Permits Filed to Demolish a String of Buildings Near Gramercy Park for New Condo

Alfa Development has filed plans with the Department of Buildings to demolish a string of low-rise buildings huddled near the northeast corner of East 21st Street and Third Avenue. The development team led by Michael Namer is known for its environmentally conscious downtown condo towers, which include Chelsea Green, Village Green, and Village Green West. Now, Alfa appears set on sprinkling some of their sustainable magic on a corner-site in Gramercy that could hold a tower of more than 90,000 square feet and rise up to 210 feet tall. Last month, Alfa purchased the the four-building development site from Kevin Maloney’s Property Markets Group and Apex Investments for $69.6 million. The previous owners had planned to build a 25-unit affordable housing building to generate 40,000 square feet of bonus square footage for an undisclosed luxury development, but instead chose to sell the site to focus on other projects.

Mapping All 1.1 Billion NYC Taxi Trips Since 2009

That's 183,333,333 trips a year; 15,277,777 a month; and roughly 510,000 a day. And it likely took software developer Todd W. Schneider a long time to put all of that data into this stunning map of taxi pickups and drop offs over the past six years. Green boro taxis are represented in their signature color and traditional yellow cabs in white, with brighter areas representing more taxi activity. As Gothamist first noted, "Yellow cab pickups are concentrated south of Central Park in Manhattan, while drop offs spread north and east into Brooklyn, Queens and the Bronx; drop off and pickup activity snakes like a glowworm from Manhattan to the airports: along the Van Wyck Expressway to JFK, and by 278 and 495 to La Guardia." Using the TLC's public data, Schneider also created charts and maps that show taxi travel compared with uber rides; weekend destinations of bridge-and-tunnelers; a late-night taxi index; how weather affects taxi trips; weekday drop-offs at Goldman Sachs and Citigroup; airport traffic; cash versus credit card payments; and the dramatic increase in North Williamsburg taxi activity.

Bright and Breezy Three Bedroom Asks $1.4M in Morningside Heights

This is the kind of apartment that you want to be friends with. It's a truly lovely co-op apartment at the prewar building 500 West 111th Street, just south of Columbia University and just west of Morningside Park in the Morningside Heights neighborhood. It's quite large, with three bedrooms and two bathrooms. It's also got awesomely high ceilings, lots of built-in bookshelves, and big windows that are streaming tons of light in. Another bonus is that the windows look out onto the great Cathedral of St. John the Divine, a local landmark. 10012 and 10013 Are NYC’s Most Prized Zip Codes

212 Fifth Avenue may be the considered the ultimate New York address, but zip codes 10012 and 10013 are the city's most coveted. Forbes has just released their annual list of the 500 Most Expensive ZIP Codes in the nation, and amongst the top zips were the two that make up parts of the West Village, Soho, Tribeca and the Lower East Side. However, 10012 and 10013 were the only New York City digits to break the top 10. California actually counted the most spots on the list this year, including #1. Is NYC passé?

This Sprawling Park Slope Classic Seven in ‘Brooklyn’s Flatiron Building’ Asks $2.59M

Believe it or not, there are still some cases where your money goes farther in Brooklyn. Take this four-bedroom classic seven at 47 Plaza Street West in north Park Slope, a sprawling elegant pre-war co-op in the 1928 Rosario Candela-designed building sometimes referred to as “Brooklyn’s Flatiron” due to it's pizza-slice form–which gives the home's interior a unique, er, angle. The 2,350-square-foot apartment has been recently renovated, making it comparable to the size of a modest suburban house. It’s one of those co-ops where just looking at the floor plan makes you long for a time when tiny apartments weren't a thing (Yes, there’s a separate servants’ entrance as is often the case in these co-ops). And while the ask of $2.59 million might seem like a lot, a comparable Manhattan residence might easily be twice that much, if not more.

Though we so often hear that an eye for interiors–or a good decorator–can make even the smallest apartment feel like a gracious home, we love to see real-life examples that aren't in magazines shot by highly-paid photographers. This slender Upper East Side one-bedroom co-op at 330 East 94th Street with a relatively manageable $435,000 price tag is an inspiring example. In addition to the fact that with ownership comes the right (co-op board willing of course) to transform the space with any number of clever solutions, it would take far less to create a charming pied-a-terre, for example, without that level of effort or expense.

$350K Catskills Colonial Was an Underground Railroad Safe House

Built in 1795 in a "central chimney, post and Beam Colonial style," this home in the Catskills village of Andes was originally used as a tavern. It then had lives as a farmhouse, meeting house during the Anti-Rent War (a tenants' revolt in the early 19th century), and, most impressively, a safe house for the Underground Railroad (h/t CIRCA). In its most recent incarnation, it's served as a private home, with the current owners preserving its historic integrity, including five fireplaces, beamed ceilings, hardwood floors, and .62 acres of conservation land. They've now listed the property for $350,000.

Hidden Burial Vault and the Skeletal Remains of 12 Found Under Washington Square Park

It's pretty well known that Washington Square Park started out as a potters field, a burial ground for the poor, and later as a resting place for those who died from yellow fever. But this has always been something out of the history books. Until now. Recently, a group of city workers in the process of upgrading water mains under the park came upon a hidden vault containing the skeletal remains of at least a dozen people believed to be approximately 200 years old. According to officials from the Department of Design and Construction, the vault is eight feet deep, 15 feet wide, and 20 feet long. While the exact details are unknown right now, a team of anthropologists and and archaeologists will be requested to evaluate and determine the age of both the remains and the vault.

One57 Leads New Report of Manhattan’s Top 100 Condo Buildings

Six months may not seem like a long time, but a lot can happen in the Manhattan building market in 180 days, which is why CityRealty has released its new CR100 report, "an index comprised of the top 100 condominium buildings in Manhattan." The data tracks the performance of these buildings through the second and third quarters of 2015, and, not surprisingly, One57 has come out on top. The Billionaires' Row powerhouse has surpassed long-time leader 15 Central Park West as the most expensive condo on the island, coming in at $6,010 per square foot over the past 12 months, as compared to 15 CPW's $5,726. It also steals the spotlight for the majority of the last six months' most expensive sales.

Ah, the New York starter apartment. First-time buyers who don't have millions to spend are always on the lookout for the perfect one–something relatively affordable, charming, and not too small. This can especially be a challenge when buyers have prioritized a central Manhattan location. Blockbuster Greenwich Lane Closes Its First Sales, Each Eight Figures

The first of five of the city's priciest developments has finally started to cash in, with two eight-figure sales recorded at Greenwich Village's rising mega-development, The Greenwich Lane. As 6qft reported in April, the ginormous, block-eating condo complex located at 145 West 11th Street is anticipated to make between $1.4 to $1.7 billion dollars at sell out. The first two sales, which appeared in public filings released yesterday, are a five-bedroom 4,537-square-foot unit (#8) which closed at $19.53 million, and similarly another 4,529-square-foot five-bedroom (#4) that closed at $16.32 million.

Live in a Landmarked Fairytale Castle With Round Rooms and a Storied Past for $10M

Spotlight: Frankie Stein Helps New Yorkers Fulfill Their Wildest Halloween Costume Fantasies

Frankie Stein transforms people for a living. At her aptly named costume shop Frankie Steinz, she turns New Yorkers into Marie Antoinette, Luke Skywalker, Mad Hatter, or whoever they desire to become. Available by appointment only, Frankie has a reputation as a costume maker extraordinaire. She's designed attire for a myriad of clients including television giants Nickelodeon and HBO ans corporations like American Express, as well as for non-profit organizations’ charity galas. Her work can even be seen in major films like “One True Thing” and “Eternal Sunshine of the Spotless Mind.” In her Tribeca studio she keeps a large inventory of rentals in every character imaginable, but if something is not in her collection she'll make it. With Halloween quickly approaching and New Yorkers dutifully searching for their perfect ensemble, we recently spoke with Frankie about her work, the costume requests she's been receiving this year, and why getting into character makes people so happy.

Cool Co-op Asks $2.195 Million in the Thomas English Muffin Building

The English muffin has a pretty notable history in New York City. In 1874, Samuel Bath Thomas–yes, that Thomas–left England to sell English muffins to the New York masses, and his recipe was a hit. For a long time, he baked underneath the Chelsea townhouse at 337 West 20th Street, between 8th and 9th Avenues, which you can read all about here. But before he baked there, he got his start at another Chelsea building, at 161 9th Avenue. This very first New York bakery of his is now the site of the two-bedroom co-op on the market for $2.195 million. It's a cool duplex space with an even cooler private garden.

Tribeca ‘Suburban’ Mansion With Pool and Three-Car Garage Chops Price to $44.5M

When you think about a home with a pool, a full-house backup generator and a three-car garage, downtown Manhattan probably isn't the first location you think of–but this off-the-hook urban mansion at 2 North Moore Street in the heart of Tribeca could rival many a compound in the Hamptons. The turnkey billionaire’s bunker was built in 2008 and purchased in 2010 by financier Mark Zittman for $24 million, who hit recycle and put it back on the market unchanged in 2014 for $48M; after having no luck finding a buyer, the price was reduced to $46 million, 50-foot skylit lap pool pool, three-car garage and all. Now, with a $1.5M reduction, the search continues. The fact that you could fit an entire hotel inside this 11,200 square-foot dusky-hued modern masterpiece (whose facade actually does resemble a chic downtown boutique hotel a bit) will surely appeal to someone, though there’s definitely a limited market for eight-figure suburb-in-the-city dwellings, so it may take a while.
