Second phase of Hunters Point South development moves forward with 960 affordable unit proposal

Plans to redevelop Hunters Point South, a project first proposed by former Mayor Michael Bloomberg, is finally making some headway. The city’s Department of Housing Preservation and Development and the Housing Development Corp. on Thursday selected a proposal that will bring a 1,120-unit apartment complex, with 80 percent of them permanently affordable, to the southern tip of the Long Island City neighborhood. According to the Wall Street Journal, the $500 million, two-tower project is being developed by Gotham and RiseBoro Community Partnership Inc.

Anable Basin proposal envisions a massive mixed-use district along the Long Island City waterfront

The plastics company, Plaxall, announced on Tuesday a massive rezoning proposal to allow for a mixed-use district in Anable Basin, the area surrounding a 149-year-old inlet located in Long Island City. Since founding the company more than 70 years ago, the Plaxall family has purchased and rehabilitated properties in the neighborhood and currently manages over one million square feet of space. Achieved through rezoning, the proposal calls for 335,000 square feet for industrial uses, 4,955 housing units with 25 percent of them affordable, a 700+ seat public school and a new, elevated promenade. If the rezoning is approved, construction is anticipated to begin in 2020 with a completion date in 2034, but no official timeline has been set.

The Urban Lens: ‘All the Queens Houses’ tells the story of NYC’s most diverse borough

6sqft’s series The Urban Lens invites photographers to share work exploring a theme or a place within New York City. In this installment, Rafael Herrin-Ferri shares a portion of his photographic survey “All the Queens Houses.” Are you a photographer who’d like to see your work featured on The Urban Lens? Spanish-born architect, artist, and Sunnyside resident Rafael Herrin-Ferri began photographing Queens' low-rise housing stock back in 2012 after being struck by the borough's unique combination of attached and detached houses and small apartment buildings. Inspired by the fact that Queens is one of the most ethnically and linguistically diverse places in the world, Herrin-Ferri wanted to capture the "layers of culture and the blending of neighborhoods" through these eclectic houses. Fast forward five years and 5,000 photographs and his work is now the focus of an Architectural League of New York exhibit "All the Queens Houses," which features 273 snapshots of individual houses in as many as 34 neighborhoods. Ahead, see Rafael Herrin-Ferri's favorite of the bunch and hear from him on how he got into the project and why he loves Queens.

Amenities at this spacious housing complex located at 147-36 94th Avenue include on-site laundry, playroom, an outdoor courtyard, fitness center, yoga room and a rooftop terrace. Qualifying New Yorkers earning 50, 60, 120, 130 and 165 percent of the area median income can apply to units ranging from a $707 per month studio to a $2,611 per month two-bedroom.

First 5Pointz-replacing tower tops out in Long Island City

The first tower of the controversial rental complex in Long Island City, 5Pointz, has officially topped out, although not without some roadblocks. Once an art studio and exhibition space, known for its vibrant graffiti-covered warehouse, the complex was whitewashed of its iconic murals in 2013, making way for the new development. Now, four years and several lawsuits later, construction of the development at 22-44 Jackson Avenue continues to chug along, with its first and tallest tower topping out this week. As CityRealty discovered, David Wolkoff's 1.4 million-square-foot plan calls for a 47-story tower and a 41-story tower, with 1,115 apartments total.

TF Cornerstone on Thursday filed its first permits for a 1,200-unit apartment building as the second phase of the city’s Hunters Point South redevelopment, a project that first began in 2013. The plan for the waterfront neighborhood in Long Island City, Queens called for a mixed-use, affordable housing development that would hold up to 5,000 units, with 60 percent of them affordable. Selected for phase two of the ambitious project by Mayor Michael Bloomberg's administration, TF Cornerstone’s original proposal was delayed for four years after local, state and federal authorities forced the developer to rethink its design (h/t Crain's).

City officially pitches four neighborhoods for Amazon’s HQ2

Mayor Bill de Blasio and the New York City Economic Development Corporation released their official pitch for Amazon's second headquarters on Wednesday, one day before the deadline. Boasting the city's talented tech workforce, the de Blasio administration has pitched Midtown West, Long Island City, the Brooklyn Tech Triangle (DUMBO, Downtown Brooklyn and the Navy Yard), and Lower Manhattan as the four best spots for Amazon to call home. The tech giant's nationwide competition, announced in September, set out to find their next headquarters, called HQ2. The company promises the headquarters will bring 50,000 new jobs and $5 billion in initial city investment.

Prime Long Island City site could be the perfect spot for Amazon’s HQ2

An eight-acre, 1.6 million-square-foot residential site next to Hunters Point South is for sale, a piece of land owned by a family for generations. According to the New York Post, the site could potentially bring in $480 million if targeted to market-rate condominiums since land in Long Island City sells for roughly $300 per square foot. The triangle-shaped plot of land found at 55-01 Second Street and bounded by 54th Avenue and Vernon Boulevard, sits on Newtown Creek, an estuary that forms part of the border between Brooklyn and Queens. The site might make the perfect spot for Amazon’s second headquarters as the tech giant seeks 500,000 square feet for their HQ2 by 2019.

De Blasio may reopen Kew Gardens jail complex as Rikers alternative

A group of Queens City Council members urged Mayor Bill de Blasio on Monday to use a shuttered Kew Gardens jail as an alternative to the Rikers Island jail complex. The Queens Detention Complex at 126-02 82nd Street, which closed 15 years ago, once housed more than 450 prisoners but is now used to shoot television shows and film, including Netflix’s “Orange is the New Black" (h/t DNAinfo). In a letter to the mayor, the 11 elected officials wrote that the Queens complex is “centrally located in a civic center, it is connected to the courts, and with the proper capital investment it can be functional for this use.”

To boost local businesses, ‘Westoria’ might become the newest neighborhood in Queens

While most of New York City’s neighborhoods get their nicknames from real estate agents attempting to make an area more marketable (ie: Nolita and DoBro), an area in Queens may soon get a new moniker to boost its local economy instead. As DNAinfo reported, Natassa Contini, the owner of the cafe and pet supply shop Chateau Le Woof, has started using “Westoria” to refer to the area west of 21st Street between Astoria Park and Broadway. Currently, the northern Queens nabe is better known as “Old Astoria” or “Old Astoria Village.”

New details about JFK’s TWA Hotel revealed, on track to open in 18 months

MCR Development officially launched the mid-century modern TWA Lounge on the 86th floor of One World Trade Center on Thursday and provided a deeper look into plans to convert Eero Saarinen’s historic TWA flight center at JFK Airport into a hotel, event space, and dining destination (there will even be a bar in a vintage aircraft parked outside). As part of a public-private partnership between MCR and the Port Authority, the project will rehabilitate the landmarked Queens flight center by restoring the majority of its 1960s Jet Age features and adding a crescent-shaped hotel with 505 rooms flanking the original building on each side. According to MCR's CEO Tyler Morse, construction of the hotel is on schedule; it will go vertical on Monday, top out in December, and have its curtainwall applied by January. If everything remains on schedule, the project is expected to open in 18 months.

My 550sqft: A textile designer fits a studio and warehouse into his railroad Ridgewood home

For most New Yorkers, 550 square feet would be a fairly comfortable one-bedroom apartment, but for textile designer Christian Rathbone it's that, plus his studio and warehouse. For the past 15 years, Christian has been working with native dyers and weavers in Turkey, who help bring his organic Kilim designs to life, using traditional vegetation dyes and hand-spun wool. And for the past six years, he's been running his business out of his apartment in Ridgewood, Queens. Not only has he built his own extensive shelving systems, but he's done so in a narrow, railroad unit. 6sqft recently paid Christian a visit to get a first-hand look at how he makes this live-work setup work and to learn more about his process and inspirations.

First look at Halletts Point’s phase two reveals pair of blocky, glass towers

Construction of the Durst Organization’s first development outside of Manhattan, Halletts Point, a $1.5 billion waterfront development in Astoria, is moving full speed ahead. As CityRealty learned, new renderings hanging outside of the construction site reveal two blocky towers covered in glass, with rows of balconies at their corners. Earlier this month, construction topped out on the project’s first two towers at 26-01 1st Street, designed by Dattner Architects. Now, work has officially begun on the second pair of buildings at 26-02 1st Street and 26-40 1st Street.

Refugees are renting out Trump’s childhood home during this week’s UN General Assembly

With President Donald Trump back in New York City for the United Nations General Assembly this week, a group of refugees is staying at the president’s childhood home, renting the Queens property through Airbnb. The Jamacia Estates home at 85-15 Wareham Place is being rented by Oxfam, an anti-poverty organization, to bring attention to the refugee crisis (h/t NY Post). The group invited four refugees to talk with journalists at the rental, highlighting their concern with Trump’s travel ban on people from six Muslim-majority countries and all refugees that was introduced in January. After facing multiple legal challenges, the Supreme Court allowed the refugee policy to remain temporarily, but justices will hear arguments about the travel ban on Oct. 10.
