Renderings released for massive Sunnyside Yard project that will bring 12,000 affordable apartments

According to the master plan for the 180-acre Sunnyside Yard development in Queens, the former storage and maintenance hub for Amtrak’s Northeast Corridor, New Jersey Transit, and Long Island Rail Road will include 12,000 affordable apartments, making it the largest affordable housing development to be built in NYC since the middle-income Co-op City in the Bronx was completed in 1973 (h/t Wall Street Journal). The plan by the New York City Economic Development Corp. (EDC) outlines a $14.4 billion deck over the train yard on which the complex would be built. Half the housing in the development would be rental apartments for low-income families earning less than 50 percent of the area median income, with the other half set aside for affordable homeownership programs through Mitchell-Lama. The Practice for Architecture and Urbanism (PAU) was identified to lead the planning process, and they have just released renderings and maps of the massive development.

A closer look inside Waterline Square’s starchitect-designed rentals, from $3,938/month

When rental units at the Waterline Square development on the Upper West Side hit the market last fall it was clear that the price tags reflected the starchitect lineup involved with its design: The trio of glassy towers was designed by Richard Meier & Partners (One Waterline Square), Kohn Pedersen Fox (Two Waterline Square), and Rafael Viñoly (Three Waterline Square),  with Hill West Architects serving as executive architect for the master plan. Located on Riverside Boulevard between 59th and 61st Streets, the complex holds 868 rental units (in addition to 263 condos), which start at $3,938/month for a studio and go up to $15,000/month for a four-bedroom. Apply for 75 middle-income apartments in Prospect-Lefferts Gardens, from $1,721/month

A housing lottery will launch Friday for 75 middle-income apartments in a newly constructed Brooklyn building. Located at 350 Clarkson Avenue in Prospect-Lefferts Gardens, the building, dubbed "The Lois," contains 250 apartments with 6,000 square feet of ground-floor retail. Designed by Cetra Ruddy, the eight-story building boasts a masonry facade with copper panel details, a nod to the area's industrial history. Qualifying New Yorkers earning 130 percent of the area median income can apply for the units, which range from $1,721/month studios to $2,975/month three-bedrooms.

2,050 affordable apartments coming to former Peninsula Hospital site in Far Rockaway

The City Council voted yesterday to give the go-ahead to the Arker Companies' massive redevelopment of the former Peninsula Hospital site in Far Rockaway. Named Edgemere Commons, the 11-building project in the Edgemere neighborhood will include 2,050 units of affordable housing, the largest such project by a private developer under the de Blasio administration. It will also have commercial, community facility, and retail space, including a new supermarket, as well as a playground and a public plaza (rendering also show, of course, a food hall). After 104 years, the hospital closed in 2012 due mainly to financial troubles. The Edgemere Commons project hopes to "reactivate the site" and "spur economic growth in Far Rockaway," according to a press release.

Pricing revealed for starchitect-designed Waterline Square rentals, with studios from $3,938/month

Update 10/10/19: More details about Waterline Square rentals were released on Tuesday, following the official lease launch last month. At the three-tower Upper West Side development, studios start at $3,938/month, one-bedrooms at $5,425/month, two-bedrooms at $8,625/month, three-bedrooms at $9,933/month, and four-bedrooms at $15,000/month. These prices include concessions for three months of free rent on a 12-month lease. Currently, the priciest unit available to rent is a $19,208/month four-bedroom at One Waterline Square, which measures just over 2,200 square feet. After topping out nearly two years ago, the trio of glassy high-rise towers known as Waterline Square on Monday kicked off leasing for its rental units. GID Development tapped three major architects, Richard Meier, Kohn Pedersen Fox (KPF), and Rafael Viñoly, to design the Upper West Side buildings, which include roughly 260 condos, 800 rental units, and 100,000 square feet of amenities. Rentals, ranging from studios to four-bedroom apartments, start at $4,130 per month, without concessions. Hill West Architects serve as the project's architect of record.

Construction kicks off at Google’s new Hudson Square campus

Construction has officially kicked off at Google's massive new campus in Hudson Square. The tech company plans to open office space across three properties 315 Hudson Street, 345 Hudson Street, and 550 Washington Street, which formerly served as a freight terminal. The project involves a gut renovation of the terminal building and an addition of eight new floors. As CityRealty reported Tuesday, the northern sections of the St. John's Terminal building are now demolished.

On September 22, 1994, the TV show Friends premiered on NBC. Airing 10 seasons, it was consistently one of the most popular shows on television, and after decades of syndication, one of the most popular in history. And for a generation of young 20-somethings, it shaped their views of, and in many ways reflected their experience of, what their lives were supposed to be like. While the show was shot in Burbank, California, almost all it was supposed to take place in Greenwich Village, where the apartments of all of its main characters were located. Thus it also shaped a generation’s views of what living in Greenwich Village, even if your job was a joke and you were broke, was like. 114 mixed-income apartments up for grabs in Clinton Hill, from $896/month

A lottery opened this week for 114 mixed-income units at buildings that border the neighborhoods of Clinton Hill and Prospect Heights in Brooklyn. The newly constructed buildings are located at 909 Atlantic Avenue and 1043 Fulton Street, dubbed Athena South and Athena North, respectively. The affordable housing comes as part of the Hudson Companies' redevelopment of the Brooklyn Heights branch of the Brooklyn Public Library, which sits in the developer's new 38-story tower, One Clinton. Qualifying New Yorkers earning 60, 80, and 130 percent of the area median income can apply for the units, ranging from a $896/month studios to $2,952/month three-bedrooms.

Jeff Bezos scoops up three Flatiron apartments for a record-setting $80M

The Wall Street Journal reported today that Amazon Chief Executive Jeff Bezos is closing on three apartments at 212 Fifth Avenue, next to Madison Square Park. Bezos is scooping up a penthouse and two units that are right under it for approximately $80 million, though the precise numbers haven’t been made public yet. Combined, the apartments add up to over 17,000 square feet. The deal is reportedly the largest to ever close in New York south of 42nd Street, and the second largest deal of the year, second to Ken Griffin’s now-infamous $240 million penthouse at 220 Central Park South.

New 125th Street project will bring 300 affordable apartments to East Harlem

Long in the works as part of the larger East 125th Street Development project, One East Harlem officially broke ground yesterday. Located at 201 East 125th Street, the 19-story building designed by S9 Architecture will rise on the corner of 125th Street and Third Avenue, bringing over 400 mixed-income apartments, nearly 300 of which will be affordable, 65,000 square feet of commercial space, 5,000 square feet of cultural facilities, and 10,000 square feet of public open space to the neighborhood. Developed by a consortium—Richman Group Development, Bridges Development Group, and Monadnock Development—One East Harlem is slated for completion in 2021.

To avoid rent burden in Manhattan and Brooklyn, you’d have to live in a 300 square foot space

Renting remains an increasingly popular choice in cities throughout the country, where on-the-go millennials with mobile jobs and lifestyles prefer to remain untethered to a specific location. But often, making rent doesn’t equate with staying on budget or having the amount of space you really need. A new study by RENTCafe looks into the issue of rent burden, asking how much space a typical income would get you if you limited your rent to no more than 30% of your income. Their findings show that in Manhattan, Brooklyn, and Boston spending 30% of your income on rent means you’d have to live in less than 300 square feet of space.

City files plans for 174 affordable apartments at Inwood library site

The city this week filed plans with the Department of Buildings for the redevelopment of Inwood's New York Public Library branch, as first reported by Patch. The Department of Housing Preservation and Development revealed last March plans to transform the current site into a new 14-story residential building with a three-level library at its base. Above the new state-of-the-art library, there will be 174 permanently affordable apartments, designated for households with incomes at or below 60 percent of the area median income.

New Crown Heights mixed-use project could bring 800 affordable apartments

A proposed mega-project from Continuum Companies and Lincoln Equities on a large, partially-vacant site at 960 Franklin Avenue would include 1,578 apartments that would be divided evenly between market-rate and affordable units, Curbed reports. The developers are seeking zoning amendments from the city for a pair of 39-story towers, each 421 feet high plus 40 feet for a mechanical bulkhead, on a 120,000-square-foot site near the Brooklyn Botanic Garden in Crown Heights.

49-square-foot Upper West Side ‘studio’ might actually be a prison cell for $510/month

For some reason, the Upper West Side is a hotbed for ridiculously small and semi-uninhabitable apartments, but this "studio" at 276 West 71st Street by far takes the cake (h/t Reddit). At first glance, the SRO could easily be mistaken for a prison cell, but in fact, the 49-square-foot (yes, you read that right) apartment is asking $510/month plus a 15 percent broker's fee. Beware of the sticky NYC summers, though; as the listing generously divulges, "No Air conditioners are allowed. You can only use a fan."

Google to invest $1B in Hudson Square campus, doubling its workforce

Google will invest $1 billion to open 1.7 million square feet of office space in Hudson Square, the company announced on Monday. The new campus includes property at 315 and 345 Hudson Street and will also be centered around 550 Washington Street, the former freight terminal, St. John's Terminal. With this expansion from its Chelsea offices at 111 Eighth Avenue, Google said its workforce will double over the next 10 years, adding another 7,000 New York-based staff members.

Google officially files permits for expansion plans at Hudson Square’s St. John’s Terminal

First reported by CityRealty, Oxford Properties Group filed a building permit application yesterday to construct a 588,000-square-foot commercial addition to the St. John’s Terminal building in Hudson Square, a property they acquired in January. As 6sqft previously reported, architecture firm COOKFOX will helm the conversion and it is expected that Google will buy or lease the building, which is projected to be finished in 2022. If Google sticks to this plan -- in addition to their forthcoming expansions at Pier 57 and Chelsea Market -- the tech giant would double their employee force in the area to roughly 20,000. (This announcement follows that of Amazon’s impending expansion at a similar scale in Long Island City.)

Will Jeff Bezos live in one of his Upper West Side apartments when Amazon comes to town?

With Amazon officially coming to New York City, where will its founder and chief executive live? Jeff Bezos will have an easier time finding a property in the city than most, as he already owns four apartments in Manhattan. All of the NYC properties owned by the multi-billionaire are located on the Upper West Side at 25 Central Park West, in a condo building known as the Century (h/t I Love The UWS). Bezos, who owns several homes (as well as the biggest in Washington, D.C.) and remains one of the top landowners in the country, has requested helipad access for Amazon's new Long Island City headquarters, making any neighborhood he chooses to live just a quick ride away.

Google expanding to St. John’s Terminal in Hudson Square

Google is expanding its New York City footprint once again. The tech giant is close to inking a deal to buy or lease a planned 1.3 million-square-foot office building at St. John's Terminal, formerly a freight terminal in Hudson Square, that is undergoing a major revamp by COOKFOX Architects. According to the Wall Street Journal, the building, located at 550 Washington Street, could house more than 8,500 Google employees when the project wraps up in 2022. News of this impending deal comes just days after it was reported that Amazon will move its second headquarters, along with 25,000 workers, to Long Island City, although no plan has formally been announced.
