Alec and Hilaria Baldwin scope out $16.5M Chelsea penthouse for growing family

It's safe to say at this point that Alec Baldwin's infamous New York Magazine tirade about leaving the public eye of New York was not literal, as two and half years later the actor and his wife Hilaria haven't budged. In fact, the couple, currently expecting their third child together, was seen checking out a $16.5 million Chelsea penthouse, according to the Post. The 5,000-square-foot apartment is located at the top of one of the London Terrace Towers towers and is being sold as an approved combination of two existing units. It's said to be currently owned by "Sopranos" creator David Chase. But Baldwin hasn't eased up on privacy concerns. Baldwin hasn't eased up on privacy concerns, however. FXFowle’s NOMA condo rises in ‘neo-Bauhaus’ style at the crossroads of Manhattan

Earlier this year, sales launched at The NOMA, a 55-unit ground-up condominium developed by Alchemy Properties and designed by Daniel Kaplan of FXFowle Architects. The 24-story building is distinguished by a gray-brick skin and ribbons of gridded windows that pay homage the area's industrious roots. The "neo-Bauhaus" exterior references the older loft buildings from the early 19th century, the clean lines of the Bauhaus movement, and the massing of the parade of newer residential towers that have cropped up along Sixth Avenue in Nomad.

Kate Spade founder’s boho East Village townhouse returns as a $40,000/month rental

We'll take any opportunity to admire the four-story townhouse at 215 East 12th Street in the East Village, just south of the bustle of Union Square, and its appearance on the rental market for $40,000 a month is as good an excuse as any. Just a few months ago, the townhouse owned by Pamela Bell, one of the founders of fashion brand Kate Spade, popped up for sale at $16 million accompanied by many pretty pictures of its gently renovated historic-chic interiors and beautifully-preserved 1800s origins. My 1400sqft: Photographer Sasha Maslov embraces DIY design in his Navy Yard loft

If you're a regular reader of the New York Times, Forbes or the Observer, you've probably found yourself lingering over one of Sasha Maslov's photographs. Over the last few years, the Ukranian-born photographer has focused his lens on everyone from Mary Lousie Parker, Elvis Costello, and Ashley and Mary Kate Olsen to notable economist Joseph Stiglitz and real estate mogul Douglas Durst. While Sasha's world appears to be all about capturing striking images of famous and fascinating people, his creativity extends well beyond the 2D format.  On the border of the Brooklyn Navy Yard is a 1,400-square-foot loft that's been custom-outfitted from corner to corner by Sasha himself. A self-taught craftsman, his hallway closet hides a compact woodshop that's allowed him to turn his once stark and wall-less apartment into a multi-room home filled with hidden storage and imaginative furniture. Sasha recently invited 6sqft to take a tour of his space, and let's just say if he ever decides to quit photography, he's definitely got a future in industrial design.

Off the avenue: Is Park Avenue losing its edge in the office market?

Park Avenue has for decades been the office district of choice for many of the city's high-profile–and high-rent–corporations. But a recent Crain's article points to impending departures–such as the decision of investment firm Black Rock to decamp for new space in Hudson Yards or the World Trade Center, raising the question of whether the avenue's biggest office zone, from East 45th to East 59th streets, is falling out of favor with big-ticket business tenants. The city's office market is, without a doubt, changing. Industries like tech are growing and the financial industry is consolidating and in some cases downsizing its office space. The neighborhood, which charges the city's highest average rents, has been slow to catch up with the needs of new office tenants.

John Legend and Chrissy Teigen sell stylish Nolita pad for $4M

It's been 16 months since John Legend and Chrissy Teigen listed their uber-stylish Nolita loft for $4.5 million, and four months since they welcomed their baby daughter Luna into the world, and now the power couple is free to find a new family-friendly home as the Observer reports that their apartment has sold for $3.995 million. The couple purchased the apartment in 2012 for $2.5 million after selling their East Village condo at 52 East 4th Street for $2.7 million. They enlisted Don Stewart of Los Angeles–based firm Desiderata Design to complete the "dark, moody atmosphere," which is an attractive combo of cozy, industrial, and eclectic. Some of the unique design elements, in addition to the requisite piano nook, are a reclaimed wood wall, an Asian-inspired green silk bed spread, and a 19th century gilded leather screen on a bedroom wall.

City Says Yes to Bronx Complex, No to Flatiron Site for Affordable Housing Plan

The New York City Planning Commission has voted to approve a boutique condominium project on Manhattan's west side without the mayor's new Mandatory Inclusionary Housing plan in place, the New York Times reports; a much larger development in the Bronx also got the green light, and will be among the first to be included in the new affordable housing program. 6sqft reported previously on the controversy over whether a 17-story condominium slated to replace a parking lot and two low rise buildings at 6th Avenue at West 18th should be among the first recipients of the mayor’s new mandatory inclusionary housing (M.I.H.) program. Both the city and the project's developers, Acuity Capital Partners, made the argument that the proposed project is “more of a rejiggering of the zoning than an enlargement,” and therefore does not fall under the M.I.H. rules.

27,000 Tons of Floating Concrete and Fabulous Feats of Engineering Make Pier 57 Peerless

In the summer of 1952, when the American economy was emerging with a roar from the stagnation of the Great Depression and World War II, engineer Emil H. Praeger was chosen to create a replacement for the Grace Line’s old Pier 57 which had been destroyed by fire. Described by the New York Times, the key to what makes the resulting replacement pier so special lies hidden below the pier shed in the Hudson River at the foot of West 15th Street; Rather than resting on a conventional pile field, the bulk of its weight is held up by three floating concrete boxes known as caissons, which are permanently anchored underwater. The unique foundation of the abandoned pier is the same foundation that will host a $350 million renovation of what is being called the SuperPier by RXR Realty and Youngwoo and Associates, thanks to a lease from the Hudson River Park Trust, with new tenants to include Google offices and Anthony Bourdain's new food market.

POLL: Have You Noticed Overcrowding in City Parks?

One day in May last year, Washington Square Park had 54,000 visitors, more than enough to fill Yankee Stadium. Annual attendance at the High Line more than tripled to 7.6 million visitors last year from two million in 2010. And Central Park expects to break records this year with 42 million visits. These statistics come from a New York Times article today that looks at how "more people than ever are jamming into the city’s public parks, pools and beaches, filling the most popular ones to bursting, creating noise and trash problems and making the experience altogether less enjoyable for those looking for a bit of serenity." This overcrowding has led the city to spend $6 million this year hiring an additional 500 seasonal workers. They're also extending beach and pool seasons past Labor Day and implementing more free programs like outdoor movies and yoga classes.

Drivers Wanted (Again) for This $4.5M Soho ‘Ferrari’ Bachelor Pad

Anchoring a Soho building that began life as a horse stable for the fire department, this two-story live/work space at 554 Broome Street, just listed for $4.5 million, has quite a few stories to tell–though by now they may be familiar ones, as this instantly-recognizable property is no stranger to the market. Maya Angelou’s Historic Harlem Brownstone Finds a Buyer for $4M

The historic Harlem brownstone of author, poet, and civil rights activist Maya Angelou listed for $5.1 million in February, and after a drop to $4.95 million in March, it's now found a buyer for a reduced price of $4 million, The Real Deal tells us. Dr. Angelou purchased the four-story home, built in 1909 in the Mount Morris Park Historic District, sight unseen in 2002 to serve as her northeast residence when she wasn't teaching at Wake Forest University in North Carolina. But she didn't move in until 2004 (vandals had turned it into a "dilapidated shell"), when East Harlem-based architect Marc Anderson had completed a gut renovation that added contemporary amenities such as an elevator, two skylights, and a basement entertainment area, while retaining historic details like the original oak-front door, wainscoting, carved banister, and decorative fireplaces.

MoMA Has Already Raised $650M for Renovation and Expansion, And More Is Coming

Just this week, it came to light that the Metropolitan Museum of Art may lay off as many as 100 employees as part of efforts to cut its $30 million deficit. As the New York Times previously explored, the struggling state of the Met exemplifies a shift in the art world towards modern and contemporary art. And standing as a true testament to this is MoMA's current financial status. The midtown museum has already raised $650 million towards its fundraising campaign, far exceeding the $450 million needed for its planned renovation and addition of three new gallery floors. In addition, they'll also sell $280 million of tax-exempt bonds "to raise money for the project and refinance debt as borrowing costs drop to the lowest on record," reports Crain's.

Huge Tax Disparities Along Central Park Become Visuals in Architectural Art Installation

"Section 581" by SITU Studio, Photograph by Patrick Mandeville Billionaires get off nearly tax-free and billions go uncollected due to flaws in the way the city assesses property value. As part of a new exhibit at the Storefront for Art and Architecture in Soho, interdisciplinary architecture firm SITU Studio created visual representations of these inequities in one of their most glaring examples: the buildings along Central Park. New York City's property tax structure assigns higher real property taxes to renters than it does to the infamous absentee owners of the trophy condos on Billionaires’ Row, short-changing the city of millions in annual revenue, according to CityLab. The acrylic bands in the SITU models show the disparity between the taxed value of these properties and the sky-high amounts they’d actually sell for.

LPC Approves Faux-Classical Mansion on Notorious UES Site of Blown Up Townhouse

Ghoulish history be damned, the Woodbine Company has just received tentative design approvals from the Landmarks Preservation Commission to build a single-family, faux-classical mansion upon the parcel where Dr. Nicholas Bartha blew up his townhouse ten years ago. The now vacant 20' x 100' parcel once held the home of Dr. Bartha who purposely tampered with a gas line to destroy the five-floor mansion to punish his ex-wife for divorcing him and having the court rule that he had to sell the house as part of the settlement. The doctor vowed in an e-mail, "I will leave the house only if I am dead," and on July 10, 2006, set off an explosion which shook the typically quiet Upper East Side block. Only the doctor was inside during the time of the explosion and he succumbed to his injuries five days afterwards.

City Will Allow Landlords to Convert Lower Manhattan Public Spaces to Retail

6sqft recently covered the controversial proposal by the Alliance for Downtown New York (ADNY), the Department of City Planning (DCP), and the New York City Economic Development Corporation (EDC), to change zoning laws to allow property owners in the Water Street Subdistrict of lower Manhattan–at One New York Plaza, for example–to bring in retail tenants like restaurants and clothing stores in exchange for making improvements and upgrades to the public plazas and arcades adjacent to their buildings. Crains reports that the City Council passed a bill Tuesday that would allow the Financial District landlords to convert the public corridors in front of 20 buildings in the Water Street corridor to retail shops. The public corridors, which cover ten blocks, were created when the Water Street buildings that abut them were built. Building developers agreed to create the public arcades and walkways in exchange for more buildable square footage.

My 1200sqft: Inside Summer Rayne Oakes’ Williamsburg Oasis Filled With 500+ Plants

As far as multi-hyphenate models go, Summer Rayne Oakes may be the most impressive we've come across. More than being a cover beauty, Summer is also a writer, businesswoman, activist, chef (she's working on her first cookbook), and an ecologist by training (she graduated from Cornell with degrees in Environmental Science and Entomology). Unsurprisingly, this overachiever's multifaceted talents touch ever corner of her life, including the space she's called home for the past 11 years. Donald Trump’s Secret ‘Public’ Gardens Gave Him Extra Height at Trump Tower

In light of his media-circus presidential campaign, there seems to be endless exposes about Donald Trump's past real estate drama. From his failed attempt to own the Empire State Building to a lost battle with China over two bi-coastal skyscrapers, the Donald's development empire has very often skirted the rules. The latest saga dates back to 1979, when, as Crain's uncovers, Trump struck a deal with the city for a zoning variance to build an extra 200,000 square feet, or 20 stories, at Trump Tower. In return, he agreed to create a public atrium, as well as 15,000 square feet of public gardens. But these gardens, which yielded almost all of the 244,000 square feet of office and residential space that Trump still owns in the tower (worth roughly $530 million), are hidden, hard to access, and not maintained.
