Lottery opens for 399 units at newly-constructed East Harlem rental complex two blocks from Central Park

399 affordable units are becoming available at a newly constructed building at 1465 Park Avenue and 128 East 108th Street in East Harlem in the rental building known as The Carolina (formerly Lexington Gardens II). The 15-floor building also contains 4,000 square feet of retail space and 38,000 square feet of community space. A solid collection of amenities includes an on-site superintendent, a fitness center, landscaped courtyards, roof terraces, on-site laundry, bicycle storage and Amazon hub lockers. Qualifying applicants earning 30, 60, and 165 percent of the area median income can apply for units that range from $680/month studios to $3,316/month three-bedrooms. There are also eight project-based Section 8 units for which eligible residents pay 30 percent of income.

REVEALED: $150M renovation of Central Park North includes new pool, skating rink, and more

The north end of Central Park around the Harlem Meer is one of its most beautiful vistas, but because of the large, obtrusive Lasker Rink and Pool, it is currently disconnected from the North Woods below it, as well as the rest of the park. To better connect the area, the Central Park Conservancy and the City of New York today revealed a $150 million project to build a new pool and rink that will bring year-round recreation, as well as integrate into the surrounding landscape and restore lost pedestrian connections.

Dorrance Brooks Square: A Harlem enclave with World War and civil rights ties

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. By many accounts, Dorrance Brooks Square is considered the first public square named for a black soldier. The little Harlem park, just east of the larger St. Nicholas Park, was dedicated in 1925 to honor African-American infantryman Dorrance Brooks for his bravery during WWI. Prior to that, the area was very much associated with the Harlem Renaissance, home to jazz musician Lionel Hampton and sociologist and civil rights activist W.E.B. DuBois, among others. Later, it became a key location for social and political gatherings and speeches during the Civil Rights era. Today, the quaint neighborhood is home to an incredibly intact collection of late 19th-century rowhouses, built at the time for upper-middle-class professionals, as well as four culturally and architecturally significant churches. For all these reasons, the Dorrance Brooks Property Owners and Residents Association is advocating for an official landmark designation of the Dorrance Brooks Square Historic District, which would run up Edgecombe Avenue between West 136th and 140th Streets. Art-filled Harlem home of a celebrity doorman and collector seeks $1.275M

By day, Ron Dominguez worked as a doorman at some of the Upper East Side's finest addresses—including 1040 Fifth Avenue, the building Jackie Kennedy Onassis called home. At his home in Harlem, he focused on his passion: collecting pop-surrealist art. “I don’t know any other doorman that happens to be a psychotic art collector,” he told the Wall Street Journal in 2014. "I was hustling a full-time job in one [building] and part-time in two others to support my art habit." After a long career, Dominguez is moving to Cuba—the country his family fled in 1971—and his two-bedroom apartment is now on the market for $1.275 million, art not included.

Harlem church’s rezoning proposal includes new tower and music school, but still no developer

A Harlem church looking to rezone part of Central Park North revealed plans this week to incorporate a music school and cultural center to its proposal for a 33-story residential tower. During a City Planning Commission hearing on Wednesday, La Hermosa Christian Church and FXCollaborative presented their design for the apartment building and the three-story community facility space. Congregants and church officials say the building at 5 West 110th Street is deteriorating, with many of its spaces unusable and inaccessible. "The project that we're proposing means the survival of our church," La Hermosa Pastor Dan Feliciano told the commissioners.

Columbia’s Manhattanville campus will get a new food hall next year

It doesn’t have a name yet but it will be helmed by chef Franklin Becker—known for his fast-casual lunch chain, Little Beet—and will service Columbia students as well as the general public. Food options may include everything from Southern cuisine to Sicilian-style pizza to Spanish tapas, according to early reports from the Wall Street Journal. Speaking to the Journal, Becker said that bringing in a range of independent vendors—versus national food chains—will raise the bar for campus food.

City seeks proposals to develop two East Harlem sites with 350 affordable units and community space

The city's Department of Housing Preservation and Development (HPD) on Thursday issued a request for proposals to develop two city-owned East Harlem sites. The new developments are to include 350 units of affordable housing as well as retail and cultural and community space. The RFPs are part of the East Harlem Housing Plan, which was created with community input received through the East Harlem Neighborhood Planning Process.

Maya Angelou’s former Harlem brownstone sells after spending a year and a half on the market

In 2001, one year before Maya Angelou purchased her personal residence—an elegant brownstone in the Mount Morris Park Historic District—the late author and activist bought an investment property about 10 blocks away at 29 East 129th Street for only $275,000. During the years in which she resided in New York, she served as landlord of the three-family East Harlem property, comprised of a garden level duplex and two full-floor one-bedroom apartments. Angelou’s estate maintained the property following her death in 2014 and sold the residence to the current owner in 2016 for $1.98 million. The townhouse was most recently listed for $2.65 million in February 2018. A few price chops later, it finally found a new owner and closed for $2.3 million, as the New York Post reported.

Development with affordable housing and city’s first civil rights museum gets the green light in Harlem

New York’s first civil rights museum will soon land in Harlem, as the city pushes forward with a new $260 million development near the Adam Clayton Powell office building on 125th Street. Empire State Development is planning a 17-story mixed-use building that, in addition to the museum, will house the headquarters of civil rights nonprofit National Urban League (which was founded in the neighborhood in 1910 and currently has offices downtown), office space (including below-market-rate for Harlem-based nonprofits), retail, and 170 affordable apartments targeted to New Yorkers making 30-80 percent of the area median income.

My 600sqft: How interior designer Habiba Koroma keeps her grown-up Harlem home kid-friendly

Habiba Koroma always had an eye for design, but she never imagined her passion could be pursued professionally. It was not until her mother became ill that she gained the courage to follow her decorating dreams. But it wasn’t simple. After leaving her job at a nonprofit, Habiba went on many informational interviews, held an internship at a residential firm, and received her degree from the Parsons School of Design. Now as an interior design consultant for Restoration Hardware, Habiba has been able to surround herself with the latest trends, all while learning about materials and getting inspiration for her own place. Both Habiba's skill set and enthusiasm for design are on display in her Central Harlem apartment, which has been featured on Apartment Therapy and wallpaper company Spoonflower. Not only has she expertly mixed colors and patterns, but she's also created a special--and kid-friendly--space for her three-year-old son Miles. Habiba transformed an IKEA bunk bed into a fun hideout for Miles, filled with books, toys, and a whiteboard. There's even a colorful ball pit on the top bunk. Where I Work: Harlem’s Focus Lighting illuminates the field of architectural lighting design

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we’re touring the Harlem office of architectural lighting design firm Focus Lighting. Want to see your business featured here? Get in touch! After spending many years designing theatrical lighting, Paul Gregory decided to transition into the world of architectural lighting. He started his career working on nightclubs and in 1987, founded his own firm in his neighborhood of Harlem. Eight years later, Paul and his team at Focus Lighting garnered international recognization for their work on the Entel Tower in Santiago Chile, the world's first automated color-changing building. Since then, the firm has grown to have 35 employees and nabs commissions such as the Times Square ball, Tavern on the Green, and the Waldorf Astoria (and that's just here in NYC). But through all their success, Focus has kept their offices in Harlem, now at 116th Street and Adam Clayton Powell Jr. Boulevard, where their close-knit employees work collaboratively. The converted loft space has a unique light lab, similar to a black box theater, as well as a gallery space where the team can test out new means of digital architecture and video projects. 6sqft recently visited Focus Lighting to learn more about their fascinating work, tour the space, and chat with Focus partner and principal designer Brett Andersen and principal designer Christine Hope.

Historic places in the UWS, Harlem and Sunset Park are recommended for state and national designation

Gov. Andrew  Cuomo announced on Friday that the New York State Board for Historic Preservation has recommended adding 18 properties, resources, and districts to the State and National Registers of Historic Places. The new nominations include the Upper West Side home of author and civil rights activist James Baldwin, the Dorrance Brooks Square Historic District and the former 32nd Precinct Station House complex in Harlem, and the Fourth Avenue Methodist Episcopal Church in Sunset Park, Brooklyn in addition to 14 other nominated places throughout the state.

New Schomburg Center exhibit explores 20th-century Black placemaking in Harlem

"A Ballad for Harlem," the new exhibit now on view at the Schomburg Center for Research in Black Culture, explores the history of the neighborhood and celebrates Black placemaking in 20th and 21st century America. The exhibit uses photographs, manuscripts, objects, art and sculpture from the Schomburg's collection to revisit "Harlem’s places, people, and moments—both known and underrepresented—that capture the realities of community and hardship experienced by Black Americans." Plan to convert African burial ground in Harlem into cultural center and memorial moves forward

The city’s Economic Development Corporation (EDC) has said it will begin the search for a nonprofit organization to operate the long-in-the-works Harlem African Burial Ground in East Harlem this fall. A decade of research and planning has gone into the task of converting the city block–home to the unused MTA 126th Street bus depot–into a cultural center and outdoor memorial that will honor its past state as a burial ground for enslaved and free African people. City officials say the project will make use of new apartments rising on a newly-rezoned adjoining site as an ongoing source of funding, as first reported by THE CITY.

Proposal to rezone strip of Central Park North includes 33-story mixed-use building

A church has filed an application with New York City to rezone a strip of Central Park North in order to make way for a new mixed-use tower. La Hermosa Christian Church is seeking zoning changes to all or part of at least five lots along West 110th Street, as first reported by YIMBY. A 188-page environmental assessment statement prepared for the Department of City Planning this week details the development of a 33-story mixed-use tower with 160 units, of which roughly 48 would be affordable.

Life science campus to open at former West Harlem bakery site, adding to the Factory District’s revival

From the mid-19th to early 20th century, an area in West Harlem known as Manhattanville was a bustling industrial village dotted with factories and breweries. Now the area is transforming from a unique former factory district into a home for a growing roster of commercial businesses, nonprofits, and students and researchers from Columbia University and CUNY’s City College. Leading the way on developing this evolving neighborhood is Janus Property Group. The company announced that its 11-story Taystee Lab building will break ground next week, bringing the city’s first major life science campus to the site of a former bread bakery.

Interview: How tequila entrepreneur Joe Cruz Jr. remains true to his Harlem roots

With Cinco de Mayo on Sunday, New Yorkers most certainly have margaritas on the brain. And while we may typically associate tequila with Mexico, a new label here in NYC is bridging the divide between our southern neighbor and local entrepreneurship. Joe Cruz Jr. grew up in Harlem, spending much of his younger years hanging out in the Bronx. After working in the beverage industry for many years, he decided to take a mere $25,000 and create his own "ultra-smooth" tequila right from Harlem. And so in late 2017, YaVe Tequila was born. Not only has the company garnered culinary headlines (it produces the first-ever mango-flavored tequila), but it's caught the attention of local stakeholders thanks to Joe's commitment to working with his neighborhood.

New 125th Street project will bring 300 affordable apartments to East Harlem

Long in the works as part of the larger East 125th Street Development project, One East Harlem officially broke ground yesterday. Located at 201 East 125th Street, the 19-story building designed by S9 Architecture will rise on the corner of 125th Street and Third Avenue, bringing over 400 mixed-income apartments, nearly 300 of which will be affordable, 65,000 square feet of commercial space, 5,000 square feet of cultural facilities, and 10,000 square feet of public open space to the neighborhood. Developed by a consortium—Richman Group Development, Bridges Development Group, and Monadnock Development—One East Harlem is slated for completion in 2021.

Developed by SKA Marin, the building at 1912 First Avenue, called The Gilbert on First, rises 16 stories and contains just over 150 apartments. Qualifying New Yorkers earning between $13,200 and $199,650 annually can apply for the apartments, which range from a $328/month studio to a $3,009/month three-bedroom.

A lottery for waiting list spots for Mitchell-Lama rental apartments in Bethune Towers at 650 Lenox Avenue is about to open for New York state residents. Rents range from $741 for a studio to $1,215 for a one-bedroom unit. Preference will be given to documented veterans who are selected in the lottery. The deadline to apply for all is April 2, 2019. Some apartments in the building have balconies and views of the Harlem River and the 145th Street Bridge, and the 3 subway is only a few blocks away.

400 spots open on waitlist for affordable units at El Barrio’s Artspace PS109, from $731/month

A housing lottery has opened for 400 spots on the wait list for residential units at El Barrio's Artspace PS109 at 215 East 99th Street in East Harlem. Built in 1899, the limestone-and-brick neighborhood landmark was a school building until 1996. In 2015 it became El Barrio’s Artspace PS109, a project that transformed the then-abandoned public school building into a housing complex for local artists with affordable live/work housing for artists and their families and 10,000 square feet of complementary space for arts organizations. Qualifying New Yorkers earning between 40 and 60 percent of the area median income can apply for apartments which range from a $731/month studio to a $1,348/month two-bedroom.

The story behind Harlem’s trailblazing Harriet Tubman sculpture

Harriet Tubman, the fearless abolitionist and conductor of the Underground Railroad who led scores of slaves to freedom in some 13 expeditions, fought for the Union Army during the Civil War, and dedicated herself to Women’s Suffrage later in life, was known as “Moses” in her own time, and is revered in our time as an extraordinary trailblazer. Her status as a groundbreaking African American woman also extends to the now-contentious realm of public statuary and historical commemoration, since Tubman was the first African American woman to be depicted in public sculpture in New York City. Tubman’s statue, also known as “Swing Low,” was commissioned by the Department of Cultural Affairs’ Percent for Art program, and designed by the African-American artist Alison Saar. It was dedicated in 2008 at Harlem’s Harriet Tubman Triangle on 122nd Street. In her memorial sculpture, Saar chose to depict Tubman “not so much as a conductor of the Underground Railroad, but as a train itself, an unstoppable locomotive that worked towards improving the lives of slaves for most of her long life.” She told the Parks Department, “I wanted not merely to speak of her courage or illustrate her commitment, but to honor her compassion.”

Harlem exhibit shows an intimate side of MLK on the civil rights hero’s 90th birthday

Open as of January 15, a new photography exhibit titled, "Crusader: Martin Luther King Jr." at the New York Public Library's Schomburg Center considers Reverend King as man, traveler and friend. The show offers an intimate travelogue of the civil rights leader’s visits to India, Nobel Peace Prize acceptance in Oslo, Norway, and work as a crusader for non-violent civil rights action, captured by noted photographers of the day.

Historic Harlem townhouse combo seeks record-breaking $27M

A record-shattering listing just hit the market: twin adjacent townhomes in Harlem are seeking a whopping $27,000,000 for both properties. The homes are currently independent but could be combined into a rather impressive megamansion. The price is unparalleled in the area and five times the record selling price of a Harlem townhouse, which sold last February for $5.1 million. As Mansion Global reported, listing agent Siddiq Patterson of the Corcoran Group said he believed the price was justified by the property’s scale and storied past. "The bones and the history is something you just don’t get" with other homes in the area, he stated.
