20-story Murray Hill luxury rental opens lottery for 48 apartments, from $1,842/month

Applications are now being accepted for 48 mixed-income apartments at a new CetraRuddy-designed luxury rental development in Murray Hill. Rising 20 stories at 255 East 39th Street, The Lotus is a sustainability-focused building whose cutting-edge amenities, modern residences, and building systems are all designed in accordance with “vegan principles,” according to Brause Realty. New Yorkers earning 70 and 130 percent of the area median income can apply for the units, priced from $1,842/month studios to $4,518/month two bedrooms.

Developed by Brause Realty in collaboration with Lonicera Partners and AECOM Tishman, the tower has 157 residences. CetraRuddy designed the building with a Zone Green–certified envelope, greatly reducing its carbon footprint. According to CityRealty, it also includes solar panels, electric HVAC systems and appliances, and other sustainable, energy-efficient features.

The residences feature oversized windows for ample natural light and a wide array of amenities, including a shared laundry room, 24-hour attended lobby with concierge, fitness center with yoga room, co-working lounge, game room with billiards and foosball, residents’ lounge, children’s playroom, golf and multisport simulator, screening room, and a rooftop terrace with BBQ grills and outdoor dining areas.

The building topped out in September 2024, according to Yimby. It qualified for the city’s now-expired 421-a tax abatement, which required 48 of its 157 units to be designated as affordable.

Nearby public transit includes the 7 subway line and several bus routes, and The Lotus is just a short walk from Grand Central Terminal.

Qualifying New Yorkers can apply for the apartments until March 30, 2026. Complete details on how to apply are available here. Preference for 25 percent of the units is given to residents of Manhattan Community District 6.
