Snøhetta’s transformed public garden at 550 Madison Avenue receives final city approvals

The privately-owned public space (POPS) on the ground floor of Philip Johnson and John Burgee’s Postmodern skyscraper at 550 Madison Avenue declined over time due to multiple alterations and was often described as being “tall, skinny, and dark.” As part of Snøhetta’s transformation of the landmark, the garden is receiving a lot of attention. In December, developer Olayan Group revealed plans to increase the public space by 50 percent while creating “a welcoming sensory retreat in the heart of East Midtown.” After being approved by the Landmarks Preservation Commission last year, the open space has now received its final approval from the Department of City Planning.

Gwathmey-designed Police Building duplex in former gymnasium returns for $18.5M

240 Centre Street, formerly the New York City Police Headquarters, is somewhat known for its splashy pads with amazing details and high price tags–like this $40M penthouse in the building's clocktower dome–that are better at getting attention than finding buyers; this remarkable duplex in the Nolita landmark is no exception. Late New York Five architect Charles Gwathmey designed this reborn 6,600 square foot home that includes what was once the police gymnasium. $1.8M Forest Hills home has an English garden, attic studio, and a unique history

It’s also more modern than you might think. In 1909, noted architect and urban planner Grosvenor Atterbury, employed with the firm McKim, Mead and White, was, with partner Frederick Law Olmsted, Jr. (son of the famous landscape architect) commissioned to plan a new community in Forest Hills, Queens. The result was one of the first–and most successful–uses of the prefabricated housing process that we’ve seen to date. These rarely-on-the-market homes–like this semi-detached brick townhome at 20 Ingram Street–have withstood the test of time, possessing both a timeless quality and, in this case, a fascinating sense of an early modern era long past but still somehow present in these unique rooms.

West Chelsea mansion reboot with gym, pool, elevator, theatre and wine room ready for its $36.8M close-up

Back in September 6sqft brought you news of the “unbridled luxury” in the works for a townhouse at 357 West 17th Street that designer Karim Rashid sold to Wonder Works Construction Corp., developer of Williamsburg‘s pricey Oosten condominium complex, for $9.35 million in 2014. Rashid had lived in–and occasionally rented out–a candy-colored, neon-furnished loft in the building. Wonder Works subsequently hired Architect Andres Escobar to transform the 25-foot-wide building into an 11,000-square-foot modern single-family mansion with five bedrooms, 11 baths, a private internal garage, a 400 bottle glass-enclosed wine room, a fully-stocked gym and spa with a pool, a screening room, decks, terraces and patios with city views. Though the renderings looked sufficiently swank, the finished home, now on the market for $38.6 million, more than delivers on the promise of luxe. From the smallest details (Swarovski crystal drawer pulls, faux croc finishes on kitchen cabinets, marble everything and a bathroom faucet that's suspended from the ceiling) to the previously-mentioned lifestyle transformers, no expense was spared in the creation of this contemporary urban manse.
