Famed Tiny Transforming ‘Life Edited’ Apartment Sells for $790K

Early last year eco-entrepreneur Graham Hill placed what might be the world's most famous tiny apartment at 150 Sullivan Street (it's been featured in the Times, it's won awards, and it even has its own TED Talk) on the market for just under $1 million. While some people balked at the asking price that gave way to a price per square foot of $2,369, Hill has managed to make a sale—albeit for a much discounted $790,000. The lucky new owner will have plenty to muse over in this micro-dwelling, which packs the functional equivalent of eight rooms into just 420 square feet.

Subway Breaks One-Day Ridership Record With 6,217,621 Passengers

For reasons unknown, the third Thursday in October is traditionally one of the busiest days for the NYC subway. Last year, on October 30th, a record was set with 6,167,165 passengers, and now, the MTA has put out a press release announcing that this past October 29th, this record was smashed when 6,217,621 customers swiped their MetroCards. "The new record day was one of five days in October when ridership exceeded the prior year’s record, and was one of 15 weekdays with ridership above 6 million. Daily subway ridership records have been kept since 1985, but the new record is believed to be the highest since the late 1940s," the agency reports.

Amoeba-Like Floorplans for Herzog & de Meuron’s 160 Leroy Revealed

When you work in the real estate field, looking at floorplans can get a bit monotonous–rectangular box, square rooms, maybe a patio if you're lucky. But every once in a while, you'll see some schematics that cause pause, like these amoeba-shaped floorplans at Herzog & de Meuron's 160 Leroy (h/t Curbed). The 15-story, glassy West Village building has 49 condos, ranging from a $2.6 million one-bedroom unit to a $25 million penthouse. Depending where they're located along the undulating facade, the interior layouts can be long and windy or compact and curving.

Spotlight: Phil Kline Puts a Twist on Holiday Caroling With Unsilent Night

What started out as a simple idea for composer Phil Kline has became a beloved holiday tradition in New York. A fan of cassette tapes, Phil had been composing pieces for boomboxes when he wrote a holiday-themed piece set on four tracks to be played simultaneously on several boomboxes. In 1992, he gathered a group of New Yorkers for a modern take on caroling in which they walked down lower Fifth Avenue with boomboxes playing his piece. The performance was a resounding success and a yearly seasonal event known as Unsilent Night was set in motion. A little over two decades since that first performance, Unsilent Night has grown in magnitude and now draws a crowd of several hundred who still use a few boomboxes that are interspersed among a sea of smartphones. It has has been adopted by cities around the world, but even with this international recognition it finds its way back home each year. Phil is currently preparing for his 24th New York performance on Saturday, December 12th, so with the event a week away, 6sqft spoke to Phil to learn about his love of boomboxes, the idea behind Unsilent Night, and how one evening 23 years ago has become an annual holiday musical tradition.

Celeb Photographer David LaChapelle Makes a Sale on His Charming Chelsea Abode

After placing his West Chelsea home on the market just five months ago, it looks like famed photographer David LaChapelle (he's shot everyone from Madonna to MJ to Leo and Lady Gaga) has made a sale. LaChapelle's bright beauty at 427 West 21st Street sold for its $2.46 million asking price, providing a pretty tidy profit for the artist who paid just $1.74 million for the space in 2011. According to the Observer, LaChapelle decided to shed the apartment because he now spends most of his time in LA and Hawaii—the latter where he owns a remote 18-acre forest on the island of Maui.  But while LaChapelle enjoys warmer West Coast and island climates, the new buyer of his Chelsea pad should find themselves just as comfortable in his former residence. The one-bedroom home is quite a unique space with plenty of historic details highlighted by lots of light.

Truffles Privé Redefines the Meaning of Eclectic With an Opium Bed and Lockers for Booze

Located in northern Tribeca, just across from Hudson River Park on the border of Soho, the Truffles Privé is a 7,000-square-foot private club attached to two large full-service apartment buildings. Back in 2009, this exclusive and beautifully decorated club helped to rent 90 of the 291 apartments in just six weeks after being on the market with no advertising. The interior design was the result of a collaboration between interior architecture firm Povero & Company and the design team lead by David Cafiero. The details that make up this interior are an eclectic combination of intelligent curation and out-of-the-box creativity.

Victoria’s Secret Model Isabeli Fontana Tries to Sell Her Central Park South Pad for $2.65M

A pretty apartment for a pretty person: The Italian-Brazilian Victoria's Secret model Isabeli Fontana (who first appeared in the lingerie catalogue at age 16) is selling her two-bedroom co-op at 120 Central Park South (aka the Berkeley House), according to the Observer. She bought the apartment in 2013 for $1.66 million. Previously, the model has lived at Trump Place on Riverside Boulevard and a condo at 88 Greenwich Street. This apartment, which was totally remodeled by Fontana (is that a self portrait we see?), has some good things going for it. It's got lots of windows and views of the park, tons of closet space and some old-world details.

‘Today’ Show Meteorologist Dylan Dreyer Lists Her Upper West Side Co-op for $862,000

Dylan Dreyer, who you can see giving the weather report on the "Today" show, is selling her cute Upper West Side co-op at 107 West 82nd Street. The weather woman moved in with her husband, "Nightly News" cameraman Brian Fichera, after they got hitched in 2012. And it seems like she really enjoyed this pad–she has told the "Today" show that "I love that the kitchen is open to the rest of the living space” when offering a tour of her apartment. But she's looking for a nice profit, listing it for $862,000 after buying for $580,000. This is a pretty standard one-bedroom, one-bathroom, with an open kitchen that looks out onto the open living and dining area. It's located in the Broadway Corridor of the Upper West Side, as part of a 58-unit co-op over three different brownstone buildings.

NYC Dominates the Country in $10 Million-Plus Sales, See Them All on 6sqft’s Interactive Map

In October, Coldwell Banker Previews International released their semi-annual report tracking the real estate trends and market activity in U.S. cities that attract the largest share of high-net-worth individuals (HNWIs). Unsurprisingly, New York City leads the lists of most closings recorded and listings on the market priced above $1 million, $5 million, and $10 million between the one-year period of July 1, 2014 and June 30, 2015. More astounding, however, is that the number of closings recorded in the city above the $10 million price point is more than the sum of all deals in the next 19 cities on the list combined. According to the study, NYC raked in 217 residential closings of $10 million or more, followed by Beverly Hills and Los Angeles with 34 each. New York again leads the way with 367 listings priced at $10 million or more, followed by Miami Beach, Aspen, and Los Angeles. Regarding New York City, historical data from CityRealty tallies up a slightly higher number of $10 million+ closings over the same time period, totaling 241 such deals. The recently crowned most expensive building in the city, One57, garnered the greatest number of $10M-plus sales for a single building with a remarkable 30 deals -- which by itself is more than all cities in the country aside from the top three. The supertall tower was then followed by a three-way tie between 15 Central Park West, One Madison, and the Walker Tower.

No Filter Needed: Watch NYC Glow Against an Otherworldly Autumn Sunset

New York City experienced a surreal sunset last Sunday; one of the best in recent memory. The sky was dull and overcast for most of the afternoon but when the sun began to sink below the cloud-line, the city transitioned to a hue often reserved for sci-fi films and the outlandish renderings of our banal real estate developments. The tie-dye sky was so vivid that even the prosaic glass-walled rental towers on the Far West Side appeared majestic. During the sun's 15-minute adieu, the sky transitioned from soft pink, to a ribbony purple, and then to an electric tangerine; ultimately billowing into a fiery blaze over New Jersey. So what caused the city to be enveloped into this watercolor masterpiece? According to ABC News meteorologist Jeff Smith, a storm over Eastern Long Island created a situation that when the sun was going down, light caressed the high- and mid-level cloud bottoms resulting in the gorgeous sunset, which 6sqft captured in a gorgeous photo series.

You definitely don't see listings like this everyday. This freestanding home comes all the way from City Island, a small Bronx neighborhood that also happens to be an island about a mile and a half long by a half mile wide. Check Out George Steinmetz’s Stunning Aerial Photos of ‘New’ New York

Earlier this week, 6sqft shared National Geographic's interactive map of what the NYC skyline will look like in 2020. To accompany it, the publication has released a piece by New York's resident journalist Pete Hammill, in which he "reflects on 72 years of transformation as his hometown is continuously rebuilt." Hammill laments on loss (Ebbets Field, the old Madison Square Garden, and Stillman's Gym, to name a few), but says of the present-day city that it's "in a bad way." Though he says New York is "wealthier and healthier" than when he was young, he feels that "its architectural face is colder, more remote, less human, seeming to be sneering." While describing the shadow-casting supertalls and influx of the super-rich, Hammill points to the stunning aerial photography of George Steinmetz, since "the best view of New York might be from above." Steinmetz's photos, taken from a self-designed helicopter, appear in the December issue of National Geographic magazine as an illustration to Hammill's essay. They're part of his new book "New York Air: The View from Above." We've chosen five of our favorite photos that represent the changing landscape of New York City.

Construction Update: 100 Barrow Street Rises Above Street Level From St. Luke’s Churchyard

With the foundation finally laid, Toll Brothers' 100 Barrow Street has made its way above ground and will bring 35 brand new apartments to the West Village. The tower is being built on the site of a pre-existing parking lot on the full-block grounds of the Church of St. Luke in the Fields. While no demolition of existing structures or reduction of green space was necessary, the site does lie at the western edge of the Greenwich Village Historic District and across from the Archives Building, which is an individual landmark. Proceeds from the development will be used to fund the church's own new buildings, which include an expansion of its existing private school and the construction of a new mission where L.G.B.T.Q. homeless youth and under-served individuals can receive meals and shelter. The latter will also serve as a 24/7 drop-in center where people will be able to get a change of clothes and take showers.

$16M ‘Trophy’ Penthouse Boasts Solarium, Wrap-Around Terrace, and Lots of Color

The listing calls this a "trophy" penthouse, and with all the bells and whistles that come with the apartment, they're not lying (h/t Curbed). The co-op spans the 17th and 18th floors of 400 East 59th Street, a prewar building in Sutton Place built in 1928 and converted in 1981. It's got four bedrooms, five bathrooms, and more outdoor space than you likely thought possible: a wrap-around terrace, a double-height solarium, a terrace off the master bedroom, and a private roof deck. In case you're wondering, that's 1,450 square feet of terrace space total. Oh yeah, there's also a dressing room in the master that's the size of a studio apartment. All this can be yours for a cool $16 million, a huge leap from its last sale in 2011 for a mere $4.35 million.

Alexander Hamilton Jr.’s Former Home on St. Mark’s Place Lists for $12M

The Hamilton name certainly comes with big price tags. Resale tickets to the Broadway show are climbing up to $2,500 each, and the Founding Father's son's home is now asking $11.9 million, 6sqft has learned. Col. Alexander Hamilton Jr. was the first owner of the townhouse at 4 St. Mark's Place in the East Village. British-born real estate developer Thomas E. Davis was erecting Federal-style homes along the street at the time as homes for wealthy New Yorkers seeking refuge from the cholera epidemic further downtown. In 1833, three decades after his father died in a duel with Aaron Burr, Hamilton Jr. bought the home and moved in with his mother Elizabeth Schuyler Hamilton (who was riddled with debt after her husband's death), wife Eliza, and his sister Eliza Holly and her husband Sidney. Known as the Hamilton-Holly House, it features Flemish Bond, a signature of the Federal style, as well as a marble English basement level, high stoop with Gibbs surround entryway, and two dormer windows.
