Sale prices rose 125 percent between 2014 and 2018 around Bronx’s Grand Concourse

According to an analysis by Property Shark, the area surrounding the thoroughfare once known as the “Park Avenue of the Middle Class” has seen an elevated housing demand that has brought median home sales prices along with it, showing an increase in just 5 years that ranges from 56.2 percent in Bedford Park to a whopping 124.5 percent in Mott Haven.

Our 220sqft: This couple has made it work for 24 years in a Chelsea Hotel SRO

Twenty-four years ago, when writer Ed Hamilton and his wife Debbie Martin moved into the Chelsea Hotel "everybody at the hotel was in the arts. There were always parties, and somebody was always having a show of some kind." They've spent more than two decades in a 220-square-foot SRO room, and despite not having a kitchen and sharing a bathroom, they have loved every second of it. Where else could you live down the hall from Thomas Wolfe's one-time home? Or share a bathroom with Dee Dee Ramone? But eight years ago, the landmarked property was sold to a developer, and since then, it has changed hands several times. Ed and Debbie have lived through nearly a decade of "renovations" (it's still unclear when and if the property will eventually become luxury condos), all the while watching their rent-stabilized neighbors dwindle as the construction and legal battles got to be too much. In true old-New York fashion, however, Ed and Debbie have no thoughts of giving up their Chelsea Hotel life. They recently showed us around their bohemian apartment, and even as they took us through the building, covered in dust and drop cloths, they speak fondly of their memories and their commitment to staying put. City’s plans for Soho and Noho may include rezoning and removal of Artist In Residence law

The Department of City Planning, Manhattan Borough President Gale Brewer and City Council Member Margaret Chin announced today the launch of a six-month public engagement process addressing the future of NYC's Soho and Noho neighborhoods. The series of public meetings and consultation with local stakeholders are an early phase in outlining a vision for the future of those neighborhoods; the city's plans include updating what many consider outdated zoning laws, including the removal of rarely-enforced restrictions on ground floor retail tenancy and Soho's Artist In Residence law.

Starbucks is opening a massive ‘immersive coffee experience’ with a cocktail bar in Chelsea

Starbucks is opening a new cafe in Chelsea on Friday, but it won't be anything like the stores that dot every block in Manhattan. Called the Starbucks Reserve Roastery, the store on 9th Avenue stretches across 23,00 square feet and three levels and promises to bring an "immersive coffee experience" for java lovers. In addition to having a working coffee roastery, the space features two coffee bars, cocktail bar, bakery, and a terrarium inspired by the Starbucks coffee farm in Costa Rica.

See Central Park reimagined after being devastated by a fictional eco-terrorist attack

The University of Pennsylvania announced this week five winners of its ICONOCLAST competition, a design contest that asked participants to reimagine Central Park following a hypothetical eco-terrorist attack (h/t NY Times). The contest attracted 382 entries from 30 countries, all competing for $20,000 and the chance to be published in LA+ Journal. Richard Weller, a jury chair for the contest, said, "From megastructures to new ecologies and radical ideas for democratizing public space, the LA+ICONOCLAST winning entries can move beyond the status quo of picturesque large parks and embrace the challenges and opportunities of the 21st century." Can bougie bodegas make it in NYC?

There was a time not too long ago when New Yorkers began to resent the apparent gentrification of local bodegas, which had begun carrying high-priced, healthy food items sought by new neighborhood residents. Chain convenience stores like 7-11 were yet another blow to the concept of the quirky corner deli. And then, of course, there was the Whole Foods effect. The latest development in the ascent of the local grocery store is even more difficult to grok: The "wellness bodega" has arrived. As Eater reports, mini-markets–like Clover Grocery in Manhattan’s West Village–in metro areas like NYC and LA are stocking items like $18 "vegan friendly" condoms and marine collagen supplements–and confusing the daylights out of ordinary city folk.

No subway, no worries: Developers offer incentives to lure tenants off train lines

Williamsburg, where the L train shutdown will soon take effect, via Wiki Commons In a city with fewer car owners than nearly any other location in North America, it should come as no surprise that subway access is a key factor for most New Yorkers when they go on the housing market. In fact, many New Yorkers won’t even consider renting or buying if the address is more than a 10-minute walk from the nearest subway. This explains why some neighborhoods, including Greenpoint, which has a subway but not one that leads to Manhattan, and Alphabet City, which doesn’t have a subway at all, have long reported lower real estate values and rental prices that their nearest neighbors. However, there are growing signs that subway access may no longer matter as much as it once did. While subway access remains important, it is increasingly no longer a deal breaker for developers or prospective tenants. In today’s real estate market, a growing number of developers are pouring money into developments located off the subway line, and many tenants don’t seem to mind. This may also explain why not all developers with projects located along the L line are worried about the pending shutdown, which is now slated to begin in April 2019.

New views and details revealed for 407-acre state park opening in Central Brooklyn next summer

The largest state park in New York City will open next summer in Brooklyn and be named after Shirley Chisholm, the first black woman elected to Congress and a native of the borough. Gov. Andrew Cuomo announced Wednesday that the first phase of the 407-acre park on Jamacia Bay will be completed in 2019. The site, formerly home to two landfills, will be converted into parkland with 10 miles of trails for hiking and biking, kayaking, picnic areas, educational facilities, an amphitheater and more.

1,000 new affordable homes for NYCHA seniors coming to Central Brooklyn

New York State will finance 1,000 affordable homes for seniors who are residents of the city's public housing system, Gov. Andrew Cuomo announced on Sunday. The 100 percent affordable units will be constructed on underutilized land in Central Brooklyn that is owned by NYCHA. The $15 million plan falls under the governor's $1.4 billion Vital Brooklyn initiative, which aims to bring affordable housing, open space and recreation, new jobs and better healthcare services to the area, which includes the neighborhoods of Bed-Stuy, Brownsville, Ocean-Hill, Bushwick, Crown Heights and East New York.

New Yorkers are bypassing food trucks for McDonalds as fast food finds new footing

Even as New York City continues to experience record financial growth, a small explosion of fast food chains within city limits still comes as somewhat of a surprise. A recent Crain's article confirms that, even more surprisingly, McDonalds, perhaps the fast-foodiest of all, is not only expanding but polishing up its image to appeal to a more upscale market–and it's working. You might just chalk it up to a sweeping takeover by big chain stores, but isn't that about gentrification? Fast food has traditionally had a big presence in the city's lower-income neighborhoods–known as "food swamps"–and in tourist areas. But the nation's largest Chick-fil-A just opened in...the Financial District. Reasons for the latest fast food boom are many, it turns out, and extend beyond mere mallification.

Bodegas in gentrifying NYC neighborhoods get exterior upgrades under new program

As neighborhoods in New York City continue to change, bodegas are having to update their inventory. While chips and cigarettes are still corner-store fixtures, owners are selling more fresh fruit and vegetables and organic products to keep up with the shift in consumer demographics. Coinciding with the updated interiors, the exteriors of some NYC bodegas are getting upgrades as well, thanks to a new pilot program from the city. The program, "Commercial Corridor Challenge," aims to help fund public realm improvements for local businesses to keep them competitive amid gentrification, the Wall Street Journal reported.

The best affordable and student-friendly off-campus neighborhoods in NYC

If you can’t bear the idea of living in the dorms for another year, you’re not alone. Unless you happen to go to Columbia where over 90 percent of students live on campus, there's a high likelihood you’ll be searching for your own apartment at some point during your college years, just like 57 percent of students at NYU and 74 percent at The New School. And if you're like most students, you’ll be looking for an apartment far from downtown that strikes the right balance between affordability, commutability, and access to services. To help you make the smartest decision possible, 6sqft has compiled a list of affordable, student-friendly neighborhoods in Manhattan and Brooklyn. By New York City standards, all of these are both safe (e.g., reported fewer than 1.5447 crimes per 1000 people in June 2018) and within reach (e.g., on average, three-bedroom units can still be rented for less than $5,000 per month). Using July 2018 City Realty data on average neighborhood rents, we've broken down how much you’ll pay on average to live in a three-bedroom shared unit in each of these neighborhoods. 59-block Inwood rezoning vote draws protests from residents who fear its character will be lost

On Wednesday the City Council approved a rezoning plan for a 59-block section of Inwood, a neighbhorhood often referred to as the "last affordable neighborhood in Manhattan," the New York Times reports. The plan was approved last week by the city's zoning subcommittee and the Land Use Committee. The Inwood rezoning is part of Mayor Bill de Blasio’s plan to rezone neighborhoods across the city as part of the push to create and preserve 300,000 affordable housing units by his goal date of 2026. Inwood is the fifth neighborhood–including the also-controversial East New York and East Harlem–to be approved for rezoning under the plan.

New renderings released for Crown Heights Bedford Union Armory redevelopment, permits still pending

Last November, 6sqft reported that the proposed Bedford-Union Armory Crown Heights redevelopment project had begun a land use application evaluation process before the City Council, submitted by BFC Partners and the nonprofit NYC Economic Development Corporation, who intend to jointly develop the massive armory that was once housing for the National Guard. Though permits filed four months ago for a fifteen-story building are still pending approval, New York Yimby reports that new renderings have been revealed for the residential portion of the project. As planned, Marvel Architects is responsible for the design.

880+ affordable homes, new performing arts center and public space upgrades coming to Brownsville

A proposal to revitalize Brooklyn's Brownsville neighborhood was announced one year ago, with a plan to bring a seven-building housing development to the area unveiled last month. And on Thursday, city officials released more details about the massive project, with new renderings and updates on its progress. As part of the Brownsville Plan, the city's Department of Housing Preservation and Development will bring a new arts center and school run by a group from the Brooklyn Music School and a media lab run by BRIC, new retail and commercial space, and a rooftop greenhouse with locally sourced produce. Plus, two proposals were selected as the NYCx Co-Lab Challenge winners, a competition that sought to find ways to enhance the area's "nighttime experience."

See photos from Karla and James Murray’s ‘Storefront’ project on NYC’s mom and pop stores

6sqft has been closely following the progress of photographers James and Karla Murray‘s Seward Park art installation “Mom-and-Pops of the LES,” featuring four nearly life-size images of Lower East Side business that have mostly disappeared. The pair, who have spent the last decade chronicling the place of small neighborhood businesses in 21st century New York City, was chosen for the public art project by Art in the Parks UNIQLO Park Expressions Grant Program and ran a wildly successful Kickstarter campaign to raise funds for the wood-frame structure’s build out. James and Karla will be having a free public exhibition of their photography for "Store Front: The Disappearing Face of New York" at The Storefront Project (@thestorefrontproject) at 70 Orchard Street from July 25-August 12, 2018, with an opening reception on Wednesday, July 25th from 6-9 PM.

First phase of Bjarke Ingels’ BIG U storm protection system begins planning process

In the wake of Hurricane Sandy in 2013, the Department of Housing and Urban Development’s Rebuild By Design contest sought proposals for flood protection systems. Among the seven finalists was Bjarke Ingels' and One Architecture & Urbanism's BIG U, a flooding solution for Manhattan that doubles as a social environment. Now after five years, the first phase of the 10-mile barrier system is getting underway. Rebuild By Design and Good Old Lower East Side (GOLES) have released an RFP for a stewardship partner for the BIG U's East Side Coastal Resiliency Project (ESCR), a $335 million reconstruction of the 64-acre, 1.5-mile East River Park. With construction expected to kick off in spring 2019, the partner will "explore stewardship models with funding mechanisms that could enhance the long-term operating budget while addressing issues of equity."

Plan released for a seven-building, 800+ unit affordable development in Brownsville

Plans for a seven-building affordable housing development in Brooklyn's Brownsville were released this week, as part of the city's revitalization effort in the neighborhood. As part of the "Brownsville Plan," the proposed project includes eight-to nine-story residential buildings with new retail and community space along Livonia Avenue. The project would extend the existing Marcus Garvey Apartments, a housing complex built in the mid-1970s that currently has many underutilized parking lots (h/t YIMBY). Overall, the more than 900,000-square-foot development will bring over 840 affordable apartments, currently estimated to be set aside for New Yorkers earning 80 percent or below the area median income.

Help bring this sculpture of lost Lower East Side mom-and-pops to Seward Park

After publishing their first account of small businesses in NYC a decade ago with their seminal book “Store Front: The Disappearing Face of New York,” photographers James and Karla Murray are now ready to bring their work back to the street. As 6sqft previously reported, "the husband-and-wife team has designed an art installation for Seward Park, a wood-frame structure that will feature four nearly life-size images of Lower East Side business that have mostly disappeared--a bodega, a coffee shop/luncheonette (the recently lost Cup & Saucer), a deli (Katz's), and a newsstand (Chung’s Candy & Soda Stand). Though the installation is part of the Art in the Parks UNIQLO Park Expressions Grant Program, there are still high costs associated with materials, fabrication, and installation, so James and Karla have launched a Kickstarter campaign to raise the additional funds.

The buzz on Boerum Hill: How an iconic Brooklyn neighborhood blends old and new

NYC neighborhoods made for workers: The history of Queens’ Steinway Village and the Bronx Co-ops

While immigration, urban planning, and the forces of gentrification are certainly key factors in how NYC's neighborhoods have been shaped, New Yorkers’ patterns of work, their unions, and in some instances, even their employers have also played a role in the development of several of the city’s established neighborhoods. To mark May Day, 6sqft decided to investigate two of the city neighborhoods that were quite literally made for workers—the Van Cortlandt Village area of the Bronx and the Steinway neighborhood in Astoria, Queens.
