Despite controversy, several delays, and a $30 million crowdfunding attempt, the New York Wheel is projecting major first-year revenue. According to The Real Deal, developers of the 630-foot Staten Island ferris wheel expect to bring in a staggering $127.85 million in 2017, a figure that will make it more lucrative than the Empire State Building's observation deck, which raked in $111.5 million last year. Of the total revenue, $96 million is projected to come from admission fees (which come in at $35 a person, as compared to the Empire State Building's $32); $10 million from sponsorships; and $8.7 million from gift shop sales. And if you're impressed by these numbers, annual revenue will likely grow to $166.52 million by 2021!

A Massive Living Room Defines This Two-Bedroom Soho Co-op, Asking $2 Million

This two-bedroom, two-bathroom loft comes from a historic building at 37B Crosby Street, between Broome and Grand in Soho, that's been converted to a cooperative. Like many other downtown loft apartments, it is distinguished by its massive "great room"–an open living room, dining room and kitchen. Unlike the traditional loft, the bedrooms are built out in separate spaces. The design is completely modern and refined, paired with those great old loft details like high ceilings, big windows and exposed brick (there are even two working fireplaces throughout the apartment). It's all up for sale asking a cool $2 million. The apartment last sold in 2008 for $1.495 million.

This Boerum Hill Duplex Comes With a Private Patio and 600-Foot Jogging Track

When a residential building is called the Skytrack Condominium, you know the roof deck is going to be awesome. This building, at 120 Boerum Place in Boerum Hill, was originally a manufacturing building back when the neighborhood was filled with boarding houses for ironworkers working on Manhattan’s bridges and skyscrapers. The building went condo in 1983 and maintained many of the old industrial interior details, including a “skytrack” that wraps around the roof of the building. The track, which runs around the perimeter of the building's roof deck, is now used as a walking or jogging path by residents. Cute Chelsea Studio Maximizes Space With Casement Windows and Private Terrace

This is not your average studio apartment. For starters, it's located inside a brownstone at 405 West 21st Street, in Chelsea. (The five-story property has actually been split into 12 different apartments.) It is also lofted, to create some more space in the otherwise cozy apartment. And a beautiful wall of casement windows brings in tons of light. Supermodel Irina Shayk Lists Mod West Village Condo With Massive Shoe Closet for $4M

It looks like Sports Illustrated supermodel Irina Shayk and boyfriend Bradley Cooper may be shacking up. The Observer reports that the Russian-born beauty has listed her modern apartment at 166 Perry Street in the West Village for $3,995,000. She bought the 2,462-square-foot duplex for $1.96 million back in 2010 when she was dating soccer star Cristiano Ronaldo, but now she'll likely be joining Cooper on his house hunt. He most recently scoped out a sprawling $8.5 million spread at the Hubert in Tribeca, which, although quite attractive, lacks the massive shoe closet (and hidden stripper pole!) that Shayk currently has.

Tribeca ‘Inverted Warehouse Townhouse’ of Concrete, Glass and Corten Steel Asks $20M

Behind the unassuming facade of an 1890s Tribeca warehouse at 75 Warren Street (once home to the Rumsey Pump & Machine Co.), this five-story, 10,000-square-foot modern-industrial home is the kind of townhouse you don't see every day, at any price. Introduced as "the most architecturally significant townhome to come to market downtown in over 20 years," this unique residence saw a complete redesign by innovative architecture firm Dean/Wolf, known for their ability to use architectural constraints as powerful generators of form, that took five years and a budget of $4.5 million. The house departs from the more commonly seen eight-figure townhomes and penthouses in two main ways. First is the inverted layout and second, the designers used innovative forms like Corten (weathering) steel panels, hung and layered with frameless art glass that floats through three floors, illuminating unexpected places; a glass-wrapped courtyard/terrace at the home's core that becomes a prism; a 23-foot skylit ceiling; and double-story bookshelves that hang into the den from the fourth floor.

$40M Penthouse Occupies the Clock Tower Dome of Nolita’s Famed Police Building

Who doesn't love to take a look inside the Police Building, the 1909 Beaux Arts NYPD headquarters converted to condos in 1988? Back then, residents were sure to maintain the building’s fantastic architecture and created varied floor plans with soaring ceilings and open layouts. Today, it's known for its uber-unique apartments. This is the building that brought us the wood-paneled, domed master bedroom and this funky loft with 18-foot ceilings. $575K Inviting Co-op on Riverside Drive Comes With Cast Iron Juliet Balconies

This one-bedroom apartment, now on the market for $575,000, comes from the historic co-op building the Riviera, located at 790 Riverside Drive in Washington Heights. CityRealty's architecture critic Carter Horsley offers a good review of the architecture: "This very distinguished, five-sided, building has a most unusual floor plan with five deep light wells. It was designed by Rouse and Goldstone and erected in 1910 by the Riveria Realty Company in an Italian Renaissance-palazzo style. The 13-story building has a three-story, rusticated limestone base, limestone quoins, and arched windows at its top floor beneath a quite distinctive cornice of multiple arches. There are several very handsome decorative balconies and the building has spacious lobbies." The luxury apartments, which originally came with as many as 10 rooms, were designed with libraries, butlers’ pantries and parquet flooring. Many of the units–like this one–have been chopped up and made smaller, but this apartment retains the historic cast-iron balconies.

The busy architects over at Issac & Stern posted on their website an image of a yet-to-be-built 19-story tower at 378-380 Third Avenue in Kips Bay. Their page indicates the building will be residential and commercial and will encompass approximately 61,000 square feet of floor area. The development would replace two existing five-story walk-ups that each contain well-regarded drinking and eating establishments. The ground floor of 378 Third Avenue is occupied by the east side branch of the highly rated Italian restaurant Coppola’s Trattoria, and next door at 380 Third Avenue, the ground floor is occupied by the bar Tavern on Third, which hails itself as one of the best Chicago Bears bar in New York City.

Tiny House ‘MUJI Huts’ Will Start at Just $25,000

For lovers of the tiny house movement and eco-design, it was pretty big news when environmentally conscious, "no-brand" Japanese household company MUJI announced that they'd be launching three tiny prefab cabins called MUJI Hut. The three models are of varying materials (wood, cork, and aluminum) and size, created by three well-known designers (Naoto Fukasawa, Jasper Morrison, and Konstantin Grcic). One is envisioned as a true tiny home for living off the grid, another as a vacation retreat, and the third as a place to temporarily escape. The models first launched last week at Tokyo Design Week, but now Spoon & Tomago has uncovered the pricing, which ranges from $25,000 to $40,000.

Listings Launch for Nomad’s 212 Fifth Avenue Condo Conversion

Though sales began a few weeks ago, listings are up for 212 Fifth Avenue, the highly-anticipated in-progress Nomad condo conversion by NYC-based firm Helpern consisting of 48 two-, three- and four-bedroom residences in a landmarked 1912 neo-Gothic building at the northwest corner of Madison Square Park. Listings with Town Residential–16 currently–range from 5C, a $3.9 million fifth-floor two-bedroom home, to $16.1 million for one of the building's 4,000-square-foot+ four-bedroom residences on the 15th floor. Floors 3-13 of the 24-story building offer three units per floor while floors 14-19 offer two; two immense triplex penthouses with Empire State Building and city skyline views are still to come. Where I Work: Tour KUSHNER Studios’ smart and quirky Chinatown office

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we take a tour of architect Adam Kushner's quirky and intelligent Chinatown office space. Want to see your business featured here? Get in touch! You might remember hearing from Adam Kushner a little over a year ago when 6sqft interviewed him about building the world's first 3D-printed estate. And while this is certainly a huge project for the architect, it's only one of many that he and his three firms are working on. In addition to architecture/design practice KUSHNER Studios, which he founded in 1994, Adam heads up construction practice In House Group Inc. and 3D-printing company D-Shape Enterprises New York. What these practices have in common, other than their intellectual creativity, is that they're housed in a quirky-yet-functional Chinatown office. Adam recently took us on a tour of his office, giving us the story behind the studio's unconventional models, his vintage scooter collection, and the giant plane jutting out of the wall.
