Top 10 Transportation Proposals That Would Transform New York City

Commuting in and around NYC can at times be a daunting task, and with the all of the pending subway closures, things are about to get a bit more complicated. However, all hope is not lost, and a trouble-free ride to work right be in the near future. From a city-wide ferry system to cell-phone friendly subway cars, both Governor Cuomo and Mayor de Blasio have several new initiatives in play to improve the city's infrastructure. Staten Island’s Abandoned Farm Colony to Undergo $91M Development for Senior Housing

Over a year ago, 6sqft shared the news that Staten Island's abandoned farm colony was set to undergo a massive rehabilitation that included a large senior housing building and a massive public park. And just yesterday, the City Council approved the New York City Economic Development Corporation's plan to sell 45 of the site's 96 acres to Staten Island developer Raymond Masucci for $1, according to the Times. Mr. Masucci will pour $91 million into the project, dubbed Landmark Colony, rehabilitating five crumbling Dutch Revival-style structures, tearing down five more but saving their stones for reuse, preserving a 112-year-old dormitory "as a stabilized ruin," constructing 344 condominiums for the 55 and older crowd, and designing 17 acres of public outdoor space.

Live/Work Loft Serviced by the Original Freight Elevator Asks $1.575 Million in Clinton Hill

We'll just come out and say it: this Clinton Hill loft is really cool. The 2,074-square-foot space, lined with big windows that face both north and south, takes up the entire third floor of the live-work cooperative at 93 Lexington Avenue. You'll still find the original industrial details of the former warehouse building throughout the apartment, including an incredible copper-doored elevator. Another freight elevator, also an original detail of the building, opens directly into the apartment. It last sold in 2012 for $880,000 (slightly over the ask of $855,000) and now it's on the market for much more, $1.575 million.

Get More Bang for Your Buck With This $1.6M Kensington Townhouse

You might call Kensington an "under-the-radar" neighborhood of Brooklyn–it doesn't get a lot of press coverage, it isn't known for any of Brooklyn's famous brownstone architecture, and it only covers 107 square blocks a little further south in the borough. But it's still a lovely, family-friendly area with great townhouses and proximity to both Prospect Park and Green-Wood Cemetery. This three-story townhouse at 277 East 9th Street has been totally and completely renovated by a "boutique developer" who, according to the listing, "spared no expense." The ask of $1.575 million obviously isn't cheap, but you're definitely getting more bang for your buck in a borough where townhouses that need major upgrading still go for up to $2 million. Here, at least, there are no renovations needed.

Spotlight: Jason Arthur Sapan Makes Holograms at NYC’s Only Holography Gallery

In an old blacksmith's forge on East 26th Street, there is a subterranean laser laboratory. It's here that Jason Arthur Sapan, also known as Doctor Laser, makes holograms of everything imaginable at Holographic Studios. Jason describes his underground lab as being akin to Doctor Brown’s laboratory in Back to the Future (sans time travel, of course). A hologram, "is a three-dimensional image that is created using laser light," he explains. "We record the surface of an object the way that a piece of Play-Doh pressed up against an object takes an impression of its shape," creating something that's "lifelike and can appear to float in front or behind the film." Jason first became interested in holography in the late 1960s, and has been practicing the medium full time since founding Holographic Studios over forty years ago. He also teaches at NYU Tisch's ITP (Interactive Telecommunications Program), where he works with graduate students. He's created holograms of politicians ranging from President Bill Clinton to Mayor Ed Koch and celebrities such as Billy Idol and Andy Warhol. The studio possesses the world's oldest gallery of holography, which attracts out-of-town visitors, locals, and even youngsters through classes and an internship program. 6sqft recently spoke with Jason to find out about the inspiration for his career in holography and how much joy it brings him to share this medium with the world.

Extell Files Permits to Demolish Six Midtown Buildings for a New Mega Development

Yesterday, Gary Barnett's Extell (the developer behind the Nordstrom Tower, One57, and the controversial 250 South Street, to name just a few) filed a string of demolition permits with the city's Department of Buildings to raze six buildings along West 46th Street between Fifth and Sixth Avenues. The doomed four- and five-story structures are at 3 West 46th Street, 5 West 46th Street, 7 West 46th Street, 9 West 46th Street, 11 West 46th Street and 13 West 46th Street. And on Monday, The Real Deal reported that Barnett has secured ownership of two neighboring properties at 562 and 564 Fifth Avenue from Thor Equities and SL Green Realty. The prolific developer also owns 2 and 10 West 47th Street on the northern side of the block in the heart of the Diamond District. Back in 2014, sources said that Extell was planning for a new hotel tower at the site, but given the large amount of land the savvy developer has assembled (more than 30,000 square feet by our count) it will likely yield the largest tower built on Fifth Avenue in more than a generation.

Residential Projects Surface Along the Astoria Waterfront Ahead of New Ferry Service

The Astoria waterfront is poised to become the city's next high-density residential enclave, with more than 4,000 apartments planned within the Astoria Cove and Hallets Point developments alone. Just to the south, and more modest in scale, a six-story, 65-unit condominium building is preparing to rise from a block-through site at 30-05 Vernon Boulevard. City records indicate 3005 Vernon BLVD Joint Venture LLC purchased the lot for $3 million in 2014, and filed demolition permits in November to raze the existing one-story warehouse. Renderings provided by the building's architect, Young Kim of Tan Architect, show a white brick building with a glass curtain wall on its east- and river-facing elevations. As required by zoning, on-site parking is provided at ground level, and the garage roof will hold an expansive rooftop terrace. According to Young Kim, the development is moving forward and the team is in the process of filing building permits.

Asking $3.75M, Young Designer’s Tribeca Triplex Is a Perfect Girls’ Night In

This girly-modern Tribeca triplex belonging to young interior designer Sasha Bikoff was featured–along with its owner–in a buzzed-about 2014 NY Times story about how NYC's young contemporary millionaires live, illustrating a penchant for downtown glamour over uptown gilt. The then-26-year-old–who's designed her share of uptown interiors–is pictured in the stylish pad, which she purchased in 2011 for $2.3 million and bestowed with a total makeover. Developer Matthew Blesso Looks for a Profit on This Gorgeous Park Slope Townhouse

The historic Park Slope townhouse at 857 Carroll Street hasn't spent a long time off the market. In February of last year, the developer Matthew Blesso settled in after buying it for $4.05 million. Scofflaw Taxi Baron’s Big, Bold Tribeca Penthouse Back on the Market for $25M

The meter’s running again on the Tribeca penthouse belonging to Simon Garber, the yellow cab king (his company, SLS Jet Management, is one of the city's largest taxi medallion owners) who made news a few years ago for squeezing drivers with fake fees. In 2014 reports had the 6,300-square-foot duplex–plus 2,450 square feet of outdoor space–in the lavish 101 Warren Street condo ready to hit the market for $27 million. After only a few days the listing mysteriously disappeared, only to reappear as a rental, asking a traffic-stopping $100,000 a month. Last June, Compass re-introduced the listing for sale at $30 million, which soon slunk to $25 million, then disappeared again. Now it’s back on the market, this time at the slightly-trimmed but still hirsute $25 million.

Revealed: Brack Capital’s 90 Morton Street Condo Conversion to Have Terraced Penthouses

Here's our first look at Brack Capital's condominium conversion 90 Morton Street, also known as 627 Greenwich Street. The former printing building was built in 1911 and sits where the commercial lofts of Hudson Square (West Soho) scale downward into the West Village. Brack, headed by Isaac Hera, purchased the 120,000-square-foot corner building for $105 million in late 2014, and in September, the team submitted a $326 million offering plan to the office of the New York Attorney General. Building permits filed for the long-stalled conversion project last summer detail a 35-unit (29 condos) building that will remain 12 stories. It will only gain 1,649 square feet of construction floor area, and it appears its upper floors will be reconfigured into a succession of terraced penthouses. Though the architect of record is listed as Isaac & Stern Architects, the projecting volumes of the upper stories remind us of the work of Eran Chen's ODA Architects. ODA served as the design architects for Brack's 15 Union Square West and the James Hotel in SoHo.

Long Island City Rental Tower Will Offer Micro Units for ‘Gen Y Professionals’

Yesterday, 6sqft discussed how Long Island City's Purves Street is a hotbed of construction activity with no less than four residential towers underway along the 500-foot, one-block stretch. On a site situated between Thomson Avenue (where the pioneer condo Arris Lofts rises) and Court Square, Twining Properties has begun excavation work for a 27-story, 168-unit rental tower at 44-14 Purves Street. According to the developer's project page, the rental tower will be known as Watermark Court Square and is to offer "efficient apartment layouts designed for mobile professionals." The handsome albeit unremarkable design by Handel Architects is faced with grey brick and large windows. According to Department of Buildings filings, the ground-up, 302-foot-tall tower will rise along 44th Drive, while a two-story existing building will be rehabilitated along Purves.

Freestanding Colonial Home Surpasses $1 Million in Flushing

These days in New York, it's hard to get very far without running into impossibly high price tags, whether it be for a luxury condo or a Brooklyn brownstone. And in this case, you can go very far–all the way to Flushing, a Queens neighborhood that's close to Long Island–and you may still do a double-take at the pricing. The property in question is a freestanding Colonial home at 40-27 166th Street, just a few blocks from the Broadway Long Island Railroad stop. Flushing may be known as New York's second Chinatown, but this home is located in a much more suburban area, where the houses come with front lawns and garages. As for the price, it comes in at $1.15 million.

REVEALED: 45 Broad Street, Slated to Be Among the Highest Condo Buildings Downtown

Last October, it was announced that the long-vacant lot in the heart of the Financial District at 45 Broad Street would be redeveloped into a 65-story residential skyscraper by way of a partnership between Pizzarotti IBC and Madison Equities. Now, via Pizzarotti's project page, we have our first look at the design of the 300,000-square-foot CetraRuddy-designed tower that the development group affirms "will be the highest condo in Downtown Manhattan." The team will have to move quickly, though; at least two condo towers are proposed to be taller including Shvo's supertall at 125 Greenwich Street.

94 Years Ago Today, NYC Debuted the World’s First Three-Colored Traffic Lights

Did you know the three-colored traffic light, now a staple in most of the world, was invented right here in NYC? The year was 1922, and special deputy police commissioner Dr. John F. Harriss tested his system of lights to save time for "both the pedestrian and the motorist." Today, on the 94th anniversary of the lights' installation, the Times took a look back at a historic article the paper published at the time. It described how Harriss "began experimenting yesterday with powerful signal lights which will be installed from week to week until traffic in most of Manhattan will be simultaneously started and stopped by red, green and yellow lights all operated by a single switch in Times Square."

In the Historic ‘Fruit Streets’ of the Heights, a $4.5M Townhouse With a Private Garage

Tucked into one of the city’s more picturesque enclaves on Orange Street in Brooklyn Heights, this four-story, nearly-3,000-square-foot townhouse offers modern comforts with a nod to its historic surroundings.
