$24M full-floor condo in the historic Apthorp would be the building’s largest and most expensive sale ever

Back when Billionaires' Row was little more than Central Park South, the newly-converted historic Apthorp condominium building at 390 West End Avenue in the heart of the Upper West Side was said to be one of the city's most expensive apartment buildings. Built for William Waldorf Astor in 1908, the building surrounds an interior courtyard, setting it apart from Manhattan’s many other regal residences. Converted to condominiums after being sold in 2006, the building’s most luxurious units arrived on the market in 2013, and new Manhattan sales records were set. The Apthorp may enjoy a moment in the headlines again: Its most expensive unit just hit the market asking $23.995 million. That number–or anything near it–will set a new record for residential units in the building. The larger of the two units in this combined sale is also the building's largest renovated home, spanning a jaw-dropping 8,000 square feet.

First look at Domino Sugar Factory’s 11-acre park and waterfront esplanade

With building construction well under way at the Domino Sugar Factory site, Two Trees Management has now released details about the 11-acre park that will anchor the three-million-square-foot Williamsburg mega-development. To be known as Domino Park and designed by James Corner Field Operations, the quarter-mile open space will boast a new waterfront esplanade, six acres of parkland, a plethora of preserved artifacts, and easier waterfront access. In addition to sharing several new renderings, Two Trees also announced that the park will open in the summer of 2018.

TF Cornerstone is once again accepting applications for affordable studio, one- and two-bedroom units at their very well located Chelsea Centro rental at 200-220 West 26th Street. The full-time doorman building was erected in 2001 and boasts an 80/20 mix of low-income and market-rate units. As noted by the NYC Department of Housing Preservation and Development, TF will be accepting applications from qualifying individuals and families until all the building's affordable vacancies have been filled and its waiting list replenished. Apply for 20 affordable units near the Queensboro Bridge, starting at $1,254/month

The price is right, but the location may not be the most desirable for this new affordable housing building, as it's situated directly alongside the off-ramp to the Queensboro Bridge. Traffic views aside (we're hoping they installed sound-proof windows), these 20 apartments at 321 East 60th Street include $1,254/month one-bedrooms and $1,511/month two-bedrooms for those earning 80 percent of the area median income.

Affordable housing lottery for seniors opens at Essex Crossing, from $396/month

At the beginning of last month, the first affordable housing lottery opened for Essex Crossing at Beyer Blinder Belle's huge mixed-use building 145 Clinton Street, where 104 below-market rate units were up for grabs. As of today, the second lottery is open, this time at Dattner Architects' 175 Delancey Street, a 14-story, 100-unit building at the megadevelopment's site 6 that will also offer ground-floor retail, medical offices for NYU Langone, and a senior center and job training facility from the Grand Street Settlement. These 99 one-bedroom apartments are set aside for one- and two-person households that have at least one resident who is 55 years of age or older. They're also earmarked for those earning 0, 30, 40, 60, and 90 percent of the area median income and range from $396/month to $1,254/month.

Kwong Von Glinow’s new prototype for affordable housing can be stacked to fit any lot size

The first place winners of the New York Affordable Housing Challenge, an architectural competition run by Bee Breeders, have been announced. Kwong Von Glinow Design Office received first prize for their entry “The Table Top,” a modular system that aggregates and stacks to provide density and diversity in a city as varied as New York. Designed as a prototype for affordable housing in New York City, the flexible system could accommodate the city's wide range of lot sizes and is adaptable to a variety of unit combinations for diverse types of residents. With an affordable housing crisis abetting an increasingly socially divided city with the majority of its residents spending over half of their annual income on rent, the project speaks to Mayor de Blasio’s emphasis on the dire need to create more affordable housing at both new and redeveloped existing sites.

Plans revealed for new creative office hub above revamped Downtown Brooklyn Macy’s

Tishman Speyer has released plans for the 422 Fulton Street Macy's renovation that will turn a new 10-story space above the department store into a 620,000 square foot creative office hub called The Wheeler. Reflecting a recent trend in snazzy work spaces that attract TAMI (technology, advertising, media and information) clients, the space will comprise "620,000 square feet of opportunity in the center of downtown Brooklyn," according to the developer. On offer will be the largest floor plates in Brooklyn with 15+ foot ceilings that "leave plenty of room for huge ideas," and a sprawling rooftop terrace, part of an acre of outdoor space that "provides fresh air for fresher thinking." There will also be 130 subterranean bike stations with lockers and showers for workers who bike to work.

REVEALED: Inside the model residences of Zaha Hadid’s 520 West 28th Street

Just a few days after the first anniversary of Zaha Hadid's death, developer Related Companies has revealed the first look inside the apartments at 520 West 28th Street--the Pritzker Prize-winning architect's first (and possibly only) NYC project. The first is a 4,500-square-foot, $15 million four-bedroom designed by Jennifer Post, combining her signature elegant, minimal aesthetic with Hadid's futuristic, architectural vision. The other is a 1,700-square-foot, $4.9 million unit from West Chin who employs his signature modern style in a way that complements the building's signature curves and organic indoor and outdoor architecture. Both spaces will serve as the building's sales gallery before the anticipated June 2017 move-in.

Robert A.M. Stern will lead the transformation of the historic Belnord into condos

The conversion of the historic Belnord into luxury condominiums is moving forward, with the property expected to be brought to market as early as the third quarter of the year. This morning, HFZ Capital announced they have tapped starchitect Robert A.M. Stern to helm the transformation, which would turn approximately 95 rental apartments in the full-block, 1908 building at 225 West 86th Street into fully converted and reimagined apartments. In all, the limestone-and-brick structure currently maintains 213 rental units.

First look at the iconic Hotel Chelsea’s glamorous interior renovation

While there's no shortage of hotels to visit in New York City, some are more worthy of the trip than others, and the restored Hotel Chelsea will certainly be one of them when it reopens in 2018. The renovation of this famous hotel—known since the 1960s as a haven for artists, writers, and musicians, housing famous tenants including Bob Dylan, Stanley Kubrick, Jasper Johns, Patty Smith, Dylan Thomas and Leonard Cohen—has been in the works since 2011, with lots of drama, ultimately finding some direction following a $250M purchase by Richard Born and Ira Drukier of BD Hotels and hotelier Sean MacPherson, last year. Following the sale, the new owners announced they would redevelop the property as a hotel and condos, departing from previous plans of simply converting the structure into a high-end hotel. Now, with its re-opening just around the corner, the first few images of the glamorous new interiors designed by Kara Mann have emerged.

NYCHA’s open space development plans move ahead with affordable senior housing in the South Bronx

As part of the New York City Housing Authority’s NextGen initiative--the controversial policy of partnering with private companies to develop housing on open space in existing public housing projects--an affordable senior development is coming to the South Bronx. As reported by NY Yimby, Mill Brook Terrace in Mott Haven will be a nine-story, 169-unit building at 570 East 137th Street and will be set aside for seniors who earn no more than 50 percent of the area media income, or less than $36,250. Designed by Perkins Eastman Architects, the building will include a 9,000-square-foot senior center on the ground floor, which will include a commercial kitchen, community space, activity room and an outdoor garden.
