Clinton Hill townhouse sells for $9.4M, a new neighborhood record

A renovated Clinton Hill townhouse has sold for $9.4 million in an off-market deal, setting a new neighborhood record. As first reported by Curbed, the 25-foot-wide residence at 374 Washington Avenue measures more than 7,000 square feet and includes five bedrooms, each with an en-suite bathroom and walk-in closet. The sale just tops the previous record at 280 Washington Avenue, known as the Pfizer Mansion, which sold for $9.05 million in 2021.

Spread across three floors, the 1880 townhouse is a prime example of late Victorian architecture on an extra-deep lot, according to Brownstoner.

The townhouse’s extra width and depth likely contributed to its record-breaking price, as did its “turn-key” condition. The home’s previous owners purchased the property for $3.8 million in 2014 and completed an extensive renovation, preserving original details, including its working fireplaces, while adding an outdoor bar to the private rear garden.

Matthew Lesser, Matthew Lipsky, and Sophie Smadbeck of Leslie Garfield had the listing. The renovation took the home, which already featured a Viking stove and central air, to a new level of luxury.

Outside, the renovation added a private decked garden with an outdoor bar, expanding the home’s entertaining space into the outdoors.

The sale narrowly tops the previous record, set in July 2021, when the iconic “Pfizer Mansion” at 280 Washington Avenue sold for $9.05 million. That transaction surpassed the previous record, set in 2015 when 315 Vanderbilt Avenue sold for $7.2 million.

The 10,000-square-foot mansion was built in 1887 for Charles Erhart, co-founder of the Pfizer pharmaceutical company and brother-in-law to Charles Pfizer, as 6sqft previously reported.The Pfizer Mansion hit the market for $10.3 million in 2025 but sold for about $7.8 million earlier this year.
