Off the Beaten Path, This $1.8M Seaport Loft Keeps It Real

In a building previously known as the Post Toscana, 199 rental apartments have been upgraded and enlarged into 156  one- to three-bedroom residences fashioned by acclaimed interior designer Paris Forino. Now dubbed 389 E 89, the tower is the latest in a flurry of top-shelf rental buildings re-branded as affordable condos with high-end finishes.

Luciano Pavarotti’s $10.5M Pied-à-Terre and Next Door Unit Listed as $20M Combo

The 2,000-square-foot co-op at the Hampshire House at 150 Central Park South that was for three decades the favorite Manhattan pied-à-terre of the late operatic tenor Luciano Pavarotti, is for sale for $10.5M–or as part of a two-unit, $20.5 million option to create a 3,300 square-foot three-bedroom dream home with two balconies and iconic Central Park views. The neighboring two-bedroom apartment–listed in February for $10 million–is about half the size of Pavarotti's place, but has a 40-foot terrace with park views from every room. The Updated but Still-Funky UWS Penthouse Atop the 1920s Level Club Returns for $2.6M

The crimson Venetian plaster-dappled interior walls are gone, done in minimalist white emulsion; the tiger-skinned boho pasha’s palazzo decor has been swapped for restrained, contemporary pasha’s pre-war. The interior's more impetuous elements have likely been pared down so it doesn’t scare the hell out of anyone, but also to show off the home's enormous 25-foot arched windows, 360 degree views, and stylized 1920s architecture. The overall effect is loft-meets-Palm-Beach-mansion, and though it doesn't exactly say Upper West Side, it no longer says magic carpet warehouse—and it's certainly still unique. This $2.6 million piece of New York City history sits atop a building that’s even more unique. Known as the Level Club, the building at 253 West 73rd Street served as the 1920s private social club of the Levelers, a group of Freemasons. The landmarked exterior is definitely a conversation starter, with a Romanesque-style facade designed in the image of King Solomon’s temple bearing carved Masonic symbols: the all-seeing eye, the hourglass, the level, the hexagram and the beehive.

Herzog & de Meuron’s 215 Chrystie Street Reaches Full Height; Only Three Units Remain

Last November, 6sqft reported that Ian Schrager and the Witkoff Group’s upcoming hotel/condominium building 215 Chrystie Street had just made its way past the midway point. Now, the “tough-luxe” Bowery development has reached its full apex, 314 feet to the mechanical bulkhead, dominating the low-slung skyline of the Lower East Side. The mixed-use development will have a 356-room PUBLIC Hotel from Ian Schrager along its lower levels, topped by 11 limited condominium residences. Pritzker Prize-winning firm Herzog & de Meuron, with Beyer Blinder Belle as architects of record, designed the arthropod-esque, concrete-framed building.

$8M Tribeca Penthouse Is a Downtown Dream With a Dramatic Staircase and Heavenly Sunsets

If the address at 16 Debrosses Street sounds familiar, perhaps it's because the same Tribeca loft building was home to a young Lena Dunham, whose artist parents owned–and sold for $6.25 million in 2014–a duplex loft on the fourth floor. Dunham's first film, "Tiny Furniture," was filmed in the space. While that lovely and artsy loft may have been one kind of downtown dream, this tricked-out triplex penthouse, on the market for $7.995 million, is definitely another. Demolition Begins for 50-Story Midtown East Skyscraper, New Rendering Released

Just northeast of Grand Central Terminal at 141 East 47th Street, Brooklyn-based New Empire Real Estate (NERE) is moving ahead with plans to build a svelte 49-story condominium tower. New building permits were filed yesterday, an updated rendering has been released, and removal of the site's low-slung structures has commenced. NERE's skyscraper will rise mid-block along the northern blockfront of 47th Street between Lexington and Third Avenues. Up until the still-under-construction hotel rising at 147 East 47th Street, the block was one of the few remaining in Midtown East that had been spared the imposition of a post-war high-rises.

SHoP’s Dancing East River Towers Top Out With Plenty of Flood-Proofing Below

Three-and-a half years after Superstorm Sandy, New York developers are taking to the sea at a faster pace than ever. The most dramatic changes are in store for the East River shoreline, where more that two dozen developments are in construction or planned on both the Brooklyn and Manhattan sides. Ranging from the two million-square-foot Cornell Tech campus to the second largest condominium tower in the city going up at One Manhattan Square, the developments will usher in thousands of new residents and a sprinkling of workers to the flood-prone areas. As of late, the tidal strait's most striking addition has been a pair of asymmetrical, copper-clad towers at 626 First Avenue in Murray Hill. Last week, the team led by Michael Stern's JDS Development topped off construction on the 470-foot-tall southeastern tower. The taller 49-story, 540-foot northwestern tower finished its vertical rise some time earlier this month.

Curvaceous ‘Morph Tower’ Begins Its Rise at 15 Hudson Yards, Abutting the Culture Shed

The foundation mat has been poured, and Hudson Yards' first residential building, Tower D at 15 Hudson Yards, is beginning its climb into the burgeoning far west side skyline. Situated alongside the High Line, at the northeast corner of West 30th Street and Eleventh Avenue, 15 Hudson Yards will house nearly 400 apartments and soar more than 900 feet high upon completion. Discounting the enormous spire on the New York Times Building, the tower will be for a short while the tallest building in Manhattan west of Eighth Avenue. It will also abut the Culture Shed, likely to be the city's next great cultural venue. The skyscraper will be the first of two residential towers that Related Companies and the Oxford Properties have planned for eastern rail yards. The second will be the 1,000-foot-tall 35 Hudson Yards, and they will join the 900-foot Coach Tower at 10 Hudson Yards and the 1,296-foot 30 Hudson Yards.

Checking in on Downtown’s Next Supertall, 125 Greenwich Street by Rafael Viñoly Architects

It's been some time since 6sqft checked on 125 Greenwich Street, a slender tower that will soar more than 1,000 feet high and offer a limited collection of condominium residences with unparalleled views of the lower Manhattan skyline and beyond. Developed by a joint venture comprised of Michael Shvo, Bizzi + Partners Development, and Howard Lorber's Vector Group, the 9,000-square-foot corner site will yield 275 compact residences spread over 306,000 square feet of space, along with a retail- and amenity-filled podium. Plans submitted to the Department of Buildings in October show that most of the building's floor plates will house six apartments each.

Former Headquarters of the Christian Brothers Is Now a $15M Hell’s Kitchen Mansion

Spanning 7,000 square feet, with a two-story master bedroom that cantilevers out eight feet over the back garden, a back wall of glass and smart-everything, this single-family modern masterpiece may be mere blocks from the trophy towers of Billionaire's Row, but it outshines any of those eight-figure abodes by a midtown mile. Built in 1910, this six-story, 7,000 square-foot building at 416 West 51st Street was the headquarters of the Christian Brothers, whose main role was to keep neighborhood youth out of trouble, from 1953 until 2011. In the middle days of the 20th century through its end decade, there was trouble aplenty in the rough district known for tenements and street gangs. The neighborhood has come an almost unfathomly long way in recent years, and "the manse," as the listing calls it, is as good a parallel as we've seen. What's now being offered for $15 million is the result of the current owners' four year effort, in collaboration with Suk Design Group, to create a single family home fit more for a heavenly host than the Hell's Kitchen of history. Every inch of the building is wired for comfort and control, and there's a fully-stocked arcade and a "glass-wrapped floating staircase winding around the elevator like a helix," four enormous bedroom suites and that dramatic duplexed master suite.

Inviting One Bedroom Hits the Market for $625K at Popular Park Slope Co-op

Man, there's been a lot of action recently at the Park Slope co-op building 404 3rd Street. Last summer, a Parisian-looking one bedroom went on the market for $575,000, selling in December for $660,000, nearly 15 percent above ask. Then in February, an architect listed the two-bedroom apartment she designed herself for $800,000. (It's still on the market for slightly less, $799,000.) This one bedroom is asking $625,000, which will be a potentially nice profit for the owner, who bought it only two years ago for $515,000. It's got some lovely details like moldings, inlaid floors, a painted brick wall, and a retro kitchen with open shelving and a funky built-in table attached to a mirrored column.

Beyond Bars: Designers Reimagine Rikers Island As a Destination

The 413-acre plot of city-owned land, most of it landfill, that makes up Rikers Island is known more for its impenetrable prison than its waterfront property and breathtaking city views. Recently City Council Speaker Melissa Mark-Viverito called for the closing of the jail complex, reports Crains, calling it an "ineffective, inefficient,” symbol of outdated policies and approach to criminal justice. An independent commission headed by Jonathan Lippman, the state's former top judge, is creating a blueprint for accomplishing the prison’s closing. There is significant opposition to the idea, though others, from Gov. Andrew Cuomo to the New York Times editorial board are behind it.

Housing Lottery Kicks Off for $801/Month Middle-Income Apartments in the Brooklyn Cultural District

It's been quite a week to up your chances of snagging an affordable apartment in the city, with housing lottery applications being accepted for 175 West 60th Street, PS 186, EŌS, and 149 Kent Avenue. Now in booming Downtown Brooklyn, near BAM in the Brooklyn Cultural District, the Ashland at 250 Ashland Place has kicked off its lottery process, offering 282 below market-rate apartments, according to the NYC HDC. Unlike many of the recent launches, aimed towards low-income households, the Ashland is geared towards middle-income applicants earning between $28,835 for single individuals up to $200,400 for a family of six. Those who fall within the income guidelines have the opportunity to pay rents ranging from $801 for studios to $3,649 for three-bedroom units.

Permits Filed for 964-Foot Tower in Long Island City, Will Be Queens’ Tallest

Back in August, 6sqft revealed renderings of the upcoming Long Island City skyscraper dubbed Queens Plaza Park, which is slated to rise 915 feet. At the time, this made it the tallest building planned outside of Manhattan, but a lot can change in six months. First off, Brooklyn will take the outer borough title, as a 1,066-foot tower is planned for 340 Flatbush Avenue Extension in Downtown Brooklyn. And now, Queens Plaza Park will also lose its Queens-based superlative, as The Real Deal reports that there's a new tallest building in town. Flushing-based developer Chris Jiashu Xu of United Construction & Development Group filed plans for a 79-story residential tower in Long Island City that will rise a whopping 964 feet. It's located just north of One Court Square (the borough’s current title-holder at 658 feet) at 23-15 44th Drive and is titled Court Square City View Tower. The building is designed by Goldstein, Hill & West Architects (the same firm responsible for former tallest frontrunner 42-12 28th Street) and appears to be a fairly standard glassy volume. Its 759,000 square feet of residential space will yield 774 apartments, and there will also be 200,000 square feet of retail on the ground floor.

From a Former Babka Bakery Comes This Duplex Condo With the Original Timber Beams Intact

Like many loft buildings in Williamsburg, this one's got a very interesting history behind it. 234 North 9th Street, which dates back to 1915, was once owned by Sophia Zablowski, a baker. She used the site as an industrial warehouse bakery to make her popular Polish babka cake. The building was converted to 11 apartments in 2007–it's now known as the Sophia Lofts–and this one is on the market for $1.43 million. (To give you an idea of how pricy the neighborhood has become, this last sold in 2008 for $681,209.) The apartment still has many of the old warehouse details intact.

Pace Gallery Files for New West Chelsea Building Designed by Bonetti/Kozerski Studio

Last week, Weinberg Properties filed building permits to construct an eight-story gallery and office building for Pace Gallery at 534-540 West 25th Street. Sited squarely in the Chelsea arts district between the High Line and Eleventh Avenue, the 50,000-square-foot structure will replace an existing one-story building that has served as Pace's flagship location. The renowned international contemporary art gallery has three other locations in the city, as well as outposts in Menlo Park, London, Beijing, and Hong Kong. According to a press release (PDF) from last spring, "Bonetti/Kozerski Studio, in coordination with Pace’s President Marc Glimcher, have conceived an exciting design concept that re-imagines the conventional functionality of a contemporary art gallery."

Watch the Seasons Change in Three Directions From This Unusual Prospect Heights Co-op

Units Come Online for 180 East 88th Street, Tallest Building Between 72nd Street and Albany

In spite of a bristling array of glass spires erupting into our man-made mountain range and a global high-rise boom remodeling world cities into alien, cutting-edge anonymity, Manhattan stubbornly manages to appear tellurian. But Joseph McMillan's integrated real estate investment and design company DDG has emerged as one firm genuinely committed to nurturing and progressing our architectural zoo of a city. Their past projects–345 Meatpacking, 41 Bond Street, XOCO 325, and 12 Warren– transcend common architectural styles, clad in a unique palette of materials and composed of an uncanny mashup of parts informed by context, nature, and technology. DDG's latest exotic specimen comes to the architecturally conservative Upper East Side 'hood of Yorkville, at 180 East 88th Street (1558-1556 Third Avenue). The 32-story, 521-foot development will not only be the team's first uptown building, but also their first high-rise. DDG purchased the three-lot parcel from Muss Development for $70 million in 2013, and groundwork earnestly began last spring.

Gramercy Park’s Luminaria Condo Conversion Lights Up in Preparation for Sales Launch

In anticipation of its official sales launch later this winter, Ben Shaoul's Magnum Real Estate Group has illuminated Luminaire, a 103-unit condominium-conversion at 385 First Avenue in downtown's Gramercy Park neighborhood. According to the marketing team, the cool-blue lighting scheme, specified by Magnum, is inspired by the building's floor-to-ceiling windows and sun-bathed units.

REVEALED: 45 Broad Street, Slated to Be Among the Highest Condo Buildings Downtown

Last October, it was announced that the long-vacant lot in the heart of the Financial District at 45 Broad Street would be redeveloped into a 65-story residential skyscraper by way of a partnership between Pizzarotti IBC and Madison Equities. Now, via Pizzarotti's project page, we have our first look at the design of the 300,000-square-foot CetraRuddy-designed tower that the development group affirms "will be the highest condo in Downtown Manhattan." The team will have to move quickly, though; at least two condo towers are proposed to be taller including Shvo's supertall at 125 Greenwich Street.
