First and tallest tower in Manhattan West complex is now open

The doors of One Manhattan West have officially opened. The Skidmore, Owings & Merrill-designed tower spans across 67 stories and 2.1 million square feet of office space, and at 995 feet, it’s the tallest building in the development.  Located at the corner of Ninth Avenue and 33rd Street, the tower is the first building within Brookfield Properties’ eight-acre Manhattan West complex to open. It’s already 90 percent leased, with tenants including Accenture, the National Hockey League, Skadden Arps, and Slate.

Ahead of proposed rezoning, Gowanus gains five individual landmarks

The city's Landmarks Preservation Commission on Tuesday designated five properties in Gowanus as individual landmarks ahead of the neighborhood's impending rezoning. The buildings are architecturally significant examples of Brooklyn's industrial past with relationships to the Canal, according to the commission. "These buildings stand out in the neighborhood as tangible reminders of the rich history of the neighborhood and the Gowanus Canal," LPC Chair Sarah Carroll said. "They are all inherently connected to the manufacturing industries and institutions that developed around the canal in the late-19th and early-20th century."

Gowanus’ historic Coignet Stone Building is for sale asking $6.5M

If there's one building that has come to represent the preservation movement in Gowanus, it very well might be the Coignet Stone Building. Built in 1873 as a showroom and physical advertisement for Francois Coignet's concrete construction company, it was the first documented concrete building in the city. Whole Foods purchased the property in 2005 and built its new supermarket next door, and the following year, the Coignet Buiding was landmarked. After years of neglect, Whole Foods completed a $1.3 million restoration in 2016, listing the property shortly thereafter for $6 million. It's now back for a hair more, and though a gut interior renovation is definitely required, it's being sold as a residential townhouse that has incredible potential.

A first look at Walker House, Newark’s historic Bell Telephone Building conversion

The first images of the finished Walker House in Downtown Newark have been released, giving us a peek inside the restored Art Deco masterpiece at 540 Broad Street. Designed by renowned architect Ralph Walker in 1929 as the corporate headquarters for the Bell Telephone Company and entered into the National Historic Register in 2005, the 21-story building has been redeveloped into a mixed-use building comprised of 264 apartments (a mix of market-rate and affordable units), amenities, offices, and retail space, including a brewery, a coffee shop, and Newark's first climbing wall.

Chelsea’s first passive house building launches affordable lottery with units from $1,169/month

As Cityrealty reported, construction topped out at Flow Chelsea at 211 West 29th Street last fall; the 24-story building's distinguished stone facade and framed windows are all the way up, and as work winds down, an affordable lottery has been announced for 17 of the building's 55 units. Individuals and households earning 70 to 130 percent of the area median income are eligible to apply for studio through three-bedroom apartments with rents that range from $1,169/month for studios to $3,051/month for a two-bedroom. As Chelsea's median rent ranges from $3,112/month for studios to $7,295/month for two-bedrooms (figures per CityRealty listings), this is quite a deal.

A weed dispensary is opening in Williamsburg

Williamsburg is getting its first weed dispensary. According to the Commercial Observer, Remedy will open its first New York City location at the ground floor of the Pod Hotel on North 4th Street. Valley Agriceuticals, which manages the dispensary, is one of 10 companies licensed by the state to grow and sell marijuana.

A new food pop-up at Chelsea Market will provide temporary rent-free space for culinary entrepreneurs

The East Harlem-based culinary nonprofit Hot Bread Kitchen has opened a new pop-up space in Chelsea Market that will host a rotating cast of alums from its incubator program, which provides training and low-cost kitchen rental facilities to culinary entrepreneurs. Up first is Gorsha, a fast-casual Ethiopian restaurant from Hiyaw Gebreyohannes, which will take residence in the space through October 31st. As the WSJ first reported, this reflects a new trend among food halls who are offering rent-free spaces to food startups in exchange for fresh flavors and ideas.

Amazon is shopping for office space in Manhattan’s new west side towers

Retail disruptor Amazon has reportedly been looking at over 100,000 square feet of office space in the new One Manhattan West tower and supertall-to-be Two Manhattan West. According to the New York Post, the company is looking for “at least 100,000 square feet or much more” in the glassy skyscrapers that are part of a rapidly rising West Side development hot spot. When the Post asked Mayor de Blasio about the news, he told the paper that if Amazon moves forward with the plans, "they’re going to have to do it on their own."

Amazon is building a $5.6M factory in Queens, no high-paying tech jobs expected

Last week brought news that a $5.6 million Amazon conversion project is coming to the former Bulova facility at 26-15 Boody Street in Woodside, Queens that will turn the warehouse into a delivery center for the retail giant. Though the new project is expected to create 2,000 new jobs, an Amazon spokesperson told 6sqft they're likely to be $18-$25 per hour jobs rather than the 25,000 $150K professional salaries the no-go Amazon HQ had promised.

My 800sqft: Art curator Blair Russell brings Miami to Midtown with graffiti art and fluorescent finds

And for the other two weeks, Miami comes with him to his New York City apartment. The curator-creative has decked out his Midtown abode, located in a 1910 building formerly home to an upscale children's apparel store, with fluorescent colors, graffiti art, and international finds, all while mixing in a mid-century modern flair. Blair first bought his home on 35th and 5th one month after September 11, at a time when living next to the Empire State Building wasn’t exactly a selling point. “It used to be called the dirty 30’s when I moved here in 2002,” Blair told us. A self-described third-generation artist, Blair made a career in Florida by helping developers outfit South Beach properties with art. Later, with housing experience under his belt, he began converting abandoned buildings into affordable housing for local artists. Now with real estate further in his rearview mirror, Blair is focusing on traveling and curating art for clients. “Everything I’ve done, I do it for one to 10 percent of the population. If more than 10 percent like it, it’s probably not going to happen with me," he said. Wegmans is officially coming to Brooklyn this fall, more than four years after the beloved grocery store announced plans to open its first ever New York City location. Dean & Deluca debuts a new fast food concept in the Meatpacking District

Dean & DeLuca has unveiled a new concept—separate from the renowned gourmet market—which seeks to slow down fast food consumption and highlight the artistry that goes into preparing food. STAGE, which opened yesterday at 29 Ninth Avenue in the Meatpacking District, was designed by the German architecture firm Büro Ole Scheeren. It transforms the typical buffet counter into a theatrical space that allows customers to interact with staff and watch their food being prepared.

Legendary French bistro Pastis will reopen in the West Village in May

Keith McNally’s Pastis was an iconic fixture of the New York dining scene since it opened in 1999, known for serving steak frites to an A-list celebrity crowd including regulars Anna Wintour, Martha Stewart, and Sarah Jessica Parker (it also made regular appearances on "Sex and the City"). Replicating the vibe of an early 20-century French brasserie in the middle of the industrial Meatpacking District, the influential spot was credited with transforming the neighborhood into one of the city’s top dining destinations. Since it shuttered its doors in 2014, McNally has been resolved to reopen and now the anticipated arrival of Pastis 2.0 is almost here. Referred to as “the biggest comeback in NYC dining in years,” Pastis is set to open at its new West Village location, 52 Gansevoort Street, in just one month, Eater reports.

New plan by BIG and WXY will help make Downtown Brooklyn a ‘competitive national urban center’

Downtown Brooklyn Partnership announced today the selection of a joint proposal from design firms WXY Studio (WXY) and Bjarke Ingels Group (BIG Architects) for a public realm action plan aimed at implementing long-term improvements to Downtown Brooklyn’s plazas, streets, and public spaces to keep pace with the neighborhood's unprecedented growth. According to a press release, the two firms will conduct a comprehensive study and create an implementation plan for Downtown Brooklyn’s public realm and help "advance Downtown Brooklyn as a competitive, national urban center."

Trader Joe’s is ending grocery delivery in Manhattan

Grocery mecca Trader Joe's has been posting signs in its Manhattan stores to let shoppers know it will end delivery service as of March 1, the New York Post reports. The quirky discount chain store known for its unique grocery items and clever crowd-control strategies cites escalating service costs as the reason for what a West Side Rag reader called an "unspeakable tragedy." To be fair, the California-based chain is known for encouraging thrifty shoppers to buy in bulk, making the need for schlepping assistance a real concern.

Amazon to open a cashier-less convenience store at Brookfield Place

Amazon will open its first cashier-less store in New York City in Battery Park City, Recode reported on Monday. Amazon Go is like a futuristic convenience store, offering ready-to-eat meals and groceries without having to wait in line. According to the company, "Just Walk Out Technology" is used, which automatically keeps tracks of products taken or returned via a virtual cart. With no lines or checkout, once you find an item you want, you can just leave.

Can bougie bodegas make it in NYC?

There was a time not too long ago when New Yorkers began to resent the apparent gentrification of local bodegas, which had begun carrying high-priced, healthy food items sought by new neighborhood residents. Chain convenience stores like 7-11 were yet another blow to the concept of the quirky corner deli. And then, of course, there was the Whole Foods effect. The latest development in the ascent of the local grocery store is even more difficult to grok: The "wellness bodega" has arrived. As Eater reports, mini-markets–like Clover Grocery in Manhattan’s West Village–in metro areas like NYC and LA are stocking items like $18 "vegan friendly" condoms and marine collagen supplements–and confusing the daylights out of ordinary city folk.

High-end shops compete for space in Williamsburg as North 6th rivals Bedford as the main drag

It started with Bedford Avenue. Whether you called it Williamsburg 3.0 or the New Brooklyn or any number of monikers signifying the North Brooklyn neighborhood's ascent to the international hall of coolest–and priciest–neighborhood fame, that avenue was its anchor. A Whole Foods and an Apple store soon followed. And, inevitably, as businesses flocked to the surrounding streets, the clear hegemony of Bedford began to become less evident even if its tourist population continued to grow. Now, the New York Post hails North Sixth Street, longtime home of anchor condo The Edge and more recently a growing host of retail chain shops, as the top contender.

102-year-old Orwasher’s Bakery is preserving NYC nostalgia while adapting to the times

There's a good chance that if you've walked into one of Orwasher's Bakery's Manhattan storefronts over the past decade you've assumed the 102-year-old business is still family owned. But the original Orwasher family sold it in 2007 to Keith Cohen. The likely confusion comes from Cohen's dedication to maintaining the mom-and-pop feel of his Upper East and West Side locations, along with the vintage recipes for New York staples such as rye bread, challah, and sourdough. But he's also used his business smarts to make some well-received updates, including a major expansion of the wholesale business, a new line of wine breads in collaboration with Long Island-based vineyard Channing Daughters, a formula for the perfect baguette (he even traveled to Paris to learn the art!), and, perhaps most impressively, the addition of the elusive New York bagel. 6sqft recently visited Cohen at the two-year-old Upper West Side location to learn a bit more about his journey as master baker and proprietor of one of NYC's most beloved old-school businesses and get a behind-the-scenes look at where the magic happens.

Brooklyn entrepreneur launches next-day delivery service in Park Slope as challenge to Amazon

With the tremendous growth of Amazon, valued this week at one trillion dollars for the first time, local businesses and brick-and-mortar shops are having to think outside of the box to entice customers. An entrepreneur from Brooklyn is hoping to directly challenge Amazon by launching his own e-commerce and next-day delivery service (h/t Bloomberg). This month, Peter Price, a 78-year-old New Yorker who formerly served as the president of Liberty Cable, will roll out a trial service in Park Slope called EMain, which will allow local stores to post deals online and deliver items the following day for free.

Measuring the quietness of New York City in August

You might notice it the first time you get your choice of seat on the subway during the morning rush or when your wait time in line at Whole Foods drops considerably. It's August in New York and the five boroughs are eerily quiet. While you can feel the emptiness, are the numbers there to back it up? The New York Times attempted to quantify this feeling of vacancy and did report a drop in subway ridership and beach attendance. But finding this data wasn't easy. The city is on vacation.

Anthony Bourdain’s Columbus Circle condo hits the rental market for $14K/month

Anthony Bourdain's Columbus Circle apartment has hit the rental market, nearly two months after the chef's death. Located on the 64th floor of the Time Warner Center, the two-bedroom condo is asking $14,200/month, as first reported by TMZ. In addition to high-end condos, the building is home to CNN's NYC headquarters, the same network that carries Bourdain's popular Parts Unknown series.

Newark woos Amazon by adding $1B in tax breaks to HQ2 pitch

Since Amazon announced they'd be deciding which city would become the location of the mega corporation's second headquarters by the end of the year, competition between contenders has heated up. Along with 20 cities that include Los Angeles, Denver, Miami, New York, Boston, three sections of the Washington, D.C., region and, in Canada, Toronto, Newark is still in the ring from an initial field of 238 possible locations. On Wednesday the city approved a new addition to the $7 billion package the state is offering to sweeten the pot in hopes of scoring HQ2, as it's being called. The added incentive comes in the form of a trio of ordinances offering nearly $1 billion in payroll tax exemptions to companies that create at least 30,000 jobs and invest $3 billion in the city in the coming 20 years, Bloomberg reports.

15 middle-income units available in up-and-coming Midwood, from $1,350/month

As we recently noted, "Midwood might not yet be considered an up-and-coming ‘hood," but it is getting a Target and the food hall treatment, which seems to be NYC's answer to the "Whole Foods effect." And for New Yorkers who are keen to get in at the very beginning of a possible transformation, the city's latest affordable housing lottery could be just the answer. As of today, middle-income households earning 130 percent of the area median income can apply for 15 units at the newly constructed rental 1930 Avenue M. It's located right at the corner of Ocean Avenue, which in recent years has seen a surge of new residential development. The available apartments range from $1,350/month studios to $2,050/month two-bedrooms.
