Construction set to begin at huge South Bronx complex with Universal Hip Hop Museum

Construction of the South Bronx mixed-use project that will have over 1,000 units of housing, a waterfront esplanade, and a permanent home for the Universal Hip Hop Museum is set to begin in the coming weeks. Developed by L+M Development Partners, Type A Projects, BronxWorks, and the city of New York in a public-private partnership, the project, known as Bronx Point, secured $349 million in financing last week. S9 Architecture is leading the design of the 22-story development, with the publicly-accessible open space along the Harlem River designed by Marvel Architects and Abel Bainnson Butz.

See new renderings of controversial South Street Seaport towers and museum expansion

Plans to construct two 470-foot towers and expand a museum in the historic South Street Seaport neighborhood were met with mixed feedback during a public Landmarks Preservation Commission hearing on Tuesday. The Howard Hughes Corporation presented a proposal for a $1.4 billion mixed-use project consisting of rentals, condos, and office space at 250 Water Street, as well as a new building for the South Street Seaport Museum at 89 South Street. While those in favor of the project say it will bring much-needed affordable housing to a neighborhood that has almost none and help the museum stay open, opponents claim the project is out of scale with the rest of the district. New renderings of the proposed expanded museum show plans for a copper-clad exterior, flexible gallery space, an outdoor terrace, and a connection to the historic structure.

In New Windsor, a 19th-century stone castle is on the market for $1.225 million. Mixed-use proposal for Long Island City would have a residential village, a waterfront pool, and oyster beds

First spotted by CityRealty, this mixed-use proposal for the Long Island City waterfront is part futuristic, part industrial, and part sustainable. The architects at Brooklyn-based studio CAZA conceptualized a plan for a swath of land just north of the site that was almost home to Amazon. Called Long Island City Oyster, their development would include an office tower, residential tower, and low-scale residential village. More distinctly, it would also include year-round indoor and amenities such as a waterfront ice skating rink that converts into a pool, a restored oyster-bed wetland, a sandy beach, and a ferry landing.

Oops! 2020 did it again! We have TWO Buildings of the Year

Earlier this week, 6sqft reported that 15 Hudson Yards was voted 2020 Building of the Year with a whopping 50 percent of the votes. However, after we discovered a glitch in our vote-counting system (how 2020!), the results are too close to call and it’s a virtual tie with One South First. If it were another year, we would extend the voting to call a single winner, but it is 2020, and we don’t want to think about voting anymore! The fact that our readers put these two buildings on par is fitting, as they are both prominent projects that have changed the trajectories of their respective neighborhoods--15 Hudson Yards at the Hudson Yards mega-development and One South First at the Domino Sugar development on the south Williamsburg waterfront. 13-tower project proposed for Flushing as part of rezoning gets City Council approval

Plans to rezone parts of the Flushing waterfront to make way for a 13-tower mixed-use development were approved by the New York City Council on Thursday. The approval of the zoning changes and the project, which calls for 1,725 units of housing, a hotel, offices, and retail space across 29 acres, came after elected officials reached an agreement this week with union groups SEIU 32BJ and the Hotels Trade Council to provide good-paying jobs for service workers, as well as hire public housing residents in the area.

A penthouse apartment at the supertall 111 West 57th Street has sold for over $50 million, making it one of the priciest real estate deals in the city since the coronavirus pandemic struck this spring. Duplex Penthouse 75 sold "for around the list price" of $57 million, according to a spokesperson for the Billionaires' Row development. The two-level apartment has four bedrooms, five and a half baths, and boasts 14-foot ceilings and incredible views of Central Park.

Proposed Coney Island complex has 461 units and outdoor pool with ocean views

Real estate developer LCOR last week filed plans with the city to bring a 461-unit residential project to Coney Island. Located about a block from the beach and boardwalk at 1515 Surf Avenue, the proposed 16-story development will rise on the parking lot of Gargiulo's Restaurant, a 100-year-old neighborhood staple. Gargiulo's owner Louis Russo agreed to a 99-year ground lease for the lot late last year.

Applications are now being accepted for 48 units below market rate at a newly constructed Long Island City rental. Located at 45-57 Davis Street, the nine-story development contains over 150 units and commercial space on the ground floor. Qualifying New Yorkers earning 130 percent of the area median income can apply for the units, which range from $2,156/month studios to a $3,122/month three-bedroom. The median rental price for market-rate units in the neighborhood is $2,700/month, according to CityRealty.

All 950 units at city’s Gowanus housing development will be affordable

The city's proposed six-building residential development in Gowanus will be 100 percent affordable, officials announced last week. The Gowanus Green project, part of Mayor Bill de Blasio's administration's plan to rezone the Brooklyn neighborhood, will contain 950 units of affordable housing, with at least 50 percent designated to extremely low and very low-income households. Previously, the plan called for roughly 74 percent of units to fall below the market rate.

Five apartments for sale at Sir David Adjaye's first New York City tower have been custom-designed by luxury carmaker Aston Martin. Located on the 59th and 60th floors of 130 William, a 66-story condo in the Financial District, the exclusive units come with a special edition Aston Martin DBX, an SUV designed in collaboration with Adjaye. The triplex penthouse at late architect Zaha Hadid's High Line-hugging condo building has sold for just over $20.2 million, a significant price cut from its initial asking price of $50 million in 2016. Penthouse 37 at 520 West 28th Street measures 6,853 square feet and boasts a massive private rooftop terrace with a glass-walled lounge and enough space for 100 guests. As the Real Deal first reported, the buyer of the apartment is Wesley Edens, co-founder of private equity firm Fortress Investment Group and co-owner of the Milwaukee Bucks.

Hotelier Andre Balazs lists his flashy Soho condo for $12M

Hotelier Andre Balazs, best known for LA's Chateau Marmont, the Mercer Hotel in NYC, and the string of trendy Standard Hotels, unsurprisingly lives a life as lavish as the destination he creates. His personal condo in Soho, taking up the entire top floor at 158 Mercer Street, is no exception. Balazs added plenty of his own panache to the 4,200-square-foot loft, including massive stretches of built-in bookshelves, a custom "wall of light," and a 13th-century Florentine fresco. He also added hotel-quality rooms like a nearly 275-square-foot closet, a personal gym, and a steam room. As the Wall Street Journal first reported, Balazs has decided to list the home for $12 million as he spends much of his time now in Europe.

One of New York City's most storied apartments has just hit the market. John Lennon's former penthouse at 434 East 52nd Street, where he briefly lived with his mistress May Pang during the 1970s and famously spotted a UFO, is asking $5.5 million. The 4,000-square-foot triplex in the Southgate co-op, located where Sutton Place, Beekman, and Midtown East meet, was also where the iconic photos of Lennon wearing a tank top that said "New York City" were taken.

A former parking lot, 85 Jay Street is now home to two sleek 21-story towers comprised of residential units and space for retail. NY Botanical Garden and Douglaston reach deal on ground leases at Bronx affordable housing project

Plans to bring hundreds of new affordable apartments for seniors and low-income families in the Bronx are moving forward. The New York Botanical Garden and Douglaston Development this week closed on two separate 99-year ground leases at 2856 Webster Avenue and 410 Bedford Park Boulevard, which will hold a two-building, 100 percent affordable development. Located just a block from the Botanical Garden, the project includes a new 12,000-square-foot Cherry Valley Marketplace store on the ground floor. The existing Cherry Valley grocery store, located at the site of the project, will remain open throughout construction.

Over the last four years, sale prices at Trump-branded condos dropped by 25 percent

While some of Donald Trump's family businesses have managed to profit from his presidency, his condo buildings in New York City continue to see significant price drops. According to a new report from CityRealty, owners of apartments at Trump-branded buildings in the city are "eager to get out," even willing to take a significant loss on their properties. From 2016 to 2020, overall closing sales prices at nine Trump-branded condos dropped by 25 percent, according to CityRealty's index tracking prices at Manhattan buildings owned by the Trump Organization.
