The Astoria route of the NYC Ferry officially launched today, the fourth route introduced by the city this year. The service stops in Astoria, Roosevelt Island, Long Island City, East 34th Street and Wall Street, the complete trip totaling 47 minutes. While the ferries have been popular with commuters, two extra boats were added and fleets under construction were redesigned to be larger in June, concerns about recreational boaters coexisting without colliding into ferries have grown. As the New York Times reported, one free kayaking class won’t run their program until deciding it’s safe enough to do so.

There's no denying that the gentrifying-at-lightning-speed town of Asbury Park, NJ is one of the state's hippest cities (it even got the Times treatment this weekend). One of the key players in the resurgence has been the Smith Group, who've opened some of Asbury's most popular bars and restaurants, as well as a condo project. The developer is now hoping to replicate this success in Burlington, NJ, a historic city on the Delaware River just 90 minutes outside NYC. And though the transformation is already underway (Smith bought four old homes and is turning a decommissioned firehouse into a trendy restaurant/bar), the time to buy in Burlington is now, as gorgeous 18th- and 19th-century homes can still be gotten for a bargain. Follow-up report says next year’s 11 percent NYC vacancy rate is bogus

6sqft recently reported on a forecast by online real estate marketplace Ten-X predicting a precipitous threefold spike in New York City’s apartment vacancy rate that could even exceed 11 percent by the end of next year as thousands of new apartments hit the market, adding up to a "grim reckoning” for landlords. Now, a Crains reporter tells us that skeptics like marketing-consultant-to-developers Nancy Packes, who said the prognostication of a rental market meltdown “didn’t make any sense,” could be right after all.

Metered NYC taxis turn 110 years old this month

110 years ago on August 13th, one of the cornerstones of New York City life, the first metered taxicab, rolled into the city's streets. The metered fare idea was born, fittingly, in 1907 when Harry N. Allen was smacked with a five dollar fare ($126.98 in today's dollars) for being driven a quarter of a mile in a horse-drawn hansom cab. Allen imported 65 gas-powered cars from France, painted them red and green, and started the New York Taxicab Company. The elven hues were replaced by the iconic yellow shortly thereafter so they could be seen from a distance, and a year later 700 cabs were nowhere to be found when you wanted one.

NYC Ferry hits 1 million riders as it readies to launch Astoria route

Considering the NYC Ferry has been so popular since launching on May 1st that it had to charter two extra boats to meet demand, it's not surprising that the city-subsidized ferry hit the 1 million rider mark as of today, a month earlier than expected. Mayor de Blasio celebrated the milestone earlier today with a press conference in Long Island City, also announcing that the fourth ferry route, the Astoria line, will launch on Tuesday, August 29th.

The top 10 neighborhoods NYC artists are moving to

According to a new analysis by the Center for an Urban Future (CUF), the number of artists in New York City has grown in almost every discipline, borough and neighborhood between 2000 and 2015. Citywide, the number of artists has increased by an all-time high of 17.4 percent, to 56,268 as of 2015. Since 2000, the Bronx saw the number of visual and performing artists nearly double, to 2,920 from 1,524, while Manhattan saw a decline of 10 percent, from 28,454 artists to 25,650. On the other hand, Brooklyn grew 72 percent to 17,605, Queens grew at 35 percent to 8,726 and Staten Island experienced an 8 percent growth to total 1,367 in 2015.

MTA dismisses idea to extend G train into Manhattan during L train shutdown

Republican mayoral candidate, Paul Massey, unveiled a transit infrastructure plan Monday, that included an idea to create a G train loop that would travel to Manhattan to help commuters during the 15 month-L train shutdown next year. Although little details have been revealed, his plan would presumably travel through Midtown on the F train route, loop back into Queens on routes used by the M and R train and then reconnect with the G at the Court Square stop in Long Island City. While a notable idea, according to Crain’s the MTA looked over Massey’s plan and said its implementation would be impossible.

52 wave sculptures designed by celebrities like Slash and Cara Delevigne hit NYC

Ocean conservation nonprofit Project 0 has partnered with luxury skin care brand La Mer, to bring 52 wave-shaped sculptures designed by artists and entertainers like Keith Richards, Slash, Sienna Miller, Rita Ora, Cara Delevigne to NYC. Between May 20 and June 21, the La Mer Wave Walk will feature public art pieces throughout the five boroughs to raise awareness about ocean conservancy, as DNA Info learned. The installations will be up for auction on June 21, with all proceeds going to the charity La Mer Blue Heart Oceans Fund for Project 0.

White Castle-replacing Williamsburg rental launches lotto, affordable units from $867/month

Back in late 2014, East Williamsburg's much-loved White Castle outpost shuttered suddenly after the site sold the year before to an investment group for $6.72 million. Burgeoning Brooklyn developer Adam America then stepped in to create, in his own words, "the next hottest development in the area" thanks to its location "just minutes away from an endless amount of cool hangouts." Architects Issac & Stern designed his vision as a six-story brick and metal rental that makes a nod to the area's industrial past. Now that the building at 781 Metropolitan Avenue is nearing completion, twenty percent of its 58 units have come online through the city's affordable housing lottery. These 16 units are reserved for those earning 60 percent of the area median income and range from $867/month studios to $1,123/month two-bedrooms.
