First Look at Six-Family Townhouses Set for North Williamsburg

At the northern edge of Williamsburg, near the Greenpoint border, work is beginning on a 12-unit project developed by Ami Barr's Djem Land LLC and designed by Queens-based InFocus Design and Planning. The building is situated at 171-173 Bayard Street, between Graham Avenue and McGuinness Boulevard, and replaces a one-story, nondescript light industrial building that the Long Island-based developers snapped up for $1.8 million in early 2014. Renderings posted on the architect's website show an orderly facade of red brick, large sash windows, and steel lintels. A somewhat strange marble cornice tops the first three levels and the fourth story is set back, simulating a modern rooftop addition atop a rehabilitated manufacturing building.

$1.6M Fort Greene Floor-Through Designed by The Brooklyn Home Company Is Quite Photogenic

Though they're charming and often in great neighborhoods, condos created from historic townhouses often disappoint. Railroad-style layouts get circumvented by oddly-configured hallways (left resembling a linear "ant farm" accessed by tunnels), kitchens are across the apartment from living rooms, bedrooms get subdivided into virtual closets, and so on. This lovely two-bedroom parlor-floor home at 122 Fort Greene Place in prime Fort Greene escapes most of those fates, and interiors by popular brownstone Brooklyn design firm The Brooklyn Home Company elevate it even further into the charm circle. The $1.6 million ask may seem high, but a sizable 1,384 square feet, tons of restored original details within a superb renovation, stellar location, and designer showcase status (it was featured in the coffee-table-favorite "Design Brooklyn," and a slew of interiors mags) rack up plenty of selling points.

Modernist Designer Russel Wright’s Hudson Valley Home Is a Rare Example of Organic Mid-Century Architecture

Dwell Magazine recently brought to our attention this magical modernist gem, located in the Putnam County town of Garrison, New York. Manitoga, the house, studio and 75-acre wooded garden of mid-century industrial designer Russel Wright (1904-1976), is one of the few 20th century modern homes open to the public in New York State. A firm believer in the idea that “good design is for everyone,” Russel Wright was a pioneer of the idea of modern living in America. Best known for his organic yet elegant American Modern dinnerware collection, his became a household name–one which could be found on the underside of each of the over 200 million pieces that were sold between 1939 and 1959. But the designer's lesser-known–yet no less remarkable–effort can be seen in the home and surrounding landscape–including a large abandoned granite quarry–which were acquired by Russel and Mary Wright in 1942. Now a National Historic Landmark, and virtually unchanged save ongoing improvements and renovations, the Manitoga/Russel Wright Design Center hosts tours, hikes, performances and an artists’ residency.

$2M Gefter-Press House Was Designed as an Homage to Philip Johnson’s Glass House

This must be the week of glass houses: Yesterday we took a look at Philip Johnson's Wiley House–built as a successor to his world-famous Glass House–which is on the market for $14 million; today we're checking out the $1,950,000 Gefter-Press House, inspired by Johnson's Glass House as well as Mies van der Rohe's Farnswoth House in Plano, IL. The U-shaped, single-story, all-glass-and-steel home was designed in 2007 by Columbia University professor and architect Michael Bell, "as an essay in transparency," according to the listing. He had previously displayed a model of the home at a 1999 MoMA exhibit titled "The Un-Private House." Philip Gefter, the former culture pictures editor at the New York Times, and his partner, filmmaker Richard Press, had seen the model, and called Bell when they were ready to build their own version of the modernist masterpiece on their 12-acre property in Ghent, NY.

Awesome Attics: Inside the ‘Other Penthouses’ of New York City

New York City is abuzz with penthouse talk, whether it's the $100M blockbuster sale at One57, the unbelievable $150M ask for the topper at the Sony Building, or if it's all the chatter around just how much more folks are willing to pay to have these two letters in their address: PH. While we love playing the game "If I had the money..." as much the next person, we thought before we start daydreaming too far out of our financial means—or cursing the system altogether—that we'd pay homage to the city's "other penthouses," the ones far closer in reach. Okay, so they're really just tiny attics or additions, but what each of these little spaces lacks in floor area, they certainly make up in character. Construction Update: ODA Architects’ 155W 18th Gets Its Skin

Flying under the radar, an 11-story, 30-unit condominium at 155 West 18th Street has topped off and is applying a dignified bluestone facade to its concrete structural frame. Developed by Eldad Blaustein's Izaki Group and designed by ODA Architects, 155W 18th joins a list of recent and upcoming downtown residential buildings sensitive to the rhythms and proportions of their neighbors, while still introducing fresh forms and rich materials to excite our senses and enhance our surroundings. With young design firms such as ODA, SHoP, and DDG leading the way, a cool and confident downtown vernacular has emerged, trading cookie-cutter layouts, flat glass skins, and pastiche styling for spacious light-filled floor plans and exteriors composed of sumptuous materials that provide a kind of weight and timelessness to the structures.

Two Puck Building Penthouses List for a Combined $57M

It was pretty big news back in June when Penthouse IV at the landmarked Puck Building sold for $28 million, netting real estate tycoon Jared Kushner a pretty penny. It was the second largest out of the six units in the penthouse-only building. As we reported then, there were four others that were yet to be listed, and they were expected to sell for between $21 and $60 million. Well, it looks like we weren't too far off the mark, as two additional penthouses at 295 Lafayette Street have now listed for a combined $57 million. PHII, is a three-bedroom, five-bathroom home, with 5,222 square feet of interior space and 800 square feet of outdoor space, listed for $35.1 million; and PHVI, the smallest of the "limited edition" penthouses at 4,895 square feet, is on the market for $22 million (it originally went up for sale in January for $21 million).

Shigeru Ban’s Metal Shutter Houses: A Humble Moniker for an Extraordinary Residence

Simplicity bordering on grandeur: that should be 2014 Pritzker Prize Laureate Shigeru Ban’s motto. Like his designs, the names of his residential projects are simple and clean, yet evoke a striking image before you ever lay eyes on the work. Curtain Wall House, Naked House, Cast Iron House, Furniture House, Crescent House, Picture Window House, Boomerang House - step inside any one of these exquisite residences and you might almost miss the complexity of Ban’s artistry; but make no mistake there is a quiet ingenuity to his vision. Metal Shutter Houses at 524 West 19th Street is no exception. Named for the motorized perforated shutters that cover the two major facades of the building and the retractable walls of glass, each apartment within it offers an almost seamless continuity between the interior and exterior space. Intrigued? So were we. Which is why we just had to take a peek inside this 2,700-square-foot duplex currently renting for $22,000 per month.

$35 Million Richard Meier Penthouse up for Resale for First Time Ever

The penthouse of Pritzker Prize-winning starchitect Richard Meier’s last residential masterpiece is on the market for the first time since it was built in 2005. You know what that means. It means we get to glimpse inside the stunning West Village pad so we can begin brainstorming fundraising ideas to get this hot $35 million trophy. As if it’s not impressive enough that this 165 Charles Street penthouse sits atop an iconic building that won the New York Chapter of the American Institute of Architects 2005 Housing Design Award, this condo was designed by the starchitect himself. Condos at the Shigeru Ban-Designed Cast Iron House Now Up for Sale!

Want to live in a Pritzker prize winning architect-designed condo? Five units in the Shigeru Ban-designed Cast Iron House were placed on the market today, including the East penthouse. Designs for the 67 Franklin Street structure were approved two years ago, accompanied by plenty of accolades from community members and architecture enthusiasts alike. And now that Ban has added '2014 Pritzker Prize Laureate' to his resume, we expect these beauties to fly off the shelves in the coming months (You have heard of the Pritzker Prize-effect, right?). As it stands, the 2,990-square-foot 3BR/3BA on the second floor has an asking price of $4.975 million, while the 3,809-square-foot 4BR with 1,531-square-foot terrace East penthouse, has been listed for a cool $13 million.

Williamsburg Wharf launches leasing for newest waterfront rental, from $3,980/month

Leasing has launched for 128 market-rate apartments at the newest luxury rental building to open at the Brooklyn waterfront's Williamsburg Wharf complex. On Tuesday, Naftali Group announced the start of leasing for Four Williamsburg Wharf, designed by Brandon Haw Architecture and Hill West Architects with interior design by Studio Munge, marking the completion of the development’s first phase. Pricing starts at $3,980/month for studios and $4,925/month for one-bedroom units.

NYC’s 10 best-selling residential buildings of 2025

CityRealty has released its annual report highlighting New York City's best-selling residential buildings of the year. In 2025, Manhattan recorded just over 11,000 signed residential contracts, with the overall average last asking price at $2.32 million and the average price per square foot across all property types at $1,636. Many of the top-selling buildings have been on the market for several years and are nearing sellout. Across New York City, some of the fastest-selling developments include One Domino Square, 255 East 77th Street, and 140 Jane Street, among others, which together accounted for nearly 100 signed contracts in 2025.

Famous skinny house in the Village is back on the market for $4.2M

At just nine-and-a-half feet wide, New York City’s narrowest townhouse at 75½ Bedford Street is once again for sale, asking $4,195,000. The historic 1873 townhouse is known as much for its famous past residents as for its narrow size. Known as Millay House, it has been home to poet Edna St. Vincent Millay, anthropologist Margaret Mead, and cartoonist William Steig, as well as screen luminaries Cary Grant and John Barrymore. A Park Slope townhouse has sold for $13.9 million, marking the neighborhood’s priciest sale ever. Flatiron Building will be illuminated at night for the first time as part of condo conversion

After over 120 years as a commercial building, the Flatiron Building will shine brightly as a new condo development. Literally. The distinct triangular building at 175 Fifth Avenue will be illuminated for the first time in its history when it reopens as luxury apartments. As first reported by the New York Post, the LED lighting scheme, designed by L’Observatoire International and approved by the city's Landmarks Preservation Commission, will be most prominent on the top five floors beneath the building’s signature cornice, then cascade downward to emphasize its architectural details, which have been restored as part of a multi-year renovation.

The rise of the next Williamsburg: How Gowanus went from eyesore to eye-popping prices

It’s been 20 years since The New York Times reported that city officials voted "to let developers turn the decaying north Brooklyn waterfront, with its relics of Brooklyn's industrial past, into a neighborhood of residential towers with a parklike esplanade along the East River." In the two decades since, this version of Williamsburg was replaced by the first generation of "hipsters," glassy condo towers with Manhattan views, and throngs of Manhattanites crowding the L train to hit up Union Pool and Maison Premiere. Now, a new rezoning is putting another Brooklyn neighborhood on the same path. This time, the waterfront is the once-toxic Superfund-designated Gowanus Canal.

Waldorf Astoria New York reopens for the first time since 2017

New York City's legendary Waldorf Astoria has finally reopened after a major restoration project that transformed the 1,400-room hotel into 375 luxury condos and 375 hotel rooms. The landmarked Art Deco icon closed in 2017 and was originally scheduled for completion in 2021. Led by the architectural firm Skidmore, Owings & Merrill (SOM), the restoration refreshed many of the hotel’s most iconic fixtures while introducing new elements that reflect the original vision of architects Schultze & Weaver, as the New York Times reported.

East Village parking garage to become luxury, red-brick condo with 18 loft-style apartments

An East Village parking garage plagued by structural issues is getting new life as an attractive red-brick condo with 18 loft-like residences. Designed and developed by Arcus, the project at 220 East 9th Street converts the shuttered 175-space garage into a six-story boutique building with one- to four-bedroom apartments, each with a distinct floor plan. Currently under construction, the condo will feature a hand-laid red brick facade punctuated by oversized arched and factory-style windows, and includes private on-site parking, a rarity in downtown Manhattan.
