Lottery opens for 50 mixed-income apartments in Gowanus, from $888/month

Applications are now being accepted for 50 mixed-income apartments at a new rental development in Gowanus. Located at 655 Union Street, the 13-story residential building offers spacious, sun-drenched units with top-tier amenities at the intersection of some of Brooklyn’s liveliest neighborhoods. New Yorkers earning 40, 60, 110, and 130 percent of the area median income can apply for the units, priced from $888/month one-bedroom units to $3,982/month two-bedrooms.
Developed by Avery Hall and Gindi Capital and designed by L+Z Architecture, the mixed-use development contains 193 units and 14,000 square feet of retail space.
Amenities include a garden, welcoming lounge, business center, dog washing station, bike storage lockers, fitness center, pilates room, yoga and dance studio, recreation room, and a stunning rooftop terrace with a pool.
Apartments feature in-unit washers and dryers, high-end countertops and finishes, state-of-the-art kitchen appliances, and oversized windows.
The developers acquired the half-acre property in 2019, which spans the entire western block front on 4th Avenue between Union and Sackett Streets and sits atop the Union Street R subway station, according to the project page.
The project, alternatively addressed as 204 4th Avenue, broke ground in 2022, and topped out in September 2023, as reported by Yimby.
The property falls under the Gowanus rezoning approved by the city in 2021 under former Mayor Bill de Blasio, which upzoned 82 blocks of the neighborhood, paving the way for new residential development.
Nearby public transit options include the R subway lines and the B37 and B63 buses. Atlantic Avenue terminal is about a 10-minute walk from the building.
Qualifying New Yorkers can apply for the apartments until December 23, 2024. Complete details on how to apply are available here. Preference for 20 percent of the apartments will be given to residents of Brooklyn Community District 6.
