750 spots open on waitlist for Mitchell-Lama Lower East Side co-ops, for sale from $19,677

Applications are currently being accepted for newly-opened waitlist spots for studios and two-bedroom middle-income units at the Gouverneur Gardens co-op at 305 Madison Street. New Yorkers earning 125 percent of the area median income can apply to purchase apartments in the post-war development on Manhattan’s Lower East Side, priced from $19,677 for a studio to $35,418.60 for a two-bedroom.

Built in 1965 under the state’s Mitchell-Lama policy, the six-building, 782-unit co-op development features terraces, laundry rooms, and overnight security.

Qualifying New Yorkers can apply for 500 spots on the studio waitlist and 250 spots on the two-bedroom waitlist until March 30, 2022. Find more details on how to apply here (pdf).

At former LES synagogue site, lottery opens for 86 affordable senior units, from $654/month

On the Lower East Side, a new senior housing development opened a lottery this week for 86 affordable apartments. Located at 60 Norfolk Street, the building is part of the Gotham Organization's Broome Street Development, a project that will bring mixed-income and senior housing, new cultural and religious space, and retail to the neighborhood. New Yorkers earning 40, 50, 60, and 70 percent of the area median income, or between $25,372 for a single person and $84,070 for a household of three, can apply for the apartments, which range from $654/month studios to $1,416/month one bedrooms. To qualify, applicants must be or have at least one household member who is 62 years of age or older.

20 mixed-income units available at ODA’s new Lower East Side rental, from $677/month

Applications are currently being accepted for 20 mixed-income units at a new rental on the Lower East Side designed by notable local architects ODA Architecture. Developed by Nexus Building Development Group, the 16-story mid-rise at 171 Chrystie Street features an intricate geometric design and a prime lower Manhattan location. New Yorkers earning 40, 60, and 130 percent of the area median income, or between $24,789 for a single person and $108,680 for a household of five, are eligible to apply for the apartments, which range from $677/month studios to $2,689/month one-bedrooms.

Is Essex Crossing the ‘anti-Hudson Yards’?

The New York Times recently suggested that the boxy, ordinary-looking Essex Crossing, with its Trader Joe's, Target, movieplex, historic Essex Street Market and subsidized affordable housing was the "anti-Hudson Yards," a convincing foil to the buzzy midtown tourist magnet. The obvious contrast between the glittering far-west-side megaproject that in the right light resembles Dubai on the Hudson and the six-acre $1.9 billion development abutting the Williamsburg Bridge speaks to each one's intended audience, of course. But a diversity of options for both locals and visitors and a broad offering of affordable housing could make Essex Crossing more than just Liverpool on the Lower East Side.

Designs revealed for major mixed-use project on Lower East Side synagogue site

In 2017, the Lower East Side's abandoned 1850 Beth Hamedrash Hagadol synagogue, which once housed the city's oldest Jewish Orthodox congregation, was severely damaged in a fire. The following year, the Chinese-American Planning Council (CPC) and developer Gotham Organization began floating plans for a two-towered, mixed-use development on the site, and they've now announced that the project is entering the city's uniform land use review procedure (ULURP). The plan includes a new headquarters for the CPC, retail space, and 488 new rental units, 208 of which will be permanently affordable with 115 set aside for affordable senior housing. Dattner Architects will also incorporate the remains of the former synagogue into a new meeting space and cultural heritage center for the congregation.

84 studios for low-income seniors up for grabs at new Essex Crossing building, from $331/month

The city launched on Wednesday an affordable housing lottery for 84 affordable studios on the Lower East Side exclusively for low-income seniors. The building at 140 Essex Street sits as part of the nine-site Essex Crossing development and contains 92 units total. Qualifying senior households earning between zero and 60 percent of the area median income can apply for the apartments, which range from $331/month to $761/month.

Affordable senior housing development is the first building to open at Essex Crossing

Nine months after the housing lottery launched at Dattner Architects' 175 Delancey Street, a 100 percent affordable building for seniors at the Lower East Side's Essex Crossing, Mayor de Blasio has announced that the development is officially open. Not only does this mark the first opening for the nine buildings rising at the 1.9 million-square-foot mega-development, but the ceremony held earlier today included the "emotional homecoming of six New Yorkers displaced from their homes 50 years ago" when the area's working-class tenement district was razed under a Moses-era urban renewal initiative. Since that time, debates over what to do with the vacant area raged on, with local residents and affordable housing advocates such as Frances Goldin advocating that it be used for low-income housing. To mark these efforts, and their ultimate success, 175 Delancey Street was named the Frances Goldin Senior Apartments.
