Louise Phillips Forbes moved to NYC from Nashville to further her dance career on Broadway when she was in her 20s. New mansion tax will raise $365M for the MTA

New York's 2020 budget was revealed this weekend; among many other items, the proposed "pied-à-terre tax" went away, but a progressive "mansion tax,"–a one-time tax on properties valued from $1 million to $25 million or more–and an attendant transfer tax when those properties sell–will reportedly raise $365 million, according to The Real Deal. The money will head straight to the MTA. The new tax will top out at 4.15 percent.

The Hudson Companies Inc. has just announced the topping out of the 38-story One Clinton condominium building in Brooklyn Heights. The new building, with entrances at 280 Cadman Plaza West and 1 Clinton Street, was designed by Marvel Architects, who gave the 409-foot tower a Flatiron building-inspired shape.

Jersey Shore’s first five-star hotel set to launch reservations this spring, starting at $295/night

After over a decade in the works, the Jersey Shore is getting its first five-star boutique hotel. The Asbury Ocean Club, a 17-story hotel-condo, will open this June in Asbury Park, a hip beach community with working-class roots known for its flourishing foodie and surf scene, as well as its Bruce Springsteen connection. Opening this summer, the 54-room beachfront hotel occupies the building's entire fourth floor and sits next to the pool deck, which offers water views. With its proximity to New York City, the Asbury Ocean Club Hotel hopes to attract New Yorkers looking for an oceanfront oasis. And the prices even mirror Manhattan, with rooms starting at $295 per night. Reservations officially launch May 1.

Find out how much a pied-à-terre tax would affect the value of NYC’s most expensive homes

Calls for a so-called pied-à-terre tax have increased since hedge fund manager Ken Griffin closed on a penthouse at 220 Central Park South for over $239 million in January, for a residence that the billionaire will be using as “a place to stay when he’s in town.” And State Budget Director Robert Mujica stated recently that a pied-à-terre tax could be combined with other revenue solutions to help fund the Metropolitan Transportation Authority’s $40 billion in capital needs. Owners of some of the city's highest-priced real estate, however, could face a dramatic dip in their property values if the tax plan is enacted, the Wall Street Journal reports, after an analysis that showed how the heftiest tax would be levied on a small number of houses, co-ops, and condos with market values of $25 million or more. The new tax could potentially slash the value of this handful of pricy properties by almost half.
