This cute turn-key Greenwood home asks an ambitious $2.5M

It's houses like this renovated two-family brick townhouse at 213 29th Street in lovely Greenwood, Brooklyn, that make us stop and think about the current real estate market. The home is asking $2.5 million. Sure, it's a 2,379-square-foot townhouse–bigger than most apartments. And there are four bedrooms if you count the rental unit, though most of them are pretty small–and there's that rental income, of course. But though Greenwood is a solid choice for townhouse living, a 17-foot-wide, three-story house is a tough sell in any neighborhood–and a two-and-a-half million dollar property is a tough sell in this one. Also: The house has no cellar (less storage and other downsides). But it's awfully cute. And the crazy thing about home buyers is that it only takes one.

There's nothing lovelier than the parlor floor of a brownstone, and this one at the historic 201 Saint Johns Place townhouse in Park Slope, is up for sale asking $1.5 million. The floor was converted into a two-bedroom co-op with some outdoor space, but it's still dripping with details like the wood-burning fireplace mantle, original doors, moldings, ceiling medallions, window shutters, archway details and hardwood floors. It's a long list of historical goodies, and they've all been well preserved within this four-unit cooperative townhouse, in which shareholders are expected to participate in taking care of the building.

The history of NYC’s Quonset Huts, Robert Moses-era veterans housing

When veterans returned to NYC from WWII, they were met with a Depression-era housing shortage that resulted from a nearly 15-year lack of new development. To immediately address the issue, "master builder" Robert Moses (who by this time was reigning over the city's public housing projects) proposed erecting Quonset huts on vacant land in Brooklyn and Queens. These curved, corrugated steel "shacks" were used in the Pacific as barracks and offices, as they were lightweight and quick and easy to assemble. As the Brownstone Detectives tell us, after much debate, the city agreed to use more than 500 Federal surplus huts as temporary public housing on land along the Belt Parkway in the South Brooklyn neighborhoods of Canarsie and Jamaica Bay, as well as in Jackson Heights, Middle Village, and Corona in Queens.

Affordable housing lotteries fail low-income residents and favor middle-income earners, says new report

In every state and major city in the country, extremely low-income renters face a shortage of affordable housing. Although low-income applicants in New York City display a higher need for affordable housing, policies created by Mayor de Blasio and his administration continue to set aside more units for middle-income applicants. In a detailed report, City Limits analyzed affordable housing in Brooklyn and compared the need for affordable housing to the actual number of allotted low-income and middle-income units. For just one building, the tower at 535 Carlton, nearly 95,000 households entered the lottery for its “100 percent affordable” units. However, only 2,203 applicants were eligible for the 148 middle-income units, and over 67,000 households applied for the 90 low-income units. The data shows low-income households in search of affordable housing face much tougher odds than middle-income applicants.

Boom in TV and film is lucrative for some New Yorkers, a nuisance for others

In response to the state’s film production tax break, a record number of TV and movie crews have scouted NYC locations for shoots. The mayor’s Office of Media and Entertainment issued 149 location permits for 72 projects to film between March 9 and March 15 alone. And as reported by Crain’s, studios will pay residents hefty sums to rent their apartments or homes for shoots. While this can be quite profitable for those occupying the property, with location managers doling out anywhere between $5,000 and $20,000 per day, some neighbors are tired of the inconveniences these projects create on their block.

Is it illegal to swipe someone through with your MetroCard?

Swiping a fellow New Yorker through the subway turnstile with your MetroCard is practically a New York pastime. But is it actually legal? As DNAinfo reports, the NYPD and MTA say it's completely lawful to help another rider gain access to the subway, as long as you’re not charging them for the swipe. And for those looking for a free ride? Last year, the city changed their policy on “fare-begging,” which lowered the consequence for riders asking for a swipe from an arrest to a ticket or summons.

In this installment, Leandro Viana presents his 'Sherpas' project, a series centered on the Sherpa community of Elmhurst, Queens. Queens is the second-most populous borough in New York City with well over two million inhabitants. Queens is also New York City's most diverse borough, boasting a population that is nearly 50 percent foreign-born with individuals hailing from over 100 different countries. In all, there are around 500 different languages spoken, some of which can be traced back to the most remote corners of the world. And within this cornucopia of culture are the Sherpa people. While the word Sherpa for many will recall scenes of mountaineers scaling the snowy peaks of the Himalayas, in recent years, more and more Sherpas have planted their flags in the much more level neighborhood of Elmhurst, Queens. Indeed, today there are nearly 3,000 Sherpas living in New York City, making for the largest population outside of South Asia. Ahead, Brooklyn photographer Leandro Viana shares his series documenting this unique group in their new land, spotlighting their efforts to preserve their language, religion, culture, and arts so far from home.

In black neighborhoods, 74 percent of Airbnb hosts are white

Watchdog group Inside Airbnb released a new report, which shows that across 72 predominantly African-American neighborhoods in New York City, 74 percent of Airbnb hosts are white--a startling figure considering only 14 percent of the total population in these areas is white. As outlined in the Daily News, these white hosts earned $160 million from Airbnb rentals, compared to just $48 million for black hosts.

Spacious $860K loft is in a Bed-Stuy building known for its quirky apartments

This loft apartment comes from the well-known Brooklyn condo the Chocolate Factory Lofts at 689 Myrtle Avenue. (The building was once, not surprisingly, a chocolate factory.) The Bed-Stuy pad, asking $860,000, is much like the other units that have hit the market: spacious, 13-foot ceilings and oversized casement windows. Ellen Silverman grew up in the large apartment complexes along Eighth Avenue in Chelsea with "three mothers"--her grandmother who worked at Macy's for 40 years, her aunt who worked for Butterick Patterns, and her mother who loved browsing furniture stores. Needless to say, decorating and design have been in Ellen's blood from the beginning. After moving out on her own, she lived for 20 years in the architecturally rich pre-war co-ops of Washington Heights, but five years ago, she found herself in a brand-new condo in burgeoning Harlem. Determined to bring that old-warm charm into an otherwise "white box," Ellen used her upbringing to influence the design of her new home, blending family heirlooms, eclectic and colorful accessories and art, and plenty of personality--all of which led her to start her own staging company, Staging With Style.

Design team suggests a new mission-driven gentrification model geared toward artists and small businesses

We’ve definitely seen a lifetime’s worth of the trajectory that runs from warehouse to art studio to luxury loft, starting with neighborhoods like Soho and picking up speed as developers got into the act, anticipating the next "it" enclave with manageable rents attracting the young and creative. A team of New York-based designers developed a proposal for reaping the benefits of economic growth in the city's industrial areas without pricing out all but the wealthiest players. Soft City reports the details of this “mission-driven gentrification” concept, which suggests an all-new development model for the city's manufacturing neighborhoods (known as M1 districts), helmed by mission-based organizations and a building typology that caters to small businesses and artists.

$2.7M penthouse loft boasts 25-foot ceilings and two terraces in Williamsburg

This is penthouse loft living at its finest at the Williamsburg condo 138 Broadway, also known as the Smith Gray. Constructed in 1884 as the cast-iron Smith and Gray Department Store Building, this building was converted to condos back in 2002. This unit last sold in 2006 for $1.2 million and now it's hit the market for twice that much. From a distance, one may wonder why television characters living in New York City apartments so often appear to wear little at all in the privacy of their own homes. From Archie Bunker’s white undershirts on "All in the Family" to Carrie Bradshaw’s lingerie on "Sex in the City" to Hannah Horvath’s practical skivvies on "Girls," fictional New Yorkers always seem to be stripping down to the bare essentials regardless of the season. To any real New Yorker, there is an obvious reason why these fictional New Yorkers are so often shown partially clad July or January: New York apartments have a tendency to be sauna hot. But in a city where tenants frequently have to fight for even the most basic amenities, how did heat become overly abundant, even in the dead of winter?

It may cost NYC taxpayers up to $28M to clean up yesterday’s snow storm

For fiscal year 2017, the city budgeted $88 million for snow removal and has already spent $26 million. But yesterday's dump of the white stuff could bring that number up to $54 million. DNAinfo reports that Comptroller Scott Stringer estimates it could cost NYC taxpayers between $19.9 and $27.9 million to dig out from Winter Storm Niko, which is based on the average of $1.99 million per inch of snow that the city has paid over the past 14 years.

Jared-less Kushner Companies readies for construction at DUMBO’s Jehovah’s Witness parking lot

Despite the fact that Trump son-in-law Jared Kushner stepped down as CEO of Kushner Companies in order to transition from developer to full-time presidential advisor, his family's firm is moving ahead with their big plans at a three-acre parking lot in DUMBO. Just over a month ago, the joint partnership among Kushner, LIVWRK, and CIM Group paid $345 million to the Jehovah’s Witnesses for the site at 85 Jay Street, which brought Kushner's total investment in the area to more than $1 billion. CityRealty recently visited the site and found that they've ceased parking operations and moved construction equipment onsite.

My 600sqft: Journalist Alexandra King turns a schlumpy Park Slope rental into a stunning boho-chic pad

If you needed any more proof that British women just have "it" when it comes to style, place your gaze no further than Alexandra King. The expat journalist, writer and one half of downtown gallery Lyles & King seems to have a knack for turning naught into something noteworthy—just look at her apartment. Alexandra came to NYC seven years ago, first living on her own and then moving into a grimy Chinatown pad with her then-boyfriend-now-husband, Isaac. Following a somewhat traumatic event at their old building, the pair decided to leave Manhattan and high-tail it to leafy Park Slope. While their new neighborhood offered a different kind of charm than Chinatown, their one-bedroom rental still left a lot to be desired; the accent walls for example were painted in what Alexandra describes as "a bizarre shade of poop brown." But leave it to an enterprising creative to transform a turd into a gem. Alexandra saw plenty of potential in the dank space and jumped on the lease. Despite having a few what have I done?! moments, Alexandra worked her magic and completely transformed the apartment. Ahead she gives 6sqft a tour of her bright boho-chic abode, and shares her fail-safe plan for creating an inspiring home.
