Nestled among the charming streets and quaint rowhouses of Cobble Hill is the headquarters of a wallpaper company that's taken the art to a completely new level. Flavor Paper was founded in 2003 in New Orleans before moving to Brooklyn nine years ago. What started out as an attempt to salvage old equipment from a hand-screened wallpaper company on the Oregon coast has morphed into an internationally recognized brand--known for its bright colors, bold patterns, and plain-old fun aesthetic--with over 156 designs and collaborations with the likes of Lenny Kravitz and the Andy Warhol Foundation. 6sqft recently toured what the company calls their "Flavor Lair" (it houses their production facilities, offices and showroom) and chatted with founder Jon Sherman about what sets Flavor Paper apart from other wallpaper manufacturers, why he calls Brooklyn home, and the backstory on some of the most popular designs. We also got a sneak peak into Jon's personal home, a sexy abode located above the Skylab Architecture-designed Lair.

Triarch Uses Lipstick Hues and Gallery Walls to Meld Two Downtown Apartments

At this Beekman Street residence, two small apartments had been combined into one large one by a previous owner. Architecture and design firm Triarch reworked the floor plan to better connect the apartment's series of separate rooms. The end result combines candy-coated pops of pink, red and purple, eye-popping art and contemporary finishes to make the home feel playful and creative, as well as livable.

Sixth Avenue Adorama Site May Be the First Battle Over Mayor’s New Housing Program

The New York Times reports on what is looking like the first of many fights involving the mayor’s new mandatory inclusionary housing (M.I.H.) program which went into effect earlier this year. While the project, a 17-story condominium slated to replace a Manhattan parking lot and two low-rise buildings–one of which houses the venerable Adorama camera store–may not be especially noteworthy, as one of the first developments that may use the new zoning/housing rules, the outcome has the potential to affect thousands of lower-income units in the future. So it's worth following the outcome, even though, as City Planning Commissioner Carl Weisbrod puts it, "like any legislative action, it will take time for every scenario to play out.”

Landmarks Approves Morris Adjmi’s Debated Noho Office Building

Less than a month ago, the Landmarks Preservation Commission asked contextually proficient architect Morris Adjmi to modify his design for a 10-story, terra cotta office and community facility building in Noho. The site, at 363 Lafayette Street within the Noho Historic District, is controversial for the fact that it's adjacent to the live/work studio of artist Chuck Close, who filed a lawsuit in 2008 against the previous owner to prevent construction of a different office building that would've blocked his loft's natural light. Yesterday, Adjmi presented a revised version of the project, which the LPC this time approved, reports New York Yimby. The new design eliminates the five two-story setbacks and opts for slightly angular, less dramatic, floor-by-floor setbacks.

Drivers Wanted (Again) for This $4.5M Soho ‘Ferrari’ Bachelor Pad

Anchoring a Soho building that began life as a horse stable for the fire department, this two-story live/work space at 554 Broome Street, just listed for $4.5 million, has quite a few stories to tell–though by now they may be familiar ones, as this instantly-recognizable property is no stranger to the market. First, there's the story of the late Italian count, prince and duke who was also the relative of two popes, a Ferrari dealer, avid car collector, and playboy. Roffredo Gaetani (full name: Roffredo Gaetani di Laurenzana dell’Aquila d’Aragona Lovatelli) was also frequent gossip column fodder in the 1990s because he and Ivana Trump (Donald's first wife) were a high-profile item for a time. Gaetani died in a car crash in 2005, and his estate sold the racy pad to then-bachelor brothers Arash and Daniel Gohari, who are known for the far less gossip-worthy founding of the Xerxes Group real estate investment company.

Kelsey Grammer Lists Chelsea Condo in Jean Nouvel’s 100 Eleventh Avenue for $9.75M

While in the midst of a very public divorce from third wife Camille in 2010, actor Kelsey Grammer moved from their 15 Central Park West pad to a much more mod condo at Jean Nouvel's glassy 100 Eleventh Avenue in west Chelsea. Apparently, says the Observer, he tried to keep the $6.4 million purchase "top-secret" as he was "buying it for himself and his then-mistress Kayte Walsh." The "Frasier" star eventually married Walsh, and they now have two children together; his publicist confirmed that he's listed the three-bedroom spread for $9.75 million since they've "outgrown" the space.

Dreamy Hamptons Vacation Home Designed by Mid-Century Architect Andrew Geller Asks $2M

Vacation homes don't get much better than this. The abode at 375 Brick Kiln Road in the Hamptons was designed by the Mid-century architect Andrew Geller. He was known for designing creative homes across Long Island that utilize low-cost materials in unconventional ways, according to Curbed Hamptons, and he created this one--known as the Elizabeth Reese house--in 1963. The striking $2.2 million beach cottage, featuring triangular windows with projecting flaps, sits on a beautiful five acres of land. It comes with a tennis court, swimming pool and an impressive stone fireplace, making this one of the coolest vacation pads we've come across.

Unpretentious Beach House by Space Exploration Is a Perfect Retreat For a Creative City Pair

Understandably busy creative couple Elisa Restrepo, co-founder of the luxurious minimalist shoe label Dieppa Restrepo, and restaurateur Dylan Dodd (Karasu, Walter’s, Walter Foods, and Barrio Chino) turned to Brooklyn architects Space Exploration to transform their three-story split-level house in the laid-back (though lately less so) surfing village of Montauk. 6sqft has featured the firm's work before, and they've done another fine job creating an un-fussy and livable space with white and pale woods, earthy textiles and plenty of natural light. The house underwent a full gut remodel, including extensive landscaping, which took a year, but looks completely worth the effort.

It's definitely beach season, and it's refreshing to get a peek at homes filled with ocean breezes. Plans Filed for Condo/Cultural Building in West Chelsea by the Late Zaha Hadid

At the beginning of June, 6sqft reported that the Moinian Group would be moving ahead with a project at 220 Eleventh Avenue in Chelsea that they had collaborated on over a year ago with the late Zaha Hadid. This is located just three blocks away from the starchitect's only other New York Commission at 520 West 28th Street along the High Line. At the time, the developer announced that the new building will be "a collection of signature loft-like condominium residences, a collection of penthouses and a cultural institution to establish itself as the hub of the world renowned art district that is West Chelsea." Yimby has now revealed that Moinian filed official permits for the 11-story structure, which will boast 40 large condos, a museum, and a restaurant.

$4M UES Limestone Mansion Duplex Wows With Tiffany Windows, a Fireplace and an Elevator

The elegant carved limestone mansion at 35 East 68th Street on the Upper East Side is quite a standout, even in a neighborhood filled with historic architecture. 6sqft previously featured another duplex in the 13,000-square-foot Beaux Arts beauty that was built as a private residence for physician Dr. Edward Kellogg and grain fortune heiress Mary Dows by Carrere & Hastings, the architecture firm who designed the Frick Collection and the New York Public Library. The landmarked mansion was converted into an eight-unit co-op apartment building, seven of which appeared on the market together last year for $34 million; but it looks like a sale never happened. Now another three-bedroom duplex is for sale, asking $3.95 million. Unlike the other listing, the home's grand historic details are very much in evidence, from the gorgeous oak paneled living room with 14-foot ceilings to Tiffany stained glass windows and a wood-burning fireplace–complemented by a modern custom kitchen and accessible by an elevator.
