The neighborhood of Bay Ridge, in southern Brooklyn, isn't exactly known for cool loft spaces. But this 850-square-foot, two-bedroom pad, at the cooperative 307 72nd Street, might be mistaken for being in Williamsburg. It has high vaulted ceilings with skylights, multiple exposures, exposed brick, and a lofted home office. A large private roof deck is the icing on the cake. And it's definitely cheaper than any two-bedroom in Williamsburg: while the apartment was last listed for $359,000 in 2012, it is now asking $485,000.

Astoria, Morningside Heights and Bay Ridge have highest turnover of rent-stabilized apartments

Scoring a rent-stabilized apartment is a big win in New York City, as these regulated pads usually offer rent at below-market rates and provide tenants more protections against landlords. While more than 925,000 rent-stabilized apartments still exist in the city, these units turn over at a faster rate in certain neighborhoods than others, and their availability continues to dwindle (h/t WYNC). According to a new report by the city’s Independent Budget Office (IBO), the neighborhoods of Astoria, Morningside Heights and Bay Ridge all have high concentrations of rent-regulated housing built prior to 1974 and therefore, higher rates of turnover compared to other parts of the city.

Bay Ridge Home with ‘Architectural Drama’ Asks an Absurd $4.58M

The quiet old-school neighborhood of Bay Ridge, Brooklyn is filled with grand and storied homes, from the elegant to the eclectic and, more than occasionally, the awkward. Overlooking the Brooklyn shore of the New York Harbor's Upper Bay, Shore Road is an architectural mashup of eras and styles, with everything from Deco-esque apartment buildings both plain and fancy to more than its fair share of large and luxurious dwellings that trade for equally luxurious sums. A $4,580,000 ask breathes some rarified air even in this crazy market, but the house itself fits well within a certain mid- to late-Bay Ridge-style, perhaps best described as an early '90s interpretation of a Catskills resort contained within a suburban home. Brand New Photos for Bay Ridge’s Gingerbread House, Now Back on the Market for $11M

Bay Ridge's infamous Gingerbread House at 8220 Narrows Avenue is making headlines again. The incredible freestanding home is back on the market after a few different attempts to sell. As Curbed pointed out, the Arts and Crafts home was first asking $12 million in 2009, then the price was lowered a few times, then it was put on the rental market for $26,000 a month. (The broker tells us that it's only officially been on the market for around two years over a six-year period while the owners did renovations.) Now it's back again with brand new photos showing off its extravagant interior, alongside a price tag of $10.999 million. As the broker told us, "The overall market in Brooklyn is strong, particularly in Bay Ridge, which has become the new hot spot as buyers move south - this is an ideal time to put the house back on the market." 145-year-old footbridge connecting Sheepshead Bay and Manhattan Beach reopens after revamp

A 145-year-old footbridge connecting Sheepshead Bay and Manhattan Beach has reopened after a long-overdue revitalization. Last week, Department of Transportation Commissioner Ydanis Rodriguez cut the ribbon on the new Ocean Avenue Pedestrian Bridge, originally built in 1880 and last repaired in 1930. As part of the project, in-house crews replaced the deck and walking boards, vertical supports, railings, and stringers, repainted the structure, and restored its decorative lighting.

Kips Bay parking lot on East River to become temporary public open space

An underutilized stretch of Manhattan’s eastern waterfront in Kips Bay will soon be transformed into new open space. The city's Economic Development Corporation (NYCEDC) on Monday announced plans to convert a city-owned parking lot on East 34th Street along the FDR Drive into a temporary park. Although the official design has not yet been released, the agency said the new space will feature ADA-accessible fitness equipment, seating and gathering areas, and a waterfront-friendly layout, with completion expected in spring 2026.

Queensboro Bridge to open separate paths for cyclists and pedestrians

The Queensboro Bridge will finally have separate paths for cyclists and pedestrians, starting this weekend. Mayor Eric Adams on Tuesday announced that the bridge’s north outer roadway is now a dedicated bike lane and the south outer roadway, a pedestrian-only path. Originally announced in 2021, the project was expected to open in March, but was abruptly delayed by the mayor, who required a "full briefing" before the path could open, as Streetsblog reported.

NYC bans street vendors from all city bridges

Starting Wednesday, vendors selling New York City-themed souvenirs and cheap eats will be banned from all 789 of the city's bridges. Mayor Eric Adams last week announced new rules prohibiting vending on pedestrian walkways and bike lanes of bridges, as well as their approaches, will go into effect on January 3. Proposed this fall by the mayor, the vending ban specifically targets the overcrowded Brooklyn Bridge, which has seen a surge in both illegal vendors and pedestrians in recent years, creating safety issues on the jam-packed crossing.

New York to open $1.6B life science campus in Kips Bay

A $1.6 billion state-of-the-art life sciences hub will open in Kips Bay, Gov. Kathy Hochul and Mayor Eric Adams announced Thursday. Located on East 25th Street and First Avenue, the Science Park and Research Campus will provide modern facilities for 4,500 City University of New York students, as well as an ambulatory care center, a Health + Hospitals training center, a health care and sciences high school, and a training center for forensic pathologists. SPARC Kips Bay will be funded jointly by the city and state with additional private investment, according to officials.
