Renderings revealed for $2B revamp of St. John’s Terminal in Hudson Square

Oxford Properties Group this week unveiled the first renderings of its project to transform an old freight terminal in Hudson Square into a 12-story office building. The Canadian developer bought a section of the St. John's Terminal site, located at 550 Washington Street, in January for $700 million from Atlas Capital and Westbrook Partners. Oxford Properties then tapped COOKFOX Architects to design a 1.3 million square foot 12-story office complex. New renderings reveal a modern structure with floor-to-ceiling windows, planted roofs and terraces, 100,000 square-foot floor plates, and waterfront access.

Live at Waterline Square for $1,041/month, lottery launches for 250+ affordable units

Applications are now being accepted for 269 affordable apartments across three buildings at a development on the Upper West Side known as Waterline Square. The trio of luxury high-rises is located between West 59th Street and West 61st Street on the Hudson River and contains a new 2.6-acre park. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units, ranging from a $1,041/month studio to a $1,553/month three-bedroom. As 6sqft reported last week, construction at the five-acre waterfront site continues to wrap up.

A lottery launched this week for 58 affordable units of senior housing in the West Farms neighborhood of the Bronx. Located at 1880 Boston Road, the development contains 167 affordable apartments with amenities including a yoga room, community room, art studio, library, and a rooftop terrace. The building is just a few blocks south of the Bronx Zoo and sits next to the Bronx River. Available studio and one-bedroom apartments are set aside for seniors who are 62 years or older and who earn a maximum of $31,750 annually. Each eligible resident pays 30 percent of their income and will need to qualify for Section 8.

Construction is wrapping up on a trio of glassy residential towers known as Waterline Square, located on the five-acre waterfront site between West 59th and 61st Streets. Three Waterline Square, designed by Rafael Viñoly, got its multi-faceted crystal-planed exterior earlier this month. Richard Meier, on a leave of absence from his firm after accusations of sexual harassment, designed One Waterline Square, the 37-story building that also recently reached its pinnacle. Finally Kohn Pedersen Fox Associates' Two Waterline Square culminates at 38 stories. After the jump, check out a video showing the entire project rise in under 90 seconds.

Catching up with the rise of Waterline Square has been a pastime of skyline watchers since the project was announced. Now, CityRealty shares a recent Instagram post by designer Rafael Viñoly revealing the newly-installed final piece of the façade at Three Waterline Square, completing its multi-faceted crystal-planed exterior. On the inside, Three Waterline Square’s carefully expressed corners and gently sloping walls allow stunning panoramic river, park, and skyline views.

A six-story building in Bed-Stuy launched a lottery this week for 35 affordable apartments. Developed in collaboration between Comunilife and NYC Health + Hospitals, the Woodhull Residence at 179 Throop Avenue contains 89 studio apartments, designed as supportive and affordable housing. The apartments up for grabs through the lottery are set aside for individual New Yorkers earning 50 and 60 percent of the area median income, or between $27,463 and $43,860 annually, and include $746/month and $903/month studios.

Cuomo announces deal to keep 360 Roosevelt Island apartments affordable for 30 more years

Gov. Andrew Cuomo announced Sunday that an agreement had been reached to keep over 360 Roosevelt Island apartments in the Westview housing development, currently in the Mitchell-Lama rental program, affordable for 30 more years. Without the agreement, the Westview's owner could have removed the building from the middle-class housing program and converted all of the apartments to market rate immediately. Instead, Westview will be able to exit from the Mitchell-Lama program but tenants will be offered first-time ownership opportunities at deeply affordable and below-market prices. Simultaneously, long-term affordability protections will be provided for tenants who continue to rent.

When eco-conscious architect and entrepreneur Graham Hill listed his famously tiny 420-square-foot apartment in Soho, we thought a unit couldn't get any smaller. But Hill has done it again, listing another micro apartment at 150 Sullivan Street for $750,000. The itty-bitty digs, dubbed LifeEdited 2, measures just 350 square feet but manages to seat 10 for dinner, host two guests and have space for a home office.

Located between East 151st and 153rd Streets, a 15-story affordable rental is now accepting applications for a whopping 107 units. Dubbed Park Avenue Green, the South Bronx building at 2980 Park Avenue is the second phase of a multi-phase housing project. Designed by Curtis + Ginsberg Architects, the building includes 154 apartments and a 4,300-square-foot community facility. Qualifying New Yorkers earning 50, 60 and 80 percent of the area median income can apply for the units ranging from a $702/month studio to a $1,823/month three-bedroom.

750 mostly affordable apartments coming to the South Bronx near Yankee Stadium

The South Bronx's building boom is continuing with the announcement of a pair of developments near Yankee Stadium that will bring 750 mixed-use residential units to the area. As reported by The Real Deal, Maddd Equities is developing two sites across from each other at 1159 and 1184 River Avenue. The former will have 250 affordable and supportive housing units, and the latter will be a set of 17-story buildings with 500 apartments, most of which will be reserved for low-income households.

Located in the East Tremont neighborhood of the Bronx, the development at 4215 Park Avenue rises 12 stories and features roughly 40,000 square feet of commercial space on the ground level. Fifteen apartments at Stagg Group’s Riverdale project The Station (so named for being adjacent to the 1 train station) at 5959 Broadway are up for grabs for New Yorkers earning 80 percent of the area median income. $700M proposal calls for NYC’s first soccer stadium and 550 affordable apartments in the South Bronx

New York City could be getting its first soccer stadium if a proposal for the project led by Related Companies gets chosen by officials. A partnership made up of developers Related and Somerset Partners, along with the Major League Soccer team, New York City Football Club, has submitted a plan to bring a 26,000-seat soccer stadium designed by Rafael Viñoly, over 550 units of affordable housing and a waterfront park to the South Bronx. According to YIMBY, the project, estimated to cost $700 million, would rise on the site of the Harlem River Yards, a 13-acre parcel in Mott Haven operated by the Empire State Development Corporation.

The former site of the Inwood Library is undergoing a major upgrade, with the city announcing a shiny new development that will hold the branch, 175 units of deeply affordable apartments, and a brand new pre-k facility. The lottery (pdf) for 183 apartments at 54 Noll Street and 123 Melrose Street, known as Evergreen Gardens, launched today for one of the parcels of land being redeveloped on the site of the former Rheingold Brewery site in Bushwick. There is perhaps no greater testament to New York City’s appeal than the abundance of itty bitty, overpriced apartments in appealing neighborhoods. And this Upper West Side residence might just take the cake. The lister of the SRO at 148 West 70th Street at least appreciates how ridiculous the setup is. The apartment, located an avenue and a half from Central Park, is a measly 68 square feet – “yup you read that right,” the listing reads. COOKFOX unveils design for five eco-conscious high-rises in Hudson Square

COOKFOX Architects released new renderings this week of its five proposed high-rise buildings in Hudson Square, part of the redevelopment of St. John's Terminal into a nearly two-million-square-foot complex of housing, retail and office space. As CityRealty learned, the design calls for an industrial-meets-earthy design with deftly sculpted towers detailed with geometric setbacks and planted terraces. Located near Pier 40, the proposed buildings will hold a total of 1,586 apartments, with 30 percent of them below market rate, office spaces, a hotel and about 400,000 square feet of retail.

City will replace Nolita’s Elizabeth Street Garden with 121 affordable apartments for seniors

After years of public battles between open space advocates and public officials, the city announced on Friday that it will create an affordable senior housing development at the site of the Elizabeth Street Garden in Nolita. Dubbed Haven Green, the project will be an energy-efficient passive house, with units reserved for seniors earning between $20,040 and $40,080, as well as formerly homeless seniors. According to the Daily News, the project calls for 121 deeply affordable units with 7,600 square feet of public open space in a new garden. Developed by Pennrose Properties, Habitat for Humanity New York City, and RiseBoro Community Partnerships, Haven Green will use 60 to 70 percent less energy than a standard building of its kind and will be designed to manage and reuse stormwater through permeable surfaces.
