On Bed-Stuy-Bushwick border, lottery opens for 90 affordable units, from $486/month

Applications are now being accepted for 90 affordable apartments at a new residential development on the border of Bed-Stuy and Bushwick in Brooklyn. Located at 1510 Broadway, the eight-story building contains 108 affordable apartments and a landscaped courtyard. New Yorkers earning 30, 50, 60, and 80 percent of the area median income, or between $19,578 for a single person and $154,080 for a household of seven, can apply for the apartments, which range from $486/month studios to $2,664/month three bedrooms.

Developed by MacQuesten Construction Management and designed by Gluck+, the development is one of the proposals selected from the city’s M/WBE Building Opportunity RFP to develop vacant, city-owned sites into 100 percent affordable housing.

The building was developed in collaboration with the East Brooklyn Housing Development Corporation, as well as members of the Local Development Corporation of East New York and Brooklyn Community Board 16, according to a press release.

The project also includes more than 9,000 square feet of ground-floor retail space. Construction began in November 2022.

Amenities include bike storage lockers, a shared laundry room, a large landscaped outdoor area, a 1,400-square-foot indoor recreation space, an on-site resident manager, and a package room. The building is also pet-friendly.

Residences feature hardwood floors, air conditioning, energy-efficient appliances and lighting, and a secure intercom system.

Nearby public transit options include the J, Z, and L subway lines, and the B7, B26, and Q24 buses.

Qualifying New Yorkers can apply for the apartments until July 18, 2024.
