A 266-unit affordable senior housing complex with focus on health and wellness to open in Brooklyn

A medical center in Brooklyn will be developed into a mixed-use complex with affordable housing, on-site counseling service, fitness programs, and integrated health care. Gov. Andrew Cuomo announced last week plans to transform the current Kingsbrook Jewish Medical Center North Campus, located between Prospect Lefferts Gardens and East Flatbush, into Kingsbrook Estate, a three-building development with 266 units of affordable housing. Designed by Dattner Architects in collaboration with landscape architecture firm terrain, the development falls under the state's Vital Brooklyn plan, created in 2017 to bring more housing and jobs to the Central Brooklyn area.

New NYC buildings must be constructed with bird-friendly materials

The New York City Council approved on Tuesday a bill requiring new buildings to be constructed with bird-friendly materials. Considered the most extensive policy of its kind in the country, the initiative mandates new glass buildings, as well as projects undergoing a major renovation, to be equipped with materials that are easier for birds to see. Each year, between roughly 90,000 and 230,000 birds die each year in New York City from colliding with glass buildings, according to the NYC Audubon.

New renderings show 72,600-square-foot public park coming to Brooklyn’s Pacific Park development

Developer TF Cornerstone this week released new renderings for two sites within Brooklyn's long-delayed Pacific Park development that have yet to break ground: 615 and 595 Dean Street. Their plans will bring 72,600 square feet of public open space with community amenities, 800 units of mixed-income housing, and retail to Pacific Park. In addition, Chelsea Piers is set to open a Field House that will offer a wide range of family and youth-focused programming when the site opens in 2023.

City will bring affordable co-living projects to East Harlem and East New York

A year ago, the city’s Department of Housing Preservation and Development announced plans for an affordable co-living pilot program. Known as ShareNYC, the initiative "lets developers seek public financing in exchange for creating affordable, shared-housing developments," as 6sqft previously reported. The city has now selected three proposals that will create or preserve accommodations for roughly 300 residents. Two of the projects, including one by co-living giant Common, will be located in East Harlem, while the third will be in East New York.

Mixed-income development with healthy grocery store breaks ground in East New York

A groundbreaking celebration this week officially kicked off construction at 50 Pennsylvania Avenue in East New York. The Dattner Architects-designed project—referred to as 50 Penn—is led by Philadelphia-based developer Pennrose with RiseBoro Community Partnership, who will manage the property. It will bring 218 units of affordable and moderate-income housing to the neighborhood, alongside retail options on the ground floor that will include a healthy grocery store. The development is slated for completion in July 2021.

REVEALED: $150M renovation of Central Park North includes new pool, skating rink, and more

The north end of Central Park around the Harlem Meer is one of its most beautiful vistas, but because of the large, obtrusive Lasker Rink and Pool, it is currently disconnected from the North Woods below it, as well as the rest of the park. To better connect the area, the Central Park Conservancy and the City of New York today revealed a $150 million project to build a new pool and rink that will bring year-round recreation, as well as integrate into the surrounding landscape and restore lost pedestrian connections.

Plans for Norman Foster’s Red Hook office complex may be kaput

According to sources close to the project, plans for Norman Foster’s Red Hoek Point, a 7.7-acre commercial campus at the former Revere Sugar Factory on the Red Hook shoreline, appear to be getting scrapped, The Real Deal reports. The website still advertises the “revolutionary office campus on the Brooklyn waterfront,” but Thor Equities is reportedly going to abandon the 800,000-square-foot complex and replace it with warehousing, a change of course that Thor’s founder Joseph Sitt may have been considering as early as last October, as new renderings for Red Hoek Point were being developed.

But what about the firms behind the buildings? To offer a fresh take on the architectural landscape of New York, 6sqft has teamed up with Untapped Cities to offer a brand new behind-the-scenes tour series of some of the city's top architectural and design firms' studios. Our first event will take place next Monday, December 3rd, at the Midtown offices of COOKFOX. Co-living startup Common announces first Manhattan location in Hell’s Kitchen

As of April 2018, co-living startup Common had raised $40 million in Series C venture funding, far more than the $15 and $11.5 million raised by its competitors Ollie and HubHaus. Since opening its first NYC location in 2015 in Crown Heights, Common has expanded with 10 locations in Brooklyn and Queens, but they've now decided to turn their attention to Manhattan. The company announced today that they will open a 32-bed building at 47th Street between Ninth and Tenth Avenues in Hell's Kitchen--"a short subway ride on the C or 7 trains into Long Island City and Amazon's HQ2."

Designed by Magnusson Architecture and Planning (MAP), the four-building development sits adjacent to the L Train at Livonia Avenue. Newark complex designed as Amazon HQ2 bid would include the city’s tallest towers

Since the announcement that Amazon would be choosing the city that would host its second headquarters by the end of the year, competition between contenders has been heating up. 6sqft reported last month that Newark, still in the running along with Los Angeles, Denver, Miami, New York, Boston, three sections of the Washington, D.C., region and Toronto, approved a shiny new incentive in the form of ordinances offering nearly $1 billion in payroll tax exemptions to companies that create at least 30,000 jobs and invest $3 billion in the city over 20 years. Now, Jersey Digs reports that a group consisting of local residents and a California-based architecture firm have come up with a snazzy proposal for Amazon's HQ2 that includes a location and designs for a futuristic complex that would include Newark's tallest towers.

As construction begins, cost of Bjarke Ingels’ South Bronx police station jumps to $68M

Mayor Bill de Blasio announced on Tuesday that construction has officially begun on the new police station coming to the 40th Precinct in the South Bronx. The Bjarke Ingels-designed station house, located in Melrose at East 149th Street and St. Anne's Avenue, will boast the first community event space ever to be at an NYPD facility. When Ingels was selected as the architect in 2013 (the project's second firm chosen after the first contract expired), the estimated cost was $57.7 million with a 2020 deadline. After the construction period was extended from two to three years, the cost of the total project jumped to $68 million and the station will now open in the spring of 2021. "This new precinct will strengthen the bond between community and police, which will ultimately help make the South Bronx and our City safer," de Blasio said in a press release.
