Sauna-hot apartments: How to cope without stripping down

From a distance, one may wonder why television characters living in New York City apartments so often appear to wear little at all in the privacy of their own homes. From Archie Bunker’s white undershirts on "All in the Family" to Carrie Bradshaw’s lingerie on "Sex in the City" to Hannah Horvath’s practical skivvies on "Girls," fictional New Yorkers always seem to be stripping down to the bare essentials regardless of the season. To any real New Yorker, there is an obvious reason why these fictional New Yorkers are so often shown partially clad July or January: New York apartments have a tendency to be sauna hot. But in a city where tenants frequently have to fight for even the most basic amenities, how did heat become overly abundant, even in the dead of winter?

It may cost NYC taxpayers up to $28M to clean up yesterday’s snow storm

For fiscal year 2017, the city budgeted $88 million for snow removal and has already spent $26 million. But yesterday's dump of the white stuff could bring that number up to $54 million. DNAinfo reports that Comptroller Scott Stringer estimates it could cost NYC taxpayers between $19.9 and $27.9 million to dig out from Winter Storm Niko, which is based on the average of $1.99 million per inch of snow that the city has paid over the past 14 years.

Jared-less Kushner Companies readies for construction at DUMBO’s Jehovah’s Witness parking lot

Despite the fact that Trump son-in-law Jared Kushner stepped down as CEO of Kushner Companies in order to transition from developer to full-time presidential advisor, his family's firm is moving ahead with their big plans at a three-acre parking lot in DUMBO. Just over a month ago, the joint partnership among Kushner, LIVWRK, and CIM Group paid $345 million to the Jehovah’s Witnesses for the site at 85 Jay Street, which brought Kushner's total investment in the area to more than $1 billion. CityRealty recently visited the site and found that they've ceased parking operations and moved construction equipment onsite.

Second to the Bronx, Central Harlem has seen perhaps the most new affordable housing opportunities in the city. The latest is a 40-unit lottery spread across four buildings near Jackie Robinson Park--304 West 152nd Street, 232 West 149th Street, 2797 Frederick Douglass Boulevard, and 2472 Adam Clayton Powell, Jr. Boulevard. The units are available to those earning 50 or 60 percent of the area media income and range from $822/month studios to $1,371/month four-bedrooms.

My 600sqft: Journalist Alexandra King turns a schlumpy Park Slope rental into a stunning boho-chic pad

If you needed any more proof that British women just have "it" when it comes to style, place your gaze no further than Alexandra King. The expat journalist, writer and one half of downtown gallery Lyles & King seems to have a knack for turning naught into something noteworthy—just look at her apartment. Alexandra came to NYC seven years ago, first living on her own and then moving into a grimy Chinatown pad with her then-boyfriend-now-husband, Isaac. Following a somewhat traumatic event at their old building, the pair decided to leave Manhattan and high-tail it to leafy Park Slope. While their new neighborhood offered a different kind of charm than Chinatown, their one-bedroom rental still left a lot to be desired; the accent walls for example were painted in what Alexandra describes as "a bizarre shade of poop brown." But leave it to an enterprising creative to transform a turd into a gem. Alexandra saw plenty of potential in the dank space and jumped on the lease. Despite having a few what have I done?! moments, Alexandra worked her magic and completely transformed the apartment. Ahead she gives 6sqft a tour of her bright boho-chic abode, and shares her fail-safe plan for creating an inspiring home.

Before & After: 10 NYC blocks and enclaves transformed by pedestrian-friendly design

New York clocks in more steps on average than any other state in the country, and that number is most definitely skewed by New York City where more residents hit the pavement than the gas pedal. But in a town that's seemingly dominated by pedestrians, car culture maintains the right of way. According to Vision Zero, NYC's program to reduce traffic-related fatalities, being struck by a vehicle is the leading cause of injury-related death for children under 14, and the second leading cause for seniors. Providing more public space for pedestrians has become an increasing concern for the city over the last decade, and as such, a multitude of plans have been put forward to create sanctuaries from traffic or to reconfigure streets to keep people safe. But beyond preventing traffic accidents, by planting more trees, expanding sidewalks and bike paths, and installing seating, these urban renewal projects have also been key in promoting walking, biking, health and ultimately a more desirable and habitable New York City.

New York Times names the South Bronx one of the world’s top travel destinations for 2017

In addition to far-flung and exotic locales such as Kazakhstan, the Great Barrier Reef in Australia, Sikkim, India, and Marrakesh, Morocco, the New York Times has added to its list of "52 Places to Go in 2017" several cities across the U.S. on the cusp of gentrification or about to make a comeback. One of these is the South Bronx, subtitled as "an industrial neighborhood's revival." They point to the 'hood's declining crime rates, wave of new development, and, of course, burgeoning foodie scene.

Pete's Tavern lays claim to being NYC's oldest continuously operating bar and restaurant. Established in 1864, it's become famous for the fact that O. We recently visited Pete's to photograph its lovely holiday decorations and to chat with restaurateur Gary Egan and manager A.C. about the establishment's unique history, connection to O. Henry, and time as a speakeasy during Prohibition.

Beginning the last week of September, a six-man team starts the process of adorning Rolf's German Restaurant with 15,000 Christmas ornaments, 10,000 lights, and thousands of icicles. By the first of November, the process of turning this historic Murray Hill restaurant into a holiday wonderland is complete, attracting both locals and tourists who are eager to see the one-of-a-kind display of Victorian-style decorations. We recently paid a visit to Rolf's, capturing everything from dolls found in New England antique shops to 19th century German ball ornaments worth hundreds of thousands of dollars. And we've shared an interview with owner Bob Maisano where he talks about the building's past life as a speakeasy during Prohibition, German history in NYC, and what makes Rolf's a unique holiday destination.

See new photos inside the world’s tallest modular tower; leasing kicks off at 461 Dean

It's been a long an tumultuous journey for 461 Dean, also know as the B2 tower, and better known as the world's tallest prefab tower. The fire-engine-red stacked building has seen numerous delays in the last four years thanks to lawsuits, leaks, and alignment issues. Its developer Forest City Ratner even opted to exit the modular business last month—although that's not to say that the technology developed is any less valuable (more on that ahead). But now that celebratory champagne bottle can finally be popped, as this afternoon the developer held a grand opening ceremony to kick off the official start of leasing.

The closing of neighborhood grocery stores is leaving local shoppers stranded

An important must-have when apartment hunting often involves the presence of a grocery store within a few blocks. A local food market, regardless of how harsh its fluorescent lighting or how narrow its aisles, is often the key to feeling part of civilization, especially when you've run out of milk for breakfast. The familiar branches of local chains–from Key Food to D'Agostino to the corner deli–are closing down across the city, in some cases leaving New Yorkers in something of a "grocery desert" surrounded by restaurants but without access to fresh ingredients and emergency baby supplies. According to the New York Times, the landscape is definitely shifting: Between 2005 and 2015, about 300, or eight percent, of the city's greengrocers–defined as "family-owned stores of less than about 7,000 square feet"–closed up shop and left the neighborhood.

12 experts suggest creative ways to handle 9 million future New Yorkers

With New York City's population on its way to nine million, the city's infrastructure may be impressive, but it has its limits–including red tape and resource shortages–that will make it difficult to withstand the projected surge. Reminding us of the transformative innovations of Robert Moses–he of the big ideas and ego to match–Crains invited 12 firms who make their living wrangling infrastructure to hit us with some big ideas. Ahead of the upcoming summit, "Getting Ready for 9 Million New Yorkers," they've shared these visions for future (bigger, better) New York from top architects, designers and real estate experts. Ideas include some that have already proven themselves (repurposing existing track beds) and some already in the works (Bushwick's Rheingold brewery project) to others that Robert Moses might not love (shrinking the city's highways).

My 860sqft: Ashley Davis of CITYROW opens up her mid century-meets-contemporary Yorkville pad

Ashley Davis moved to New York City after graduating from college in 2004. She thought it would just be for a couple years, but, like so many of us, she never left. She's been living on the Upper East Side since 2007 and has been in her current Yorkville apartment for three-and-a-half years. After making a career shift from the advertising/tech world to joining her friend and former colleague Helaine Knapp at CITYROW (Ashley is the fitness studio's chief operating officer), as well as very recently welcoming her boyfriend into her apartment, Ashley has created an inviting home that's a mix of mid-century-modern furniture, contemporary decor, lots of textures, and a sophisticated color palette.

Now that two of his current roommates are setting out on their own, he's on the hunt for two new folks to move into their rooms. This home hits all the right notes; not only is it located in one of Brooklyn's most coveted neighborhoods, but it's got some great historic details, it's blindingly bright and did we mention that it's gigantic? Believe us, you'd be hard pressed to find such a fantastic room—let alone two—in a 2,000-square-foot apartment at just $1000 a month.

Beginning today, New Yorkers earning 60 percent of the AMI can apply for 20 brand new, affordable units in University Heights (at 100 West 174th Street and 1636-1640 University Avenue) and the East Bronx (at 1167 Stratford Avenue). The apartments are one-bedrooms for $980/month, two-bedrooms for $1,183/month, and three-bedrooms for $1,359/month. The buildings have on-site supers, and units feature energy efficient appliances, sleek modern kitchens and baths, and hardwood floors.

Lottery Opens for 110 Affordable Units at Former Site of Kings County Hospital Psych Ward

Several years ago, plans were revealed for CAMBA Gardens, an affordable housing complex set to rise on the campus of the Kings County Hospital, located on the border of Crown Heights and East Flatbush. The buildings were constructed by the city's Supportive Housing Loan Program in conjunction with non-profit CAMBA, which provides employment, education, health, legal, social, business development, and youth services to New Yorkers. CAMBA Gardens I opened in the fall of 2013 with 209 residences spread across two buildings. Now, a lottery for CAMBA Gardens Phase II has just come online and is offering 110 newly constructed units in the LEED Gold building for individuals earning 60 percent of the AMI. These range from $822/month studios to $1,228/month three-bedrooms for households earning between $29,692 and $63,060 annually.

$995K Bed-Stuy Loft Boasts Custom Closet and Reclaimed Wood Staircase

689 Myrtle Avenue in Bed-Stuy is known as the Chocolate Factory Lofts as this warehouse building was formerly home to the Chocoline Chocolate Factory. Today there are 45 loft apartments in the building, and this one stands out from the rest--at least according to the listing. The one-bedroom pad is decked out with custom, one-of-a-kind details, like a curved, iron and reclaimed wood staircase and a hand-built five section "disappearing" closet. (In that it's storage space that blends right in with the apartment.) This quirky loft has just hit the market for a hair under $1 million.

Hello Albermarle’s ‘Avant-Garde-on-a-Budget’ Condos Take Flight in Flatbush

Hello Living is extending their Bauhaus-inspired magic deeper into Brooklyn with their latest project Hello Albermarle. It rises from a former parking lot located near the renewed Loew’s Kings Theatre and another upcoming high-rise development by the firm Hello Nostrand. Now having ascended four floors out of its concrete pit, the 44-unit condominium tower will ultimately tower 12 stories and 140 feet over its cozy Flatbush community.

POLL: Is Sunset Park One of the 15 Coolest Neighborhoods in America?

Move over Bushwick and Williamsburg, Sunset Park is the new cool kid in the borough. Curbed shared a report from Cushman & Wakefield that names the 100 coolest streets in the country, and coming in among the top 15 neighborhoods is Sunset Park, "where boxes and independents co-exist." The report points to a bohemian exodus from Williamsburg, which has become more mainstream and pricey. And though hipsters are moving to 'hoods like Bed Stuy and Crown Heights, Sunset Park outdoes them with a unique type of retail growth and creative sector thanks to the Bush Terminal Park and Industry City. The millennial population is about 27 percent and the average household income is $81,529.
