Antonio Banderas lists sultry Central Park West Prasada pad for $8M

Antonio Banderas has just listed his park-front co-op in the Prasada at 50 Central Park West for $7.95 million. The actor purchased the nine-room co-op for $3.995 million in 2005, with his wife, Melanie Griffith, according to the Wall Street Journal. The couple divorced in 2016 and Banderas, who is starring in the upcoming “Life Itself” with Olivia Wilde and Oscar Isaac, kept the stylish Upper West Side home.

NYC’s Zombie Houses: Why more homes are vacant and abandoned

As recently reported on 6sqft, the number of vacant homes in New York City continues to rise. The Census Bureau’s Housing and Vacancy Survey found that the number of unoccupied apartments citywide has grown 35 percent since 2014. While a majority of the city’s 247,977 empty units are empty for a legitimate reason—for example, they are currently awaiting the arrival of a new occupant, being renovated, or are seasonally occupied—among the city’s currently vacant homes are a small percentage of homes known as “zombie homes.” Usually vacant and deteriorating, in some cases, these homes have been abandoned by owners who are behind on their mortgage payments and in other cases, the homes have already been taken over by a lender. The issue has become so problematic that last April, the city —prompted by the passing of the New York State Zombie Property and Foreclosure Prevention Act of 2016, or “Zombie Law”—decided it was time to tackle the zombie home problem head-on.

‘Sex’-y NYC cupcake shop Magnolia Bakery to open 200 franchise locations across the U.S.

We know “Sex and the City” did wonders for pink martinis, Manolos and Cynthia Nixon’s political career. And we’re pretty sure the cupcakes at Magnolia Bakery have the NYC-centric series to thank for its ability to expand worldwide. The popular pastries are, we're told, gobbling up the market in Dubai, Kuwait, Tokyo, Mexico City and Seoul, and closer to home in (besides New York City) Los Angeles, Chicago and now Boston. But like Ms. Nixon, the company isn't content to rest on its laurels. The Wall Street Journal reports that the Bleecker Street original will be plying its sweet treats in as many as 200 new franchises in the U.S. in the next five years

The new Hell’s Kitchen is sizzling with hot restaurants and fresh residential buildings

Hell’s Kitchen used to be a no-go zone. It was a gritty section of New York City with dangerous gang warfare and violent streets. Although West Side Story does not have any specific references (aside from its title), the plot, which was based on fractured race relations, was the story of Hell’s Kitchen pre-1990s--minus all the singing and dancing. But Tyler Whitman, a Triplemint broker and a proud Hell’s Kitchen resident, says there is actually quite a bit of singing that still goes on today. The 'hood retains some grit, in a charming New York way, but it is a genuine residential neighborhood in the midst of big changes, as new buildings and businesses spring up every day. But unlike a lot of other up-and-coming neighborhoods, Hell's Kitchen has flown rather under the radar, with many New Yorkers still believing it's an extension of Midtown or a stopover spot for dinner. Lottery opens for 28 affordable apartments in Alphabet City, from $596/month

A 110-unit, mixed-use project in Alphabet City is nearing completion, and with that, has just launched its affordable housing lottery for 28 apartments. The mixed-income units are available to those earning 40, 60, and 130 percent of the area median income and range from $596/month studios to $2,519/month two-bedrooms. The 75/25 project at 79 Avenue D offers a terrace, landscaped roof deck, fitness center, lounge, bike room, and, of course, proximity to all the trendy spots in the East Village and Lower East Side.

Where I Work: Inside Stephen Powers’ colorful world of studio art and sign making in Boerum Hill

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we’re touring artist Stephen Powers' Boerum Hill studio and sign shop. Want to see your business featured here? Get in touch! Walking along Fourth Avenue in Boerum Hill, the storefronts all look pretty similar--pizza shops, laundromats, cute cafes--until you come to the corner of Bergen Street and see the large, colorful collage of signs gracing the side of the little brick building. This is ESPO's Art World, artist Stephen Powers' sign shop. But as you can imagine, this space is much more than that. Powers, who painted graffiti under the name ESPO for much of the '80s and '90s in NYC and Philadelphia, also uses his shop as a retail store and informal gallery where passersby can walk in and peruse his graphic, pop-art-esque, text-heavy work. Stephen recently gave 6sqft a guided tour of his shop and chatted with us about his transition from graffiti to studio art, why he dislikes the term "street art," his love for Brooklyn, and where he sees the art scene heading.

After landmarking news, historic Carroll Gardens schoolhouse is back on the market for $5M

An unusual Carroll Gardens building, once the first freestanding kindergarten to be built in Brooklyn, is seeking a new owner, asking $4.95 million, now that it may not be headed for the wrecking ball. The Landmarks Preservation Commission calendared the building (along with the apartment building next door), now a unique single-family residence, at 236 President Street for landmark status consideration on Tuesday. Neighborhood residents and concerned citizens–including folk hero Joan Baez, whose grandfather once lived next door–have been rallying to stop the building's planned demolition as Brooklyn Paper reported last month.

Brookfield hopes to rescue retail on Bleecker Street with purchase of seven storefronts

Brookfield Property Partners announced on Monday it has acquired seven retail storefronts across four properties in the West Village, an attempt to rescue retail in a neighborhood which has had a high rate of vacancies for years. The company hopes to attract e-commerce companies that are interested in testing out brick-and-mortar locations. The properties, found along Bleecker Street between West 10th and West 11th Streets, measure 24,000 square feet. Brookfield paid New York REIT $31.5 million to acquire the properties.

After regulation overhaul, Landmarks Preservation Commission head announces resignation

Photo via CityRealty Earlier this year, the Landmarks Preservation Commission (LPC) unveiled a series of new proposed rules, which the group said would streamline the application process and improve transparency. But the regulation overhaul, as 6sqft recently reported, has caused concern among preservationist groups, who fear that more oversight by LPC staff but less time for public review won't allow enough input for public opinion and limit the opportunity for testimony and comment on applications. Following a backlash from the rule change, it was announced today that LPC commissioner Meenakshi Srinivasan will step down from her post.

The new exhibition at the Brooklyn Historical Society, "The Business of Brooklyn," celebrates the 100th anniversary of the Brooklyn Chamber of Commerce and tells the fascinating story of the borough’s 100 years of business, detailing its industrial past, large companies, as well as its preponderance of mom-and-pop shops. It also showcases many objects and artifacts, which have their origins in Brooklyn, demonstrating the significant “role that Brooklyn has played in American consumer culture.” The exhibition is on view at the Brooklyn Historical Society’s landmark building in Brooklyn Heights located at 128 Pierrepont Street until Winter 2019. How New Yorker Howard Bennet fought to make Martin Luther King Jr.’s birthday a national holiday

Fifty years ago, on April 4, 1968, Martin Luther King Jr. was shot as he stood on the balcony of the Lorraine Motel in Memphis, Tennessee. This ended the life of one of the 20th century’s most revered and influential figures. It also began a 15-year campaign to make Dr. King’s birthday a national holiday — the first-ever honoring an African American. That successful quest began with and was spearheaded by a native son of Greenwich Village, Howard Bennett. Bennett was one of the last residents of a Greenwich Village community known as “Little Africa,” a predominantly African-American section of the neighborhood which was, for much of New York’s history through the 19th century, the largest and most important African-American community in the city. That neighborhood centered around present-day Minetta, Thompson, Cornelia, and Gay Streets.

A ‘small format’ Target will open on the Upper East Side next year

Retail giant Target announced on Tuesday that it will bring three new Target stores to New York City, further expanding its footprint in the Big Apple. The new stores, planned for the Upper East Side, Astoria and Staten Island, will be "small format," tailored to the needs of shoppers in urban areas (h/t NBC). In a statement, Mark Schindele, a senior vice president of Target's properties, said: "All three of these new stores will offer the best of Target in that borough, yet curate the assortment to meet the needs and preferences of the nearby community."

Heidi Klum buys a raw Soho penthouse loft in need of a complete reno for $5M

Though Heidi Klum has spent summers renting a New York City pad and even checked out Bon Jovi's pricey penthouse, the supermodel and TV personality was LA-based until recently. The Post reports that Klum just closed on a 4,772-square-foot Soho penthouse loft at 515 Broadway for $5.1 million. Purchased under the name “HK East Coast LLC,” the loft, in a 19th century Queen Anne-style building also known as 84 Mercer Street, is a former artist's studio, though it's exempt from Artist Certification requirements. The totally raw space is in need of just about everything.

De Blasio is considering a vacancy tax for landlords who leave their storefronts empty

In the "it's about time" department, the New York Post reports that Mayor Bill de Blasio is considering a tax that would discourage retail landlords from letting their properties sit vacant, depriving potential local businesses of opportunity while giving the middle finger to neighborhood morale. Addressing the rising number of vacant storefronts in just about every neighborhood in the city, the mayor said Friday on WNYC that he would like to see a penalty in place for landlords who leave storefronts sitting unoccupied, presumably waiting for big-ticket tenants who have yet to materialize.
