Last November, 6sqft reported that Ian Schrager and the Witkoff Group’s upcoming hotel/condominium building 215 Chrystie Street had just made its way past the midway point. Now, the “tough-luxe” Bowery development has reached its full apex, 314 feet to the mechanical bulkhead, dominating the low-slung skyline of the Lower East Side.
The mixed-use development will have a 356-room PUBLIC Hotel from Ian Schrager along its lower levels, topped by 11 limited condominium residences. Pritzker Prize-winning firm Herzog & de Meuron, with Beyer Blinder Belle as architects of record, designed the arthropod-esque, concrete-framed building.

The Related Companies has launched the teaser website for its upcoming Tribeca condominium 70 Vestry Street. Related CEO Jeff Blau signed the purchase contract in December 2013 and closed on the six-parcel lot from Ponte Equities for $115.3 million in early 2014. Site excavation is already well underway, and new renderings of the Robert A.M. Stern-designed building have now surfaced. The project will pay homage to the neighborhood’s distinctive warehouse architecture, and in true Stern fashion, will be clad in sumptuous French limestone.

Here’s another look at Brooklyn’s Hello Townhouses rising at 22-36 Underhill Avenue between Dean and Pacific Streets in Prospect Heights. Developed by Eli Karp’s Hello Living, the townhouses will be in line with much of the company’s brand of modern, clean and minimalist buildings, with muted exteriors of brown and gray, pattered by an alternating arrangement of large windows.
The full-service real estate development firm was founded by Karp in 2005 and purchased the 8,000-square-foot parcel that previously held a one-story warehouse for $2.1 million in 2013. Now with foundation work wrapping up, parts of the development are emerging above street level. Ultimately, the buildings will climb 32 feet and the entire project will encompass 15,516 square feet of zoning floor area. Zambrano Architectural Design is serving as the architect of the record, while Brooklyn-based Loadingdock5 are the designers.

Related Companies‘ new mixed-use rental tower at the front door of Hudson Yards is forging ahead. Located at 530 West 30th Street, just south of the towering Coach Tower (10 Hudson Yards) and west of the recently finished Abington House (also developed by Related), the 28-story building will bring 174 new rental homes to the rapidly evolving neighborhood. 530 West 30th shares its lot with 529 West 29th Street, an all-affordable, 126-unit building Related opened last year with apartments set aside for artists, seniors, and local residents of Community District 4.

Charles Blaichman’s CB Developers have begun construction on a 20-story mixed-use building directly adjacent to their nearly finished rental tower the Frontier. Located at 210 East 39th Street, the building is designed by Rawlings Architects in conjunction with the grey metal and glass Frontier next door. The project is replacing a small townhouse owned by the Kingdom of Lesotho; the small African country contributed its property as a joint venture with the developers, and they will receive a commercial unit within the building’s lower three floors to use as a mission.
