10 of NYC’s most impressive Terra-cotta buildings

Terra-cotta, Latin for "fired earth," is an ancient building material, made of baked clay, first used throughout early civilizations in Greece, Egypt, China the Indus Valley. In more modern times, architects realized that "fired earth" actually acts as a fire-deterrent. In the age of the skyscraper, terra-cotta became a sought-after fire-proof skin for the steel skeletons of New York’s tallest buildings. In the early part of the 20th century, the City’s most iconic structures were decked out in terracotta. You’ll find terra-cotta on famous facades from the Flatiron to the Plaza, but the material often flies under the radar of pedestrians and architecture buffs alike because it can mimic other materials, like cast-iron or carved wood. Now, this long-underappreciated material is getting its due. On October 24th, the Historic Districts Council will present its annual Landmarks Lion Award to the terra-cotta firms Boston Valley Terra Cotta and Gladding, McBean, which work to keep terra-cotta alive worldwide, and to the preservation organization Friends of Terra Cotta, which has worked to preserve New York’s architectural terra-cotta since 1981. The ceremony will take place at Grand Central’s Oyster Bar, under the magnificent Guastavino terra-cotta ceiling recently restored by Boston Valley Terra Cotta. As it creates new fashion hub in Midtown, the city still pegs Sunset Park as next garment district

The city is looking to partner with a nonprofit to buy a building in the Garment District that would become a new hub for fashion businesses. The New York City Economic Development Corporation on Thursday released a request for expressions of interest (RFEI) seeking realtors who want to work with the city to acquire a Midtown property, the Commercial Observer first reported. While the city is looking to preserve Midtown's Garment District, primed for a rezoning, at the same time, it is still luring apparel makers and other manufacturers to Sunset Park in Brooklyn.

Victoria’s Secret model Lindsay Ellingson struts into a $1.4M Williamsburg pad

Victoria’s Secret Angel Lindsay Ellingson hasn't had your average runway trajectory, starting out as a biology major before being discovered on the street and then taken under the wing of John Galliano in Paris. And instead of settling in a swanky new Manhattan building, the 33-year-old and her husband, medical equipment salesman Sean Clayton, have long called Williamsburg home. They've now landed a new pad in the Austin Nichols House, a former bourbon distillery on the waterfront converted to condos by architect Morris Adjmi. According to the Post, the couple paid $1.4 million for the two-bedroom unit, down from its $1,575,000 asking price.

MTA will run a temporary ferry service during L train shutdown

Express buses, shuttle service, electric scooters, Citi Bike--now New Yorkers can add the ferry to their list of alternate transportation modes during the impending L train shutdown. The MTA announced that when the 15-month hiatus hits in April, they'll launch a temporary ferry service that will run express from Williamsburg to Stuyvesant Cove near the East Village. According to the agency, "In response to feedback from customers and elected officials, the temporary service will now include 240-passenger vessels that will provide up to 61% more capacity than originally planned."

No subway, no worries: Developers offer incentives to lure tenants off train lines

Williamsburg, where the L train shutdown will soon take effect, via Wiki Commons In a city with fewer car owners than nearly any other location in North America, it should come as no surprise that subway access is a key factor for most New Yorkers when they go on the housing market. In fact, many New Yorkers won’t even consider renting or buying if the address is more than a 10-minute walk from the nearest subway. This explains why some neighborhoods, including Greenpoint, which has a subway but not one that leads to Manhattan, and Alphabet City, which doesn’t have a subway at all, have long reported lower real estate values and rental prices that their nearest neighbors. However, there are growing signs that subway access may no longer matter as much as it once did. While subway access remains important, it is increasingly no longer a deal breaker for developers or prospective tenants. In today’s real estate market, a growing number of developers are pouring money into developments located off the subway line, and many tenants don’t seem to mind. This may also explain why not all developers with projects located along the L line are worried about the pending shutdown, which is now slated to begin in April 2019.

Battery Park City and Upper West Side communities transition from middle-aged to millennial

Despite recently ranking as the most expensive zip code for renters in the United States, Battery Park City experienced the greatest influx of millennial residents in New York City over a period of five years. The Lower Manhattan neighborhood, with the zip code 10282, saw a population increase of over 54 percent, according to report released this month by RentCafe. Out of the top 20 zip codes with the highest increase in millennials, Battery Park City, with 2,300 Generation Y residents, ranks third in the country, falling slightly behind two downtown Los Angeles neighborhoods (h/t amNY).

Where I Work: Gregory Wessner organizes NYC’s biggest ’Open House’

Electric scooters and more 6 and 7 trains could lessen blow of L train shutdown

Electric scooters are currently illegal in New York City. But with the L train shutdown quickly approaching, Brooklyn officials are pushing to legalize them as a transit alternative to the subway. Council Members Antonio Reynoso and Ydanis Rodriguez announced on Monday plans to introduce legislation that would make e-scooters legal, amNY reported. "The L train shutdown is real. It is going to happen. It is going to be disruptive," Reynoso said. "When that shuts down, they’re all going to need alternate transportation."

How the East Village grew to have the most community gardens in the country

Awash in gray pavement and grayer steel, New York can be a metropolis of muted hues, but with 39 community gardens blooming between 14th Street and East Houston Street, the East Village is the Emerald City. The neighborhood boasts the highest concentration of community gardens in the country thanks to a proud history of grassroots activism that has helped transform once-abandoned lots into community oases. By the mid-1970s, as the city fought against a ferocious fiscal crisis, nearly 10,000 acres of land stood vacant throughout the five boroughs. In 1973, Lower East resident Liz Christie, who lived on Mott Street, refused to let the neglected lots in her neighborhood lie fallow. She established the urban garden group Green Guerillas, a rogue band of planters who lobbed “seed bombs” filled with fertilizer, seeds, and water into vacant, inaccessible lots, hoping they would flourish and fill the blighted spaces with greenery.

OHNY is happening on Friday, October 12, Saturday, October 13 and Sunday, October 14. Where I Work: The trio behind Van Leeuwen ice cream show off their pastel-painted UWS shop

Ten years ago, with $60,000 on hand and no factory, Laura O’Neill and Pete and Ben Van Leeuwen decided to operate an ice cream truck in New York City. Instead of using gum stabilizers and fillers, they wanted to make their ice cream with all-natural, pure ingredients. The trio, none of whom have a culinary background, started testing ice cream recipes in the kitchen of their shared Brooklyn apartment. Today, Van Leeuwen has grown into a multimillion-dollar, multi-city dessert empire with numerous trucks and brick-and-mortar stores throughout NYC and Los Angeles. Van Leeuwen remains known for its rich and delicious vegan flavors, which hit their menu about five years ago. With a formula of raw cashews, extra virgin coconut oil, pure cocoa butter, coconut cream, and organic cane sugar, the ice cream is beloved by vegans and non-vegans. "It's not just good vegan ice cream--it's incredible ice cream that happens to be vegan," Laura told us. Pete, Ben, and Laura recently gave us a tour of one of their new NYC stores, a small pastel-painted shop on the Upper West Side. With most approved residential units in NYC, the Bronx building boom continues

Out of the 20 New York City neighborhoods with the most residential units approved within the past year, seven of them are in the Bronx, more than any other borough. According to a new report from Localize.city, a group that analyzes data related to housing, 13 percent of all approved apartments between 2010 and 2015 were in the Bronx. In the first half of 2018, the Bronx had 27 percent of the city's share of approved new units. While a majority of new buildings in the borough are affordable, increasing land prices could mean more market-rate projects are on the horizon, the New York Times reported.

Signal problems delayed the subway every weekday morning in August except one

Signal problems caused subway train delays during morning rush hour every weekday during the month of August except one day, according to a report released last week by the Riders Alliance. Between 6 am and 10 am each weekday morning, except on Thursday, Aug. 23, the Metropolitan Transportation Authority issued a delayed train alert. Every line except the L train experienced signal and/or mechanical problems during one or more of the 23 morning rush hours last month, WNYC reported.

Delayed train? MTA is on it (within the next 5 to 10 years)

In August, Twitter users shamed the Metropolitan Transportation Authority for vaguely announcing a tunnel closure on Twitter in the middle of Monday morning rush hour. And this month, the MTA is facing backlash after being too honest with its commuters. One straphanger tweeted at the agency, "The @MTA really needs to get its shit together. People got places to go." In response, whoever was running the agency's NYCT Subway Twitter promised they are working on "fixing things within the next 5-10 years with our Fast Forward Plan." That post did not bode well.

New Bronx affordable housing lottery tries to make ‘Mott Haven North’ a thing

We've seen it all over Manhattan and Brooklyn--brokers come up with bizarre acronyms and new directional cues to hip-ify (aka gentrify) a neighborhood. Most recently, they tried their hand at SoHa--South Harlem, which certainly didn't stick. And now the trend has spread to the Bronx, though this time it's the NYC Department of Housing Preservation and Development behind the new moniker. In their defense, "Mott Haven North," was probably chosen for the latest affordable housing lottery based on their 1994 Mott Haven North Urban Renewal plan, but with this South Bronx neighborhood rapidly gentrifying, it's a slippery slope. Regardless, there are eight $1,379/month one-bedrooms up for grabs at 764 East 152nd Street, which, according to maps, is in the Woodstock area.

NYC Council legislation and electric buses may aid L train shutdown agony

Several bills were passed in New York City Council on Wednesday to help address the inconvenience and traffic chaos expected during the planned 15-month L train tunnel closure for repairs due to damage from Hurricane Sandy, slated to begin in April 2019. The legislation calls for information centers in both Brooklyn and Manhattan, complaint investigation resources, and the fast-tracking of a new electric bus fleet, Curbed reports.

102-year-old Orwasher’s Bakery is preserving NYC nostalgia while adapting to the times

There's a good chance that if you've walked into one of Orwasher's Bakery's Manhattan storefronts over the past decade you've assumed the 102-year-old business is still family owned. But the original Orwasher family sold it in 2007 to Keith Cohen. The likely confusion comes from Cohen's dedication to maintaining the mom-and-pop feel of his Upper East and West Side locations, along with the vintage recipes for New York staples such as rye bread, challah, and sourdough. But he's also used his business smarts to make some well-received updates, including a major expansion of the wholesale business, a new line of wine breads in collaboration with Long Island-based vineyard Channing Daughters, a formula for the perfect baguette (he even traveled to Paris to learn the art!), and, perhaps most impressively, the addition of the elusive New York bagel. 6sqft recently visited Cohen at the two-year-old Upper West Side location to learn a bit more about his journey as master baker and proprietor of one of NYC's most beloved old-school businesses and get a behind-the-scenes look at where the magic happens.

In 1867, this lost Broadway bridge caused a feud between two hat shop owners

Lower Broadway is the city’s oldest thoroughfare and has always been one of the busiest. In fact, in 1867, the intersection of Broadway and Fulton Street was “continually thronged with vehicles of all kinds, rendering it almost impossible for pedestrians to pass.” Without the benefit of traffic lights, the crush of traffic was so snarled and thick that policemen had to untangle the flow during business hours so pedestrians could cross. Concerned that the sheer mortal hazard of simply crossing the street was losing him business, nearby hat shop owner Philip Genin convinced the City to build a bridge across Broadway that would ease foot traffic and just so happen to deliver pedestrians safely to his shop.

This $6.2M Tribeca loft perfects a clean, modern look with an indoor vertical garden

This two-floor loft condominium at 11 Vestry Street isn't your ordinary downtown loft space, though it has classic bones and a covetable Tribeca address. In addition to a picture-perfect warm-modern renovation, state-of-the-art appliances and huge windows, the loft's lower floor is a self-contained space with a second kitchen. INTERVIEW: Exhibition designer Jonathan Alger on how sports healed NYC and the nation after 9/11

Immediately after the terror attacks on September 11, 2001, sporting events across the country were suspended as the nation grieved, with stadiums used for prayer services and relief efforts instead of games. After a few weeks, commissioners and government officials decided to recommence games, with one of the first at Shea Stadium between the New York Mets and the Atlanta Braves. When former Mets catcher Mike Piazza hit a home run, tens of thousands in the crowd, and even more watching on television at home, truly cheered and celebrated for the first time since 9/11. From then on, sports became something that was okay to enjoy again. "Comeback Season: Sports After 9/11," a new year-long exhibit at the National September 11 Memorial & Museum, examines the role of sports in helping New York City and the entire nation heal after the attacks. Designed by C&G Partners, the show uses the emotion of the crowd to inspire and guide the narrative, with broadcasts and sports memorabilia from that time. The exhibition chronologically follows what happened in sports in the aftermath of 9/11 with nine sections that look at significant sports moments. 6sqft spoke with Jonathan Alger, the co-founder of C&G Partners, about the strategy behind "Comeback Season," the importance of the color green throughout the show and the capacity of sports to do actual good.

Is 421-a dead? Where to find NYC’s remaining tax abatement deals

In 1971, New York City launched a new program designed to encourage developers to build on vacant land. The program known as the 421-a tax abatement gave developers a ten-year exemption on paying taxes if they agreed to develop the underused land. At the time, the program made a lot of sense. In the 1970s, urban decay was rampant, even in many areas of Manhattan. But the program not only benefited developers. Owners who bought units in a 421-a tax abatement building also benefited since the bill effectively enabled developers to pass along their tax break to buyers who in turn could avoid paying taxes on their units for the first decade. While the original 421-a tax abatement is essentially dead, there are still a few 421-a deals left for buyers. This reflects the fact that several of the condo projects that secured a 421-a exemption before the program was phased out are only now coming to completion. To help buyers looking to take advantage of this final round of 421-a benefits, 6sqft has compiled a list of some of the best deals left on the market.
