Supertall Towers Getting Multimillion-Dollar Antenna Systems to Ensure Good Cell Reception

"If I can't text, I'm moving" is the title of a New York Times article that looks at the growing issue of cell phone reception in supertall towers. Of course, the main problem arises in sky-high units that are above cell tower antennas or are in the path of other signals, but new construction methods are also getting in the way. Thick concrete walls, reinforced steel floors, and low-emission windows all can weaken, if not altogether block, wireless signals. "To correct this issue, developers are installing elaborate in-house wireless networks to boost coverage within projects ranging from new rental towers in Williamsburg, Brooklyn to condominium conversions in the 1913 Woolworth Building in Manhattan," the paper explains.

Brooklyn Home Prices Set Record, Manhattan Rents So High Studios Command $2,431/Month

The latest round of real estate reports have arrived and needless to say prices continue to hover completely out of reach of us normal folk. A new Elliman report compiled by Jonathan Miller found that Brooklyn now boasts a median sales price of $676,250, 15 percent higher than just one year ago this time, and 25 percent higher than the record set before the 2008 financial collapse—this makes it the only borough to exceed the pre-recession high. Miller attributes the boost to Brooklyn's change in identity, which has over the years gone from a cheap alternative to Manhattan to a first choice destination for buyers, renters and proprietors. That's not to say Manhattan saw a slump, the median sales price rose to an impressive $998,000, the highest level since the financial crisis.

$1.6M Fort Greene Floor-Through Designed by The Brooklyn Home Company Is Quite Photogenic

Though they're charming and often in great neighborhoods, condos created from historic townhouses often disappoint. Railroad-style layouts get circumvented by oddly-configured hallways (left resembling a linear "ant farm" accessed by tunnels), kitchens are across the apartment from living rooms, bedrooms get subdivided into virtual closets, and so on. Here’s What the G Train Could Look Like if It Went Into Manhattan

Considering it's taken the city nearly 100 years to get the Second Avenue Subway moving and that the MTA is over its head in debt, we're not holding our breath that any other major expansion work will take place in the system, but we can all dream, right? Take for instance these new maps created by cartographer Andrew Lynch as part of his Future NYC Subway series. He envisions the G train, which currently only connects Brooklyn and Queens, making two loops into Manhattan -- one Downtown and one in Midtown. As Curbed notes, "It's a slightly convoluted proposal," but Lynch clearly put a lot of thought into his scheme, even figuring out the tunnels and connection points the train would take.

The Bronx May Get Its Own Lowline-Style Park at Abandoned Mott Haven Rail Tracks

Ever since the High Line became an international phenomenon, there have been countless proposals across the city for elevated parks and public spaces made from abandoned train tracks. The latest comes from the Bronx, where Borough President Ruben Diaz Jr. is asking Mayor de Blasio to transform a piece of unused railway in Mott Haven that is currently a "homeless encampment populated by drug users," according to the Daily News. Because the "litter-and-needle-strewn" trench is below street level, it's being called a lowline, after the underground park taking shape on the Lower East Side of Manhattan.

Check Out These Insane Views From Brooklyn’s First 1,000+ Foot Tower

Seeing the boroughs from sky-high heights is nothing new thanks to all the supertall towers in Manhattan, but it's not as common to have a panoramic view of our main island, which is why we had to share this video. JDS Development posted the short clip on their Instagram stream yesterday that shows potential views from their upcoming mixed-use skyscraper planned for Downtown Brooklyn using air rights from the Dime Savings Bank site. If constructed as intended, it will be the first 1,000+ foot tower outside of Manhattan. The nine-second video, whose camera height seems nearly eye-level to the 1,368-foot roof of One World Trade Center, depicts far-reaching, panoramic views to the west and northwest over Manhattan and beyond.

Historic Brooklyn Heights Site May Be Redeveloped Into 40-Story Condominium

Concept studies by the design firm SRA Architecture + Engineering (SRAA+E) reveal that an existing five-story commercial building in Downtown Brooklyn may be redeveloped into a dramatic retail and condominium tower. The prominent 19,000-square-foot, triangular site at 205 Montague Street is located at the gateway of Brooklyn Heights and currently holds a 1960s-era marble and glass office-retail building that was picked up by Joseph Cayre's Midtown Equities back in 2010. In 2012, the development firm filed permits doubling the building's size, envisioning a 100-unit residence that would convert the structure's three upper levels into apartments and add another six stories above. The permits, also filed by SRAA+E, were never approved, but in 2012 an insider told the Brooklyn Eagle, “an awful lot more can be built than what's in the Buildings Department plans." Midtown Equities, who is also busy rebuilding the Empire Stores in Brooklyn Bridge Park, could not be reached for comment.

22,000 New Apartments Coming to Northern Brooklyn by 2019

We recently reported that New York City was entering its biggest building boom since 1963. Building permits rose 156 percent over the last year, accounting for 52,618 new residential units. If that number seems large to you, keep in mind it's spread over the five boroughs, including the supertall towers of Manhattan. But a new report from CityRealty shows that northern Brooklyn alone with get 22,000 new apartments over the next four years. According to the report, which only looked at buildings with 20 or more units, "around 2,700 new units are expected to be delivered in 2015. That number will nearly double in 2016, when approximately 5,000 apartments will be ready for occupancy." The majority of these units, 29 percent or 6,412 apartments, will come to Downtown Brooklyn, followed by Williamsburg with 20 percent or 4,341 units.

REVEALED: New Renderings of PMG’s Queens Plaza Park, the Future Tallest Tower Outside Manhattan

Here's a closer look at Property Markets Group and the Hakim Organization's upcoming Long Island City skyscraper dubbed Queens Plaza Park. Slated to soar 70 stories-plus into Queens Plaza's burgeoning skyline, the 915-foot tall building will contain a whopping 800 units, and will be, by far, the largest and tallest residential building outside of Manhattan. Positioned at the forefront of transit-accessible Queens Plaza, the project will encircle and incorporate the 88-year old Manhattan Bank Building (affectionately dubbed "the clock tower"). The joint-venture acquired the building for $31 million last November, which itself was once the tallest building on Long Island, and is now calendared to be designated an official city landmark.

Rents Are Soaring Everywhere; Brooklyn and Queens Set New Records

We always hear that the summer months are the worst time to move, and the July rental report from Douglas Elliman confirms this belief, as median rental prices rose in Manhattan, Brooklyn, and Queens. Like they did in June, median Brooklyn rents set a new record, rising 4.1 percent to $2,968, just $450 less than the median Manhattan rent. If you thought you could seek refuge in Queens, you'd better go to your plan B; the borough's median rent rose 14 percent, coming in at $48 above Brooklyn, also setting a new record after several months of decline. And unlike Manhattan and Brooklyn, large apartments in Queens had higher rent increases.

The Bronx Is Getting a New Mixed-Use High-Rise Near Yankee Stadium

Brooklyn and Queens have been flush with new condos and rental developments lately, now it's time for the Bronx to get in on the action. Local developer M. Melnick & Co. has begun construction of a mixed-income, 17-story residential and commercial high rise at 810 River Avenue that will be the area's first since it was rezoned in 2009. The company dates back to 1934 and has proven to be reliable builders of multi-family, senior, supportive and mixed-use housing developments around the city.

Two hotels recently opened at the borough's Manhattan Bridge entryway, the 174-room Dazzler Brooklyn Hotel and the 116-room Hampton Inn. First 1,000+ Foot Tower Outside Manhattan May Rise in Downtown Brooklyn

As the result of the $90 million acquisition of Brooklyn's landmarked Dime Savings Bank building by developers Michael Stern (111 West 57th) and Joe Chetrit, a new residential skyscraper in Brooklyn could nearly reach the height of the Empire State Building. The historic Neo-Roman building at 9 DeKalb Avenue in Downtown Brooklyn–next door to the famed Junior's Restaurant–comes with 300,000 square feet of development rights, which, combined with existing air rights next door at 340 Flatbush Avenue Extension (which the pair bought last summer for $43 million), could be used to build an adjacent tower of nearly 600,000 square feet. The likelihood of a tower that reaches between 1,000 and 1,200 feet has been mentioned by sources close to the deal.

Feasibility Study to Address Streetcars or Light Rail for Brooklyn-Queens Waterfront

In the ongoing discussion of expanding the city's mass transit options to underserved areas, we may be a step closer to addressing the need for transit along the Brooklyn and Queens waterfront–between Astoria, Red Hook and Sunset Park, according to CapitalNY. While many of those areas have transit to and from Manhattan covered, a north-west connection is needed (and relying on the G train doesn't help much). An advisory committee comprised of developers, transportation experts and civic organizers has formed to address this need. Recently, the consulting firm of HR&A Advisors (former employers of city planning commissioner Carl Weisbrod) was hired by the committee to study the feasibility of a streetcar service or a light rail line to connect Sunset Park to Astoria, connecting rapidly growing neighborhoods like Red Hook, Williamsburg and Downtown Brooklyn, as well as burgeoning business and industry hubs like Long Island City and the Brookyn Navy Yard.

Airbnb Is Gobbling Up 20 Percent of Apartments in Popular Manhattan and Brooklyn Neighborhoods

As if it wasn't challenging enough to find a reasonable apartment in New York City, Airbnb is now taking up 20 percent of available units in popular Manhattan and Brooklyn zip codes, reports the Daily News. According to a study from New York Communities for Change and Real Affordability For All, the East Village is the most affected, with 28 percent of its apartments being rented as illegal hotel rooms on Airbnb. Additionally, the 20 most popular neighborhoods on the room sharing site "have lost 10% of their available housing units to Airbnb."
