But Joseph McMillan's integrated real estate investment and design company DDG has emerged as one firm genuinely committed to nurturing and progressing our architectural zoo of a city. Their past projects–345 Meatpacking, 41 Bond Street, XOCO 325, and 12 Warren– transcend common architectural styles, clad in a unique palette of materials and composed of an uncanny mashup of parts informed by context, nature, and technology. Affordable Housing Lottery Launched for Related’s Yorkville Rental Tower at 205 East 92nd Street

Related Companies' playground-pouncing rental tower at 205 East 92nd Street has launched its housing lottery that provides below-market rents for 47 of the building's 231 units. The 36-story tower is in its home stretch of construction, prepping for occupancy in early 2016. Vested in the city's and state's Inclusionary Housing /421-a programs, 20 percent of the units will be reserved for low-income tenants. Fifty percent of the subsidized units will be reserved for residents of Manhattan Community Board 8 (covering the Upper East Side and Roosevelt Island) and an additional 5 percent for municipal employees. Selected applicants will be provided apartments at a tremendous discount when compared to the neighborhood's market-rate rents. According to CityRealty, the median rental price for a one-bedroom in Yorkville stands at $3,210; and $5,398 for two-bedroom apartments. Affordable one-bedrooms at 205 East 92nd will start at $607 and two-bedrooms at $736.

Candy Entrepreneur Lists Glassy, Modern UES Condo for a Sweet $6M

When most people think Upper East Side real estate, they think of historic and grand co-op apartments and townhouses. This condo, located in a very modern and very glassy building at 147 East 84th Street, is an exception. The three-bedroom duplex pad is outfitted with floor-to-ceiling windows, fancy fixtures, some bold wallpaper and a screening room to boot. Simply put, it's anything but a historic old residence. It has been on and off the market for a few years now, with a price tag right around $5 million, and now it's asking $6.495 million. Rather Modest UES Townhouse Has Five Floors, Seven Fireplaces, Two Kitchens, Mail Center and Elevator

We've pretty much seen it all when it comes to no-holds-barred luxury in an Upper East Side townhouse, and this five-story, 7,000 square-foot specimen at 17 East 83rd Street is by no means the most opulent. But when the listing starts with "elevator townhouse," you know you're probably not in for a lot of skimping. And when you learn there's a "separate service entrance/mudroom with paw washer," and a "mail center," well, Billionaire's Row is looking a just a bit like Dogpatch... The current owners of this Manhattan mansion—an investor and an interior designer—purchased it for $2.9 million in 1998, which, sure, was 20 years ago, but if they get anywhere close to their ask of $24.5 million, it's still quite a payday. A tidy sum, it's true, must have been spent on renovations in this townhouse-that-treats-you-like-a five-star-hotel–though now that we think of it, where's the pool?

New Yorker Spotlight: John Philis Serves Up Luncheonette History at Lexington Candy Shop

On the corner of 83rd Street and Lexington Avenue sits a luncheonette with a lot of history. Lexington Candy Shop was opened in 1925 by third-generation owner John Philis’ grandfather, and for nine decades the shop has served American classics to Upper East Siders. In a city that was once full of luncheonettes, this is believed to be the only one left in Manhattan. Perhaps it's because John is carrying on two traditions–keeping a family business alive and preserving a piece of American culture. He takes great pride in Lexington Candy Shop’s rich personal and national histories, especially since 2015 marked the shop's 90th year in business. We recently spoke with John to learn about the shop’s history and find out how the local gem mixes the past and present in every milkshake.

New Photos Inside Billionaire Carlos Slim’s UES Mansion Asking a Record $80 Million

No One Will Dare Challenge Your Throne in This $29M Palatial Pad

Here's a particularly gaudy apartment for those who want to literally feel like a king and queen of their palace. This six-story, 13,000-square-foot mansion at 7 East 84th Street came on the market for the first time in almost two decades in 2013, asking $30 million. It appears that after two years and no takers, it has finally lowered the price by a whole million, landing at $29 million. It's appropriately located inside the Metropolitan Museum Historic District, so its statues must feel right at home. Paul McCartney Purchases a Fifth Avenue Penthouse for $15.5M

Paul McCartney has just nabbed a $15.5 million penthouse at 1045 Fifth Avenue, the Post reports. Laid out as a duplex, the unit was previously owned by developer Manny Duell who made a living turning rentals into co-ops. This particular unit was one of Duell's creations, assembled as a gift for his wife who lived in the home until her death last year at the age of 92. Duell himself passed in 1977. With its roots in the Beatles era, McCartney should quickly feel at home here. The unit was previously described by the Times as a “glamorous 1960s time capsule with a dash of Hollywood.”

Geraldo Rivera Buys $5.6M Condo, His Second Purchase in UES Building

Despite a string of recent on-air comments that were controversial to say the least, Geraldo Rivera is still movin' on up. The news personality, along with his wife Erica, just nabbed a $5.6 million condo on the 40th floor of 45 East 89th Street according to city records released today. This is the couple's second purchase in the massive Upper East Side building; they bought a 36th floor unit for $3.4 million in 2011. Geraldo's latest acquisition is a four-bedroom, 2,500-square-foot pad with remarkable Central Park views.

Crimes Against Architecture: Treasured NYC Landmarks Purposely Destroyed or Damaged

At Monday's MCNY symposium “Redefining Preservation for the 21st Century,” starchitect Robert A.M. Stern lamented about 2 Columbus Circle and its renovation that rendered it completely unrecognizable. What Stern saw as a modernist architectural wonder, notable for its esthetics, cultural importance (it was built to challenge MoMA and the prevailing architectural style at the time), and history (the building originally served as a museum for the art collection of Huntington Hartford), others saw as a hulking grey slab. Despite the efforts of Stern and others to have the building landmarked, it was ultimately altered completely. This story is not unique; there are plenty of worthy historic buildings in New York City that have been heavily changed, let to fall into disrepair, or altogether demolished. And in many of these cases, the general public realized their significance only after they were destroyed. In honor of the 50th anniversary of the NYC landmarks law, we've rounded up some of the most cringe-worthy crimes committed against architecture.

East Harlem: From Manhattan’s First Little Italy to El Barrio to a Neighborhood on the Cusp of Gentrification

A lot of attention is paid to West Harlem, or what many people traditionally consider THE Harlem, thanks to its rich history rooted in places like the Apollo and up-and-coming hot spots like the Studio Museum in Harlem and Marcus Samuelson's renowned restaurant, the Red Rooster. But east of Fifth Avenue, there's a history just as deep, and the neighborhood is at that fragile stage where it could easily be thrust into a wave of gentrification at any time. Defined as the area bound by Fifth Avenue and First Avenue from 96th to 125th Streets, East Harlem is commonly known as Spanish Harlem, or El Barrio by locals. What many people unfamiliar with the neighborhood don't know, though, is that this area got its start as Manhattan's first Little Italy. And if you're the type of New Yorker who doesn't venture above 86th Street, you're likely unaware of the slew of new developments sprouting up in East Harlem thanks to a 2003 57-block rezoning.

Real Estate Legend and ‘Shark Tank’ Star Barbara Corcoran Buys $10M UES Penthouse

Barbara Corcoran, founder of the Corcoran Group and investor on the popular television show "Shark Tank," has snatched up a fittingly glamorous Upper East Side penthouse for $10 million with her husband, former FBI agent William Higgins, according to a report yesterday by the Post and city records released today. When we ogled the listing at back in October, the 11-room duplex at 1158 Fifth Avenue had just dropped its price to $9.95 million, having originally gone on the market in 2013 for $14.5 million. The sellers are interior and landscape designer Pamela Scurry and her husband Richard. Though the home is currently filled with antique furnishings and old-world details, the real selling point was likely the massive terrace, conservatory, and solarium overlooking Central Park.

As Younger Renters Move to the UES, Trendy Commercial Tenants Follow

You don't have to tell us twice that the Upper East Side is trading its reputation as a stodgy, ladies-who-lunch spot for a younger, more hip vibe. Not only do we think it's a hidden hot spot for artists, but we recently profiled the unofficial "new" Upper East Side, the high 80s and 90s, clustered between Park and 1st Avenues. And let's not forget how the Second Avenue subway is already shaking things up. But with a new generation of Upper East Siders gobbling up the surprisingly affordable real estate offerings, it's no surprise that trendy commercial spots are also getting in on the action. Small, local shops and restaurants create little communities that you might expect to find in brownstone Brooklyn, and larger, big-name businesses like Warby Parker and Whole Foods promise to make it a neighborhood to rival Union Square or Chelsea.

Walk This Way: How Observant Jews Shop for Real Estate with the Torah in Mind

Certain neighborhoods are becoming increasingly sought after by observant Jews—but in keeping with what is written in the Torah, apartment hunting can be a formidable undertaking. Observant Jews not only have to deal with New York City’s low vacancy rate but they need to find a home that, most importantly, is within walking distance to shul (synagogue) from sundown on Friday to sundown on Saturday and some Jewish holidays—owing to the fact that Sabbath obligations, of which there are a lot, do not allow one to drive a car. It goes against what’s written in the Torah to start or extinguish fires during the Sabbath, and, well, cars burn fuel. And by the way, this also means cooking only one, single, solitary item.

Her famous Will & Grace character may have lived on the Upper West Side, but Debra Messing is crossing the park for a new home at 3 East 84th Street. According to city records filed today, the actress purchased a $5.45 million co-op at the building. The four-bedroom unit is just a half block from Central Park and boasts 10-foot ceilings, a wood-burning fireplace, Juliette balcony, and charming country kitchen.

Fifth Avenue Penthouse with Conservatory and Solarium Reduces Price to $10M

The penthouse at 1158 Fifth Avenue has just undergone yet another price chop nearly a year and a half after entering the market. The distinctive pad, initially listed for $17 million, has now made its way down to $9.95 million. Translation: someone is going to get a great deal on this Museum Mile penthouse with a lush terrace and a conservatory. The home’s antique furnishings and old-world details, compliments of its interior and landscape designer owner Pamela Scurry and her husband Richard, are admittedly specific although fitting in theme. Right now the many pieces and varying prints seem to compete with the architecture. Perhaps removing half the clutter would mitigate the distraction and bring out more of the home’s true beauty. However, whether you appreciate the décor or feel it needs to be significantly pared down, you won’t be able to deny this home is a rare and exquisite find.

Living in the Clouds: 50 New York Residential Towers Poised to Scrape the Sky (Part I)

It seems like every week a new residential skyscraper is being announced in New York City, just earlier this week the New York Times noted that a partnership between Steven Witkoff and Harry Macklowe is moving ahead with a redevelopment of the Park Lane Hotel at 36 Central Park West with an 850-foot tower. With the mind-boggling amount of residential spires poised to pierce the sky, here's a quick rundown of the tallest of the tall--the spindly bunch set to soar higher than 700 feet. Keep in mind that just 30 years ago, the tallest residence in the city was perched atop the 664-foot Trump Tower. Today, buildings are on the drawing board for more than twice that height.
