The High and Low: Two Classic Central Park West Co-ops in the Celeb-Filled El Dorado

Inspired by all the talk of Demi Moore listing her San Remo penthouse for a potentially record-breaking $75 million, we found some even more fabulously grand Central Park West, Emery-Roth-designed, graciously pre-war detailed listings at the San Remo’s equally fabulous and celebrity-favored cousin, the El Dorado at 300 Central Park West. The "high" listing is exactly that: Not only a penthouse, but a rare offering that spans two floors of one of the iconic building's skyline-defining twin towers. And of course there's the view from your double-decker tower perch, which is the one that really counts. But before you lunge for your wallet (or if you're thinking you don't really need the square footage of a small walled city), the “low” listing is in the same famous and fabulous iconic building, and it’s even on a high floor. While it’s technically a one-bedroom, it has that classic pre-war co-op's gracious layout. And it’s asking $1.4 million, which, a few caveats aside, sounds astonishingly reasonable. And you still get to be neighbors with Meredith Viera and the lingering spirit of Bruce Willis, Alec Baldwin, Moby, Bono and many more past residents.

United Nations Tower Has Floating Wrap-Around Gardens, Will Be New World’s Skinniest Tower

Just last month, Perkins + Will announced a new 65-story, 700-foot, pencil-thin tower coming to 37th Street. But it wasn't the height or slender design that got our attention; it was the sky-high gardens, five clusters of shared amenity and park spaces located at specific intervals on the building. Now, this project will be joined by another urban garden wonder near the United Nations. The Daily News reveals today renderings from ODA Architects of a super-skinny, 41-story, 600-foot skyscraper at 303 East 44th Street that will feature "six 16-foot-high gaps in the façade — each filled with a full-floor, canopied green space that will wrap around the core of the tower." These floating gardens will occupy the 2,600-square-foot floor plates, which are far smaller than the 4,800-square-foot floor plates at 111 West 57th Street, which has therefore lost its title of will-be world's skinniest tower.

A Clawfoot Tub Resides in the Middle of This $2.7M Soho Loft’s Bedroom

Oh how we love Soho’s Cast Iron District. Its cobblestone streets and classic facades set the stage so beautifully for the lofts within. Wide open floor plans showered with an abundance of natural light courtesy of big, bold windows. Soaring 12-foot ceilings and original cast iron columns scattered about serving as a lovely reminder of the area’s industrial roots. And the 1,800-square-foot residence at 19 Greene Street is no exception—plus it comes with a little something extra for its $2.7M price tag: an unusually placed clawfoot tub in the home’s sleeping quarters. Though we’ve written about showers and bathtubs in kitchens (and scratched our heads at the thought), the current owner of this loft just might be on to something. $5.2M Retro-Glam Tribeca Duplex Is a True Labor of Love

It's already a brag-worthy feat to own an apartment that was designed by an award-winning architect, but it's even more brag-worthy to own one that was lovingly designed by that architect for her very own sister and her family. That's why when we tell you that this 2,783-square-foot Tribeca pad in the landmarked Sugar Warehouse condominium is a gem, we mean it. The retro glam duplex loft was a collaboration between designer Stacey Ruhle Kliesch, her mother Louise Ruhle, and her sister, the homeowner, Stephanie Ruhle Hubbard. City’s First Micro-Apartment Project ‘MY Micro NY’ Ready for Stacking

Just in time for Earth Day, New York's first micro-unit apartment building, dubbed My Micro NY, is entering its final construction phase. When finished later this year, urbanites will have a chance to live within the center of the city in a brand new building flush with amenities, all for under $3,000. Developed by Monadnock Development and the NYC Department of Housing Preservation and Development, the soon-to-be-nine-story structure wrapped up foundation work this past winter, and a one-story steel platform is ready to receive 55 modular units. The units are currently being built off-site at the Brooklyn Navy Yard by a team of 50 workers. In late May, the units will be shipped to the Gramercy Park lot at 335 East 27th Street where they will be stacked and bolted together along with stairs, an elevator, and other shared spaces.

The Rise of Single People Hurts Affordable Housing

NYC's affordable housing crisis makes headlines daily, but while most are quick to point to the exploitation and mismanagement of existing apartments as the root of the cause (which to a great degree it most certainly is), the Washington Posts asks us to consider the effect single folks have on a city's housing inventory. Today, more and more folks are living longer and marrying later (if at all), and living alone at any given age no longer carries the stigma it once did decades ago. 26 percent of modern American households consist of just one person now, compared to the 1940s when this number topped out at just seven percent. While this dynamic shift seems more like a cause for celebration (yay, we're evolving and defying convention) it does have some serious implications when it comes to available housing. "Our housing stock wasn't built for a society full of singles," says reporter Emily Badger.

Going Green and Curbing Gentrification: How the Bronx Is Doing It Differently

“Ladies and gentlemen, the Bronx is burning." The infamous phrase, uttered in a 1977 broadcast of a Bronx fire, has stuck in the mind of many New Yorkers even today. Indeed, the Bronx saw a sharp decline in population and quality of life in the late 1960s and 1970s, which culminated in a wave of arson. By the early 1980s, the South Bronx was considered one of the most blighted neighborhoods in the country, with a 60 percent decline in population and 40 percent decline of housing units. Although revitalization picked up by the '90s, the Bronx never quite took off like its outer-borough counterparts Brooklyn and Queens. While media hype, quickly rising prices and a rush of development has come to characterize those two boroughs, the Bronx has flourished more quietly. The borough, nevertheless, has become home to growth and development distinct from the rest of New York City. Innovative affordable housing, adaptive reuse projects, green development and strong community involvement are redefining the area. As Bronx Borough President Ruben Diaz Jr. said during this Municipal Arts Society discussion in 2014, this is "The New Bronx."

Demi Moore Puts Famed San Remo Penthouse on the Market for $75M

It's been nearly a year since word got out that Demi Moore would be listing her triplex penthouse at the landmarked San Remo on Central Park West. Now, the Times is reporting that the co-op will be entering the market for the first time in 25 years, priced at a hefty $75 million. Included in the price is the crowning unit, PH26C, as well as a lobby-level maisonette, 1H. Moore bought the 7,000-square-foot residence in 1990 with ex-husband Bruce Willis (who's also been making the real estate headlines), and the couple then renovated the interiors "in a Southwestern Mission motif dominated by cherry wood" before splitting up in 2000. Adam Modlin of the Modlin Group will be handling the listing, and, though it has not been made public yet, we have some old 1937 black-and-white photos from the Museum of the City of New York to give you an idea of the bones of this one-of-a-kind home.

Staten Island’s Revival Offers Brooklyn Cool Alongside $600,000 Six-Bedroom Homes

It's only a matter of time before Staten Island gets pinned as the next Brooklyn. As new developments pop up along the northern tip, the oft-forgotten borough is seeing the tides turn in its favor. Today the Times ran a piece on some of the biggest projects coming to the island, and unlike those popping up in Manhattan, this bunch is far more focused on livability and community building. Moreover, with rooftop beehives, shared vegetable gardens, small-batch espresso, pet spas, artisanal shops shilling specialty olive oils, and cheese caves in the pipeline, Staten Island is also starting to sound a lot like some of the city's most hipster-run areas. In fact, in casting its net for local testimonials, the Times was able to find Ridgewood and Bushwick refugees that have already high-tailed it southwest. And it's no wonder, with real estate being offered at just a fraction of the price—one couple in the story closed on a house with "numerous porches and six bedrooms, for $620,000"—it's only a matter of time before we turn to our significant others and say, "Let's move to Staten Island!"

Long Island City’s Hot New Park-Front Project Liv@ Murray Park North Set to Begin Sales

While Manhattan buyers typically pay a great premium for a park-front address, a single subway stop away in Long Island City, a new condominium aptly named Liv@ Murray Park North will begin sales with homes starting around $400,000. Developed by George Xu and Century Development Group, the six-story, 39-unit building will house a mix of studio, one- and two-bedroom apartments designed by Queens' own Raymond Chan Architects. Liv@ Murray Park North is located at 11-35 45th Avenue along the northern frontage of the 2.5 acre Murray Park/Murray Playground. Similar in size to downtown's Gramercy Park, the community jewel is LIC's largest green space not situated along the East River. The park is also across from the neighborhood's sole historic district and is positioned centrally between the area's two booming high-rise nodes–the master-planned Hunter's Point waterfront community and the Court Square-Queens Plaza business district.

VIDEO: Watch VICE Trying to ‘Make It’ in ’90s Canada, Well Before They Took Over Williamsburg

Long before VICE became a media giant gobbling up much of Williamsburg's north side real estate and displacing some of the neighborhood's beloved institutions, it was just a regular ol' start-up company consisting of three guys putting out an indie mag from a small office in Montreal. A recently uncovered video made for a '90s reality TV show transports us to that far more innocent time, introducing us to the founding fathers of the magazine, Suroosh Alvi, Shane Smith, and Gavin McInnes, and documenting their days as the get ready for a move to New York City with hopes of taking their publication to the next level. Although the then-best buds have long left the realm in which we normal folks dwell, the concerns they expressed in the video back then—"I'm scared of being poor there," McInnes says at one point—bring them back down to earth with us regular folks just trying to make it in the city. Jump ahead for an intimate look at the trio 15 years ago, chatting about the roots of the magazine and the saucy side of Canada—and watch as they stress out over searching for NYC apartments.

Two out of Six Units Already in Contract at 52 Lispenard Street, Is Jake Gyllenhaal the Next Buyer?

Sales launched exactly a month ago at the long-awaited 52 Lispenard Street in Tribeca, and in that short time two of the building's six units are already in contract at the asking price–the three-bedroom unit 3 for $7.3 million and the five-bedroom, floor-through unit 4 for $6.85 million. There are two four-bedroom units, priced at $7.2 and $8 million, also currently available. Since the Post reports today that Jake Gyllenhaal looked at two units in the building, one of which is the three-bedroom unit now in contract to someone else, we're wondering if he might just be the next buyer to sign on as one of the building's first residents.

Flashy Designer Loft in Tribeca Sells for $9.25M

It's always interesting to see how architects and designers outfit their personal homes, and in this case the answer is very lavishly. Jennifer Tonkel, an interior designer at Kemble Interiors, along with her husband Carlos Fierro, bought this 3,650-square-foot loft at 408 Greenwich Street in Tribeca for $7.64 million in 2008, and after decorating it to their hearts' content, listed it for $10.75 million just about a year ago. The impressive home has now sold for $9.25 million, according to city records released today.

$5M Boerum Hill Beauty Has Shoe Closet Almost Big Enough for Imelda Marcos

When we first saw photos of this four-story home located at 416 Pacific Street in historic Boerum Hill what came to mind was beautifully planned opulence. On the market for a whisper under $5 million, every room is full of rich fabrics and textiles with no detail left to chance. Less than two years ago it was sold as a two-family residence for a little over $3.3 million, but the current owner masterfully transformed it into a magnificent single-family home, and though it is easily convertible back to its previous form, we can’t imagine giving up a single piece of the square-footage.

East Harlem: From Manhattan’s First Little Italy to El Barrio to a Neighborhood on the Cusp of Gentrification

A lot of attention is paid to West Harlem, or what many people traditionally consider THE Harlem, thanks to its rich history rooted in places like the Apollo and up-and-coming hot spots like the Studio Museum in Harlem and Marcus Samuelson's renowned restaurant, the Red Rooster. But east of Fifth Avenue, there's a history just as deep, and the neighborhood is at that fragile stage where it could easily be thrust into a wave of gentrification at any time. Defined as the area bound by Fifth Avenue and First Avenue from 96th to 125th Streets, East Harlem is commonly known as Spanish Harlem, or El Barrio by locals. What many people unfamiliar with the neighborhood don't know, though, is that this area got its start as Manhattan's first Little Italy. And if you're the type of New Yorker who doesn't venture above 86th Street, you're likely unaware of the slew of new developments sprouting up in East Harlem thanks to a 2003 57-block rezoning.

My 500sqft: Artist Hector Castaneda Invites Us into His Spanish Harlem One-Bedroom ‘Museum’

Located in an unassuming low-rise walk-up in Spanish Harlem is a tiny apartment with no views, a small living room, and thousands of pieces of one-of-a-kind art from around the world. Its owner, Hector Castaneda, is a world traveller who's visited more than 50 countries over the last 15 years. While most folks are happy simply snapping a few photos and heading home after a week or two, Hector is all about immersion and spends months at a time in some of the world's most exotic and extreme locales. As Hector travels the world he picks up art, tapestry, sculptures, furniture, and musical instruments from every country, which today magically fill every nook and cranny of his 500-square-foot apartment. "He is the only person I know who can turn a dingy walk-up building apartment into a work of art—it's really a private New York Museum and Hector is the curator," his friend Lisa Monroig told us. Once we heard that, we knew we had to pay him a visit.

Architects Tod Williams and Billie Tsien Buy $1M Co-op at Hotel des Artistes

If you've been following the controversy surrounding the American Folk Art Museum and its demolition by MoMA, you know of Tod Williams Billie Tsien Architects, the husband-and-wife firm who designed the now-razed, but much-loved structure. In some less disparaging news, city records released today show that the couple has scooped up a $1,075,000 million co-op at the iconic Hotel des Artistes in Lincoln Square. Unit 415 is a one-bedroom duplex, and they already own unit 414, which they bought in 2008 for $1.6 million, so we can only assume they plan to work their architectural magic and combine the two adjacent apartments.

This Lofty East Village Penthouse by Manifold Architecture Studio Used to Be a Synagogue

New York City is teeming with breathtaking penthouses–from multi-floored apartments atop soaring skyscrapers to picturesque flats inside landmarked townhouses–but few have the spiritual history of this East Village abode: The 1,600-square-foot triplex was once a local house of worship. Originally built in 1908, the the Beth Hamedrash Hagadol Anshe Ungarn synagogue was converted into a five-apartment condo in the 1980s. By the time current owners Dominique Camacho and Gary Hirschkron bought the penthouse in 2007, its design was terribly outdated, so they enlisted the team at DUMBO's Manifold Architecture Studio (MAS) to help bring it into the 21st century.

New Yorker Spotlight: Meet the Human Behind The Dogist, Elias Weiss Friedman

Elias Weiss Friedman has devoted himself to photographing everyday New Yorkers. His subjects are diverse, come in all shapes and sizes, and they also happen to be dogs. In a city that is estimated to have 600,000 dogs, it's only fitting that Elias developed The Dogist, a photo-documentary series capturing New York's four-legged friends. His work highlights the canines that bring so much character to the city, yet rarely get the recognition they deserve. As a photographer, blogger, and "dog humanitarian," Elias is committed to introducing the Big Apple's dogs to the world. We recently caught up with Elias to find out how The Dogist came to be, and to find out what it takes for a pup to grab his attention.

Revealed: East Harlem Rental Building by Gerald J. Caliendo Architects Rising at 2183 Third Avenue

Here's our first look at 2183 Third Avenue, an under-construction mixed-use project in East Harlem being developed by Sharon Kahen and Haim Levi's East 119th Street Development LLC. The parcel at the northeast corner of East 119th Street and Third Avenue is giving rise to a 12-story, 64,000-square-foot building designed by the prolific Gerald J. Caliendo Architects. The building will contain 59 rental units, retail space, and a medical facility at ground level. In 2003, East Harlem underwent a 57-block rezoning spearheaded by the Bloomberg administration's City Planning chair Amanda Burden. The revision, the neighborhood's first in 40 years, increased density allowances along First, Second, and Third Avenues, while preserving the human-scaled midblocks in between. Over the past decade, more than a dozen residential mid-rises, roughly 8-12 stories, have blossomed along the area's wide, well-trafficked corridors. Recent developments spurred by the rezoning include Barry Rice's 119th & Third, Hunter College's Silberman School of Social Work, and Kahen and Levi's own CL Tower at Third Avenue and East 121st Street, two blocks north of their current project site.

Chinatown, Once Unchanged, Now Attracting Hipsters–and Real Estate Developers

"Canal Street is a gantlet of billboards and signs; Courvoisier, Pearl Paint, Bally's Grand Hotel, Salem Cigarettes, Lincoln Savings Bank, Mc Donald's, and signs in Chinese impend on traffic, which is the covered with signs and graffiti itself." A New Yorker article published in 1990 paints a picture of Chinatown that isn’t all that different from the one we know today. Despite its prime location, few developers have eyed Chinatown as a destination for luxury living. As a largely self-sustaining community—many stores don’t even bother with English—it has preserved its cultural fabric even as the city has gone through transformation after transformation just streets away. But all of this is changing. A new crop of shops, galleries and condos is starting to find its way into the neighborhood's depths, the Wall Street Journal reports, and brokers are predicting rapid change for Chinatown over the next decade.

Fly-Through Video of ODA’s 10 Jay Street Shows Crystalline Facade from Every Angle

We've been seeing a lot of innovative work from ODA Architecture lately–from their Bushwick rental project that looks uncannily similar to a project by Bjarke Ingels in Denmark to their provocative ziggurat-like proposal for Gowanus. And last week, their design for the northern façade of 10 Jay Street in Dumbo won approval from the Landmarks Preservation Commission. The site was formerly a sugar refinery, which inspired ODA's crystal-like design, and the warehouse will be turned into condos with ground-floor retail. We've now uncovered a fly-through video of the building, which shows the façade from every angle. The video description says: "When there is no wall to preserve and no façade to restore, contemporary architecture can tell a story about a sequence of historical events. The architect is a visual biographer writing a tale of one building from 1897 to 2015 arguably doing more for preservation than imitating reality."
