New rental at Gowanus Wharf opens lottery for 65 apartments, from $903/month

A new 15-story rental at a growing residential complex along the Gowanus Canal has launched a housing lottery for 65 mixed-income apartments. Located at 251 Douglass Street, Douglass Port is the newest phase of Gowanus Wharf, a four-building development bringing 1,000 new residences, modern amenities, and a public waterfront esplanade to the neighborhood. New Yorkers earning 40, 60, and 100 percent of the area median income can apply for the units, priced from $903/month studios to $3,048/month two-bedrooms.

Developed by Charney Companies and Tavros Capital, the 260-unit building is part of the broader Gowanus Wharf project. Once complete, the development will make Charney and Tavros the neighborhood’s largest property owners, with more than two million square feet and 2,200 residences across Gowanus, as 6sqft previously reported.

Other buildings in the project include Union Channel at 240 3rd Avenue, which launched a housing lottery for 58 units in November 2024; the two-tower Nevins Landing at 310 and 340 Nevins Street; and 175 Third Street, set to be the largest building in Gowanus, which secured $174.5 million in financing in May.

Designed by Fogarty Finger Architects, Douglass Port offers modern residences with open layouts and curated finishes, including large windows that flood the homes with natural light and frame scenic views.

The apartments feature high-end kitchen appliances, premium countertops and finishes, and in-unit washers and dryers for added convenience.

Residents will also have access to the Drift Club, Gowanus Wharf’s suite of social and wellness amenities spread across the complex, according to CityRealty. Offerings include a fitness center, yoga and dance studio, co-working lounge, rooftop sundeck with BBQs, children’s playroom, basketball court, bike storage, and a parking garage. The building is pet-friendly, allowing up to two dogs with no pet deposit required.

Gowanus Wharf falls under the Gowanus rezoning, approved in 2021 under former Mayor Bill de Blasio, which upzoned 82 blocks and opened the area to new residential development.

Charney and Tavros purchased 251 Douglass Street from Atkins & Breskin for $13.47 million in a deal brokered by CBRE, as reported by YIMBY.

Nearby public transit options include the R train at the Union Street station and the B37 and B103 buses. Atlantic Terminal is about a 20-minute walk away and offers access to multiple subway lines and the Long Island Rail Road.
