Former Nets Star Deron Williams’ Tribeca Penthouse Priced to Move at $31M

Mavericks point guard Deron Williams slashed the ask on his trophy pad at 35 North Moore Street by 7.5 percent or $2.5 million from last July's original listing price of $33.5 million, reports The Real Deal. The listing broker for the 7,200 square-foot Merchants House condo says that Williams is "ready to move" on a sale opportunity since his move to the Dallas team. Williams has been renting out the apartment for the past six months.

Grand, Under-Construction Carnegie Hill Townhouse Could be Yours for $18M

Pre-war architecture is alive and well on the Upper East Side. At 178 East 94th Street, along a bucolic, tree-lined stretch of Carnegie Hill, a six-story, 7,650-square-foot, single-family home is squeezing into place as if it's been on the brownstone block for decades. The 36.5-foot-wide home is being built and designed by Daniel Kohs, owner of Long Island-based Madik Realty. Called the Danville House, the home hit the market earlier this month for $18 million. The sole exterior rendering accompanying the listing shows a red-brick exterior accentuated by vertical piers, culminating into pointed and spherical pinnacles. It's crowned near its apex by an open colonnade not unlike that of Murray Hill's Morgan Lofts.

Looks Like Sarah Jessica Parker Is Combining Two West Village Townhouses

Carrie Bradshaw may not have been able to make her mind up about men, but Sarah Jessica Parker is more indecisive when it comes to real estate. The actress and hubby Matthew Broderick sold their Greenwich Village townhouse for $20 million back in March, which came after quite a few price cuts and almost three years on the market. And just a couple of weeks ago, they were seen checking out the Shephard, a new condo conversion in the 'hood. But it looks like SJP misses her townhouse, because broker-to-the-celebs Dolly Lenz shared an Instagram picture today, announcing that the couple is the buyer of two adjacent brick homes at 273 and 275 West 11th Street. Her caption implies that the power duo will combine the residences, which would result in a 50-foot-wide, 13,900-square-foot mega mansion, according to Curbed. The properties were last listed for $35 million total.

Brooklyn’s Most Expensive Rental Ups Its Price to $29K/Month

The listing calls this 6,300-square-foot Brooklyn Heights townhouse at 11 Cranberry Street, for rent at $29,000 a month, "five floors of fabulous.com." We'd hope it lives up to the praise: The meticulously restored and painstakingly designed historic home is available furnished, for short or long term, and the asking rent (up from last summer's $25K monthly ask) makes it the borough's most expensive rental. The pretty–and pricey–neighborhood, transcendent bridge and river views, and proximity to Brooklyn Bridge Park already count for a premium. In addition to historic bones and soaring ceilings, the home has designer flair and up-to-the-millisecond modern conveniences like "an epic 5 zone Sonos music system" (though with five stories, we're noting the lack of an elevator).

UES Townhouse With Hermès Leather Walls and Smoking Room Could Set Record at $84.5M

Somerset Partners’ Keith Rubenstein just put his 15,000-square-foot townhouse at 8 East 62nd Street on the market for $84.5 million, outdoing Carlos Slim's $80 million listing. The luxury-filled Upper East Side home is one of the city's priciest townhouse listings ever (h/t WSJ), and if it fetches the listing price it would set a Manhattan townhouse record, besting the Harkness Mansion’s 2006 $53 million sale. In addition to marquetry flooring inspired by those at Pavlovsk Palace in St. Petersburg, there are his and hers suites, a basement spa and gym, and a pretty unique modern art collection (see the massive KAWS bunny sculpture in the living room). Some off-the-wall features include red Hermès leather walls, a smoking room equipped with ventilation system, and a dressing room with a lighted handbag display and temperature-controlled fur vault.

Should the City Impose a ‘Window Tax’ for Billionaires’ Row Central Park Views?

"The builders are charging up to $100 million for apartments that offer helicopter views of lush foliage, jagged skylines, soothing rivers and angelic clouds. They lure the superrich, many with suspect foreign assets, to sky-high mansions. They enrich themselves by exploiting weak zoning rules to pour hideous implants into Manhattan cavities." All of this, says Max Frankel, who was the executive editor of The Times from 1986 to 1994 and lives half a block from Central Park, may need some consequences. And he wonders if this should come in the form of a "user fee," where residents of these Billionaires' Row towers would have to pay a monthly "window tax" based on how high in a given tower their unit is located. And according to his "back-of-the-envelope calculations," this could bring in roughly $1 million a year per building for the city to use on public projects like street work, parks, education, and affordable housing.

New York in the ’60s: The City Was Dirty and Crime-Ridden, but It Was Never Boring

“New York in the ’60s” is a memoir series by a longtime New Yorker who moved to the city after college in 1960. From $90/month apartments to working in the real “Mad Men” world, each installment explores the city through the eyes of a spunky, driven female. In the first two pieces we saw how different and similar house hunting was 50 years ago and visited her first apartment on the Upper East Side. Then, we learned about her career at an advertising magazine and accompanied her to Fire Island in the summer. Our character next decided to make the big move downtown, but it wasn’t quite what she expected. She then took us through how the media world reacted to JFK’s assassination, as well as the rise and fall of the tobacco industry, the changing face of print media, and how women were treated in the workplace. She also brought us from the March on Washington to her encounter with a now-famous political tragedy that happened right in the Village–the explosion at the Weather Underground house. Now, in the last installment of the series, the girl takes a look at just why New York in the '60s was such a special place to her.

‘Maximalist’ UES Townhouse of Designer Juan Pablo Molyneux Sells for Less Than Half Its First Ask

Back in 2012, Chilean interior designer Juan Pablo Molyneux placed his sprawling townhouse at 29 East 69th Street up for sale for a newsmaking $48 million. Unable to find an immediate buyer (or possibly anticipating seller's remorse), he took it off the market shortly after. But then earlier this year in January, he brought it back for a much lower $34 million. Now, it looks like Molyneux's day has come, and according to city records, he's finally parted ways with the gigantic spread—although for a relatively paltry $22.5 million.

This $14.8M UWS Townhouse Does Not Have a Pool in the Back Yard

But it almost did. In 2008, when Turkish millionaire and Mavi Jeans mogul Ragip Ersin Akarlilar and his wife bought this historic 1870 four-story Italianate home at 51 West 83rd Street among the brownstones of the Upper West Side for $4.3 million, it was in need of renovation. Plans were drawn for a gut overhaul, including a sleek wall of glass at the back that could open up to encompass an outdoor swimming pool (shown here in the Post). Neighbors balked at the proposed additions, and a kerfuffle ensued. Akarlilar eventually obtained permission from the Landmarks Preservation Commission, permits were granted, and work began. According to the Observer, the homeowners “unintentionally fell in love with another house,” and sold the home, mid-reno, for $6.8 million to a buyer/flipper who intended to finish the ambitious job–sans pool. Forward to now. The home recently hit the market for $14.8M. The renovation is not only quite attractive, but an additional lower level has made the home a whopping 6,300 square feet with a nifty bi-level backyard.

Museum Architect-Renovated Tribeca Townhouse With Subterranean Vault Sells for $13.8M

A red-brick townhouse with some legit architect cred behind it has just sold for a very discounted $13.8 million, much lower than its original $18 million ask. The property at at 148 Reade Street was constructed in the 1990s by Guenther Petrarca, and later renovated by famed museum architect Richard Gluckman (his clients include the Whitney and the Gagosian Gallery). The glass and stone mansion boasts 6,800 square feet of space to stretch out in, which includes a media room, a playroom, an elevator, a private garage on the ground floor, and a 500-plus-square-foot duplex terrace with 360-degree views and a waterfall wall. There's also a pretty cool 23- by 24-foot vault that sits below the sidewalk, a feature that harkens back to site's 19th century roots when subterranean vaults were the norm.

Alexander Hamilton Jr.’s Former Home on St. Mark’s Place Lists for $12M

The Hamilton name certainly comes with big price tags. Resale tickets to the Broadway show are climbing up to $2,500 each, and the Founding Father's son's home is now asking $11.9 million, 6sqft has learned. Col. Alexander Hamilton Jr. was the first owner of the townhouse at 4 St. Mark's Place in the East Village. British-born real estate developer Thomas E. Davis was erecting Federal-style homes along the street at the time as homes for wealthy New Yorkers seeking refuge from the cholera epidemic further downtown. In 1833, three decades after his father died in a duel with Aaron Burr, Hamilton Jr. bought the home and moved in with his mother Elizabeth Schuyler Hamilton (who was riddled with debt after her husband's death), wife Eliza, and his sister Eliza Holly and her husband Sidney. Known as the Hamilton-Holly House, it features Flemish Bond, a signature of the Federal style, as well as a marble English basement level, high stoop with Gibbs surround entryway, and two dormer windows.

$22K/Month West Village Townhouse Was an Underground Railroad Stop

Over the weekend, 6sqft brought you a listing for a charmingly historic upstate house that was once an Underground Railroad safe house. With its location on sprawling land in a small town, this makes sense, but even houses in bustling New York City played a role in the historic story. There was the 1830s historic mansion at 45 Grove Street, and there's this 1847 West Village townhouse at 95 Barrow Street. The Post reports that the home, now on the rental market for $21,900 a month, was a stop on the Underground Railroad. The three-bedroom residence retains its historic details in the form of exposed brick walls galore, wooden beamed ceilings, and original wide-plank pine floors. But it's also recently undergone a gut renovation that added modern amenities such as radiant heat flooring (and sidewalk!), a chic kitchen, and lots of custom built-ins.

If you think Manhattan condos are pricey, feast your eyes on the world's most expensive dollhouse! Valued at $8.5 million, The Astolat Dollhouse Castle is a 29-room micro-mansion that's been is filled to the brim with 10,000 painstakingly crafted miniatures that include "elaborate furniture, oil paintings, mirrors, fireplaces, gold miniature jewelry, rare-mini books more than 100 years old, fine rugs, fabrics, and pieces made of and silver and gold." Sound too absurd to be true? Well, you can check out this pricey and petite pad up close and personal starting this month. The Shops of Columbus Circle at Time Warner Center (TWC) will be showing the dollhouse for the first time ever since it was built in the 1980s.

Map Shows Where Our Pumpkins Really Come From

Unfortunately, the pumpkins at Whole Foods don't come with labels like "local" or "wild caught," but the good news is that your Halloween purchase likely comes from nearby. This interactive map from the Washington Post highlights the total acres of pumpkins harvested, by county, in 2012. It was created using data from USDA Agricultural Census and shows that "pumpkins are grown commercially in just about every county in the Northeastern states."

Rather Modest UES Townhouse Has Five Floors, Seven Fireplaces, Two Kitchens, Mail Center and Elevator

We've pretty much seen it all when it comes to no-holds-barred luxury in an Upper East Side townhouse, and this five-story, 7,000 square-foot specimen at 17 East 83rd Street is by no means the most opulent. But when the listing starts with "elevator townhouse," you know you're probably not in for a lot of skimping. And when you learn there's a "separate service entrance/mudroom with paw washer," and a "mail center," well, Billionaire's Row is looking a just a bit like Dogpatch... The current owners of this Manhattan mansion—an investor and an interior designer—purchased it for $2.9 million in 1998, which, sure, was 20 years ago, but if they get anywhere close to their ask of $24.5 million, it's still quite a payday. A tidy sum, it's true, must have been spent on renovations in this townhouse-that-treats-you-like-a five-star-hotel–though now that we think of it, where's the pool?

Billionaire Art Collector in Contract to Buy Andy Warhol’s $85M Former Montauk Compound

"I knew Andy in the early 1980s as a very young man, and I’m a collector of his work . . . I’m very lucky to have this opportunity to live out this dream. It’s a work of art." This is what billionaire art collector and Upper East Side gallery owner Adam Lindemann told the Post regarding going into contract on Andy Warhol's $85 million former Montauk estate and equestrian farm. Warhol bought the 30-acre compound, known as "Eothen," in 1972 along with filmmaker friend Paul Morrissey for a mere $225,000, putting Montauk on the map as an A-list retreat on par with the East End. As 6sqft reported when the listing hit the market in June, "For years, the artist used the compound as a city retreat, entertaining friends and luminaries that included Jackie Onassis, Mick Jagger, Elizabeth Taylor and John Lennon. Back then, guests of Warhol enjoyed 600 feet of private oceanfront and 24 acres on the bluffs overlooking the ocean." And now Lindemann, whose fortune comes from his father George Lindemann's success in pharmaceuticals and pipeline companies, can try to relive these glory days.
