A new housing lottery has launched for 86 middle-income apartments at a brand new residential building in Downtown Brooklyn. Designed by J Frankl Associates and Charles Mallea, 260 Gold Street rises 13 stories on a former parking at the corner of Tillary and Gold. Qualifying New Yorkers earning 130 percent of the area median income can apply for the apartments, which include $2,241/month studios, $2,362/month one-bedrooms, $2,848/month two-bedrooms, and $3,282/month three-bedrooms.

A housing lottery launched this week for 37 middle-income apartments at a new, amenity-packed rental in Long Island City, Queens. Dubbed The Cove and located at 43-12 Hunter Street, the 18-story tower contains 123 apartments and boasts ground-floor retail, an outdoor roof terrace, a game room, a library, and a fitness center. Qualifying New Yorkers earning 130 percent of the area median income can apply for the units, which include $1,990/month studios, $2,345/month one-bedrooms, and $3,072/month two-bedrooms.

$2B project in Astoria calls for massive mixed-use district with 2,700 housing units

A proposal to build a mixed-use district in Queens that would encompass five blocks and create thousands of new housing units was unveiled this week. Dubbed "Innovation QNS," the $2 billion project would bring 2,700 units of mixed-income housing, 250,000 square feet of creative office space, 200,000 square feet of retail, a new school, two acres of public open space, and new neighborhood amenities to Astoria. With ODA Architecture as the architect of the master plan, the mixed-use district is a joint private venture led by Silverstein Properties, Kaufman Astoria Studios, BedRock Real Estate Partners.

Applications are currently being accepted to replenish the wait list for middle-income apartments at a Tribeca rental building. The 12-story tower at 89 Murray Street, dubbed Washington Mews, was constructed in 2007 and designed by Skidmore, Owings & Merrill's Mustafa Abadan. Qualifying New Yorkers must earn 175 percent of the area median income to apply for the $2,832/month two-bedrooms and $3,213/month three-bedrooms. While these prices rightfully seem steep, market rate two-bedrooms at the same building currently start at just under $6,000/month.

See how five architecture firms designed affordable housing for small vacant lots in NYC

The New York City Department of Housing Preservation and Development (HPD) and the American Institute of Architects New York (AIANY) announced on Tuesday the selection of five New York City-based firms as finalists in the Big Ideas for Small Lots NYC design competition for small-scale, urban infill housing. As 6sqft previously reported, the program was organized by HPD and AIANY as a way to address the challenges associated with the design and construction of affordable housing on 23 lots of underutilized city-owned land. First announced by the city last year, the program falls under Mayor Bill de Blasio’s Housing New York 2.0 plan. The winning proposals were selected by a panel of nine jurors and evaluated on their design, replicability, and construction feasibility. The finalists will advance to the final stage of the program.

Developed by RXR Realty, the 12-story building at 810 Fulton Street is expected to open in 2019. Marvel Architects reveal condo conversion of 200-year-old Nolita school

Marvel Architects has completed its school-to-condo conversion in Nolita, bringing seven condos and one private townhouse to the former site of the Old St. Patrick's School on Prince Street. The project restored the facade of the four-story building, which was built in 1826, as well as its dormer windows and arched doorways. Because the interiors of the building, dubbed the Residences at Prince, were not landmarked, the architects were able to add new modern elements like steel columns and white oak floors while retaining original brick walls and roof timbers.

Our 1,100sqft: A move to the Bay Ridge waterfront gave this couple serenity and space

Bay Ridge may not be on your list of top Brooklyn 'nabes, and that's exactly why it's such a peaceful enclave for those in the know. After living in a cramped West Village apartment, Daniel Saponaro and Kyle Hutchison set four must-haves in a new place to live--a bright and spacious home, green streets, proximity to transit, and great nearby restaurants. They found all of this and more in a beautiful pre-war apartment building on Bay Ridge's waterfront Shore Road. When they rented their 1,000-square-foot home in 2008, the couple always had a renovation in their back of their minds, and two years ago, when they were given the opportunity to purchase, these makeover dreams became a reality. Daniel, a fashion designer and women's clothing company owner, knew that it would take some work to sell his husband, a VP at a higher education consulting firm, on some of his remodeling ideas, from knocking down walls to coming up with creative ways to display their contemporary art and pottery collections. Apply for 35 affordable apartments in Bed-Stuy, from $745/month

A six-story building in Bed-Stuy launched a lottery this week for 35 affordable apartments. Developed in collaboration between Comunilife and NYC Health + Hospitals, the Woodhull Residence at 179 Throop Avenue contains 89 studio apartments, designed as supportive and affordable housing. The apartments up for grabs through the lottery are set aside for individual New Yorkers earning 50 and 60 percent of the area median income, or between $27,463 and $43,860 annually, and include $746/month and $903/month studios.

Why Weehawken? Short commutes and NYC skyline views along the waterfront

Lin Manuel Miranda, the creator of the musical phenom Hamilton, tweeted in January that he changed three lyrics for the show’s London opening: John Adams, the Potomac River and Weehawken. According to Miranda, those words were too specific to America. According to Broadway Buzz, “Burr's proposal of a duel in ‘Your Obedient Servant’ now specifically points to New Jersey rather than the town of Weehawken. The Broadway lyric "Weehawken, dawn, guns drawn" has become ‘New Jersey, dawn, guns drawn.’” In July 1804, Alexander Hamilton was mortally wounded during a duel with Aaron Burr in Weehawken and died the following day in New York City. Tragically, Hamilton’s son was killed on the same spot three years earlier. One of the plaques in Alexander Hamilton Park describes many of the other unknown “duelists” who “all came to Weehawken to defend their honor according to the custom of the day. Located on the Hudson River, Weehawken does have a very “American” history but it should be highlighted, not diminished. Upper East Side townhouse asks $30M in U.S. dollars or $45M in Bitcoin

Last month, New York City had its first cryptocurrency real estate closing. The next week, an owner of the Plaza floated the idea of selling a "Plaza Token" to a group of foreign investors. Now, hedge fund founder and tech investor Claudio Guazzoni de Zanett, the owner of the landmarked townhouse at 10 East 76th Street, is asking one price in US dollars and a higher value in digital currencies due to their volatility. He is willing to accept bitcoin, Ethereum or Ripple. "I’m a true believer in these networks, but it’s very volatile," Zanett told the Wall Street Journal. "They could be down 60% in two weeks."

Emma Stone’s former Chelsea townhouse gets a price chop and new looks inside

Back in January 6sqft reported that the 25-by-85-foot landmarked Greek Revival townhouse at 436 West 20th Street--with 9,000 square feet of interior space and a fully-stacked celebrity pedigree--had been re-listed for $19.75 million. The home, whose residents have included Emma Stone and Andrew Garfield, Jason Statham and Rosie Huntington-Whiteley, Glenn Close, Courtney Love and Olivier Sarkozy, has been on the market since 2010. Returning this summer for $18.75 million, the Chelsea home's five-unit configuration might prove daunting to prospective buyers, though a thorough structural and aesthetic renovation in 2013 plus the promise of almost $600,000 a year in rent certainly sound like positive attributes.

New food hall may arrive at an empty railway station in the South Bronx

While many residential and commercial projects are underway in the South Bronx, the neighborhood continues to lack diverse food choices for its residents. Hoping to bring more variety to the Hunts Point community, Majora Carter--a revitalization adviser and developer who's also behind the nearby transformation of the former Spofford Juvenile Detention Center into a $300 million mixed-use affordable housing complex--is partnering with Slayton Ventures to create a hip new dining spot in an empty railway station. As reported by the Wall Street Journal, the $2 million project will restore the former Amtrak-owned building, which was designed by Cass Gilbert, beginning this summer and is expected to be completed in the fall.
