How the Second Avenue Subway is hurting Upper East Side businesses

On Valentine’s Day, The Source, a long-running store on Third Avenue that sold everything from stationary and household cleaning products to cards and candles, closed its doors for good. Since early January, when the owner hung a going-out-of-business sign in his window, he had been telling Upper East Siders shoppers that he was shutting down for two reasons: rising rents but the drastic decline in business brought about by the Second Avenue Subway’s opening in January 2017. Although one might assume that a business like The Source is really a victim of Amazon and the rise of other online retailers, the increasing vacancy rates along Third and Lexington Avenues on the Upper East Side over the past year appear to confirm his speculation. As much as the Second Avenue Subway has been good news for businesses in Yorkville, its opening seems to have dealt a devastating blow to businesses located just west of the new line.

Central Park’s Belvedere Castle will close for restoration next week

The Belvedere in Central Park was conceived as a miniature castle by Calvert Vaux, co-designer of the park, in 1869. It opened with some of the best views of the city's prized green space--the name Belvedere was chosen as it is Italian for "beautiful view." But the years have taken their toll on the stone structure, which has not been renovated since 1983. Now the Central Park Conservancy will close it to address issues like cracked pavement, a leaky roof, and plumbing issues. Starting this Monday, February 26th, Belvedere Castle will be off-limits to the public for its restoration, and will not reopen until 2019.

Did you know the Flatiron Building used to have a massive restaurant in the basement?

New York's iconic Flatiron building, built in 1902, gets plenty of attention for its distinctive, triangular design. But the massive restaurant that operated out of the landmark's basement--known as The Flat Iron Restaurant and Cafe--has seemingly been lost to the ages. The basement restaurant allegedly could seat up to 1,500 guests. And by 1906, Madison Square had transformed from a desirable residential neighborhood for the city’s elite, as it had been in the Gilded Age, to a bustling commercial hub. The lengthy menu reflects that, with offerings that include affordable dishes of shellfish, meats, and sandwiches.

Christie Brinkley leaves Hamptons homes behind for a $30K/month Tribeca rental

Supermodel Christie Brinkley recently picked up a penthouse in Tribeca for $29,500 per month while two of her Hamptons estates are still on the market. The gorgeous 3,000-square-foot apartment at 475 Greenwich Street boasts floor-to-ceiling windows, two terraces and incredible views of the Hudson River. Although Brinkley has called the Hamptons home for decades, one of her Sag Harbor estates is currently listed for $20 million and another, a little further down, for $29.5 million, as Variety reported.

Conceptual proposal envisions futuristic mixed-use NYC project with micro units and drone landings

Although Mayor Bill de Blasio announced last year new mandates to force building owners to reduce greenhouse gas emissions as a way to fight climate change, a Dallas-based architecture firm has taken the idea of sustainable design to the next level. During last month's International Builder's Show, Humphreys & Partners presented a conceptual plan for a mixed-use project on Manhattan's waterfront. In Pier 2: Apartment of the Future, the architects tackled major issues prevalent in many cities, like affordability and energy efficiency (h/t Curbed NY). The futuristic proposal includes two towers with modular and micro-units, which would boast futuristic amenities like artificial intelligence, drones, home automation and more.

$14M “single family masterpiece” on the Upper West Side stuns in seafoam

Plan for a performing arts space at the World Trade Center moves forward

The project to bring a performing arts center to the World Trade Center is finally back on track, almost 15 years after the idea was included in the original vision for rebuilding the area post-9/11. Gov. Andrew Cuomo announced on Thursday an agreement for a 99-year lease between the Port Authority and the World Trade Center Performing Arts Center Inc. (PAC) for $1 per year, paving the way for construction to begin. Named for the billionaire who gifted $75 million to the project, the Ronald O. Perelman Performing Arts Center will include 200,000 square feet of space, three halls and a rehearsal space, a restaurant and a gift shop. If everything moves smoothly, the center could open as soon as the 2020 or 2021 season.

The new nomadic lifestyle: Luxury real estate and restaurants take over Nomad

A nomad is defined as “a member of a community of people who live in different locations, moving from one place to another in search of grasslands for their animals.” But it would be hard to imagine any Nomad resident ever straying for grasslands beyond Madison Square Park. After a series of incarnations over the years, Nomad is now a super hip, bustling neighborhood from morning through night with residents, technology businesses (it’s now being referred to as “Silicon Alley”), loads of retail (leaning heavily toward design), great architecture, hot hotels, and tons and tons of food. Named for its location north of Madison Square Park, Nomad's borders are a bit fuzzy but generally, they run east-west from Lexington Avenue to Sixth Avenue and north-south from 23rd to 33rd Streets. Fearless Girl and Charging Bull statues might relocate from Wall Street

The temporary bronze sculpture that has attracted millions of tourists and locals could become a permanent fixture in New York City, according to Adweek. Commissioned by State Street Global Advisors, the Fearless Girl statue was installed last March, a day before International Women's Day, sending a message to Wall Street for the need of gender equality in the financial world. With her chin up and hands firmly on her hips, the 250-pound statue defiantly faces the iconic Charging Bull statue, which has stood in the same spot since 1989. And now the city might relocate the pair of statues from Bowling Green Park in lower Manhattan to another, more pedestrian-friendly home to ease safety concerns.

Six things you didn’t know about the Lower West Side

This post is part of a series by the Historic Districts Council, exploring the groups selected for their Six to Celebrate program, New York’s only targeted citywide list of preservation priorities. The Lower West Side may not be a neighborhood name used by brokers, but for those involved with preservation efforts in the area, it's a neighborhood very much unique from the surrounding Financial District. Encompassing the area west of Broadway from Liberty Street to Battery Place, it was originally home to Irish and German immigrants, followed by Little Syria, the nation’s first and largest Arabic settlement, from roughly the 1880s to 1940s. But the construction of the Brooklyn Battery Tunnel and World Trade Center "nearly wiped the neighborhood off the map." There are still several buildings remaining that serve as a connection to the past, however, and Friends of the Lower West Side is working diligently to make sure this history is not lost, expanding its oral history program, offering walking tours of the area, and appealing to the Landmarks Commission to designate a small historic district.

Designer Sebastian Errazuriz opens up his South Bronx studio full of functional art and furniture

6sqft’s series “Where I Work” takes us into the studios, offices, and off-beat workspaces of New Yorkers across the city. In this installment, we’re touring the South Bronx design studio of Sebastian Errazuriz. Want to see your business featured here? Get in touch! Sebastian Errazuriz is a Chilean-born artist, designer, and activist but over the years, he's grown his multidisciplinary studio to incorporate everything from virtual reality to activism. But nothing he does is cookie-cutter. His cabinets undulate and mimic kaleidoscopes; his public art makes social commentary on issues from Wall Street and capitalism to Chile's politicide; and he's created sculptures that mix a boat with a coffin and a crystal chandelier with taxidermy birds. Sebastian likens his ability to work in these mediums separately but together to how he can speak both English and Spanish but also Spanglish. "It's the freedom to incorporate words that do not exist in one particular language but that enrich communication with someone else that I really enjoy within the boundaries of art and design," he explains. Now, Sebastian is at the forefront of yet another new frontier. Though he has a 5,000-square-foot space at the uber-hip Industry City, he opened his second location last summer in Mott Haven, one of the city's newest artist enclaves due to its affordable warehouse spaces and non-residential nature that sets it apart from the more gentrifying parts of the area. 6sqft recently paid Sebastian a visit here to learn how his firm is growing, the process behind his "functional art," and why he moved to the South Bronx.

See NYC’s hot spots in real-time on Snapchat’s new crowd-sourced web map

Snapchat on Monday announced that its "Snap Map," a feature which allows users to view posts from around the world, will be available on the web, giving those without the social media app a chance to check out events happening near them. In addition to now existing outside of the Snapchat app, the browser version of the map lets snappers embed content from the map onto web pages, much like how Twitter or Instagram permits (h/t WIRED). Hot spots on the map, areas with lots of posts, glow green or blue; heavy traffic locations light up red and orange. Today in New York users are filling up "Our Story" with posts from New York Fashion Week, the September 11th Memorial, and the Empire State Building.

Interactive map identifies the New York City neighborhoods most underserved by transit

Nearly 29 percent of New York City households are underserved by transit, according to data from the Center for Neighborhood Technology and TransitCenter. In a joint project, called AllTransit, the team put together a collection of transit data that includes 15,000 routes and 800 agencies in the United States. A tool called Gap Finder identifies gaps in U.S. cities where underserved communities would benefit from improved service.

Pier 40 concept envisions an offshore apartment complex that allows for sea-level rise

Local multidisciplinary creative firm DFA has come up with a concept for the rehabilitation of Manhattan's rapidly disintegrating Pier 40 that would provide housing and other services, but would also adapt to the predicted rising sea levels of future New York City. Dezeen reports on the firm's fascinating idea for a future-proof housing, commercial and recreation complex that rises from the Hudson River in the West Village and would be able to remain above water in the event of rising sea levels, while addressing the city's dire need for affordable housing and the ability to resist flooding as a result of climate change.

The long-awaited Bayonne boom: Transit options, adaptive reuse, and affordability

Bayonne, located on the southern peninsula of New Jersey’s Gold Coast, is ripe for a construction boom. That being said, it has been awaiting this boom for over 18 years - since the light rail system was installed. As Newport and Jersey City’s markets are on fire, Bayonne hopes that development momentum is headed their way. But with its Hudson River location, city views, access to Manhattan via light rail and the PATH (it is about 30 minutes to take the light rail to the PATH to the World Trade Center), Bayonne has taken its future into its own hands and massively revised its master plan for the first time since 2000. Bayonne considers its proximity to New York City and lower prices its greatest assets. The average home sales are around $400,000 versus $800,000 in Jersey City. The new master plan aims to transform Bayonne into a walkable, bikeable, mixed-use community with densely settled areas (which they call “transit villages”) around the light rail stations. The town’s 22nd Street Light Rail stop connects residents to the rest of the Gold Coast and PATH trains running to Manhattan. Bayonne City Planner Suzanne Mack is quoted as saying, “Our assets are our charm and home life...We’ve moved from being an industrial giant, an oil tank farm basically, into more of a bedroom community with a lot of community resources.”

Joe Jonas and Sophie Turner house hunt in Annabelle Selldorf’s Bowlmor Lanes-replacing condo

DNCE singer Joe Jonas and fiancee Sophie Turner, star of "Game of Thrones," were recently spotted having a look at a Greenwich Village home in the newly-minted Annabelle Selldorf-designed condos that notoriously replaced the former Bowlmor Lanes at 21 East 12th Street. The New York Post reports that the pair checked out a unit in the building's C-line, where two-bedroom homes span 2,028 square feet, priced between $5 and $6 million.
