Sales have officially launched at the first new condo development to rise on the Long Island City waterfront in more than a decade. Standing 23 stories at 45-40 Vernon Boulevard, the 182-unit Paragon incorporates the historic Paragon Paint Factory into its base. The tower was designed by Archimaera, with interiors by March and White Design (MAWD), and offers residences ranging from studios to penthouses. Developed by ZD Jasper, current available residences at Paragon start at $765,000 for studios, $965,000 for one-bedrooms, $1.5 million for two-bedrooms, and $2.075 million for three-bedrooms.

Monitor Point rezoning moves forward with 660+ affordable apartments on Greenpoint waterfront

More than 660 affordable homes are coming to the Greenpoint waterfront after a New York City Council committee on Thursday approved the major Monitor Point rezoning. First announced in 2021, the project will bring a new mixed-use complex to an MTA-owned waterfront site, with 50 percent of its 1,324 total units designated as permanently affordable following negotiations between the developer and the City Council. The rezoning also includes public green space as part of Bushwick Inlet Park, along with investments in transit and climate resiliency measures.

But thanks to rezoning and climate resiliency efforts, as well as the launch of NYC Ferry almost a decade ago, several rental buildings have popped up along shorelines in every borough, making resort-style living slightly more attainable. With beautiful views and amenities to match, and now, a quicker commute via new, expanded ferry service, riverside (and seaside!) living in New York is more appealing than ever. Here's an exclusive look at the first new condo development built on the Long Island City waterfront in more than a decade. Developed by ZD Jasper and designed by Archimaera, the 23-story Paragon at 45-40 Vernon Boulevard incorporates the historic Paragon Paint Factory into the tower's base. Residences will range from studios to four-bedrooms and feature interiors by March and White Design (MAWD), with ceiling heights of up to 10 feet and floor-to-ceiling windows offering up views of the Manhattan skyline and East River. On Tuesday, Naftali Group announced the start of leasing for Four Williamsburg Wharf, designed by Brandon Haw Architecture and Hill West Architects with interior design by Studio Munge, marking the completion of the development’s first phase. Pricing starts at $3,980/month for studios and $4,925/month for one-bedroom units.

A previously industrial stretch of the East River in Astoria has been transformed into a vibrant public waterfront esplanade, restoring access to the area for the first time in decades. On Monday, the Durst Organization celebrated the opening of the Halletts Point esplanade, located beside the developer’s 20 and 30 Halletts Point buildings. Designed by Starr Whitehouse, the 50,000-square-foot waterfront green space offers sweeping city skyline views, lots of seating, a playground, and picnic areas.

New commute, new demand: NYC Ferry fuels housing boom on the waterfront

It’s been eight years since the city’s first commuter ferry set sail, and in that time, it’s completely transformed the way New Yorkers think about real estate. "The NYC Ferry has absolutely shifted the real estate landscape, especially in pockets of the city that weren’t always considered commuter-friendly," says Michelle Griffith, luxury real estate broker at Douglas Elliman. "Eight years ago, some of the waterfront neighborhoods like Red Hook or certain areas of the Rockaways felt much more remote. But once the ferry became a reliable commuting option, we started seeing renewed interest from buyers and renters who wanted that lifestyle balance: scenic, slightly quieter neighborhoods with direct access to Manhattan."

A ‘mini forest’ has arrived on the Williamsburg waterfront

A neglected stretch of the Williamsburg waterfront just got "spruced" up. NYC Parks unveiled a new "mini forest" at North Fifth Pier and Park this week, transforming an empty lot into a fully formed forest ecosystem with mature trees, wildflowers, stones, and more. The new green space, designed to beautify the area, improve air quality, and help protect against flooding, is inspired by "Miyawaki pocket forests," a Japanese planting method that adds dense clusters of native trees to compact urban spaces. In 2024, New York City's first-ever mini forest was planted on Roosevelt Island.

$65M Sutton Place penthouse is highest on East Side waterfront

The penthouse in the tallest residential tower on the Manhattan East Side waterfront is now available. The first residential tower designed by Thomas Juul-Hansen, Sutton Tower rises 850 feet and contains 120 one- to five-bedroom condos with views stretching from the East River to the Atlantic Ocean. Domino Square, a one-acre public plaza between the new condo One Domino Square and the office building The Refinery at Domino, has officially opened. Brookfield Properties on Thursday cut the ribbon on Bankside Park, a green space and esplanade designed by landscape architects MPFP that stretches over an acre along the Harlem River. Located on a former brownfield site, the new park provides Mott Haven residents direct access to the waterfront for the first time in over a century. Bankside Park is a key component of the 4.3-acre Bankside, a $950 million seven-tower, mixed-use development.

An "urban resort-style" development with five new residential towers and 850 residences is coming to the Williamsburg waterfront. Naftali Group on Wednesday unveiled "Williamsburg Wharf," a 3.75-acre mixed-use development at Kent Avenue, between Division Street and South 11th Street. The multi-phase project will bring 1 million square feet of residential, commercial, and retail space--as well as a waterfront park--to 464-484 Kent Avenue. Construction on the first phase of the project is slated for completion in 2025.

Located at 33 Franklin Street, the seven-story building, dubbed Franklin Court, has 80 apartments with spacious layouts, impressive amenities, and a prime spot in Greenpoint near the waterfront. New Yorkers earning 80 and 130 percent of the area median income, or between $55,680 for a single person and $165,230 for a household of three, can apply for the apartments.
