Waitlist opens for 55 middle-income units in Kips Bay, from $1,458/month

Located where Gramercy Park and Kips Bay meet, the residential building at 325 East 25th Street is now accepting applications for over 50 mixed-income apartments. Designed by SLCE Architects, the nine-story tower is reopening a housing lottery for nine vacant apartments, although all eligible applicants will be placed on the waitlist for any future vacancies. New Yorkers earning 80, 120, 145, and 165 percent of the area median income can apply for the units, which range in price from $1,458/month two-bedrooms to $2,612/month one-bedrooms.

Completed in 2016, KB25 was developed by nonprofit Phipps Houses as part of a larger project to renovate an existing affordable housing complex on East 28th and 29th Streets.

Measuring 60,000 square feet, the building contains a total of 56 units, with a mix of studios, one-, two-, and three-bedroom apartments. Rents at the building cannot exceed 30 percent of a tenant’s annual income.

Amenities include a laundry room and community room on the first floor, with an outdoor terrace and recreation area at the rear of the building. Other perks include a 24-hour concierge, package room, fitness room, and bike storage.

The 6 train at 23rd Street and Park Avenue is the nearest subway option, located about a half-mile from the building.
