Jason Biggs sells custom-designed Tribeca loft for $2.7M

"American Pie" actor Jason Biggs and his wife Jenny Mollen have sold their spacious three-bedroom Tribeca loft for $2.65 million, after first putting the pad on the market nearly a year ago. The 2,200-square-foot apartment at 288 West Street boasts authentic details throughout, like timber beams and columns, as well as hardwood oak floors. As the Observer learned, Biggs and Mollen bought the apartment for $2.55 million in October 2013 and tapped designer Cliff Fong to decorate the space. The couple moved to the West Village this past summer after purchasing a $6.98 million four-bedroom condo at the Shephard.

Lottery launches for 80 $675/month studios at COOKFOX’s huge Bronx development

It's been almost a year since the first lottery launched at Webster Avenue, COOKFOX's two-building affordable and supportive housing complex in the Tremont neighborhood of the Bronx. Four months after the lottery went live for the 227 units at Park House, nonprofit developer Breaking Ground reported that they'd received a staggering 55,163 applications. Now, they'll need to get ready for another influx; as of today, the lottery is live for the second building, Webster Residence. Here, single New Yorkers earning 60 percent of the area median income, or between $25,000 and $40,000 annually, can apply for 80 $675/month energy efficient studios.

‘Law & Order SVU’ actress Stephanie March snags a two-unit penthouse at the Shephard for $35M

Actress Stephanie March, best known for her role in "Law & Order SVU," and her husband, Daniel Benton, just picked up a penthouse for $34.62 million at the Shephard, a converted condo building in the West Village. As the Wall Street Journal reported, the couple is combining two units at the building at 275 West 10th Street to create a five-bedroom spread spanning 6,836 square feet. The apartment boasts a 3,451 square foot terrace as well as oversized windows, barrel-vaulted ceilings and solid hardwood oak floors.

To save Nolita’s Elizabeth Street Garden, a nonprofit wants to take ownership from the city

A nonprofit with a mission to protect and preserve the Elizabeth Street Garden in Nolita released on Tuesday a plan to designate the park as a Community Land Trust (CLT), meaning it would no longer require funding from the city. The group, aptly named Elizabeth Street Garden (ESG), unveiled renderings of what the park could look like as a CLT, including a new composting station, solar panels, a volunteer work shed and more. The proposal from ESG comes after the city announced last month plans to demolish the garden to make way for an affordable senior housing development.

Harry Houdini’s one-time Harlem townhouse conjures a buyer at $3.6M

The 6,008-square-foot four-story townhouse at 278 West 113th Street that once belonged to master escape artist Harry Houdini has sold for $3.6 million–a full $1 million below its original ask–according to Mansion Global. 6sqft reported last June that the former home of the illusionist, magician and one of the most talked-about celebrities of the early 20th century and his wife, Bess, had hit the market for $4.6 million. Houdini–born Erich Weiss, the son of a rabbi from Budapest, lived at the Harlem home for 22 years until his death in 1926.

The Peninsula, a Hunts Point mixed-use complex on former juvenile jail site, gets new renderings

Updated renderings have been released of The Peninsula, a $300 million project that will bring 740 affordable housing units to the site of the former Spofford Juvenile Detention Center in the Bronx neighborhood of Hunts Point. In addition to the 100 percent affordable housing, the five-acre site will contain 52,000 square feet of open and recreational space, a 48,000 square feet of community facility space and ground-floor retail space that will span 21,000 square feet. According to CityRealty, there will also be an 18,000 square foot wellness center operated by Urban Health Plan to provide residents with quality healthcare services.

Live inside a castle-like turret in Crown Heights for $4,400/month

A home with an incredible, well-documented history has a unit up for rent inside its turret. The townhouse in question is 1372 Dean Street in Crown Heights. The castle-like, three-story Romanesque Revival brick residence was built in 1888 for $8,000 with a slate-shingled turret. A few years back, its seller was featured in the New York Times--she had bought the property in 1983 for $66,000 and then sold it to an investor for $1.32 million in 2013. It has since been converted to rental apartments.

A massive 1,000-unit mixed-use project is planned right off the Coney Island boardwalk

It's slated to be a big year for Coney Island--and not just when it comes to new rides and attractions. A massive development will join the growing redevelopment of the beachfront locale, which will be home to at least four major projects totaling 2,151 units in the coming years. According to CityRealty, Taconic Investment Partners and The Prusik Group are planning to build a ground-up, mixed-use complex tentatively referred to as "Coney Island North Venture." It'll be comprised of 1,000 apartments, 80,000 square feet of office space, and 150,000 square feet of retail along Surf Avenue. The complex will join a new 42-story tower, plus a 440-unit development that will boast its very own trolley.

Philanthropist’s condo at 15 Central Park West sells for $8.5M under ask

Robert A.M. Stern's 15 Central Park West may be New York City's most expensive condo, but that didn't help financier and philanthropist (and onetime president of the building's board) Jeffrey C. Walker and his wife Suzanne in selling their four-bedroom pad there. They listed the unit for $38 million in March of this year, but it just closed for the considerably lower amount of $29.5 million (The buyer, as public records show, is hidden behind the title "Ciel CPW LLC"). Lucky for the Walkers, though, they paid a little over $21 million for the pad back in 2007, so they've still made a nice little profit.

65th-floor unit at 432 Park changes hands for the third time in a year-and-a-half

The end of 2017 has seen a lot of record-setting headlines for 432 Park Avenue, namely the $91 million, three-penthouse sale that was the city's most expensive all year. And a sale at the supertall that came through city property records today makes it clear that there's no sign of slowing down. Unit 65A, a half-floor, three-bedroom spread, first sold in June of 2016 for $27 million to an anonymous LLC dubbed "432 Holdings LLC." This past September, the building's developers CIM Group and Macklowe Properties bought back the apartment for $27.9 million in a presumed attempt to let the seller buy a larger unit in the building. As The Real Deal reported, the seller did just that, upgrading to an 80th-floor unit that cost $39 million. But as of today, the developers have all but made their money back, as the 65th-floor residence sold yet again for $26.4 million to another LLC called "Mallow Enterprises."

Sen. Jacob Javits’ former Sutton Place co-op sells for $4.4M

After first hitting the market in June for roughly $5.2 million, the former Sutton Place home of influential New York senator, Jacob Javits and his wife Marian, has found a buyer. Last listed for $4.35 million, the three-bedroom co-op at 322 East 57th Street was designed in 1933 by Joseph Urban, an architect known for his Art Deco style. According to the New York Post, Javits entertained socialites and political players, like Henry Kissinger, in his spacious 3,300 square foot duplex.

Office of Architecture replaced walls with walnut cabinetry and sliding doors in this Tribeca reno

Who needs walls in a large, lofty apartment when you can utilize great design instead? That was the thinking behind this Tribeca apartment renovation, spearheaded by the Brooklyn-based firm Office of Architecture. Walls were taken down to make space for walnut cabinetry, sliding doors, and industrial steel columns. The idea was to open up the living areas and bring in as much natural light as possible--and the resulting 3,000-square-foot apartment is quite stunning and livable.

Chef-to-the stars Adeena Sussman just listed her Upper West Side co-op at 410 Central Park West for $800,000. She's worked with a number of celebrity clients, including co-authoring cookbooks with model Chrissy Teigen, Candace Nelson of Sprinkles Cupcakes, Lee Schrager of the South Beach Wine and Food Festival, and actor David Burtka. Unsurprisingly, the open kitchen of this one-bedroom pad is well designed and fully equipped. Chinese buyer snags three penthouses at 432 Park for $91M

After dropping a staggering $91.1 million, a buyer from China now owns three penthhouse apartments at 432 Park Avenue, the most expensive closing to date. Picking up units 92, 92B and 93B, the buyer, 432 Park Joy LLC, gets 11,906 square feet spanning two floors (h/t TRD). As 6sqft learned earlier this month, the combined units originally hit the market for roughly $120 million. Prior to this deal, the largest closing at the supertall was a penthouse that was asking $95 million but closed last year for $87.7 million. But it's still One57 that holds the record for the city's priciest residential deal, a penthouse that sold for $100.4 million in 2014.

St. Augustine Apartments, a brand new affordable multi-family building in the Morrisania neighborhood of the Bronx, is accepting applications for 76 one-, two- and three-bedroom apartments. Located on the site of the demolished St. Augustine's Church at 1180 Fulton Avenue, the complex, designed by Magnusson Architecture and Planning, contains 112 units and measures slightly more than 117,000 square feet. Qualifying New Yorkers earning 50 and 60 percent of the area median income can apply for affordable units ranging from a $718/month studio to a $1,229 three-bedroom.

A public waterfront park is finally taking shape at Greenpoint’s first skyscraper

The Greenpoint, a 40-story waterfront rental and condo tower and the neighborhood's tallest building, topped out in February, launched sales in July and now, is a few months away from getting a public 275-foot long promenade at its waterfront site. After nearly a decade of delays, the Brooklyn walkway, the first of its kind to be privately built in Greenpoint, will open in the spring. According to the Wall Street Journal, the park will total 29,500 square feet, including a 4,000-square-foot playground with lots of trees and colorful oval panels above.

Applications are now being accepted for 98 mixed-income apartments located at 115 Delancey Street, known as site two of the sprawling nine-site Essex Crossing Development. The 26-story tower is the tallest building on the $1.9 billion complex and will host the Essex Street Market and a 14-screen Regal Cinemas Theater. Qualifying New Yorkers earning 40, 60, 120 and 165 percent of the area median income can apply for units ranging from a studio for $519/month to a three-bedroom for $3,424/month.

Essex Crossing rental gets new renderings and a new name to honor jazz legend Sonny Rollins

Legendary jazz saxophonist and New York City native Sonny Rollins lived in an apartment on the Lower East Side home for many years during the late 1950s. Although the building he called home has long been demolished, the sprawling development rising on the same site, Essex Crossing, will pay tribute to the iconic artist by naming one of the buildings after him. The Rollins, a 15-story rental building at 145 Clinton Street, sits near the entrance of the Williamsburg Bridge, a spot where Rollins practiced every day for two years. As the New York Times reported, the Rollins, designed by Beyer Blinder Belle, will include 107 market-rate apartments, which start at $3,150 for a studio, $4,450 for a one-bedroom, $5,800 for a two-bedroom and $8,450 for a three-bedroom. Leasing will begin in January for these market-rate units.

Announcing 6sqft’s 2017 Building of the Year!

The votes have been tallied, and so it's time to name the 2017 Building of the Year! The winning title belongs to no other than One Manhattan Square, the Lower East Side meets Chinatown skyscraper that will be home to NYC’s largest outdoor private garden when it opens next year. The 800-foot-tall tower beat out 11 other significant NYC buildings in a competitive two-week competition held by 6sqft. Out of 3,782 votes cast, the Extell-developed, Adamson Associates-designed structure took first place with 959 votes or 25.35% of the total.

Extell’s Target-touting East Village rental gets new looks

With construction wrapping up, Extell Development's two-tower rental complex on 500 and 524 East 14th Street got new renderings this week, revealing luxury amenities and ground-floor retail, including Target, the store's first East Village location. Opening in July, the popular chain will sit in one building of Extell Development’s complex, which was designed by Beyer Blinder Belle. According to CityRealty, the “flexible format” Target will span 9,649 square feet on the ground floor and 17,705 square feet in the cellar of 500 East 14th Street. The development will also include 160 total new rental apartments, with 32 set aside for low-, moderate- and middle-income households.

A high-end condo in a SHoP Architects-designed building on the hip Lower East Side for just $224,000? Yep, you read that right, and this middle-income lottery is now live for mega-development Essex Crossing's 242 Broome. The only one of the development's 10 towers to offer condos, 242 Broome will have a total of 55 residential units, 11 of which are available to households earning no more than 125 percent of the area median income and range from $224,861 one-bedrooms to $331,703 three-bedrooms (quite the deal considering market-rate units are going from $1.3 to $7 million). In addition to amenities like a roof deck, gym, and entertainment lounge, the 14-story building will also include a five-story base with retail and commercial tenants including The International Center of Photography Museum and Splitsville Luxury Lanes Bowling Alley.
