Mastering the Master Plan: A Look at NYC’s Planned Neighborhoods

We often think of the street grid as New York's greatest "master plan." Officially known as the Commissioners' Plan of 1811, this put in place the original, gridded street pattern that we still know today. But there have been several other master plans that took shape on a smaller scale within the linear configuration of Manhattan. These planned communities were largely conceived to transform blighted or underutilized areas into suburban enclaves or peaceful oases within the big city. And just like the neighborhoods that grew organically among the street grid, these master-planned areas each have a unique character. They've also influenced a new crop of developments, currently under construction on the West Side and in Brooklyn.

The Architecture of Cesar Pelli: How a Sense of Place Left a Lasting Mark on the NYC Skyline

Growing up just west of the Andes Mountains in the small town of Tucumán in northwest Argentina, Cesar Pelli wasn't exposed to the vibrant cityscapes that he today helps to shape. He got his start designing low-cost, affordable housing for the Argentine government, which helped him develop an appreciation for each project's unique sense of place. Breaking from the traditional mold of many world-famous architects, he designed buildings as a response to their neighborhoods, not as a preconceived signature aesthetic. Now, with a long list of acclaimed international projects to his name, Pelli is lauded for creating structures that honor a city's history and enrich the local landscape. And here in New York City, home to some of his most celebrated works, the Pelli mark has making an indelible impression on the architecture and real estate fields.

Leading with LEED: A Look at NYC’s Eco-Friendly Housing

Radiant Orchid may be Pantone's color of the year, but here in New York City we think green is the hot hue of the moment. Eco-friendly design features and sustainable buildings are sprouting up faster than ever, and buyers are seeking out the next best green amenity, from Vitamin C-filtered showers to electric vehicle charging stations. And thanks to some A-list support from the likes of Leonardo DiCaprio, environmentally friendly design is being embraced by developers and real estate professionals alike. Last week, we took a look at Battery Park City, the largest green neighborhood in the world, which is often credited with launching New York City's modern sustainable movement. And now we're exploring some of the latest eco-friendly buildings to follow in its footsteps and take advantage of contemporary environmental technologies.

Prices and More Images of the Landmark Beekman Hotel and Condo Conversion Revealed

It was announced back in May that the Beekman Hotel would finally being seeing its rebirth as a brand new condo and hotel. Now, not only has pricing for the 68-unit tower been revealed, but we're seeing a few new images of what's in store for the historic structure that has been shuttered for the last 20 years. As seen in the new renderings, the landmark building will be topped off with a conjoining 51-story condominium tower, creating a 68 residential units designed by Thomas Juul-Hansen. Though fully integrated, residents of the Beekman will have their own private entrance and lobby, located on Nassau Street, and the lower levels of the building will host 287 hotel rooms with a separate access point provided on Beekman Street. All occupants will have access to the hotel's amenities.

A Suburban Enclave in Manhattan: Peeking Into Battery Park City

As New Yorkers, we learn to be resourceful. We can turn a tiny patch of grass into a full-on park, double the space of our 400-square-foot apartment with lofted rooms and suspended shelving, and get all of our reading in on the commute to work. But for some, this sacrificial lifestyle becomes too much, and daydreams of suburbia set in. Not ready to pack your bags for Jersey or Westchester just yet? Look to Battery Park City, a suburban-like enclave that's just a five-minute walk from Wall Street. The 92-acre planned residential community is the largest "green" neighborhood in the world, with more than one third of its total acreage covered in parks and gardens. Additionally, the area boasts spectacular waterfront views, large apartments, slightly more affordable prices than its Financial District neighbors, and an impressive collection of public art.

Demolition Permits Filed at 101 Murray – The Site of Downtown Manhattan’s Future Tallest Condo

Demolition permits have been filed with the Department of Buildings for the tallest condominium building south of 'Billionaires' Row.' The approximately 950-foot tower revealed by real-estate blogger YIMBY last month will house 129 condos within a dramatic champagne flute-like design by the architects Kohn Pedersen Fox Associates. Tentatively named 101 TriBeCa, the uppermost floorplates increase in size to take greater advantage of views uptown and towards the river that most likely will remain unobstructed years to come due to restrictive zoning in TriBeCa and Battery Park City.

Listing for NYC’s Most Expensive Home Officially Here – “The Penthouse Collection” Up for $118.5M

Last week we reported on the plans of two industrious property owners at the Ritz-Carlton in Battery Park City who were pooling their three penthouses in hopes of making a record-breaking $118.5 million sale. Hearsay no more because it looks like the listing for the space has officially emerged, and will be managed by none other than power broker Ryan Serhant at Nestseekers. Aptly dubbed 'The Penthouse Collection', the combined 39th and 40th floor spaces owned by Randall Yanker and Gary Segal offer up a staggering duplex totaling 15,434 square feet — or in layman's terms (or is that possible with something this size?) 12 bedrooms and 15 bathrooms with "the potential" to extend both those numbers further. 20-foot ceilings, three kitchens, four terraces, and multiple living areas also means its a good thing that hotel amenities include housekeeping.

Combined Ritz-Carlton Condos Look to Set Record With $118.5 Million Asking Price

What’s better than getting $56.5 million for your 7,600-square-foot, five-bedroom duplex? Joining forces with your neighbor and adding in your second apartment to list the whole kit and caboodle for a record $118.5 million. At least that’s what Five Star Electric’s Gary Segal chose to do, according to the Wall Street Journal. Segal briefly listed his Ritz-Carlton duplex, which has two terraces and views of the Statue of Liberty and One World Trade Center, for $56.5 million last year before apparently getting shiny ball syndrome and taking it off the market. Who wants $56.5 million when you could get $7,600 per square foot? It appears his neighbor, financier Randall Yanker, agreed after putting his 4BR/5BA duplex up for sale earlier this year, asking $23 million, then lowering to $19 million, before ultimately taking it off the market.

If you haven't been downtown recently, you might want to make the trek. Hudson Eats — the just-opened food hall at 200 Vesey Street — is turning a once sleepy corner of Battery Park City into a culinary destination. Located on the second floor of Brookfield Place (formerly World Financial Center), the gleaming, white-tiled emporium is one of many new additions helping to revitalize Lower Manhattan. Along with the trendy restaurants that now call the neighborhood home — like Danny Meyer's North End Grill and Stephen Starr's new El Vez — there's also the recent debut of the 9/11 Memorial Museum and eventual moves from media powerhouses Condé Nast and Time Inc.

Seaport City: Neighborhood Built on Landfill May Be Coming to the East River

Though bearing little resemblance to its quaint East River neighbor, “Seaport City” could become a reality based on a new study released yesterday by the New York City Economic Development Corporation. But don’t bank on a new set of sought after residential and commercial river views just yet. Seaport City is only one of a number of options presented to the city as part of former mayor Michael Bloomberg's 257-point, post-Hurricane Sandy resiliency plan – and it’s the most challenging on the list.

Snøhetta’s Light-Filled 9/11 Memorial Museum Pavilion at Ground Zero Dedicated Today

It’s amazing when you think about it, the number of people personally touched by the tragedy of 9/11. It seems in the days after the attacks, especially as a New Yorker, you found you had a connection to someone who had perished, either directly or indirectly. It was almost uncanny. And the phrase “Never Forget” became ubiquitous. As if you ever could. To ensure we never do, and that those too young to remember will continue to honor the day that changed the world, the 9/11 Memorial Museum at Ground Zero was dedicated today, in advance of its May 21st opening to the general public. Attendees included President Obama and Governor Chris Christie.
