See aerial renderings of COOKFOX’s massive St. John’s Terminal redevelopment

This past December, COOKFOX Architects released up-close renderings of their nearly two-million-square-foot St. John’s Terminal redevelopment in Hudson Square. COOKFOX, known for their commitment to contextual and sustainable development, created a five-building plan that, according to the firm, takes inspiration from the early Hudson Square factories and printing press buildings "with massing assembled around finely sculpted towers, detailed with geometrically rigorous setbacks and planted terraces." Now, CityRealty has uncovered two aerial views of the residential, retail, and commercial project that show just how massive this development will be.

How COOKFOX Architects outfitted their Midtown office with wellness technology and outdoor space

When COOKFOX Architects started looking for a new office space three years ago, it was a no-brainer that they'd incorporate their signature biophilic tools, but their one non-negotiable requirement was outdoor space to connect employees directly with nature. And though the firm has come to be associated with so many contemporary projects, they found their ideal space on the 17th floor of the 1921, Carèrre and Hastings-designed Fisk Tire Building on 57th Street. Not only did it offer three terraces (that the team has since landscaped with everything from beehives to kale), but the large, open floorplan allowed the firm to create their dream wellness office. 6sqft recently took a tour of the space to see how employees utilize the space day-to-day and learn more about how COOKFOX achieved LEED Platinum and WELL Gold status by incorporating natural materials for finishings and furniture, temperature control systems, lighting that supports healthy circadian rhythms, and, of course, plenty of connections to nature despite being in the middle of Midtown Manhattan.

How NYC companies use workplace design and perks to affect emotional health and productivity

Modern companies understand that in order to attract and retain the best talent, they have to compete on more than salaries, vacation, and healthcare. Lottery launches for 80 $675/month studios at COOKFOX’s huge Bronx development

It's been almost a year since the first lottery launched at Webster Avenue, COOKFOX's two-building affordable and supportive housing complex in the Tremont neighborhood of the Bronx. Four months after the lottery went live for the 227 units at Park House, nonprofit developer Breaking Ground reported that they'd received a staggering 55,163 applications. Now, they'll need to get ready for another influx; as of today, the lottery is live for the second building, Webster Residence. Here, single New Yorkers earning 60 percent of the area median income, or between $25,000 and $40,000 annually, can apply for 80 $675/month energy efficient studios.

COOKFOX unveils design for five eco-conscious high-rises in Hudson Square

COOKFOX Architects released new renderings this week of its five proposed high-rise buildings in Hudson Square, part of the redevelopment of St. John's Terminal into a nearly two-million-square-foot complex of housing, retail and office space. As CityRealty learned, the design calls for an industrial-meets-earthy design with deftly sculpted towers detailed with geometric setbacks and planted terraces. Located near Pier 40, the proposed buildings will hold a total of 1,586 apartments, with 30 percent of them below market rate, office spaces, a hotel and about 400,000 square feet of retail.

Nearly 100 middle-income units sit vacant at Brooklyn’s Pacific Park development

In July 2016, the lottery opened for 298 mixed-income rentals at 535 Carlton Avenue, part of the sprawling Pacific Park complex, in Brooklyn. But now, more than a year later, about 95 units remain vacant at the Prospect Heights site, as City Limits reported. Despite over 93,000 New Yorkers applying for the nearly 300 units within just eight weeks, the applicants were rejected because they did not make enough money to qualify for those specific units. The 95 vacancies, the most expensive apartments at Pacific Park, are reserved for households that earn between 135 and 165 percent of the area median income, which translates to $74,606 and $173,415 annually. Unable to secure tenants for this income bracket, developer Greenland Forest City Partners (GFCP) placed advertisements for the units on market-rate real estate websites.

INTERVIEW: Architect Rick Cook on the legacy of COOKFOX’s sustainable design in NYC

Since its founding in 1990, COOKFOX Architects has become one of the most recognized names in New York City real estate. In the firm's early days, founding partner Rick Cook found a niche in historically-sensitive building design, looking for opportunities to "[fill] in the missing voids of the streetscape," as he put it. After teaming up with Bob Fox in 2003, the pair worked to establish COOKFOX as an expert in both contextual and sustainable development. They designed the first LEED Platinum skyscraper in New York City with the Durst family, the Bank of America Tower, then took on a number of projects with the goal of designing healthier workplaces. The firm also got attention for its work in landmarks districts, winning AIA-New York State awards for its mixed-use development at 401 West 14th Street (better known as the Apple store) and its revamp of the the Stephen Sondheim Theatre. (The firm also made it the first LEED-certified theater in the city.)

Second building in Domino Sugar megaproject to break ground next month; new renderings

Two Trees Management will break ground next month on 260 Kent Avenue at the corner of Grand Street and Kent Avenue, the second building to rise at the Domino Sugar Williamsburg megaproject site. Designed by COOKFOX Architects, the 462,000 square-foot, 42-story mixed-use tower on the site of the former sugar manufacturing facility will create "a prominent visual corridor that leads to the East River waterfront," according to a press release.

Lottery Opens Tomorrow for 300 Affordable Rentals at Pacific Park Brooklyn

It's been almost two years since architects COOKFOX were selected by developer Greenland Forest City Partners to design two residential buildings at their Pacific Park Brooklyn project, the 22-acre site anchored by the Barclays Center and containing eight million square feet of mixed-use development. COOKFOX took the helm for 550 Vanderbilt Avenue, a 275-unit condo, and 535 Carlton Avenue, a 298-unit affordable rental. A housing lottery for the latter will open tomorrow, according to a press release, offering low, moderate and middle-income residents the chance to apply for apartments ranging from $548/month studios to $3,716/month three-bedrooms.

COOKFOX’s Massive Affordable Housing Development Pushes Forward in the Bronx

Last month, 6sqft reported on the COOKFOX-designed development Park House, the first phase of a two-building affordable and supportive housing complex in the Tremont neighborhood of the Bronx. Since then, the 12-story building has topped off and foundation work is quickly moving along for its adjacent fraternal building dubbed the Webster Residence. The development is being pushed forward by Breaking Ground, a non-profit committed to ending homelessness. This development will be the organization's first venture in the South Bronx.

EŌS, The City’s Shortest Skyscraper, Now Renting From $4,705/Month in Midtown West

EŌS, the mixed-use tower in Midtown West that 6sqft knighted as the shortest skyscraper in the city, is approaching its construction finish line and after a decade in the making, its 300 rental units are coming online. Countering our superlative, the fully launched website leads with an image of a bath-robed woman perched high above the city looking to the east - the building is named after the Greek winged goddess of the dawn afterall. The site also publishes new renderings of apartment interiors, some of the building's many amenities, and its far-reaching views across the city. The 500-foot-tall sleek glass slab was designed by COOKFOX Architects and developed by the Durst Organization. Though quite anonymous from the outside, across its 47 stories are an array of uses that include 122,000 square feet of commercial space that Nike is reportedly anchoring, 70,000 square feet of retail, and 375 residential units above (20 percent of which are designated as affordable).

City Tower, the second phase of Downtown Brooklyn's 1.8 million-square-foot, mixed-use mega-development, has debuted, ushering in 439 brand new market-rate rentals to the heart of the borough. For a limited time, the building is offering new renters one month for free based on a 13-month lease. The 38-story tower's current availabilities include four studios starting at $2,423/month, five one-bedrooms at $2,838/month, and three two-bedrooms at $4,154/month. First Look at COOKFOX’s Affordable Housing Development in East Tremont

Here's a first look at a new two-building development in the Bronx's East Tremont section designed by COOKFOX. Developed by nonprofit Breaking Ground, the project will include housing for low-income families and formerly homeless individuals, in addition to on-site social services and a community room. The structure will be encased in brick, which will have alternating rows protruding and receding by a half inch, giving it an appearance meant to reference "ocean sand or tree bark patterns." It will also boast many eco-efficient features and will qualify for Zone Green benefits, allowing extra floor area for affordable homes, according to the architects.

Housing Lottery Commences for EŌS, Live in NYC’s Shortest Skyscraper for $566/Month

The affordable housing lottery for the Durst Organization's nearly finished rental tower EŌS at 855 Sixth Avenue launches today, according to the NYC HPD. One year ago, 6sqft reported on the 42-story structure's topping out, which at exactly 500 feet makes it officially tied as the shortest skyscraper in the city. Now, with full leasing slated to begin this spring, the application process for the 75 newly constructed, below-market rate apartments set aside for low-income residents is open. Rents in the Midtown West tower will range from $566/month studios to $930/month two-bedroom units.

Landmarks Approves Collegiate School Redevelopment: 66 Condos and Garden Planned

The development team involved in the rehabilitation and redevelopment of the Collegiate School academic buildings adjacent to West End Collegiate Church announced yesterday that their two-building scheme has been unanimously approved by the Landmarks Preservation Commission. Situated in the West End Collegiate Historic District on the Upper West Side, the residential development at 260 West 78th Street and 378 West End Avenue is being developed by the Collegiate Churches of New York and designed by Rick Cook of COOKFOX Architects. Funds generated by the development will be used to support the Collegiate Church's charitable and housing programs, as well as maintain its landmarked Dutch-Flemish Renaissance Revival campus.

Construction Update: COOKFOX’s 855 Sixth Avenue Tops Off, Ties for City’s ‘Shortest Skyscraper’

In the shadow of the Empire State Building, the concrete frame of 855 Sixth Avenue has quietly risen to its full 500-foot height. Spanning the full western blockfront of Sixth Avenue between West 30th and 31st Streets, the 41-story mixed-use tower, designed by COOKFOX Architects and co-developed by the Durst Organization and Fetner Properties, is poised to bring 190,000 square feet of commercial space and 375 rentals to the southern fringe of Herald Square later this year. While unremarkable in design and imperceptible in the city's skyline, the building's small claim to fame may be that its 152-meter (slightly under 500 feet) height is sometimes regarded as the benchmark figure for defining a skyscraper. Therefore, statistically, 855 Sixth could be considered the shortest skyscraper in New York. Huzzah!

Greenland Forest City Partners Selects COOKFOX and Thomas Balsley for Pacific Park Brooklyn (Formerly Atlantic Yards)

Forest City Ratner Companies and Greenland USA, a subsidiary of Shanghai-based Greenland Group, announced today that their new joint venture, Greenland Forest City Partners, has selected COOKFOX Architects to design two residential buildings at their Pacific Park Brooklyn project. They've also chosen Thomas Balsley Associates to design the site's eight-acre public park, which will be called Pacific Park. Formerly known as Atlantic Yards, Pacific Park Brooklyn will be a 22-acre site anchored by the Barclays Center and containing 8 million square feet of mixed-use development. The public park will be revealed in phases, with permanent and temporary installations. COOKFOX has begun the design for its two residential buildings-- 550 Vanderbilt Avenue, set to feature 275 condominiums, and 535 Carlton Avenue, which will have approximately 300 affordable rentals. Construction is expected to begin on the latter this December, with 550 Vanderbilt not far behind. A third residential building will be designed by SHoP Architects, who were the minds behind the Barclays Center, at 30 Sixth Avenue with another 300 affordable rentals.
