Eliot Spitzer and Related’s joint Hudson Yards project includes 126 units of senior housing

A joint project from Related Companies and Eliot Spitzer would bring over 100 units of senior housing near Hudson Yards, the Real Deal reported on Wednesday. According to permits filed with the city last week, the 44-story mixed-use tower at 451 10th Avenue will include 126 "long-term care facility dwelling units."

Sales at Zaha Hadid’s High Line condo lag despite high hopes and hype

Developer Related Companies' high-profile condominium at 520 West 28th Street, designed by the late Pritzker Prize-winning architect Zaha Hadid, launched sales in 2015 to a flurry of hype and hubris. The highly-anticipated West Side residence was Hadid's first ground-up structure in New York City, offering homes that ranged from $4,950,000 to a $50 million penthouse. Crains reports that since that glittering launch, though, only 16 of the building's 39 units have sold, calling the offering "a rare bust." The sales figures reflect about a 40 percent sell-through that looks even lower when square footage is considered: The building's biggest units remain unclaimed, including its three penthouses. Of the 16 apartments that have sold, 14 were bought in 2017. Only two units sold in 2018, and none so far this year.

Photos you take of the Vessel at Hudson Yards do not belong to you

Update 3/19/19: Related Companies will revise the language of its terms and conditions after facing backlash for its peculiar photo policy regarding the Vessel, Bloomberg reported Monday. "The intent of the policy is to allow Hudson Yards to amplify and reshare photos already shared on individual social channels through our website and social channels," a spokesperson told Bloomberg. New York City's latest landmark is fit for Instagram, its bronzed steel and concrete perfectly popping in photographs against its glassy super tall neighbors. But to take photos of the free and public centerpiece of Hudson Yards, known as the "Vessel," isn't actually so free. According to the terms and conditions for the sculpture, written by Hudson Yards developer Related Companies and found online, photos and video footage taken of the Vessel belong to the company, not the photographer.

Deal reached between Hudson Yards developer and unions ends bitter labor fight

The announcement Wednesday of a newly-forged framework between developer Related Companies and the Building and Construction Trades Council of Greater New York (BCTC) marks the end–at least for now–of a menacing feud between the developer of the $20 billion Hudson Yards megaproject and the umbrella union group representing 100,000 union construction workers. The two organizations have headed back to the bargaining table after a year-long boycott of the project by the labor group which threatened progress on its final phase. The accord, unanimously ratified at a BCTC executive board meeting, represents a new model of collaboration between the development community and skilled workforce.

Thomas Heatherwick’s Hudson Yards sculpture awaits public opinion for official name

Thomas Heatherwick’s 150-foot-tall, honeycomb-shaped climbable public art installation at Hudson Yards is set to open for public climbing in March along with the complex's Shops and Restaurants on March 15. Known for some time as "The Vessel," the bronzed steel and concrete structure has no official title as of yet. As for the former moniker, a Related representative told 6sqft in an email, "It was always a placeholder until the public experienced it. We’re excited to have the public help us with a name."

Hudson Yards will ‘officially’ open on March 15

Though it seems hardly a week can go by without a flurry of news from Manhattan's newest instant neighborhood, Hudson Yards, the west side mega-project–the largest private development in the nation's history–developed by Related Companies and Oxford Propertied Group now has announced that Friday, March 15th will be its official opening date. In addition to a grand opening celebration, the Public Square and Gardens and the neighborhood's centerpiece, Thomas Heatherwick's "Vessel," are set to open on that date; more importantly, The Shops and Restaurants at Hudson Yards will be officially open.

City’s plans for Willets Point include a soccer stadium and affordable housing

City officials have released long-awaited plans to develop the blighted Willets Point section of Corona, Queens. As 6sqft previously reported, the economic development site within the industrial neighborhood east of Citi Field known as the Iron Triangle was at one point slated for a cleanup of its toxic soil and the creation of affordable and senior housing that would replace a jumble of auto shops and industrial businesses. Finally surfacing almost four months after a task force submitted suggestions to the Econonmic Development Corp. (EDC), the plans contain two development scenarios including a soccer stadium and mixed-use scenario that includes residential development, retail and a school.

Get a peek at the new sculpture garden going up next to Zaha Hadid’s High Line condo

Back in May 6sqft reported on plans for the 15 new gallery spaces in the works next to the Zaha Hadid-designed condo at 520 West 28th Street along the High Line, with the Paul Kasmin Gallery to anchor the project, which will expand into a 5,000-square-foot space with a sculpture garden designed by Future Green on its roof. With the official opening of the new building and inaugural exhibitions of works by Walton Ford and Joel Shapiro come new photos of the gallery and of the sculpture garden being installed.

Hudson Yards’ second-tallest tower reveals new looks

A fresh set of renderings was revealed Wednesday of 35 Hudson Yards, the tallest residential tower in the rapidly developing Manhattan neighborhood. David Childs of Skidmore Owings & Merrill (SOM) designed the 92-story supertall, which topped out at 1,009 feet in June. The limestone and glass tower will contain 143 condos, 22,000 square feet of private amenities, and an Equinox club, spa, and 200-room hotel. Following 1,296-foot-tall 30 Hudson Yards, which topped out in July, neighboring 35 Hudson Yards is the second-tallest tower at the site.

30 Hudson Yards officially tops out at 1,296 feet

Topping out this week at 1,296 feet, 30 Hudson Yards is officially the second-tallest office building in New York City. Designed by Kohn Pedersen Fox, the 90-story tower sits on the southwest corner of 33rd Street and 10th Avenue. In addition to its sheer size (it's the tallest in Hudson Yards), the most notable feature of the supertall is its 1,100-foot outdoor observation deck, the highest of its kind in the city and fifth highest in the world.

Last month, just after commencing construction, the 1,100-foot-tall observation deck at 30 Hudson Yards made New Yorkers gasp with dizzying construction photos. Now, developers Related Companies and Oxford Properties Group have shared even more sky-high pics of what will soon be the tallest outdoor observation deck in NYC and the fifth tallest in the world. This set shows how the steel and glass sections--each of which weighs between 35,000 to 102,000 pounds--made their journey on barge through the New York harbor, down the streets of Manhattan, and ultimately up the 1,296-foot tower.

See the rooftop sculpture garden that will grow next to Zaha Hadid’s High Line condo

Related Companies announced last year plans to add 15 new gallery spaces around their Zaha Hadid-designed condo at 520 West 28th Street. One of the galleries tapped for the project, the Paul Kasmin Gallery, will serve as the anchor tenant and expand into a 5,000-square-foot space. In addition to boasting 22-foot ceilings and 28 skylights, the single-floor gallery will have a sculpture garden designed by Future Green on its roof. Because it sits alongside the High Line, "the garden serves as a verdant extension to the elevated park and showcases outdoor artworks in a rich seasonal tapestry," according to the landscape architects.

$700M proposal calls for NYC’s first soccer stadium and 550 affordable apartments in the South Bronx

New York City could be getting its first soccer stadium if a proposal for the project led by Related Companies gets chosen by officials. A partnership made up of developers Related and Somerset Partners, along with the Major League Soccer team, New York City Football Club, has submitted a plan to bring a 26,000-seat soccer stadium designed by Rafael Viñoly, over 550 units of affordable housing and a waterfront park to the South Bronx. According to YIMBY, the project, estimated to cost $700 million, would rise on the site of the Harlem River Yards, a 13-acre parcel in Mott Haven operated by the Empire State Development Corporation.

Revamped Farley Post Office may include a life science research center

Recognizing life sciences as New York City's next largest growth sector, Vornado Realty Trust and Related Companies hope to attract tech companies to the redevelopment of the James A. Farley Post Office. The joint venture will develop 850,000 square feet of commercial space, with roughly 730,000 square feet set aside for office space. The developers, which have a 99-year lease, are seeking biotechnology and pharmaceutical businesses as tenants, according to the Wall Street Journal. The team has hired a Boston-based broker with experience in the life-sciences real-estate market and has also created a brochure with possible designs for laboratory and office space. The brochure is titled "Moynihan Research Center at Farley."

VIDEO: Watch an eight-month time lapse of the Vessel rising in Hudson Yards

The Vessel, the 150-foot vertical sculpture, topped out on Wednesday, following eight months of construction at the Hudson Yards site. Designed by Thomas Heatherwick, the 600-ton structure made of bronzed steel and concrete will sit in the center of the development's public square. It includes 154 intricately-laced flights of stairs and 80 landings, rising from a base that measures 50 feet in diameter and widens to 150 feet at the top. The landmark offers a one-mile vertical climbing experience, allowing for unique views of Manhattan's evolving West Side. Related Companies, the group behind the Hudson Yards development, created a time lapse of the Vessel rising, beginning with the fabrication of pieces in Italy, followed by its first placement and then, finally, the structure's topping out on Wednesday.

Thomas Heatherwick’s 150-foot, climbable Vessel tops out in Hudson Yards

The Vessel, a 150-foot-tall climbable sculpture made of bronzed steel and concrete, topped out Wednesday, serving as the public centerpiece of Hudson Yards' Public Square and Gardens. Designed by Heatherwick Studio, the $150 million interactive landmark includes 154 interconnecting flights of stairs, nearly 2,500 individual steps and 80 landings. The idea for the project stems from Related Companies' chairman, Stephen Ross, who called it "New York's Eiffel Tower." The final piece of the 600-ton structure will be installed today, nearly eight months after construction began.

New details revealed about Hudson Yards observation deck and public spaces

Another deal has been inked for the massive Hudson Yards project, a 26-acre complex developed by Related Companies and Oxford Properties Group, and it will definitely reach new heights. On Tuesday, Related announced that London restaurant and catering company Rhubarb will run a 10,000-square-foot public space in the nearly 1,300-foot supertall 30 Hudson Yards. Rhubarb will operate a bar, restaurant, and event space on the 92nd floor, one floor above the tower's observation deck, which at 1,100 feet will be the highest outdoor deck in the city. According to Eater and the Post, the company will also open a 5,800-square-foot restaurant on the fifth floor and an indoor-outdoor bar at the observatory.

Prime Long Island City site could be the perfect spot for Amazon’s HQ2

An eight-acre, 1.6 million-square-foot residential site next to Hunters Point South is for sale, a piece of land owned by a family for generations. According to the New York Post, the site could potentially bring in $480 million if targeted to market-rate condominiums since land in Long Island City sells for roughly $300 per square foot. The triangle-shaped plot of land found at 55-01 Second Street and bounded by 54th Avenue and Vernon Boulevard, sits on Newtown Creek, an estuary that forms part of the border between Brooklyn and Queens. The site might make the perfect spot for Amazon’s second headquarters as the tech giant seeks 500,000 square feet for their HQ2 by 2019.

Thomas Heatherwick’s 150-foot climbable ‘Vessel’ hits halfway mark at Hudson Yards

In April, construction began on Hudson Yards' Vessel, a 150-foot-tall steel structure designed by Heatherwick Studio and its 100,000 pound-components were put in place by crane. The $200 million "public landmark" began to rise in August and now the structure's construction has hit its halfway mark. The project's idea comes from Related Companies' chairman Stephen Ross, who called it the "365-day Christmas tree." The climbable Vessel will be the centerpiece of the Public Square and Gardens, five-acres of greenery that will connect the buildings of Hudson Yards. The structure includes 154 geometric-lattice linked flights of stairs, 80 landings and will able to hold 1,000 visitors.

New renderings of Hudson Yards’ Norman Foster-designed tower and food pavilion

A decade after first embarking on Hudson Yards--the largest private development in the nation's history--developer Related Companies is in the thick of things, with listings live at 15 and One Hudson Yards and construction underway at 30, 35, and 55, as well as The Shed cultural center and the Vessel public art piece. Leasing launches at One Hudson Yards, luxury rentals starting at $5,095/month

The new luxury rental residences at One Hudson Yards at 530 West 30th Street, part of Manhattan's largest new mixed-use development, have begun leasing for the 30-story building's 178 apartments which range from one to three bedrooms (and one four-bedroom penthouse) according to a press release from Related Companies. The building's architecture is by Davis Brody Bond; interiors are by Andre Kikoski, who also designed the building's peerless collection of luxury amenities. Of particular note are extra-tall windows set into a modern curtain wall façade that offer breathtaking views of out over the Hudson River, the surrounding West Chelsea neighborhood and all of Downtown Manhattan–as well as Heatherwick Studios’ "Vessel" sculpture.

City seeks to revoke access to office rooftops made for employee mingling

Update 7/31/17: The Post reports that the DOB recently sent landlords a draft memo clarifying that, aside from minor details, terraces are allowed "as open passive recreation space."  To give workers a comfortable and conducive work space, some companies have outfitted their offices with amenities like on-site fitness centers, free coffee and outdoor space. However, the city’s Department of Buildings has launched a campaign to stop or delay these rooftop terraces on office towers, claiming the spaces can only be used for plants, not people. As the New York Post reported, DOB may not approve office terrace plans and may even rescind already approved plans.

A plan for a 24/7 Governors Island community is in the works

The 172-acre Governors Island first opened as a publicly accessible outdoor space in 2005, but it's still open just 120 days per year, with the city spending over 10 years trying to figure out what to do with the rest of this teeming-with-potential site. Just last year a new 40-acre park and playground opened, and the area is now ready for its next major revitalization. As Crain’s reports, the Trust for Governors Island will roll out a plan to create a 24/7 community with even more public parks, nonprofit tenants related to the site's maritime history, restaurants, and five million square feet of new commercial, office, and education space.

Finance firms in talks to move to Vornado’s proposed Hotel Pennsylvania-replacing supertall

Plans to replace the century-old Hotel Pennsylvania with a 1,216-foot office building have surfaced again. Financial firms Morgan Stanley and Deutsche Bank are reportedly contemplating a move to Vornado Realty Trust’s planned supertall skyscraper, 15 Penn Plaza, according to the Post. Vornado first won the city’s approval in 2007 to build a supertall at the location of Hotel Pennsylvania on Seventh Avenue and nearly signed a deal with Merrill Lynch to be a tenant until the financial crisis dissolved the agreement. This design, by Pelli Clarke Pelli, is being presented to the firms along with new options says a source.

New renderings of Hudson Yards’ retail and restaurant spaces

Yesterday, it was announced that celebrity chef José Andrés, credited with bringing the small-plate concept to the U.S., will be opening a massive Spanish food hall at Hudson Yards, closing a deal for the 35,000-square-foot space at 10 Hudson Yards that Shake Shack guru Danny Meyer had previously been in talks for. On the heels of the news, developers Related Companies and Oxford Properties Group released new renderings of the retail and restaurant spaces coming to the mega-development (h/t Curbed), most of which will be located in the "Shops and Restaurants at Hudson Yards," a seven-story building that will hold the majority of the 25 restaurants and anchor tenant Neiman Marcus.
