A new Department of Sanitation (DSNY) facility on Staten Island opened this week, paving the way for hundreds of new affordable homes. Mayor Zohran Mamdani on Tuesday announced the opening of two new DSNY garages on a 13.55-acre site at Fresh Kills, once New York City’s largest garbage dump. The $230 million project replaces the old Jersey Street garage on the borough’s North Shore, which will be demolished and replaced with a mixed-use affordable housing complex featuring 232 homes, a grocery store, amenities, and open space.

East Village parking lot to become 130-unit affordable housing project

Plans to turn a police precinct parking lot in the East Village into a mixed-use affordable housing project moved forward on Monday. The city's Department of Housing Preservation and Development (HPD) announced the selection of Spatial Equity, Housing Works, Cooper Square Committee, and This Land Is Ours Community Land Trust to redevelop 324 East 5th Street into The Aurea, a 131-unit mixed-use development with a senior center, community space, and parking facilities. Plans for new housing at the site have been in the works since the Soho Noho rezoning in 2021.

1,000-unit affordable and supportive housing project breaks ground in East Flatbush

Work on a major affordable and supportive housing project with roughly 1,000 new homes officially broke ground in East Flatbush this week. Gov. Kathy Hochul on Wednesday announced the start of work on the first phase of Sparrow Square, a redevelopment of the Kingsboro Psychiatric Center Campus, as part of the Vital Brooklyn initiative to build 4,000 affordable homes in Central Brooklyn. Designed by Adjaye Associates with Hill West Architects as architect of record, the first phase includes two 10-story buildings with 261 affordable apartments, including 117 supportive homes for formerly homeless New Yorkers.

Thanks to the new Expedited Land Use Review Procedure (ELURP), a ballot measure approved by voters last November, 351 Powers Avenue in Mott Haven received the fastest land-use approval in decades. The project, which entered review in February, will transform a vacant city-owned lot into more than 80 apartments, a community theater, and public outdoor space, as 6sqft previously reported.

Work to restore Prospect Park’s Vale of Cashmere, a once-scenic area in the northeast corner of the park that has fallen into disrepair, kicked off on Monday. Led by the Prospect Park Alliance, NYC Parks, and the city's Economic Development Corporation, the $37.5 million project will transform eight acres of the Vale in its first major restoration in more than 50 years, revitalizing the historic Children’s Pool and former rose garden and adding new amenities, including a pollinator garden, a planted arbor, and a wooden pavilion. Using funds allocated by former Mayor Bill de Blasio, the project is the largest single capital investment in Prospect Park since Lakeside in 2010. The restoration is expected to be completed in 2027.

On Friday, the city announced that the first-ever project to go through the new Expedited Land Use Review Procedure (ELURP), which shortens the review process from seven months to just 90 days, will be an affordable housing development in Mott Haven. Located within Nostrand Playground, the Shirley Chisholm Recreation Center measures 74,000 square feet and includes an indoor pool, basketball court, full gym, a media lab, outdoor spaces, and more. Designed by Studio Gang, the firm behind the Gilder Center at the Museum of Natural History and Brooklyn residential tower 11 Hoyt, the building features large arched windows, a curving brick facade, and a green roof.

A mixed-use residential project in Cypress Hills, set to deliver more than 200 affordable apartments just steps from the subway, moved ahead this week. On Tuesday, a joint venture of Slate Property Group, Thorobird Companies, and Bangladeshi American Community Development & Youth Services (BACDYS) closed on 570 Eldert Lane, a transit-oriented development that will add 213 homes adjacent to the A train at Grant Avenue. The property will also include 10,000 square feet of community space operated by BACDYS, along with on-site supportive services from the non-profit Urban Pathways.

NYC reveals plan for first combination affordable housing and rec center project

New York City has selected a development team to build the city's first-ever combination affordable housing and recreation center project. The city announced on Thursday that Camber Property Group, Services for the UnderServed (S:US), and Essence Development will build "Hudson Mosaic," a mixed-use project with 280 affordable homes and a new community center on a vacant city-owned lot at 388 Hudson Street. The selection follows a request for proposals issued in February, which called for the redevelopment of the site’s northern portion, while a new public plaza is planned for the southern end.

Construction of a new $39 million Rego Park public library, one of the busiest Queens Public Library branches, is now underway. On Tuesday, city officials broke ground on the new library at 91-41 63rd Drive, which will replace the existing one-story, 7,500-square-foot branch with a three-story, 18,000-square-foot facility featuring expanded programming space. Designed by Weiss/Manfredi and managed by the Department of Design and Construction (DDC) on behalf of QPL, the project is slated for completion by the end of 2028.

The city this week revealed details for the first housing project under the Coney Island West development plan. Rybak Development will build a $350 million 28-story mixed-use tower with over 500 apartments on a city-owned parking lot on Surf Avenue, between West 21st and West 22nd Streets. The development of "Parcel A" kicks off Mayor Eric Adams' vision for this section of the neighborhood, west of the amusement district, which includes 1,500 new homes, new retail, and upgrades to the boardwalk and streetscape.

Design for ‘floating’ 79th Street Boat Basin dock house gets final approval

More than 10 years after Hurricane Sandy extensively damaged the Upper West Side's 79th Street Boat Basin and its dock house, and three years after it was temporarily closed, the city is moving forward with a replacement facility. The Public Design Commission last month voted to approve the design for the reconstruction of the boat basin and the new dock house by Architecture Research Office (ARO). The planned one-story building appears to float over the Hudson River, with nine columns supporting the structure above the dock, chamfered corners to allow for better views, and a stainless steel facade that reflects the surrounding water and sky.

Applications are now being accepted for 122 affordable apartments for seniors at a new development next to Google's Hudson Square headquarters. Located at 570 Washington Street, the 17-story building offers spacious units designed for residents ages 62 and older, with a slew of modern amenities to promote comfort, connection, and wellness. Applicants must have at least one household member aged 62 or older, qualify for Section 8 benefits, and earn 50 percent of the area median income or less. Eligible New Yorkers will pay 30 percent of their income for the available studio, one-, and two-bedroom apartments.

Work begins on 10-building East New York development with 2,000 affordable homes

Construction has kicked off on the first phase of a transformative new housing development with 2,000 affordable homes in East New York. Gov. Kathy Hochul on Tuesday announced the start of work on phases 1A and 1B of Innovative Urban Village, a 10-building project that will revitalize the Christian Cultural Center’s (CCC) 10.5-acre campus at 12020 Flatlands Avenue with new housing and community amenities. The initial phase will bring more than 800 affordable apartments, along with a workforce development center, a childcare facility, a performing arts venue, a grocery store, and green space with walking paths.

Swimming is back in Central Park. The Gottesman Pool opened last month as part of the new $160 million Davis Center at the Harlem Meer. Silverstein Properties said it would develop more than 2,000 apartments through office-to-residential conversions on Manhattan's west side if its casino bid is awarded a license. The developer on Thursday announced a partnership with MetroLoft to develop the apartments, which would include 500 permanently affordable units, a day before casino proposals are due. The addition of housing sweetens Silverstein's $7 billion bid, The Avenir, which calls for a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility near the Javits Center. The previous plans had proposed 100 affordable apartments located off-site.

Silverstein Properties this week unveiled a new design for its casino project proposed for an empty lot across from the Javits Center. The Avenir would rise 785 feet at 41st Street and 11th Avenue and include a 1,000-room luxury hotel, restaurants, a food hall, and a gaming facility, if the developer secures one of the three downstate casino licenses expected to be awarded this year. Designed by CetraRuddy Architecture and Steelman Partners, the project includes a podium with a facade of "gentle harmonious waves" topped by a sculpted 45-story tower. The design revises the original proposal, which called for two 46-story towers, following community feedback.
